We rented one of their suites right on Main St for our weekend getaway via VRBO. Communication before we arrived was on point, as we received detailed directions to the property and the digital access codes to enter the suite. The suit was old-world charming with a huge 4-poster bed, a large couch, and an overstuffed chair. There is also a large TV, a small kitchenette, and a fridge. Suite number 1 sits right on Main St, so if you are a light sleeper, then you should probably rent one of the other suites that are not facing the street. Unfortunately, fortunately, we did not get a chance to enjoy this suite as the ceiling AC decided to spring a leak and there was a considerable amount of water leaking onto the hardwood floors. A call to management, and we were moved to one of their new world units that sit between Main and East Austin St. This was a spacious, well-appointed unit with a large patio and hot tub. So what started a tad rough became a wonderful weekend experience. Kudos to the support team and owner for quickly responding to our issue and exceeding our expectations. We booked this property expecting what was shown in the listing photos -- a clean, comfortable home for $600/night. What we found on arrival Thursday was completely different. The house showed clear signs of active personal occupancy, with belongings crammed into nearly every room, and a remodel had been done that isn't reflected in the listing photos at all (and actually removed some features shown online). Outside, there was stacked limestone and a dirt mound covered with a tarp. Both refrigerators -- the kitchen unit and a second one in the laundry room -- were packed with the owner's personal food and items, leaving almost no room for our own groceries. We spent our first evening cleaning out refrigerators instead of settling in, since it was too late in the day to find alternative accommodations. The pool was dirty and unusable Thursday evening. A cleaner didn't show up until mid-morning Friday, so we lost use of an amenity we'd paid for. Most seriously: we found six scorpions inside the home during our stay, including one in the bed. We took video showing multiple live scorpions inside light fixtures, which strongly suggests an infestation in the attic or walls -- not just the occasional one wandering in. This is a genuine safety hazard for any guest, but especially for us, traveling with a 15-month-old and a 91-year-old family member, either of whom would need emergency care if stung. We also ran out of trash bags partway through our five-day stay (given only two at check-in) and called the after-hours line on Sunday to request more. None were ever brought. We reached out multiple times by email and phone (including calls on Friday and Sunday) trying to resolve these issues during our stay and after, and have not received a satisfactory response. We would not recommend this property until these issues -- particularly the scorpion infestation -- are addressed. read more

We've stayed with GS for 30 years. Our honeymoon was spent in a GS B&B, so we've had fond memories. For our 28th anniversary, we opted for a night in Fredericksburg kind of last minute. What was shocking was that our $120 room cost us $289.99, after taxes, fees, housekeeping ($50 for an approximate 400 sq. ft.) and mandatory damage waiver. We have always used them when coming to Fredericksburg. They are very helpful, kind, and give great service. The property that we stayed in was the in Town villas downtown Fredericksburg. They were OK however they had 25 very steep steps going up to the second floor. The walls were a little thin. We could hear the people next door. The the bed was comfortable. The coffee was great. I had an outdoor patio with hot tub. The only thing there's absolutely no view out the windows or anywhere kind of felt like you were closed in. The property that was rented was not properly listed. None of the individuals had any knowledge of the property. They thought the fireplace was a gas fireplace. It was wood. The owners did not seem to maintain it very well. The door was difficult to open And difficult to lock. The lock was very loose. The hot plate only worked intermittently. Two of the four drinking glasses were cracked and should not have been out for use The television was located so high up that you had to lay in the bed to see it properly. The property we rented, agave, was beautiful, but it needed some maintenance and upkeep before having someone stay there. The management company needed a lot more knowledge about the property. After a busy day of visiting the Pacific War museum and tasting beers and wine, the Red Velvet Suite was a perfect place to end the day, sit back, relax, have a glass of wine on the front porch and enjoy the country. The cabin is a bit out way from the main town, but not too much. It was nice to have a "place of our own". The other half of the duplex cabin was rented, but the space is designed to be private for your area. We had a great nights' sleep. The decor is creative and fun. If you don't want to sip your wine out of a Styrofoam cup or a coffee mug, be sure to either bring your travel wine glasses or buy some while wine tasting. Manager of the property is very responsive and check-in/out information is provided in a timely manner. Will always plan to try to stay here when visiting Fredericksburg - since we joined a wine club, we will definitely be back. read more

