My girlfriend and I moved into this apartment within the first month of the complex opening, and both of us can attest to how happy we are to have chosen to live here! the location is conveniently located walking distance to Staples center, a LA metro station stop ( which allows public transport utilized very easily compared to other places in la) and all the best things DTLA has to offer. The amenities of the apartment are amazing, the coffee bar ( yes a free coffee bar) in the main lounge is a great way to start your morning and meet neighbors. The apartment staff make an active effort to build a sense of community at G12, and try to set up lots of small community events like Game of Thrones episode premier screenings and roof top concerts. All the community events have made it really easy to meet neighbors and have really made the complex a joy to live in! read more

The leasing office is too rude to deal with. one of the apartment staff named Emilia is super rude, I had some packages lost in the apartment and when I came to her, she was very impatient with me and said something like"this is none of our business'... since the UPS told me that my package was delivered to the mailroom, why shouldn't I ask you for my package? Fortunately, another staff helped me out to find my package. Furthermore, I had been always have issues receiving packages, I tried to contact the parcel pending myself and got no feedback, and Emilia did nothing to help but just complain about the residents... I think the leasing office should be more concerned about recruiting their employees, people like Emilia should never be employed !! read more

G12 is phenomenal. Prior to moving here we saw over 10 apartments throughout DTLA, Silverlake, Highland Park and we couldn't find what we wanted. We finally stumbled across G12 within a few days from our move in. When we first arrived we were warmly greeted and offered drinks. Ashlee showed us as many apartments as we wanted to see and made us feel very comfortable. She went on vacation and Mark stepped in for the rest of the process. We applied on a Tuesday and Mark got us approved by Wednesday or Thursday morning and moved in that Saturday. South Park is a great neighborhood to live in. It's quiet, clean and everything you want and need! The apartment amenities at G12 are the same as many others. After living at 8th&Grand with incredible amenities, we've realized that we prefer the service over anything else! That being said, the staff here does a wonderful job of greeting/conversing, attending issues (because let's face it..issue's will arise) and they put THE BEST events for us. This place is a joke 1. Not safe at all! The parking gate never get fixed so the garage is kinda like a free parking spot and comfortable place for homeless 2. The facilities are always broken and they even charge for receiving parcels 3. Super noisy, especially apartment near sundeck, swimming pool, people party here all days long and almost each units has a dog 4. They are short in budget so they try to make money by sacrifice residents benefits, using half of the parking spots for filming and even make unit 732 as a public restroom. 5. I moved into this building in October and am so grateful that I did. I have nothing but good things about this place. First off the facilities are amazing and it's always so clean. I use the pool, jacuzzi and gym daily. They also have events every few months with free food and alcohol for residents and guests. It's a great way to meet people or to do with your friends. They are great about fixing things in the units right away and I always feel safe here. I truly feel like I have a little family here. I know everyone on the office by name and they are always so helpful with anything. Packages, questions, anything. Ashley is the best and part of my routine is chatting with her in the morning before I make my way out :) If you're considering G12, pull the trigger. You won't regreat it. read more

I I moved out of G12 in 2019. I received an invoice for the move out and security deposit. I did not get any of my security deposit back and you guys are asking for 420.38 more. There was a claim that the fridge door was dented and scratched charge for $275 and the stove top was scratched or "cleaned wrongly"replacement for $400$ when I moved out of the apartment I took a video of the whole thing and have pictures of the fridge but don't show any scratches or dents as for the stove top I don't have any pictures but I would like see pictures of the damage claims. Still doesn't explain why I didn't get any of my security deposit back when the only two claims on their came out to be much less than the security deposit and then they ask for more on top of it? After numerous attempts to try and resolve this, no one took responsibility. No one ever got back to me. The management absolutely is extremely unprofessional and will take your money, they do not have your best interest at heart. I would be careful and I would definitely not recommend ever living here. Also, never received a written statement detailing how my money was spent, and never got the receipts for charges for repair or cleaning. I am now a certified real estate agent and have come to find that that is absolutely illegal and you guys will be fined and charged for that this whole incident fucked up my credit. G12 is the best! I looked at so many apartments downtown so after touring G12 I knew it would be perfect. My boyfriend and I moved in about 4-5 months ago and so far it's been great! Not only is the apartment super modern with really nice appliances, the amenities are also unreal. The on-site gym is like having an Equinox downstairs - new equipment, Peloton bikes, and space to do your own workouts with yoga mats. There's this awesome coffee machine in one of the common rooms that uses an iPad to create whatever you want (this is a lifesaver for early mornings and also one of the best lattes I've ever had!). When our friends come to visit they are blown away by how nice our building is and how close it is to everything fun downtown (and that there is guest parking)! Staples Center is just a couple block away, tons of restaurants and fun activities are all walking distance. Also, the Metro train is just two blocks away. I work in Santa Monica so I take the train every day and it's so great not having to drive and sit in traffic. The G12 staff is so friendly and they made the move-in process so easy for us. Whenever we need anything they are so quick to answer our questions or help us out. I highly recommend G12 to anyone looking to move downtown (seriously, I try to convince my friends to move in all the time)! read more

