I just wanted to express my pleasure with living at Geary Estates the 13 months. This by far the most accommodating public housing that I have ever lived at. The complex is well maintained and has great amenities such as on sight storage and a nice pool. The cost of living is very reasonable (because the units aren't high end carpet, stove, etc.) and they offer a flexible array of living options. The convenience of its location sets it apart from other dwellings in the area (especially if you live on or around Fort Riley). But the biggest asset the complex has and the best part about living here is the fantastic staff that runs and maintains this property. They are the most accommodating and proactive group of people I have ever encountered at an apartment complex. None of the staff have ever been anything but polite and as helpful as they could when a problem or situation arises. They take care of maintenance and personal issues with haste, and most of all they are always welcoming with a sincere smile on their face. This kind of concern for residents is far and few between with housing of this size. The amazing employees at Geary Estates are the reason I have and will continue to renew my lease as long as I reside in this area of Kansas. Five Stars for Geary Estates. Update your signs to be correct maybe?? They had a sign up during the 4th of July that said it was closed today (3rd) and the fourth of July. I checked the hours for Saturday and they were supposed to be open but they weren't. If you are going to put a sign up about the hours changing, why do it half ass?? I moved to these apartments because they have a nice looking pool but it is rarely open due to maintenence, but they don't put a sign up or let anyone know!! read more

the laundry units (in at least three buildings) have been broken for well over seven months. They are away and month 3 they had even put a broken paper sign on the washer. But they have still yet to fix it. read more

This place is awful! Where do I start: You'd be better off living in a trailer park! The management is rude and lazy. The apartments are crappy, you can hear your neighbors takiing a dump. The apartments are thrown together haphazardly: the window in my bedroom doesnt fit together properly so the cold air comes in and the heat escapes in the winter. The sink in the bathroom's seal isn't tight along the edge so when you push down on it this brown stinky water comes out of it. The faucet water comes out smelling like an old wet rag. The neighbors are inconsiderate, Onand on, this place sucks, especially for how much the rent is. They keep flagging my review so that yelp removes it. read more

So I moved in here November of 2019. The staff over at Geary Estates are absolutely wonderful. Very knowledgeable, very kind and helpful. My apartment was very clean upon moving in, and never had an issue with anything outside of the occasional bug (comes with the area, but they have regular Pest control come through the apartments). Very compatible with military and will work with you if you have to deploy and need to break your lease. read more

I lived at Geary Estates for a little over a year. The apartments are nice. The office staff are very friendly and accommodating. Maintenance comes within a reasonable time of being called. I liked that it wasn't in the middle of town, but it has pretty easy access to shopping and dining. I never felt unsafe. I didn't really have many complaints while living there. read more

DO NOT MOVE HERE!!!!! It's a very nasty place. The hallways always smell like cigarette smoke, mold, and animals. The apartments them selves always have a musty smell to them even thought my husband and I were very clean people and were always cleaning. There were always bugs(I think the were cockroaches but I'm not sure) crawling across our kitchen and when we moved out yesterday we ended up dining bugs in the freezer in the very back and had to throw everything out. Like I said, we were very clean and tidy people so there should have been no reason for bugs to be out and about. You can also here everyone in your unit. So yay to that. I wouldn't never even have my worst enemy live here. read more

Geary estates is a great place to live unfortunately the property manager (Marsha) is incompetent. When I first moved in she messed up she charged me twice for a storage unit that I had no idea of. I ended up getting an eviction notice over a 25 dollar storage that she messed up, that was a year ago. Recently I was loading a motor cycle on a truck she came out screaming that we were destroying the grass (the grass is ok). She was extremely rude and started threatening everyone with fines. I've loved living at Geary estates but one person that lacks people skills ruins it for allot of people. read more