Do not rent from this company. It's just as bad as the service at ABnB or VRBO. Rent a hotel. On their own website, one of their pieces of advice is: "Treat your guest as you would want to be treated. Kindness goes a long way, especially if you are solving a problem. Be friendly and helpful..." Let me tell you how this company, specifically Travis and Nate, do the exact opposite. We rented a 2br/1.5ba for a friend's birthday and wanted a hot tub to relax in with a bottle of Fredericksburg wine. La Casita delivered--until it was time to use the hot tub, which turned out more like a lukewarm tub. The temperature would not rise above 84 and displayed an error code, SL06. We had already called the "emergency line" for an under-sink leak at 8pm (which, it turns out, their AI phone system had determined was not an emergency because I said "for your information" instead of something like "there's a huge leak and we are drowning"), so we decided to wait until we heard back about the leak to report the hot tub issue, as to not double call an "emergency" line. We didn't receive a call until the next morning during business hours--while we were packing up to leave. When I informed Ms. Peggy about both the leak and the hot tub, she said, "I hope it didn't ruin your stay," and I replied, "we made do", because what else was I supposed to say in that moment? All that is to say, Nate and Travis are the biggest jerks in the world. After sleeping on it for a day, we called to ask for compensation for the hot tub--a service we paid for but didn't receive. Instead of any compensation or even a genuine "we're sorry," Nate and Travis called us liars, questioning why we didn't call the emergency line again (we were already waiting on another call that night, and I had requested a call back in the original call) and why we didn't take pictures of the error code on the hot tub. When we offered to pull up our Google search from 10:22 pm regarding error code SL06 as proof, we were told by Travis that was not acceptable. As a repeat customer, this has completely changed my perspective of this company. I used to recommend GS to anyone who traveled to the Hill Country, touting them as a small business who cares about customer service, but this shows me that they don't care about their guests and their experience, and my recommendation will now be staying in a hotel or avoiding the area as a whole. They should rebrand to GastehausSh*t, because that's the service you'll receive. read more

The place is lovely but the little house we stayed in should not have been rented. The contractor was not finished. Half the outlets didn't work. I called right away and they said they would send someone but never did. All the windows had paint overspray and a few had so much you could see out. The towels are the super thin cheap Walmart towels. I know this because the fans were still on them as they had not even been washed. There were 3 of us for 2 nights and all we had was one single coffee pod. The inside of the front door was dirty and was super hard to close. Don't book with this reservation service. Had a reservation booked here for my friend's and I. A bad ice storm is about to blow through shutting down the roads and they wouldn't even consider moving the reservation so that we could make it. They have terrible customer service. All they had to do was move it to one of the open dates that were still off season and they wouldn't even consider it. Now I will never recommend them to anyone I know. We were very pleased with Gastehaus Schmidt's hospitality and service. We reserved Bushel and A Peck B&B through AIRBnB. Gastehaus Schmidt was the host. They were very efficient to work with and kept us in the loop in regard to arrival and departure plans. We arrived on Christmas Day 2020 and had a quick question confirming the key location and they picked up the phone with in 2 rings on Christmas Day. This particular place, Bushel and A Peck was very nice and fit our needs well. It was about a mile from Main Street and easy access to shopping, restaurants etc. The outside appearance was not anything get excited about, but the interior and overall coziness was perfect. DO NOT USE Gasthaus Schmidt and DO NOT STAY in Wylder Moon Retreat or any related property (owner of home also owns Gastehaus Schmidt). This property does have a ring doorbell and it is apparent that the owners of the property are very preoccupied with it. Much to my complete surprise, I received an ZERO rating from the OWNER of this property through the house management (Gastehaus Schmidt) on VRBO. Though, I was never in contact with the owner nor did I secure the rental through the owner. Surprised for many different reasons, one being that I have stayed in VRBO and Airbnb properties for the last 15 years and never a rating below 5 stars. I had communication before and throughout my stay with property management as they requested twice, before and upon leaving the house, that we leave the sinks dripping due to freezing temps. A request to which I kindly agreed to! Gastehaus Schmidt (property manger), confirmed that the rating did come from the owner of the home. Zero stars for overall stay you say?...yes, which was completely unwarranted for a group of 40 year olds and one 