I had the displeasure of living in this apartment building for a whole of 10 months. During this period, my apartment was entered into, unbeknownst to me, not once but twice by building staff. The first time around, a large bag containing pet products (housed in a cabinet above the freezer) was stolen. After calling the police and filing a report, I raised a concern with the Assistant Manager, Cash. Naturally, I thought she'd care. I was mistaken. Cash looked at me like I was playing a prank on her. She lacked any and all concern; in fact, I recall a grin being painted across her face as I sat in her presence whilst detailing the events that led up to the break in. It was the strangest, most inappropriate reaction I've ever witnessed. Feeling unsafe in my unit, I requested a lock change. Cash obliged, and assured me she would review any available video footage. A day passed and still no word. I followed up via email and phone, requesting the building Manager step in to expedite things. Finally, maintenance dropped by to make the switch. It goes without saying that this building needs to retrain their entire upper management team. I've had a handful of encounters with receptionists, leasing agents, and support staff. Each and every time I was made to feel like an imposition. I can only imagine the Building Manager and her Assistant Manager play a critical role in nurturing (or not nurturing) employees, their behavior acting as a North Star for all those they supervise. Diana, a Leasing Agent, along with Andy and Ashley, both Receptionists, were especially rude to me. Amalia, a Leasing Manager, was terse, tense, and irritated in her approach. It should also be mentioned that several staffers are (or at least were during my time of residency) tenants, themselves. This is cause for concern; if an occasion were to ever arise in which a non-employee tenant -- such as myself -- had a complaint about a neighbor who also happened to be a G12 team member, I'm shit out of luck. I'm forced to say nothing, do nothing, and grit my teeth, all in the midst of their bad behavior for fear of upsetting an entire team of people that would naturally be biased in their approach. Mario in maintenance at G12 needs to be fired! Do not move into this property - it looks great but it's poorly managed. Mario is a total jerk and is a coward. How do you refuse to come to the front desk and address an issue for a resident when this is part of your job?. Mario literally refused to speak to us. He advised the concierge to have us call a locksmith to open the door to our unit after my daughter lost her house keys. But, here is the issue we have: .... when the lease was signed my daughter was asked to provide a list of people that could have access to enter the apartment if she was not at home, so I showed up at my daughter's apartment but I was refused entry for over 2 hours despite my name being on the list. Concierge stated that he was not aware of the policy despite us showing him a copy of the authorization form that my daughter signed with my name on it. Additionally, when my daughter finally arrived home and realized that she left the key in the Uber she was told that she had to call a locksmith. We went back and forth with the poor guy at the Concierge desk, and all the while Mario hid on the property and refused to come and speak to us. Finally the property manager finally showed up and instructed Mario to open to door so we could go upstairs. What a nightmare... Totally unprofessional. Totally unacceptable. read more

I've lived at G12 since moving to Los Angeles in August 2017. I have loved living at G12: The gym is better than other comparable buildings i've lived at, they have a ping pong table, and the outdoor space feels like a beautiful hotel, complete with a fireplace that turns on at the turn of a dial. The clubhouse has large tvs and plenty of spaces to hang out and study. There is also an espresso machine, and free fruit. The best part about the G12 experience has to be interacting with the people who keep the place running. Mario, (in charge of maintenance) is incredibly kind and helpful, always completing our requests in a timely fashion and with a cheerful attitude. Andres works in the leasing office and sits at the front desk most days, he always welcomes you home with a genuine smile and goes above and beyond for the residents. He has single-handedly made my experience here at G12 more enjoyable. You guys are so great day in and day out and I'm sure I speak for everyone when I say it is much appreciated! read more

I have been living here since July. The application process was a bit unorganized but I think they have those kinks worked out now - we were some of the first applicants. We were denied at first due to a mistake on my roommates rental credit - but once she got it cleared up we were approved. Having some extra time would have made that process less stressful, we were in a bit of a hurry after putting in our 30 day move out notice with our other place. The building is well maintained, has a very friendly and accommodating staff and great amenities. The residents are diverse, with everyone from students, young professionals and older professionals living here. Overall everyone who lives in the building seems friendly and we haven't had any issues with noise, etc. that you might be concerned about. The area is also getting better, with more and more restaurants and shops opening. One thing that we liked about this area is how clean and safe it felt compared to other areas of downtown! read more

