I have been living here for over a year now and would say it has been great experience. The building staff has been only helpful and responsive. All issues are addressed and fixed promptly. The apartment is a great size, the appliances are new, and the building amenities are good. There is parking but you do have to pay for it on top of the rent, but it is downtown LA I guess. No air conditioning in the common areas or gym. Inadequate response from management to harassment from thug tenants (essentially it's a just deal with it policy). Frequent car break-in's (my car was broken into three times on B2) if your car is assigned to B2, the lower level in the parking garage, expect a break in at some point. The gate to the parking is currently broken and has been broken before, for extended periods of time. So you will pay almost $200 per month for a parking space that will not be secured. If you are a woman and certainly if you have children, stay away from this apartment. read more

Moving out of this building was the best decision I ever made. When I first moved to LA I lived at 1000 grand this was 5 year ago so when I moved to South Park I thought they'd be great. When Morgan was there things were good she really cared that was only for about six months and after that it went COMPLETELY DOWNHILL. dog poop everywhere, stolen packages, homeless in the garage ... & the worst part the front office team did not care one bit. They were rarely ever in the office and made it seem that was just living in downtown . My new building ... NOT South Park by Windsor proved to me this is not the norm. The first year I moved in around August 2024, everything went pretty well but in the second half of 2025 we started seeing a lot of disfunction around the management team as many other reviewers have mentioned. We don't recommend these apartments as of 2026. Security is one of the bigger concerns in this building as there have been many instances where homeless and nonresidents sneak into the garage by following cars that go in or out. As seen in the pictures there's attempts of homeless trying to open our cars and other residents seen with broken windows. There used to be a staff at the office, but nowadays there's no one and it turns out that it's extremely hard to contact any of them whenever we need the most. The staff keeps being changed constantly and that's the fault of the company that there's no continuity. In the B2 where our car is parked, we had to deal with constant flooding of sewage water that stank the entire basement. This went on for months without a proper solution and even though it's not as frequent it still smells pretty bad. There used to me more routine maintenance and cleaning going around the floors, but currently the carpets for each of the apartment hallways around the elevator area is filled with pet poop and pee. Many residents aren't responsible with their pets, but management also has to invest in being stricter with this or cleaning more often. read more

TL;DR: Ongoing theft, car break-ins, and unauthorized access (including homeless individuals entering the building/garage), plus inconsistent security and poor management communication--disappointing for a "luxury" property. I really wanted to like living here, but ongoing security issues and poor management response have made it hard to justify staying. Package theft has been a constant problem. Management's response is essentially that they're "not liable" (as stated in the lease), and that holding packages is just a "courtesy." That would be more understandable if they weren't also responsible for how the package system is set up and managed in the first place. Management will say package system has been improved but that's a lie. Just recently, packages were stolen and the packaging was left in the stair case near an exit. Right now, it feels like there's no real solution in place. At one point, the front entrance was broken for about a month, meaning anyone could walk in without a key fob. During that time, there wasn't even consistent security stationed at the entrance. For a building that markets itself as "luxury," that's pretty unacceptable. It actually took a large group of tenants coming together and pushing for change to get 24/7 security implemented. Things improved for a bit--but recently, that was taken away (confirmed by one of the security guards). Almost immediately after, there were more thefts and break-ins. Management has also said things along the lines of "this is common in DTLA." While that may be true to some extent, it's not a valid excuse--especially for a building that charges luxury-level rent. Residents should expect a higher standard of safety, including consistent security and a better system for handling packages. On top of that, communication has gotten noticeably worse. Emails often go unanswered, which makes it even more frustrating when issues come up. Overall, it feels like residents are expected to accept ongoing problems rather than management taking accountability and improving systems. read more

