    The first year I moved in around August 2024, everything went pretty well but in the second half of 2025 we started seeing a lot of disfunction around the management team as many other reviewers have mentioned. We don't recommend these apartments as of 2026. Security is one of the bigger concerns in this building as there have been many instances where homeless and nonresidents sneak into the garage by following cars that go in or out. As seen in the pictures there's attempts of homeless trying to open our cars and other residents seen with broken windows. There used to be a staff at the office, but nowadays there's no one and it turns out that it's extremely hard to contact any of them whenever we need the most. The staff keeps being changed constantly and that's the fault of the company that there's no continuity. In the B2 where our car is parked, we had to deal with constant flooding of sewage water that stank the entire basement. This went on for months without a proper solution and even though it's not as frequent it still smells pretty bad. There used to me more routine maintenance and cleaning going around the floors, but currently the carpets for each of the apartment hallways around the elevator area is filled with pet poop and pee. Many residents aren't responsible with their pets, but management also has to invest in being stricter with this or cleaning more often.

    I've been living here for about seven months since last August, and the level of safety here is simply unacceptable. During this time, my unit was broken into, and car break-ins in the resident parking area seem to be a recurring issue rather than isolated incidents. What makes this worse is the management's lack of effective action. Communication has been minimal and largely performative, with little to no meaningful improvement in security. Attempts to push for additional measures go nowhere, and it increasingly feels like tenant safety is not taken seriously. some security measures that were briefly put in place were later removed.. Living here has meant constantly dealing with anxiety about personal safety and property damage. If you're looking for a place that offers basic security, accountability, and peace of mind, look elsewhere .

    TL;DR: Ongoing theft, car break-ins, and unauthorized access (including homeless individuals entering the building/garage), plus inconsistent security and poor management communication--disappointing for a "luxury" property. I really wanted to like living here, but ongoing security issues and poor management response have made it hard to justify staying. Package theft has been a constant problem. Management's response is essentially that they're "not liable" (as stated in the lease), and that holding packages is just a "courtesy." That would be more understandable if they weren't also responsible for how the package system is set up and managed in the first place. Management will say package system has been improved but that's a lie. Just recently, packages were stolen and the packaging was left in the stair case near an exit. Right now, it feels like there's no real solution in place. At one point, the front entrance was broken for about a month, meaning anyone could walk in without a key fob. During that time, there wasn't even consistent security stationed at the entrance. For a building that markets itself as "luxury," that's pretty unacceptable. It actually took a large group of tenants coming together and pushing for change to get 24/7 security implemented. Things improved for a bit--but recently, that was taken away (confirmed by one of the security guards). Almost immediately after, there were more thefts and break-ins. Management has also said things along the lines of "this is common in DTLA." While that may be true to some extent, it's not a valid excuse--especially for a building that charges luxury-level rent. Residents should expect a higher standard of safety, including consistent security and a better system for handling packages. On top of that, communication has gotten noticeably worse. Emails often go unanswered, which makes it even more frustrating when issues come up. Overall, it feels like residents are expected to accept ongoing problems rather than management taking accountability and improving systems.

    Leaving another review. The neighboring restaurant Bossa Nova was shot up and the gunmen were able to hide in our building and parking lot because the front door hadn't been working for over a month and the parking lot gate hadn't been working for several months. Don't move here, security is incompetent and there very rarely is anyone from the leasing team around to help regardless of the fake leasing hours posted. The building wasn't even decent enough to send an emergency message to the residents. I asked to be let out of my lease due to PTSD and they simply said no and they're a safe building. If I could rate my experience it would be 0/10. I'm currently working on filing a class action lawsuit against this building. Please contact me if you want to be included. I beg you don't move here, it may look nice and the location may be appealing but it 100000% will be a great regret. I also attached an email of the service you can expect from them, anything you need they reply within 3 business days and the calls automatically go to voicemail.

    My car was broken into IN THE RESIDENT PARKING GARAGE.

    Awful apartment complex! Management seems to not care about the constant car break ins or mail theft! Homeless people are constantly getting in and stealing items/ breaking into cars. Been here for 2 years and can't wait for my lease to end! Whatever you do, don't stay here! It's not safe, the hallways/ elevators are always dirty/ smelling musty! Our "guest lot" is not even a guest lot anymore because of surcharge pricing so expect your visitors to find street parking.

    Update 7/5/25: The new Manager Ellison seems like he takes pride in his job, and he is trying to do his best to improve on the level of customer service in the Leasing Office. The maintenance team is great, but they are short staffed and overworked because they cover 4 other buildings DTLA. It seems like some of the guys work 7 days a week. I hope they get some help or better vendors to come out and assist!

    In a parking lot where I pay $175 for a secure parking space I've been living here this is the third time someone has broken my window. No cameras no security no safety no costumer support nothing

    There is absolutely no security in the building. I have repeatedly called and written to the hotline about homeless people inside. Previously, the same homeless man was RUNNING NAKED on the third floor -- I ran into him as I was getting out of the elevator. Before that, he was sleeping in the building when I was leaving for work. Today, he came in looking for food. It's insane that I have to carry pepper spray not outside, but inside the building where I live. As usual, there was no security, and a resident along with a maintenance worker kindly escorted me to my car because I couldn't even exit the elevator. This man was aggressive. I had also called the hotline earlier about another person with a bag who was walking around peeking into cars, clearly looking to steal something. Just know that there is no security in this building. Carry pepper spray and keep your doors locked. This is a nightmare.

Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

    Extremely Disappointing Experience I would strongly caution…read moreanyone considering doing business with Frost Chaddock to think twice and make sure they fully understand the application process and documentation requirements before paying any fees. My experience was incredibly frustrating and, in my opinion, completely unacceptable. I paid two application fees, submitted the documentation requested, and made multiple attempts to get clarification when additional documentation was supposedly needed. The most offensive part of this experience was being told that I had altered my pay stubs. I completely dispute that accusation. I provided my documentation in good faith, and rather than being given a clear opportunity to address the issue, I was left trying to figure out what exactly they wanted from me. I was also told that my co-signer did not provide sufficient income documentation. I specifically asked what additional documentation we could provide to satisfy the requirements. Natalie then told me to complete a "tax transcript," yet there was no option available to me to provide or complete the document she was referring to. I did exactly what a reasonable applicant should do: I asked for clarification. I even emailed Alex on Friday specifically asking what was needed because I wanted to resolve the issue and provide whatever legitimate documentation was required. Despite my efforts, I feel that I was given the runaround after already paying two application fees and investing substantial time gathering documentation. The entire process left me feeling that my time and money were not respected. Being accused of submitting altered documents is especially serious, and I expect companies handling sensitive financial information to have clear, consistent, and professional procedures for verifying documentation and communicating with applicants. I have requested the return of my two application fees and the removal of my personal information and documentation from their system to the extent permitted by law. I have also requested an explanation of the allegation regarding my pay stubs and clarification regarding exactly what documentation was supposedly missing. At this point, I am reporting my experience involving Alex, Natalie, and Frost Chaddock to the appropriate local, state, and federal agencies for independent review. That is not the level of professionalism or transparency I expect when dealing with someone's personal and financial information.

We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
