We had a very disappointing experience. When we checked in on 2/6, the first property did not have running water. No one contacted us about any issue prior to arrival. I had to call the host to report the problem, and during that call was informed they were already aware of the water issue and were working on relocation. We were then relocated to another home, which also did not have running water for the duration of our stay (2/6-2/8). A maintenance technician later indicated there were ongoing water issues. Without running water, we were unable to cook, wash dishes, make ice, do laundry, flush toilets, or wash our hands. These are basic necessities and habitability standards, not minor inconveniences. We reported the issue immediately and remained in communication throughout the weekend. Unfortunately, the resolution offered did not reflect the severity of the situation. Future guests should confirm that all essential utilities are fully operational prior to arrival. read more

Cozi is not a good company to rent from. Be ware that they may allow you to book on their site, but will not correct their mistake when the house is double booked. We paid for the house last month, but low and behold we didn't even find out there was an issue with our booking until we reached out to inquire 2 days before our trip, they had our money and they knew there was no house due to the double booking but they didn't take it up on themselves to refund or contact us. By the time we reached out their only solution was to give us a refund, leaving us without accommodations for our trip that was 2 days away. I have had a TERRIBLE experience with this company. While we had a pleasant stay, my boyfriend and I left two cowboy hats in our room. These are two valuable items we would like returned. I reached out as instructed and was extremely patient as I worked with customer service. I agreed to any and all shipping costs, and have been requesting updates for over a month. We stayed over Labor Day and it is now Oct 20th with still NO UPDATE on the shipping status. I'm appalled at the lack of customer service, to return my own belongings at my own cost. I booked a home in New Braunfels, well in advance (booked in August 2025 and planned the trip for May 2026). The property management company told me that although through Airbnb it is marked as booked, the homeowner still needs to review details to formally approve it. It's late September and I still haven't heard back on if this stay has been approved or not. I've continuously asked for an update and have not been given one. I also asked to tour the home, and gave my availability as requested, and was never followed up with. Arrived at our cottage booked through Airbnb (we did not know that they outsource to Stay Texas Realty/Cozi) on 10/16/25. We initially were skeptical because the cottage was dirty and hot, but wanted to stay because we had already paid. We turned the AC down and made it a point to submit pictures through Airbnb. That night, we went to shower and found out there was no hot water and that the shower wouldn't drain, so you were standing ankle deep in cold water. We called the help number and talked to Jay who was apologetic and said someone would be out "first thing in the morning". Woke up and tried to get the day started because we had reservations that afternoon. We called repeatedly and no one showed up until almost 11 to fix the issue. When he did get there, he laughed and flipped a switch on the wall and said that's all we had to do. We had already taken cold showers, so we went ahead and left. When we returned that afternoon, water was DUMPING on the floor from the split A/C unit in the bedroom (1 of 2 AC units in the cottage). We called again to let them know that we didn't have use of one of the units because we didn't want to damage the floor and asked for someone to come out. They repeatedly said someone was on their way, again, but no one showed up. I have a seizure disorder that is trigged in part by heat (it was 90 degrees) so we went down to the office to see if there was anything we could do. The owner, Garret Poole, happened to be in there and immediately switched our cabin to another one. We never heard back from Cozi/Stay Texas after that except for repeated review requests and a "we are working on it" answer about getting a refund. I am now escalating here since no one will call me back. DO NOT BOOK HERE. they also "re-branded" a few years ago from Cozi to Stay Texas, but the support person we were talking to identified themselves as working for Cozi, so they did this to get around all the HORRIBLE reviews they have. ****Renter Beware**** I booked a Cozi vacation rental home through Airbnb for a wedding weekend in Fredericksburg, TX and it was the worst experience I've ever had with a property management company. I rent 15-25 homes each year for business trips and getaways and have never had a reservation canceled three hours before checking in. I even had my welcome email/text from Cozi with the code to open the gate to access the property and the door code. They claim it was an issue with their system syncing with Airbnb and the property was already booked. What I find appalling is Cozi was trying to get me to stay an extra