They are NEVER around when you actually need help, and you can forget about getting anything fixed in a reasonable time. Our dishwasher broke, our bathroom drain got clogged, and we've been waiting for maintenance for over TWO WEEKS. The parking situation is a disaster. It's ridiculously easy to break into. The neighboring restaurant Bossa Nova was shot up and the gunmen were able to hide in our building and parking lot because the front door hadn't been working for over a month and the parking lot gate hadn't been working for several months. Don't move here, security is incompetent and there very rarely is anyone from the leasing team around to help regardless of the fake leasing hours posted. The building wasn't even decent enough to send an emergency message to the residents. I asked to be let out of my lease due to PTSD and they simply said no and they're a safe building. If I could rate my experience it would be 0/10. I'm currently working on filing a class action lawsuit against this building. Please contact me if you want to be included. I beg you don't move here, it may look nice and the location may be appealing but it 100000% will be a great regret. All the recent reviews have been a low rating for a reason. I just moved here in February and annoyed with myself for not doing my homework on this place. We made the mistake by accepting our apartment without even seeing it as my current roommate has been living in a 1br for 3 years here and her experience was good. Our new place came with mold and cockroaches, which we reported in the first week after a thorough inspection. It's been over a month and they finally took care of the mold after 2 weeks but refuse to do anything about the roaches. As everyone prior has mentioned, management is unresponsive and never downstairs in the office. Still hoping things change from here on out but it's not looking like it'll happen. Wish us luck for the next 13 months. Also want to add that the elevators break down constantly, fire alarm goes off in the middle of the night for no reason, and the hallways smell of urine. read more

I lived here for 4 years. And it seems that it was one problem after another. First: our first unit would literally flood every time it rained as it was on the ground level. Every time we would be inconvenienced by having high-decibel fans and dehumidifiers running 24/7, for 7-10 days (never once did they respond to our requests for reimbursement for energy costs to run them). The fans were 15A each and we usually had 3 going. Then we would have to remove everything from the bedroom, living room as they would remove the floor, baseboards and wall. And keep them open for days to dry out. Then patch and paint (they never would fix the problem; and I told them it was the planter on the outside wall filling with water and seeping through the walls). They would tell me I was wrong. So next rain, it would happen again and we would have to go through every step all over again. Finally, we asked for a new unit. They granted the request. In move out the entire wall behind our bookshelf was covered in mold. This was the area we told them was also wet and they basically said we were crazy. Once we moved out, they decided to seal the planter. But they made us go through an entire "new lease" signing, which included application fees, BG checks, and of course a new security deposit. They also took part of our actual first deposit to "repaint walls". The moldy walls from the leak. Then, constant burglaries of vehicles. Mine was robbed 3 times as the security of the property is paltry, at best. Back access doors to the building are easy to break into. "Secure" garage gate was constantly breaking. Every time we were robbed, they took no responsibility and told us to file a renter's insurance claim. In total with 3 claims it was over $10,000. One night at 3am we had banging at our door. My girlfriend answered and saw a Sketchy woman and a male asking to use the phone with a very aggressive tone, when she decline d. They saw me approach with my 9 and they quickly left. Security was absent. No one cared when we reported this. Several mornings I would leave for work with homeless sleeping on the front lobby sofas. Security guards absent. Once sofa was urinated on. Hot water. We went through about 6 months where hot water was scarce. At times we would run the shower 30 minutes and no hot water. Sometimes it would come out 75° (yes, I checked). We made at least 6 work requests and all were immediately denied. The problem was only fixed when DOH got involved. When we signed the lease, they stated that the building was responsible for AC filters, water filters. That ended. So, that's $90 extra expense every 6 weeks or so. The front of the building is disgusting. All it would take by property maintenance would be a 10 minute washing every 2-3 days. It was bi-monthly. And all of the dog urine frying on the sidewalk all day would create an ammonia wall as you exit the building that would bring an 1877 coal miner to tears. Management didn't give a F. Mainline clogs in the garage... they would open the sewer pipe to run the mainline machine and literally leave the sewage and toilet paper. One tenants car was covered in TP and feces. Last. I was out of town on vacation and had my truck parked in the garage. While I was away, they had a drainage problem on a 4" sewer pipe so they lowered it. Clearance on the entrance said 8' 2". My truck is 7' 3". They lowered the pipe to 7' 1" without any notification. So, I hit it. And it damaged my brand new roof top tent. Management was more upset that I hit the pipe and didn't give a F about my truck. Claimed there was no damage despite photos. Then later told me to file a claim with my own insurance. There was also one time when the parking garage door was stuck partway up, and I could not remove my truck. I missed a day of work and of course, Management really did not care. Management is absent. Urgent issues are ignored. No call backs. No follow ups. You're basically on your own here. Loud DJ parties happen, all night "thump thump thump". Management seemed to ignite it because it was constant. For the price these people charge, you can find cheaper and better paces. I did and left. I am only giving a two rating because the individuals that used to work in the office - they closed down the office - were very nice and helpful and always tried to accommodate us in the small ways that they were permitted to. read more