65 year old haha. It was fun, but it wasn't that much fun! A rating of zero might have been warranted if the house was destroyed, neighbors disrupted, or unruly or destructive dog or kids, etc. When I say we left the home the way we found it, we very much did that! According to the management company, the owner received information that my dog (miniature English bulldog) was not crated when we left the home. I have never rented from this company and did not realize that it was a standard rule for their properties. Nor did I receive a call asking me to correct the error. Allegedly, neighbors approached the home and reported the dog (that I paid a fee for- $200+) to the owner of the home. The management also relayed that the owner made them aware there were five people in the home instead of 3. On the last night of the two night stay, a friend from my home town surprised me at the retreat home. I was unaware of the four person maximum, and also would not have known when I made the reservation that a 5th friend would surprise me for my birthday. The reservation fee does not change with additional guests therefore I did not see any reason to notify the management of 4th or 5th member. I would have happily paid for any additional guests. I feel that the rating of ZERO is not justified and in fact malicious. All to say, it was my 40th birthday and I wanted to celebrate in a lovely, peaceful space. This is why I booked this property. If you want a peaceful stay without neighbors and owners watching you, do not rent through Gasthaus Schmidt. If you use VRBO and/or Airbnb often and you care about your rating on either DO NOT USE/STAY through this reservation service. I love Fredericksburg and I stay often. This company could have secured my business ($500+ per night) but instead left me sad and confused. If you are staying in or around the Fredericksburg area then Gastehaus Schmidt is the way to go. It's the most inclusive of all the reservation services in the area and very easy to use. We've booked through them 5 or 6 times over the years and have always had a great experience. One of the good things about this service is that their website details out everything. I'm not just talking about price per night and if pets are allowed either. They will detail if the property is a minimum of a 2 night stay (most are), minimum of 2 nights on event weekends, minimum of 2 nights on weekends, etc. so you won't get screwed over by a random rule. They have a variety of B&B options depending on your preferences. We've had a full breakfast brought to us, bakery certificates left for us (more privacy on those properties), stocked kitchens- there's something for everyone, we prefer more private locations. Due to the area, many of the locations are quite expensive, but you can find a handful under $100 a night that are still extremely charming. That's ideal for a getaway weekend without breaking the bank. Some of our week long trips have even had discounts after a certain number of nights. Even the more affordable properties hold all the charm you would expect in a town like Fredericksburg. Each property has its own great architecture and story. I find that small bathrooms are really common in Fredericksburg, especially claustrophobic showers, so pay attention to the pictures! That's the great thing about this site, plenty of pictures that show all angles of the room or cottage. Our first couple were so tiny we were bumping elbows into the walls, but the last few had awesome bathrooms! Insert your absolutely necessary item here... Lot's of properties have extra amenities besides breakfast too. At one we had spa privileges, at another we had the best porch swing and entertaining area, at another we had a loft and a Jacuzzi. It's amazing how easy it is to create a perfect stay, including random desires, through one reservation service. Though we have stayed outside of the town limits before and enjoyed the peace and quiet, they have many properties in town. The last three times we stayed, we stayed within a block of Main Street making for a reasonable walk (definitely drive if it's summer time) to all the shopping and restaurants. Some are closer to wineries if that's the intent of your visit. What has been disappointing for me is that several of our favorite spots that have great memories, are no longer available properties. One is still there, but must have gone private or been taken over by another reservation service. Another is an art gallery now. Luckily, the one we had our honeymoon at is still there if we're feeling nostalgic. It looks exactly as I remember it from the pictures too! The other thing that I don't like is they used to have a great site for sorting by whatever your preference is- price, breakfast options, etc. for all the properties. Now you have to search by area and scroll, or choose a property at a time, both of which are a lot more time consuming. It's still a useful site that will answer your questions, but I prefer their old site from way back when by a long shot. I've seen several reviews mention the service isn't great. I really can only recall speaking to someone on the phone for a few minutes at a time to verify details- easy enough and no one has been rude to me. Check in is as simple as stopping in on Main Street to get your key since you pay ahead of time. I did notice