Unfortunately yelp review doesn't have enough character limits for me to even scratch the surface to list all the issues I've had with this place. So I wrote it all in note pad, took screen shots and numbered them first (1) to last (17). They're attached for your viewing pleasure.

Illegal dumping, but my HOA can't seem to fix this problem. But the dumpster is empty!

I posted a review months ago but don't see it posted. Muriel I hail from the same property you to, and yes from my personal property management experience they are the absolute worst, and the least professional and knowledgeable I've ever seen. They don't get back to you, they write up violations that aren't violations, I spend many hours explaining ordinances and county code to them? Do they understand this is part of their job? If you don't know the answer go get it!!!! But if I see another violation for a grill, or a pot, that turns into a reminder I'm going to scream. Audrey Wells Paine is the worst manager I've ever come across, she has no clue what's she's doing. She doesn't walk the property, the trash is a mess around here, which is a criminal offense by the way! This one is a first, I have water in my condo, yes I own it, but I don't own the foundation!!! If I touch it I'm sure I'll get written up, but when water doesn't deflect away from the building that's on them, not me!!!! Get this, she brings in a contractor, that says hey, we need to pull back the carpet, or tear down the wall, she does neither, but gives me the bill! Well first I didn't call him, she did, secondly, you didn't follow his recommendation, and why am I paying for an estimate when they are free on they website? WOW, great negotiating, pay for something when you can get it for free, maybe that's why our HOA dues go up! Gotta love it! NO the water situation isn't resolved but hey I'm sure it will take a year to fix, as they can't it right.

I've only been a resident at Andrew Ridge Apartments since 51/2021. From the time I moved in it's been issue after issue from mold, rodent and flooding. Day 5 and water is still coming into my apartment along with an horrible smell. I've tried reaching out to the property manager and the general manager with no luck. I've tried emailing the general manager Michael and according to gmail he's rejecting the emails. My advice is to stay away and find somewhere else to live. My next step is contact the news channel. I would love to do no stars at this point

I live in the Park at Pentagon Row, the management by GatesHudson is very irresponsive and not efficient.

We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

Do not make the same mistake I did. Dynamic offered a full job quote and then did not perform the…read morework in a remotely acceptable manner. They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.