night before my check in date and an extra night after my check out date for a discount and they were calling and texting me these offers the day before my arrival and the morning of my check-in. You mean to tell me they didn't know about the other reservation when they are actively upselling everyone booking a property through them. What made matters worse is there was no attempt to make the situation right. I asked several times to speak with a manager or the owners Matt and Jenna and they said someone would call me back and nobody ever did. I had to call Cozi repeatedly in a panic to get help or assistance as I had folks traveling to the home address I booked and was delt with resistance and no empathy for the situation they caused. When I spoke to Airbnb they said this wasn't an issue on their side and they take canceling a reservation hours before check in seriously and may suspend the Cozi account. I had family's driving and flying in with that address on the invitation and now had to scramble to find another property to accommodate all of us which is hard to do in Fredericksburg, TX on a Friday night. What was laughable is I got a text from Cozi with other properties I could book through them for more money and all the recommendations were outside of Fredericksburg, TX and an hour drive or further. Worst Management Company EVER. When I booked a house in Fredericksburg, TX in April 2025, I was thinking about bringing a pet, but had not decided. They INSISTED I pay the "pet fee" in advance and said they would refund the fee if I did not end up bringing my dog. After my few day stay in early May 2025, I immediately notified them to refund the pet fee. OVER THE LAST SIX MONTHS, I have emailed or spoken to ROBERT, NATALIE, CARLOS, and JORGE at least 20 times. We booked a house for my 40th birthday on September 21st for October 9th-12th weekend, through CoziVR website. My credit card was charged everything went through fine. The week of our stay I found it was weird i hadnt received any emails about our upcoming stay, this was Monday and we were expecting to arrive on Thursday. When I CALLED THEM (problem #1) they informed me the house was double booked and we didnt actually have a house to stay in (problem #2). Now it's Tuesday morning and they tell me they only have 1 bedroom options available, when we booked a 3 br for 6 guests, I expressed that wouldn't work for our party size so they were going to look into how to fix the problem and call me back in an hour. It wasn't until 5 hrs later after I emailed asking for an update(problem #3)that they finally call me with an option that didnt have a kitchen, only a mini fridge and microwave like you would see in a hotel. I explained that we booked a home, not a hotel, so that we could cook some meals in the house. I mentioned that their website showed they had a much larger house available that weekend and I wouldnt mind the upgrade, you know like and airline or hotel would do if they double booked a seat or hotel room. They proceeded to tell me they couldn't put me in that house (problem #4) and that they would call me back after finding someother option. After we hung up I emailed them 2 options that were listed on Airbnb that were only slightly higher due to everything already being booked up since it was so last minute. Again I didnt hear back for hours until finally they called and said there was nothing they could do so they were just going to refund me and let me figure out the rest for my stay(problem #5) this is now 7 pm at night on Tuesday less than 48 hrs before we check in for our stay annd by this point the 2 options on airbnb that i had sent them, were booked and no longer available. I ended up uaving to book a home for $600 more than our original rental because the only places left were the more expensive or lesser quality rentals, due to it being so last minute. But the problems didn't stop there. They told me the refund could take 5-10 days so when 2 weeks went by and i didnt have a refund I had to call them again to inquire about the refund (problem #6) I was told my refund was still PENDING APPROVAL, and that they would reach out once they got it approved, this was Tuesday the 21st....... no word from them(problem #7). I keep watching my credit card for the refund to show up.... nothing, so I call them yet AGAIN on Saturday Oct. 25th and they 'say' the refund has been issued (again they never called to inform me) and it still hasnt shown on my credit card statement. We will see if the refund comes or if I just have to report them to my bank to get the refund issued. I normally don't like to say anything negative when it comes to a small business - but we've been dealing with a situation and I have to share the horrible experience we had while using Cozi Vacation Rentals this past weekend for my bachelorette party. Thursday when we arrived, the lights and outlets weren't working and we were greeted with the smell of sewage. We asked Cozi to come out and check the lights, and were told someone would be out and no one ever showed up. We eventually found the breaker panel, the next day and were able to rectify that issue but again, if someone had come out to help us like we requested, we would've been able to enjoy the living