It's so bad, that we are breaking our lease 6 months early just to get the hell out of here. 1. The hallways smell like dog urine...or whatever the neighbors are cooking. 2. The building isn't being maintained. Carpets are stained, walls are dirty, the pool area is disgusting. The cabanas are stained. 3. You can't sign up for the golf simulator because someone has hacked it to be fully booked 24/7. 4. Cars and items were stolen from the garage and the doors on the personal garage units are constantly broken. 5. Someone defecated in the pool this summer and they didn't even bother to clean it out or drain it. 6. I also found cocaine under my sun lounger. 7. A resident was accosted by another resident and THEY BOTH STILL LIVE HERE 8. Packages go missing from the package room consistently 9. The walls are SO thin that you can hear your next door neighbors entire phone conversation 10. The leasing and management staff is rude and non responsive. The only time you hear from them is if you owe them money...if you have a problem or a question, they point blank ignore you. 11. They 'accept' service animals, but harass the owners for personal and medical information in order to have them on their lease. 12. Ventilation is poor, you can smell your neighbors dinner through the walls 13. Constant construction noise from the new properties around you. DO NOT MOVE HERE especially if you have family or pets. It's a cesspool. Unless you love paying $6k per month, plus $2.5k per year in amenities fees to swim in a toilet and eavesdrop on your neighbors.

Michelle is THE BEST at what she does and always seems upbeat, enthusiastic and warm whenever I see her. Everyone has a laundry list of deciding factors for selecting an apartment, but let me tell you that your experience in interacting with her may very well be the x factor in why a lot of people end up choosing to live here. Maintenance staff (Kevin, Anthony) are good, most issues are resolved within a day of reporting it via the online portal. Location is great from a commuting to either NY or Jersey City perspective - you can catch a bus right in front of the apartments to take you into PABT, NY or walk ~7 mins to light rail station. Tonnelle Ave park and ride is also right down 51st street. Lounge is quite good, has a couple game tables, a large TV and is updated quite well - you can rent this by the hour for private events. There's heavy Latin influence in the area, some great restaurants along Bergenline street and nearby. Quite a lot may not speak English well, but everyone is very, very friendly. Now onto the bad or "stuff that you need to get accustomed to" list: - Renewal rates are insane. You're looking at approx. 20% rate increase yearly. You'll be fed the usual "market rates" justification. Mental gymnastics it'll take you to swallow rationale for pricing an apt in this location almost at part with other luxury areas will be tiring. - If your apt faces the parking lot, it will get VERY loud. You'll constantly hear ambulances, cop cars and the constant hustle and bustle of loud music blasting, bass thumping cars. With 7-11 and Bottle co (alcohol store w/ bar) in the same building, there's always enough noisy people hanging out in the parking lot being loud. In summer months, you also get the bonus of kids skateboarding in the parking lot. - You will 'hear' your upstairs neighbor, unless you live on the 5th floor. Side walls are quite thick, I haven't ever heard my next door neighbors on either side. - Office is closed on Sundays and Mondays. If you get packages delivered during this time, there's a decent chance of delivery guys leaving them anywhere they are able to and someone else taking your package. Only one of my Amazon packages has gotten lost, since then I've wised up to get it delivered when office is open and Amazon even prompts me with a "we've noticed that office is closed during these xxx delivery hours". :) Overall, it's a very good apartment complex where the positives outweigh negatives. At some point I'm sure my apt will be priced out of my pricing tolerance and I'll move out, but till then my family and I are quite happy calling this place home.

I am currently fighting a mold toxicity from my apartment and for the last year have put in multiple requests to fix it. Just got a myoctoxin test and came back positive for mold in my system! For the last year I have been really sick. Severe migraines, flu like symptoms and more! 2- the constant set off of fire alarms . They're the only bright side to the place. The list can continue but I will end this review with PAPER THIN WALLS. My neighbors are the most obnoxious people to live next to. The constant slamming of doors all hours of the night, the music loudly playing, the parties on a Tuesday going til 3-4 am with blatent disregard for anyone. I had to fight my way out of my lease ! And still gave them money to be able to leave when I should have hired a lawyer and sued the community and management. Keep in mind this is east coast winter. - the mail room is a jungle. Take a look at the photos . It's that way 24-7, in not kidding. Property manger is off Monday. Fine. There is a clock on the wall that says when she'll be back during working hours. She's constantly not there. This place clearly is decades old, and they try their best to pass on cost through your deposit back to you for annual maintenance for next tenants. Parking is a joke. They said they needed all cars out due to cleaning but never did and we saw plenty of cars inside garage, which you pay for. We moved to a different place about 15% more expensive per month. If you can afford it and I completely agree that some can't given conditions, please focus on your peace of mind instead of the therapy we felt we had to go through. So much more but just glad we are in a better place now.

Non-compliance fees have been charged without transparent explanation, and it often feels like residents are expected to just accept charges without clarity. There are also recurring accountability issues. Items like large water jugs or dollies get left in hallways, and instead of identifying the correct unit responsible, management has previously blamed the wrong residents. The same issue happens in the garage, where some people use spaces as storage, yet warnings do not always go to the correct tenants. This blanket approach to enforcement is frustrating and feels careless. Additionally, the leasing office environment is not welcoming. So, it takes 15 - 20 minutes to be in Port Authority if there are no traffic jam on the tunnel. Sometimes buses are busy and there is a long queue, but 3 or 4 buses come at a time and clear the queue. This building has amazing NYC views and views from some of the apartments are breath taking. Apartments: The layouts of the apartment are good with adequate closet space as well as all apartments have good natural light. And the apartments have the best appliances, especially building 3 which is new compared to other buildings. And to top it off, there is Whole Foods next door. Facilities: There are 3 gyms and they are mostly empty. All of them have the needed equipment. The only thing missing in 3 gyms is the Free Motion Smith Machine, but that is not going to be there in any of the apartment gyms. The best part if you are working from home is you can get the party room open if they are available during the week days. And there is a kid's play room which is so big with lot of toys. To top it of there is a children's park next to the apartment. People: The people in the complex are very friendly and understanding. They smile and have a small chat, which is hard to see in the NJ area. We had a baby and I asked so many questions to many residents here and they all helped us with the perfect answers. Most of the residents are couple or just starting family. Maintenance: This apartment complex maintenance team is the best. All the issues are fixed within minutes the issues are raised. The team goes beyond their ways to make sure we are satisfied. We have raised a number of requests but they just come and fix them. All the hallways are really clean and tidy all the time. Concierge Desk: The concierge desk makes sure all the package requests are taken care properly. They also take other minor requests and every time you go to pick the packages; they are always welcoming with their smiling faces. Leasing Office: Everyone in the leasing office is friendly. They make sure all the issues are addressed properly. They organize so many events in the complex so as to make a friendly community. I have moved at least 7 times in the apartment complex with crazy requests and they always make sure that moves happen in the schedule I want. I know all the staff work here very hard to make sure that we live in one of the greatest apartment complex. Cons: Even though this place is so close to Hoboken, going there takes at least 30 minutes as there is always traffic as well as finding a parking is so hard. Even though it is so close to Manhattan, there is nothing near by. Yes, all the restaurants near are mediocre and you will get tired within a week or two. After a month, NYC & Hoboken seems very very far to go for a dinner and you feel like you live in a suburb and just order in Uber Eats.