that their website says you have to pay a full 10 days ahead of time which seems new because I don't remember that being a rule before. Most of the information is in the confirmation email though- including all the details about the property from the website, cancellation policies, the name of the host, where to get your key, etc. It's very possible to create your dream vacation through Gastehaus Schmidt, we have, and I recommend it. Fredericksburg is easily in the top 3 of our absolute favorite places to go, and I always rely on them to make it happen from afar. The only reason for 4 instead of 5 stars is that I know they can do better with their website to be more convenient to their customers. Also, I have stayed at some perfect spots that I want to return to, and I can't be sure of that being an option. My other favorite places to vacation allow me to return to my favorite properties and I would just like that same certainty here. However, with so many properties and owners, I am sure that's a challenge for them. It still provides a fun adventure, just not the consistency some of us may crave. Our family of four stayed two nights in The Log Cabin, in mid Oct. Reserving online was easy, and when I didn't receive the map (an issue with gmail), I called and Peggy resent it immediately. The property is easy to find, about 6 miles north of Fredericksburg. The property owners provided daily pastries (HEAVENLY!), coffee, tea, juices, milk, creamer, bananas and juicy crisp apples (not the bland Washington apples of school lunches). The cabin has plates, cups,utensils, everything you need to cook inside on a 2-burner stovetop or outside on the charcoal grill. My husband caught a catfish in the pond behind the cabin,which we could have grilled but we released. I enjoyed walking 10 steps to a bathhouse and soaking with the provided bubble bath. All 3 ACs cooled the cabin. Linens abounded. Beds were comfy. My 4 stars is due to the sad, sad state of pillows. I think mine was an egg crate foam topper inside a pillowcase. My daughter's was the blue and white (well, formerly white) fabric my great-grandmither had. No joke. If you're driving, bring your own pillows! That's what we will do when we visit again--and we will. read more

According to VRBO i was entitled to half on refund if canceled within 14 days of arrival which it was well within. They proceeded to debit my account the full amount in addition to Taking an additional 578 dollars. I tried to contact management and the head crook Felicia refused to allow you to speak with her superior and repeatedly told me i was stupid and irrational and not able to do simple math. The head crook Felicia refused to refund my money even after VRBO contacted this horrible business informing them i was entitled to a refund. I have never had such horrible service in all my years of traveling. I highly recommend do not reserve a vacation with this company. Customer service is below par of even third world countries that have better procedures than this pitiful excuse of a vacation rental business. Gastehaus Schmidt is the only company I would use to book a vacation getaway in Fredricksburg. As Shanna H. mentioned, they are not always friendly but they always make things right. GS represents hundreds of vacation home owners. Each home owner must go through a stringent approval process to be listed on their website and in their database. We have used them for 15 years and have been well taken care of with several late check outs and a credit without a problem. Our family and friends stay at the Hill Country Bungalow time and again and always have a wonderful time. The main guest house sleeps eight, and the large property, situated about 10 miles southwest of Fredricksburg on Grape Creek Road, has a swimming pool, hot tub and llamas! The owner lives in San Antonio and we never see him. There is also a guest bunkhouse on the property and a large barn with a television, numerous DVDs to watch, and a ping pong table upstairs in the open air loft. We never want to leave. read more

These people are awful. Their online reservation system is inaccurate, and when you call to book they are rude and lack knowledge about their properties. We had a large party and wanted to stay in town. The staff member there was trying to book a place far out of town for us, while I was looking at their online system that showed availability on my desired date. When I told her this, she snapped at me. They put the wrong number of people on our reservation, and then accused us of trying to sneak people into our guest house when we told them we had more than their records showed (even though we told them the correct number all along). Also, during this dispute, the staff member continually berated and raised her voice at my mom, which was trying to fix the situation. Kay at GS was great to work with and could not apologize enough. We changed houses and were pleased with our new cottage but it was a total hassle and took away from our shopping time. Just came home from spending the weekend at the Primrose Cottage in Fredericksburg, Tx. Here are my "suggestions" for the Primrose. This house needs a full-length mirror. My daughters & I were attending a semi-formal party on Saturday night and couldn't see how we looked. This is really a huge oversight. There were used bottles of