room, charge phones etc but on Thursday we couldn't. Friday we noticed the pool was extremely green and needed to be serviced so we alerted Cozi immediately and were told that someone would come out FIRST thing on Saturday morning, which was perfect since we planned on using the pool all day Saturday. Saturday morning the pool company didn't show up until well after 10, which is not acceptable - he was there for a few hours and the ONLY interaction we had was asking him how much longer this process of servicing the pool would take and how long we needed to wait until we could get in and he told us he would come back to the house a few hours later to turn off the water hose that he left on in the pool. He left around 12:30 so we weren't able to get into the pool until after 1:30 which took a huge chunk of our day out and weren't able to use the pool, which is why we rented this house in the first place. a few hours went by and we decided to start preparing lunch and realized we couldn't use any faucet in the house - which makes preparing a meal for 11 incredibly hard and frustrating as i'm sure you can imagine. BUT this also meant no one could use the restroom, which was an even bigger issue. We alerted Cozi immediately of the situation and then proceeded to have to contact them repeatedly and spent hours without water. We were hung up on, and told every time we communicated with them that it would be fixed. We were without water for hours, so no restroom, no drinking water, no showers for HOURS all while it was 100°+ with no solution and were also told there wasn't a house we could move to either. They finally told us there would be a water truck at 6 to fill up the tank and at 6, no one was there. Someone finally showed up at 6:30 to fill the tank, and in the meantime we had to send girls to an RV park to shower and use the restroom- which is absolutely ridiculous. The pool company blamed us and said we asked them to drain the pool which we didn't and they didn't either. The pool wasn't clean when we arrived and the tank wasn't full either - none of these are our fault but we are being told both the tank was full and pool was serviced prior to our arrival. We've asked them for a receipt for the pool being cleaned prior to our arrival as well as when the tank was filled and they won't show them. The communication from Cozi has been less than satisfactory, ESPECIALLY from Matt, the CEO who deleted our comments from instagram and Facebook after trying to get ahold of them and still being ignored. We are completely disappointed and upset about how every single issue was handled or lack thereof - the house was $4000 and truly was absolute hell. We dealt with missed reservations, fixtures falling off walls and the smell of sewage on top of all of these other issues. Their website states they follow "CDC-approved procedures"--and what we experienced clearly would not meet CDC standards. We've been in constant contact with them asking for answers and we are still being ignored. After 2 days, my laundry basket was still in the office, dirty. I dropped off 1 load on Tuesday and was told it would be ready on Wednesday. I left 2 voicemails Wednesday and didn't hear back from anyone. Went back in person on Thursday, 12/14/23 and the inside office was locked. I called the different number that's listed on the inside office window and spoke to Brenda with Cozi Vacation Rentals. She was unable to resolve the issue immediately, and took my info to call me back once she knew what time someone could meet me there to unlock the office. I went to lunch and after an hour, hadn't heard back from anyone. I went back to see if the office was open and it was still locked, I asked one of the people doing laundry inside if anyone worked there, her response was, "No, but maybe they'll be here tomorrow." I turned around to leave and someone else flagged me down and was able to unlock the office. My laundry basket was there, clothes still dirty. We are RVing from out of town and I'm soaking my clothes in the kitchen sink as I type this. I've done drop-off service before in different cities and did not have this issue before. Spent 5 days at one of their properties in Fredericksburg (Weitz Road address) for a bachelorette. One of the guest rooms was infested with bugs, and yes I mean infested- girls from the party followed up to say they were still in their bags upon arriving home. We also dealt with an abnormally high number of spiders. I understand being in Texas, but this was pretty absurd. There was mold on the inside of glassware and bar ware in the cabinets. The home was aesthetically fine, but the effort taken to make it "appear" nice, definitely could've been redirected into the actual care and maintenance of the home. Getting a hold of a point of contact for the property was frustrating to say the least, it's definitely not locally owned. Also didn't receive check out instructions until almost midnight before our check out day (after I finally emailed them) so we were rush cleaning after a 5 day trip to ensure the property was appropriately cared for before departure. I travel for a living and wouldn't want to work with this company again for future rental purposes when there are definitely better and more