    Two bedroom two bath home in Fredericksburg

    I have stayed at numerous Cozi Vacation rental properties and just returned from my 5th stay with one of their properties. I've always had excellent, and prompt customer service with them. Stayed two nights in Fredericksburg this time and I felt like it was an excellent value, in a well appointed house.

    How do you let a hot tub you are advertising turn into such a disaster? Our hot tub was full of metal, sand, canvas, and plastic. The cover was falling apart, and everything it was missing, was in the tub! How is this clean? Anyway, they said they would fix it, never did, then they said to compensate us they will do better next time.

    ****Renter Beware**** I booked a Cozi vacation rental home through Airbnb for a wedding weekend in Fredericksburg, TX and it was the worst experience I've ever had with a property management company. I rent 15-25 homes each year for business trips and getaways and have never had a reservation canceled three hours before checking in. I even had my welcome email/text from Cozi with the code to open the gate to access the property and the door code. They claim it was an issue with their system syncing with Airbnb and the property was already booked. What I find appalling is Cozi was trying to get me to stay an extra night before my check in date and an extra night after my check out date for a discount and they were calling and texting me these offers the day before my arrival and the morning of my check-in. You mean to tell me they didn't know about the other reservation when they are actively upselling everyone booking a property through them. What made matters worse is there was no attempt to make the situation right. I asked several times to speak with a manager or the owners Matt and Jenna and they said someone would call me back and nobody ever did. I had to call Cozi repeatedly in a panic to get help or assistance as I had folks traveling to the home address I booked and was delt with resistance and no empathy for the situation they caused. When I spoke to Airbnb they said this wasn't an issue on their side and they take canceling a reservation hours before check in seriously and may suspend the Cozi account. I had family's driving and flying in with that address on the invitation and now had to scramble to find another property to accommodate all of us which is hard to do in Fredericksburg, TX on a Friday night. What was laughable is I got a text from Cozi with other properties I could book through them for more money and all the recommendations were outside of Fredericksburg, TX and an hour drive or further. It was supposed to be a special weekend but was ruined because the house we had booked through Cozi Vacation Rentals was canceled hours before check-in with no help to make the situation right.

    I normally don't like to say anything negative when it comes to a small business - but we've been dealing with a situation and I have to share the horrible experience we had while using Cozi Vacation Rentals this past weekend for my bachelorette party. Thursday when we arrived, the lights and outlets weren't working and we were greeted with the smell of sewage. We asked Cozi to come out and check the lights, and were told someone would be out and no one ever showed up. We eventually found the breaker panel, the next day and were able to rectify that issue but again, if someone had come out to help us like we requested, we would've been able to enjoy the living room, charge phones etc but on Thursday we couldn't. Friday we noticed the pool was extremely green and needed to be serviced so we alerted Cozi immediately and were told that someone would come out FIRST thing on Saturday morning, which was perfect since we planned on using the pool all day Saturday. Saturday morning the pool company didn't show up until well after 10, which is not acceptable - he was there for a few hours and the ONLY interaction we had was asking him how much longer this process of servicing the pool would take and how long we needed to wait until we could get in and he told us he would come back to the house a few hours later to turn off the water hose that he left on in the pool. He left around 12:30 so we weren't able to get into the pool until after 1:30 which took a huge chunk of our day out and weren't able to use the pool, which is why we rented this house in the first place. a few hours went by and we decided to start preparing lunch and realized we couldn't use any faucet in the house - which makes preparing a meal for 11 incredibly hard and frustrating as i'm sure you can imagine. BUT this also meant no one could use the restroom, which was an even bigger issue. We alerted Cozi immediately of the situation and then proceeded to have to contact them repeatedly and spent hours without water. We were hung up on, and told every time we communicated with them that it would be fixed. We were without water for hours, so no restroom, no drinking water, no showers for HOURS all while it was 100°+ with no solution and were also told there wasn't a house we could move to either. They finally told us there would be a water truck at 6 to fill up the tank and at 6, no one was there. Someone finally showed up at 6:30 to fill the tank, and in the meantime we had to send girls to an RV park to shower and use the restroom- which is absolutely ridiculous. The pool company blamed us and said we asked them to drain the pool which we didn't and they didn't either. The pool wasn't clean when we arrived and the tank wasn't full either - none of these are our fault but we are being told both the tank was full and pool was serviced prior to our arrival. We've asked them for a receipt for the pool being cleaned prior to our arrival as well as when the tank was filled and they won't show them. The communication from Cozi has been less than satisfactory, ESPECIALLY from Matt, the CEO who deleted our comments from instagram and Facebook after trying to get ahold of them and still being ignored. We are completely disappointed and upset about how every single issue was handled or lack thereof - the house was $4000 and truly was absolute hell. We dealt with missed reservations, fixtures falling off walls and the smell of sewage on top of all of these other issues. Their website states they follow "CDC-approved procedures"--and what we experienced clearly would not meet CDC standards. We've been in constant contact with them asking for answers and we are still being ignored. I don't want anyone I know to ever experience this, so please stay far away from Cozi Vacation Rentals, they don't care about you, just your money.

    My small load of drop-off laundry that was still dirty after 2 days.

    Cozi Vacation Rentals is the contact phone number for Fredericksburg Laundry drop-off service. My personal drop-off load was not ready even a day after they said it would be. After 2 days, my laundry basket was still in the office, dirty. I dropped off 1 load on Tuesday and was told it would be ready on Wednesday. I left 2 voicemails Wednesday and didn't hear back from anyone. Went back in person on Thursday, 12/14/23 and the inside office was locked. I called the different number that's listed on the inside office window and spoke to Brenda with Cozi Vacation Rentals. She was unable to resolve the issue immediately, and took my info to call me back once she knew what time someone could meet me there to unlock the office. I went to lunch and after an hour, hadn't heard back from anyone. I went back to see if the office was open and it was still locked, I asked one of the people doing laundry inside if anyone worked there, her response was, "No, but maybe they'll be here tomorrow." I turned around to leave and someone else flagged me down and was able to unlock the office. My laundry basket was there, clothes still dirty. We are RVing from out of town and I'm soaking my clothes in the kitchen sink as I type this. I've done drop-off service before in different cities and did not have this issue before. To say I'm frustrated is an understatement.