It really pains me to write this but the front door to the building has been broken for the last 3 days. It is all the talk among the tenants. This is a huge security breech considering the door is ajar and no one needs a fob to enter the building....in DTLA!!! I had to walk my dog last night at 1:00 AM and there was an unhoused person sitting in the lobby with what looked like a fishing pole! I have also come face to face with several people in the lobby asking me to give them access to the upper floors. Some of these people looked very sketchy but it's not my place to monitor the lobby or elevators. This situation, of not having a lobby attendant in a building this large, with so many people gaining access with no key/fob, is unsafe and unacceptable. There is a very easy fix here but I guess management doesn't want to do so. It's doesn't make me feel very safe when just last week a man was killed a block away! The door should be fixed immediately, and if it can't be repaired immediately a security office should be positioned at the door. Simple fix! read more

There is absolutely no security in the building. I have repeatedly called and written to the hotline about homeless people inside. Previously, the same homeless man was RUNNING NAKED on the third floor -- I ran into him as I was getting out of the elevator. Before that, he was sleeping in the building when I was leaving for work. Today, he came in looking for food. It's insane that I have to carry pepper spray not outside, but inside the building where I live. As usual, there was no security, and a resident along with a maintenance worker kindly escorted me to my car because I couldn't even exit the elevator. This man was aggressive. I had also called the hotline earlier about another person with a bag who was walking around peeking into cars, clearly looking to steal something. Just know that there is no security in this building. Carry pepper spray and keep your doors locked. This is a nightmare. read more

Lived at South Park for 3 years and couldn't be happier to be out. This place is going downhill and fast. It started out great, staff is wonderful, leasing agents are very nice and friendly and helpful. Nuria the assistant manager is great too. But management will 100% ruin your living experience. I had issues with water for 3 months, no hot water at all. Other tenants had this too and management did nothing to fix this situation or help rectify. It took weeks of cold showers to get it fixed. We had not one but TWO break ins and when I called to report the break in the office simply said, "just file a police report". The robbers took a television, thousands of $$ worth of tools, and not to mention I feel totally violated. There's also been countless dangerous homeless individual in the parking garage where I have felt unsafe leaving my car. Security is only there at night so it's nearly impossible for them to watch a full, large building. This is probably why so much crime and incidents occur. Please do yourself a favor and do not move in here if you care for your safety, belongings, and feeling of being cared for by management. read more