intentional alternatives in this saturated market of rental property options. What an awful company! I booked a rental with Cozo through airbnb on 1/29 for the total solar eclipse on 4/8. After sending me a very nice can't-wait-to-host-you letter a day later, the sent me another message a month later telling me there was a pricing error and they could not honor the booking price. First of all, any reputable company eats their errors rather than putting it on the customers. Shame on them! Second, I was already paying about 3 times the normal rate because of the eclipse so it's not like they're experiencing any real hardship here, but I'm flying in from out of state and they canceled my reservation on me the night before the airbnb penalty for them went up 10% to 25%, what convenient timing. Double shame! This, when I went back onto airbnb's site to hopefully find some other last minute booking to salvage our trip, I noticed a ton of Cozi listings. Back in January there were only 2 or 3 available. Clearly they decided to screw over a lot of people just to capitalize on the expected crowds and the fact that there's going to be some wealthy people coming who won't mind the crazy prices. Their lawn company accidentally through a rock into the drivers side window of my car and shattered it. I called them when I realized what had happened, they were at my house within 20 minutes to help me clean up the glass if need be, immediately offered to pay for any damages, they were very polite and professional. I was able to get my window replaced the same day, no money out of my pocket and no hassle. When I found the window I felt quite defeated, by the end of the day all was fixed. We rented the Hilltop Hideaway Haus in Fredericksburg. It should be called Hilltop Runaway as fast as you can haus. We booked a 4 night stay, which was pricey but we wanted to splurge because it was the middle of summer and were looking forward to using the infinity pool. Well, we had nothing but issue after issue. Thursday on arrival, majority of the living room lights, fan and a plug were not working. We promptly notified management, they asked for pictures which were sent and stated that they would send someone out to check it. We left for dinner and when we arrived back to the house the lights, fan and plug were still not working. The next morning, management sent a message stating that someone would be by and asked for permission to access the house from 10-12 to change out the light bulbs, in which we agreed. After searching the house high and low, we finally found the breaker box behind a picture. A breaker was tripped so we reset it and things started working. I let management know. We left for a wine tour and when we arrived back to the house, we noticed that the pool was GREEN and so dirty (by the way, the owner of Cozi stated it was because of make-up, sunscreen and 100 degree weather. How many public pools have you been in that have a large amount of people with sunscreen and make up and that are green??? Note, we had gotten in the pool briefly the night before, so no sunscreen was worn, and nobody put their face in the water. The water was so cold, that after a few minutes, everyone sat around the hot tub with their feet in it--no prolonged pool use on the day of arrival. We also have time stamped picture from Thursday in which the pool looks green). Again, we promptly reached out to management, they asked for pictures which were sent, and stated that maintenance would be out first thing in the morning. At 9:15 am the next morning, nobody had arrived to service the pool. We had a full pool day planned and were anxious to have it cleaned so we could go on with our day and relax by the pool. The pool guy didn't show up until almost 11:00 am. He was servicing the pool and someone asked him how long it would be before we could get in, he stated an hour and a half after he was done. He also said he was going to leave the water hose running and would be back in a few hours to turn it off. Around 1:30 pm, we finally got in the pool. Most of the green was gone but the pool was still cloudy. At 2:30 pm, we started cooking lunch, soon after, we realized we had no water in the house. Management was again notified, and a video was sent, as well as a picture of the water pressure gauge at 0. I also let them know that the pool guy had left the water hose running for hours and told us he would be back. Management said they would follow up with the pool tech and property manager. At 4 pm, I still had not gotten a response from management. I reached back out to let them know we had dinner reservations and no way to shower and get ready. We also were not able to wash our hands or use the restroom. The tech arrived a little before 5 pm, he assessed the situation and told us that the water tank was not properly refilled prior to our stay. He also said the pool tech running the water hose for hours likely dried the tank completely up. He then stated that he was being removed from the scenario by management and there was nothing further he could do to help. After this, I had over 17 phone calls to Cozi to discuss the issue and escalate to management. They would answer the phone and hang up multiple times before anyone would answer. Also, when