I love living at G12! I have been living here for about 4 months. I have had a few maintenance requests since moving in, and for each one, someone came and fixed the problem within about 12 hours! Amazing! My favorite part is the staff! The staff is so friendly and really make me feel I am a part of the community. Andy plans really fun community events and it's so fun to hang out with my neighbors and with the staff! I've been to events like concerts on the rooftop deck of the building, bar crawls, Game of Thrones and sports games viewing in the club house and pool parties! If you love city living, I highly recommend G12! There are lots of pretty buildings in DTLA, but only one with such a fun and kind community as G12! :) read more

As you can see with pictures G12 is great building. It's one of the newest and coolest with all amenities you need. Everything is super clean and stylish. But these are not why I love G12. I love this apartment because of "team G12". They are very friendly and helpful. Can feel comfortable with asking anything. Couldn't feel same way with my ex home. They make this new dtla apartment feels like home. Our family and friends often mention that they like the guy at the front desk. Also "Andy" is my Mom's favorite guy since she met him for the first time and I can't agree more :))) I know there are a lots of great builds but if you want great building and amenities with good people work in it G12 can be the one for you! I have lived here for 12 months and just wanted to leave a review so that people considering moving here will have all the facts before they sign a lease. The cons first... The management turn over is very high here, none of the original staff is on board. More often than not the best staff always seems to leave, so don't get attached. And if you have a problem that needs to be addressed, expect that it will get passed down through several iterations of new management without getting resolved. I feel bad for the current managers as they basically run an 'adult day care,' the tenants don't respect their authority at all. So they cannot enforce basic rules, and end up playing 'whack-a-mole' with tenants as constant complaints and problems crop up with repeat offenders. If you do have an issue and bring it to management's attention, you will likely get a weary, reluctant (and often defensive) response from them. They look perpetually overwhelmed. :( The building isn't safe, the crime has spiked significantly over the last year or so, so this is reflective of downtown in general. I've had my bike stolen from inside the building, car broken into inside the garage etc. I've seen homeless people sneak into the building and bathe in the hot tub (yikes!). There are loud drunken fights between residents in the hallways at night, groups of people roaming around up to no good...I'm sure you get the point. Porous security. People who don't live in the building drift in and out, you'll often see really sketchy people in the elevators and in the parking lot. I've seen the cops in the lobby reporting crimes more than once, mostly vandalism and theft from residents of the property. Again...please get A LOT of insurance if you do decide to move in here. Smoke. If you are a non-smoker- don't move into this building. Period. You will be breathing in marijuana/dab/shatter smoke from your neighbors on a daily constant basis, at the pool, in the lounge, on your balcony, in your apartment etc. (Waking up and going for a nice swim at 8:30 am and seeing your neighbor hunched over on her balcony getting stoned because her life is so f-cking miserable and worthless that she can't go through a single day without getting blasted as early as possible is super depressing to me...but if you're into that sort of thing, then carry on!) On the plus side. The maintenance staff is A+, they are friendly, quick to fix everything, and always ready with a smile when you see them on the grounds. The smoke detectors work TOO WELL. (This is a plus, because...at least they work, right?) The fire alarm has gone off 6+ times since I've lived here, with evacuations and everything, sometimes at 2am. Once again, basic rules like 'don't throw your blunt in the garbage' aren't being obeyed. So I don't trust the community here not to set the building on fire, and for the last few months I basically lived with a 'bug out' bag under my bed ready to go at all times in case of a fire evacuation. A large scale fire feels like an inevitability at this point.... The gym is nice, AND there's a Crossfit opening downstairs soon. Kudos to the management for using their commercial space for something life-affirming, healthy, fun, and that the residents will likely appreciate, and will add to the quality of their living experience. Pet friendly. Lots of dog and cat owners...living in harmony. :) Despite the occasional disturbance, the nighttimes are pretty quiet after 10pm. Once again, if you're a student or you're not too picky, the place could be great for you. But is it worth paying ~$3K+ a month plus extra insurance plus the crime rates and likely theft? Think carefully on that... read more

My husband and I have been living at G12 for almost a year, and we love it! Our apartment and the shared areas are beautiful, the office staff is friendly, and the maintenance staff is attentive. This is by far my best experience living in any apartment complex ( and I've lived in several of them before) . The team at the front desk and leasing services are just amazing!! They are always helpful and ever so friendly! Maintenance requests are attended to on the same and/or the next day! I have lived here for 3+ years in one of their corner studio units with awesome views of both 12th and Grand! To add to the bay window there is also a decent sized balcony. Talk about efficient floor planning. Gym and the terrace speak for themselves! Pet friendly. Just top notch amenities overall. read more

Our guide was Andy and he showed us every highlight of this amazing place, painting a picture of what it would be like to live here.