I toured the apartment and came home and considered it but wanted to do some research and I looked up the reviews on the building. There were several reviews that referred to theft and break-ins and so I called the apartment manager Bri I told her safety was my top concern and asked her if the steps and break-ins had been mitigated and asked her about security on site and on-premises. She assured me that there is 24-hour foot patrol security and that the building was completely safe and she went as far as to say that she is a single girl and that she feels comfortable moving into the building soon. When on the tour I did ask her about security myself and she again reiterated that she felt like it was safe and that they had 24-hour security. I processed the application and gave them the $500 holding fee while the application was being processed on the 26th. Once it was approved I went down on the 27th of November to take some measurements and while I was there a resident came to the lobby hysterical she went to the leasing office and nobody was there during leasing hours she was hysterically berating that " this building has gone to shit, nobody is every in the office and security was never present" there was a maintenance or engineering personnel by the elevators and she confronted him screaming and hysterical and in tears that somebody had climbed the outside of the building and broken into or accessed her balcony or an apartment and that she had to call 911 and that her and other residents looked for security before calling the police and security was nowhere to be found. The police came and handled the situation she also stated that this break in comes on the heels of her car being broken into in residential parking and her $400 bag was stolen the week before. Bri return to the office and missed the commotion and I shared it with her and I told her it was concerning to me. I slept on it and the next morning on November 28th I sent an email declining the application and requesting my $500 holding fee to be returned based on my number one concern of security and the red flag and hysterical woman and the lobby sharing all of the security breaches. I was told they will think about it and that it could be a 6-week process and that the company will decide how much of that they return. I have disputed the $500 fee with my bank for immediate return. Coincidentally after my first tour of this apartment we went next door to a neighboring building that we had an appointment to tour. We shared with the leasing agent that we had just toured South Park and that leasing agent said something very peculiar " you mean you actually were able to get a hold of anybody that works in the office there?" Both times that we visited South Park the leasing agent was not in the office and the office was dark and nobody answered the leasing office call box and we accessed the building behind an Amazon delivery person. During the 3-day process of application and consideration I called no less than 10 times and never had anybody in the office during office hours answer the phone and I was resorted to emails which were not necessarily responded to in a timely manner. This was a very disappointing experience and the idea that they want to hold on to a holding fee that was canceled within 48 hours is absolutely unethical and concerning especially give in my reasoning for not moving forward which was the egregious security breach concern and lack of access to leasing office for just basic questions. This is not a transaction at Target this is people's livelihoods and homes we are considering and South Park has a lot of work to do to genuinely connect with people and fully and honest about their services. read more

Living in this building has been an uphill battle. No building is perfect however the new administrative changes are frustrating to say the least. No one is ever in the front office, there are constant issues with receiving mail and overflow of packages. For a long period of time residents with pets have been leaving their dogs unattended with their droppings throughout the building but seem has to improved for the time being. Now they are doing a painting renovation project which I understand is to make the building look better but it's extremely invasive. I wake up every morning to men staring in my windows and as a content producer who needs their windows open in order for natural light to come in it is impacting my business. Although the idea of a painting project sounds nice it is extremely inconvenient and I believe the funds to better the building could go towards so many other issues that residents experience. read more

In summary, if you have something against joy, peace and happiness, this is the place for you. Where do i begin... I got myself into this nightmare back in February after a unit i really wanted, in another building unfortunately got taken off the market before i got to apply. It was a long day of apartment hunting and i was looking to find a place asap, so when i came across this place at the end of the day and they had a unit available, without doing research i said fuck it and signed a lease. That was poor decision making on my part and i take responsibility for that, boy have i learned my lesson! They are really nice during the lease signing/moving in part, i have to give them that, the incompetence you have read about really comes out after you have moved in and to be honest, i can handle the incompetence part as i am good at following up, the real issue is in the quality of the home. Not only do you have to deal with neighbors loud music too early and late in the day, you get the pleasure of also feeling the vibrations of their subwoofer system through you apartment. If your have upstairs neighbors, you can hear every footstep and crack in their floor board as they walk around(btw this is my new alarm clock). And my personal favorite, the pipes in the walls! Typically water pipes in the wall is not something you think of, but in this apartment, it is all that you will think of, because you can hear it! Yes, you can hear the water in the pipes in your wall as it moves, so when your upstairs neighbor takes a leak and flushes, you will hear very loudly as the water travels through the pipe inside you home! Might be a good drinking game, take a shot everytime you hear a flush inside your wall! In conclusion, I cannot even get myself to find someone to sublease my studio because i do not believe i will be able to sleep at night, knowing i inflicted this prison of a "luxury apartment" on another person. So here i am waiting out my lease in absolute agony. read more