I was talking with one of their staff, I was deliberately hung up on. We were promised that an emergency water truck was called to refill our tank and would be there by 6 pm. Well, at this point it was to late and we missed our dinner reservations. The emergency water truck finally arrived at 6:30 pm. In order to try to get as quick as possible, half of our group had to go to a local RV park to shower. We finally made it to a dinner at 9 pm. I have been in contact with Cozi on a daily basis. I keep being told that they are meeting about the situation, that everyone is aware and they are working to rectify the avoidable issues from the weekend that were caused on their end. I have been told multiple times that the decision will be made by the end of the day and they would contact me. This has been ongoing for almost a week now, and there has been no resolution. Their website clearly states that they follow "CDC approved procedures"--no running water for a group of 11 people is unsanitary and dirty. They also state that they have "meticulous property inspections"--if this was the case, we wouldn't have had a blown breaker on arrival or a green, dirty pool. Other issues: toilet/towel racks falling off the wall, sulpher/sewage smell throughout the house, damaged roof w/ tarp (not disclosed) and the house was for sale (not disclosed). We had a rental booked at the Hermes House through Cozi Vacation Rentals in Fredericksburg for Thursday, June 1 though Sunday, June 4. Arrived at the property there was a huge For Sale sign was in the yard. Cozi rep said they weren't aware of this even though the house has been on the market for over 100 days. Cozi never disclosed that the house was up for sale in the house description or the rental agreement. Had we known that the house was on the market and being shown, we would have never leased this property. Felt uncomfortable staying at the house knowing others had access to the house. Per the our signed rental agreement, there is a provision that allows us to cancel and to receive a full refund so we cancelled our reservation but we're told we wouldn't get any refund. Cozi then offered us two "comparable" properties to choose from. We drove by both properties and found them to not being comparable at all with the main problems being due to security and privacy issues. Both properties were priced lower than we had paid for the Hermes properties. We turned both properties down and only after we pressed the issue did Cozi offer to refund us the difference between the cost of Hermes and the other houses if we chose one of them to stay at. The ice maker is broke, so no ice. The front door and side door porch lights don't work. The internet connection was too slow to load roku, Netflix or anything, so no TV. The hot tub is cloudy and smells of mold. Which having a hot tub I know that hot tubs should not have cloudy water or smell of mold. And both potties have poor pressure to flush. On June 14, 2022, I booked a stay in Fredericksburg for October 6-9th. The total was $784.89. On June 16th, I cancelled that reservation and received an email stating that I would get a full refund. It is now November 6th and I still have NOT received my refund. A month ago today, after calling and speaking to Andrea (manager), I received another email stating that I would receive my refund in 5-7 days. Again, it is November 6th and I still have NOT received my refund. If after another 5-7 days, I haven't received my refund, an attorney will get involved. Absurd! read more

Booked the Bluebonnet @ River's Edge Cottages in Fredericksburg and paid in full at the time of booking many weeks prior to arrival. Got a door code and wifi information sent to me the day of arrival. Got to my cabin and another couple was sitting inside eating a pizza. Cozi moved this couple in to our cabin because a pipe burst at the property they had rented. We were 4.5 hours from home and told we had to either take the very substandard available alternative house for the weekend or be issued a refund and no place to stay. Again, we were a 4.5 hour drive from home. Had to miss our dinner reservation that evening because we didnt have time to get ready after relocating. Was our first kid free getaway weekend in years and it became a nightmare. What we booked was scenic and remote with onsite wildlife, a private hot tub, and a king sized bed. What we had to relocate to was in a residential neighborhood with cats all over the front and back yards constantly fighting. The house had no hot tub, no scenic views, and the most uncomfortable queen beds, which I am not sure were actually not really double beds. Romantic weekend with the wife was completely ruined. Be very cautious when booking a cabin at River's Edge Cottages or any other property managed by these people. read more

Cozivr had to be prodded repeatedly in an effort to resolve a situation regarding a gift certificate where a property changed hands. Cozivr blamed the delays and unresponsiveness on the former owner, but when contacted the former owner said cozivr never contacted them and this was the first he heard of the question. New owner is not honoring. Cozivr also indicated they would offer other options for a resolution but didn't. read more