shampoos, conditioners, and body wash sitting along the window ledge in the bathroom. Yuck! Who would want to use that? Since there is only one mirror with good light (in the bathroom), it was really difficult for 3 ladies to get ready. There needs to be an additional mirror with good lighting somewhere in the house. The sweet smell wafting all over the house was too much. We were overwhelmed with the "fragrance." The pillows were like bricks and the towels smelled sour. After flushing the toilet, it continued to run for long amounts of time. Jiggling the handle did not help. My daughter had to lift the toilet tank cover, stick her hand down into the water and lift the seal. A box of Kleenex somewhere in the house would be nice as well. For the price we were charged, this house was definitely NOT worth it. We have stayed at Evas Guesthouse previously and were very impressed with it. The Primrose needs to step up its game. I don't think I will stay here again. If there aren't rooms available at the Hampton Inn I'll try my luck at a motel & have more spending cash! read more

I've stayed at Eva's Guest Hauz on West Creek in Fredericksburg on two separate occasions. Each time, it was the perfect escape for a few nights. This well-kept, little two bedroom cozy home is just enough space for 2-4 people and within walking distance of all the fun stuff, yet far enough off Main Street to be peaceful. Between the claw foot tub in one bathroom, the super high comfy bed in another, and a huge walk-in bathroom with a luxurious shower, it really is 5 stars. A few things that I think they could improve, but certainly aren't deal breakers: - No Wifi? Come on, it's 2014. People use wifi to plan their days, find and book wine tours, research restaurants, etc. With the super spotty and slow cell service, wifi would be a great investment and make stays easier and more pleasant. - Toilet paper. Gah that seems nit picky. But when all other elements are so nice, it's kind of a bummer to use dollar store grade toilet paper. It's like something you'd find in the bathroom at a high school football stadium. Those two things aside, I'd stay here again and again. My Wife and I were given a gift certificate for $200.00 for Gastehaus Schmidt properties in Fredericksburg, Tx. We decided to stay at the El Jeffe property off of Austin St. The gift certificate covered one night. We arrived at the property after dinner and shopping. What a dump.I wouldn't have paid $200.00 dollars a week for this place. Instead staying the night we drove back to San Antonio. This was an amazing treat. My wife and I stumbled upon the Austin St Retreat and as soon as we pulled up our expectations were meet and more. The Maria cabin was amazing, plenty of history with true rustic charm. Located on a quite side street, we were still able to enjoy all of Fredericksburg. As we watched lighting bugs from the rocking chairs last night we already are planning a return trip in the future. Five stars is all I can rate. 10 stars is more accurate. Stayed at Aunt Pam's this weekend!!! LOVED this little place and will definitely be returning. Ac worked amazingly for this summer heat! Towels and bedding galore, and extra fans to keep it nice and cool. Kitchen utensils are provided with a FULL KITCHEN!!! The prices were GREAT for how accommodating the actual place was. SUPER quiet at night and not even 5 minutes from Main Street by car. Absolutely love love loved this experience with them!!! :) read more

This was our 2nd time to stay at one of their properties. I was extremely satisfied with the reservation process. I was slightly disappointed in the property itself. We selected Abby's due to the photo's supplied "private pool" only to find out that the pool itself belonged to the host whom lived in the house next door. This small disappointment will NOT discourage me from booking again. Easy of use and wonderful staff. I highly recommend this place over any hotel in the area. read more

We had a reservation with Gästehaus Schmidt for one night in December for a family of 5. Unfortunately, a family member had fallen ill with COVID-19, and we had to reach our to the office on the arrival day to let them know. I asked them on the phone if they will be willing to work with us to rebook, and they sounded sympathetic and willing to work with us. We were asked to provide the test results, but my daughter was so ill that we could not get her to take the test, so we could not do that. I had emailed the next day and said that we could not get the test done, and they replied and said that we can provide a note from a doctor's office, and it will be enough to have us rebooked. I said that I will see to that. Then, I realized that it won't be possible to bring my daughter to a doctor's office without compromising health safety of doctors, staff and other patients. So daughter had scheduled a virtual doctor's appointment and after that they texted her recommendations that clearly stated that she needs to observe quarantine. I emailed this over to the booking office and has not heard back from them at all. I had to follow up twice to receive an answer saying that this document is not sufficient for them to rebook our stay or refund our payment. I tried my best to explain that they literally ask us to put in danger other people for a doctor's signed note, but they were unwavering. I also pointed out to them that they can easily call the number provided in the virtual doctor's note to be able to verify my daughter's condition, but they dismissed it completely. I had to call them twice after that, and send a couple more follow-up emails to no avail. And that is after they stated that they have changed their cancellation policy to accommodate the current COVID-19 situation! I am still extremely upset with them, and cannot believe that in order to have a rebooking they wanted us to put in harm ways other people, and that this is considered a viable solution by this particular business. read more

