The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

The leaks would stop temporarily, then another ceiling bubble would appear somewhere else. By the time we scheduled this inspection, water was also remaining on the roof long after the rain ended. The proposal separated necessary work from optional improvements and included an allowance for a reasonable amount of deck replacement. Financing was available through a third-party lender, with approval and terms determined by that lender. Under the plan we qualified for, we were able to move forward with monthly payments instead of postponing the project for another year. Once tear-off started, the crew found two roofing layers, compressed insulation near the drain, and deteriorated plank decking along part of the rear wall. They photographed those areas before covering them and stayed within the decking allowance. The replacement included new insulation, a cover board, EPDM membrane, rebuilt wall flashing, and a larger scupper to improve drainage. Our upstairs tenant received notice about the noisiest days, although the crew did arrive earlier than expected one morning. Other than that, access was handled thoughtfully and the neighboring property was swept at the end of the job. The first major rainfall showed a noticeable difference: water moved toward the scupper instead of collecting across the rear half of the roof. Being able to replace the complete system instead of funding another temporary patch gave us the peace of mind we were looking for.

    We hired Ramon / Rivera Construction for a bathroom renovation and interior painting project and…read morewould not recommend working with him. There were ongoing issues with both workmanship and execution. A tub faucet was installed in a shower, paint coverage was uneven and inconsistent, and multiple areas were left in the wrong color despite being told everything was complete. At times, a different, lower-quality white paint than what we had purchased was used. During the project, multiple glass windows were broken and plexiglass was installed in a historic bay window instead of properly replacing it with the materials we purchased. A tile floor had to be removed and redone after being installed without regard to the pattern, and we had to intervene to prevent a countertop from being cut in the wrong location. A significant amount of materials we purchased for the project, including tile, paint, and three ceiling light fixtures, were not returned or accounted for. When we attempted to reconcile materials, we were unable to get clear or consistent answers. Materials (we purchased) were also requested well in advance of when they were actually needed, and the materials used on site often did not match what we had purchased for the project. This, combined with the lack of clear accounting, raised concerns about how materials were being handled across jobs. Overall, the experience lacked attention to detail, transparency, and accountability, and we would not work with him again.

They came out the same day, went up on the roof, and quickly identified a small hole that two other companies completely missed. Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. Bill White Roofing was honest, straightforward, and saved me from unnecessary work and costs. It's so refreshing to deal with people who truly care about doing the right thing. I will absolutely be referring them to all of my neighbors and will continue to call them for any roofing needs in the future.

    (Roof repair/roof leak/fixing valley) I am sorry that I…read moreposted this review late. I promised Bill to post this on 12/8/2021(FYI, I am not getting any discount/money for posting a review). Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!