I used Gastehaus Schmidt to book accommodations for my first wedding anniversary - surprise trip for the hubby! - and will definitely use them again. The online system is a bit tricky, mainly because there are so many options and it was our first weekend in f-burg, so I wasn't sure what I was looking for. I called the office and they were incredibly helpful, friendly, and attentive. (After living in larger northern cities for years, I sometimes forget that it works MUCH better in Texas to call folks up directly, rather than digging through online info. This was no exception.) The woman I spoke with was extremely friendly and patient, and worked with me for maybe 15 minutes to find a good place that would allow us to stay for only one night. I'm confident that I was a nice enough, yet totally difficult, customer - didn't know what I wanted, kept asking for more options, hemming and hawing, trying to make things perfect, etc. - yet she didn't get frustrated at all. Oh, and did I mention that we were reserving for the next day? Talk about last-minute annoying calls on a Friday afternoon! We finally decided on a great property located outside of the city and she called the owner to make sure everything was ok. Get this: the owner offered us 1/2 off for a second night and said he'd bring down a bottle of wine, since it was our anniversary. So nice! We got off the phone and I checked with my husband to see if we could maybe leave that evening to take advantage of the 1/2 night and, by jove, he told me his office happened to be closing early that day! Meant to be, I tell you. I called Gastehaus back and spoke with a lovely man who informed me that he didn't work in that dept, but he took a message and said someone would call me. This is around 3pm on a Friday, when everyone else in the country is in slow-mo mode and itching to leave work. Well, I'll be darned if another lovely lady didn't call me back 5 minutes later to set everything up. And that was that. The cottage we rented didn't have a key, but used a keypad on the door (like in an office), so they gave me the code and there was no need to pick up a key from the main office. We rolled into town around 8:45 that night, grabbed burgers at Alamo Springs, and embarked on a perfect weekend. The place itself was really adorable. Nestled on a country road by the bat tunnel, just a romantic and "country chic" cabin that was perfect for the occasion. We loved the opportunity to relax in the middle of nowhere, and filled our days with outdoor fun (Enchanted Rock, etc.) and spent the nights relaxing in rocking chairs on the porch. Perfect. We're not really into Fredericksburg's shopping and restaurants, but love being able to explore the countryside and take in the beautiful starry nights, which makes the country cottages perfect for us. I will definitely use Gastehaus Schmidt the next time we book a trip to Hill Country. They were friendly, efficient, easy to work with, and totally helpful with our last-minute requests. In fact, I couldn't believe how easy and great everything was. Since this was our first experience with lodging in the area, I can't really comment on the prices relative to other options. I will say, however, that paying around $275 (after tax) for two nights in a private cabin with a hot tub, tons of space, free breakfast, and total privacy and serenity seems perfectly reasonable to me. They are the worst. Something happened about a year ago with ownership and it definitely shows. I tried to review 2 properties on their website that we stayed in during the month of April and neither posted. 1 was a good review and 1 was not. If you look at their website, they will only post 5 star reviews. Anything else is not approved. Our April reservation was messed up on 3 different levels and our cost of lodging more than doubled. After all the trouble with our April reservation, we decided to not use them in the future (after 30 years). The owner, Jessica Mittel, agreed to cancel the reservation and not charge the cancelation fee. A week later, the fee appeared on our credit card. We will never, ever use them, again, and have discouraged several friends and family from doing the same. Their properties are lovely but not worth working with an owner with questionable business ethics. read more

Gastehaus Schmidt did a wonderful job booking our reservations. They provided plenty of local information. What to do and see. They set us up on a wine tour and provided us with free items. For instance free earrings from The Texas Silver Rush next door and free jelly preserves from another vendor. Gastehaus Schmidt has gain my future business not only because of their professionalism but for their kindness!!! read more