0 out of 5 Stars! !ALERT! COCKROACH INFESTATION! ALERT! Do not move here! You WILL regret moving here! This place should be shut down! Please take your time and research other living arrangements, this place is not worth your time. !!SEEK OTHER OPTIONS!! The biggest issue with these people is their money hungriness. When you move out you will be charged for a handful of bogus things. The following is a list of things you are guaranteed to be charged for upon moving out. 1.) Carpet Removal ($700) 2.) Cleaning ($23) 3.) Trash Removal ($40) 4.) Spot Painting ($100) These things you are guaranteed to be charged for so if you already live here and plan on moving out be sure to take pictures of your cleaning and painting efforts when you are done and be ready to seek legal assistance. There are other bogus charges that you may be expected to pay as well such as 90$ per blind and 90$ per stove drip pan (you can buy both of these items at Walmart for literally 6 times less). Also the Sherwin Williams in Junction City carries their paint color, but as I said before they are going to charge you for painting regardless of how much you paint. If you plan on moving in because you feel you have no other choice (you definitely do have other choices and I beg you to take your time and do more research) be sure to save up about 845$ for the bogus move out charges. Also they are shilling their reviews on google and here so beware of the 5 star reviews as they are fake and posted by people who work for geary estates. When I lived there it was nearly impossible to get the maintenance crew to come and fix anything in a timely manner. My wife and I found that in order to get anything fixed we had to remind the main office on a daily basis. It only took us a couple of months to decide that we were not going to renew the lease because of this (plus the constant battle with cockroaches) We had very little issues with the other residents, other than the occasional speeder tearing through the parking lot. As for our lease termination and move out, it was quite an issue. We followed the lease and gave the 30 day notice of non renewal. We had put our name in for on post housing 3 months before and had our new house at the time of the non renewal paperwork. That gave us 30 days to move out and in to the new house so we took our time. I am a very organized person and do things very methodically which is why things got frustrating toward the end. I was purposely putting all my cleaning supplies aside during the move so we had them readily available when we were ready to clean. On the third to last day I bought plaster and filled in the nail holes from the pictures we hung. On the second to last day everything was out, the patch work sanded down. I bought 2 gallons of paint and painted all the walls, to include inside the closets. Preparations were made to clean the kitchen and bathroom the following day (the last day) and vacuum one last time followed by a quick carpet cleaning (they clean the carpets upon moving out as part of the lease agreement and take it out of your deposit automatically so I did not go into too much detail with this). When we showed up in the morning the next day my vacuum and carpet cleaner were not in the same place I had put them the day prior and all my cleaning supplies and mop were GONE and the doors were all locked (they have deadbolt locks so you have to have a key for this to be possible). I informed the main office who did not seem to believe us and unfortunately I did not have proof of their existence so I did not press the issue very hard. We purchased more supplies and got the place spotless. 3 weeks later we received a bill in the mail for 845$ - deposit = 645$. The list included all the things I mentioned above (carpet removal, cleaning, pretty much everything I had done). I have leased from a dozen or so other places and this place BY FAR WAS THE WORST. Hands down the worst place. I would not recommend this place to ANYONE for ANY amount of money. read more

My husband & I lived here for 4 months before PCSing. We left the apartment in immaculate condition & even replaced the stove top pans as they were previously left in bad condition. The lease states they are to be replaced upon move out. These people have recently sent me a letter in the mail stating I owe them over 2k, and this is now 4 years later. Nothing showed up on my credit report, never heard a word after receiving our deposit back not long after we moved out. Did I mention I'm a homeowner now? The best part is they sent the letter using my maiden name even though I've been married for 7 years... I've called them & left respectful voicemails, but have yet to hear back. These people are crooks. If you're military please find other housing than this place. Very very incompetent people run this place. read more

Very filthy moldy dog shit every where upstairs neighbor lets her dog urinate on the balcony and the urine just ruined my patio furniture baby stroller it smells very bad management doesn't do anything as far as complaints dog feces in laundry machines on the stairs no body cleans them They don't care about residents. read more

This is a good place to live been here almost 4 months... very pleasant area my kids love the park n the ground keepers have been pleasant to talk to n have a good laugh when we had trouble locating the mailbox. When we have maintenence issues doesn't take long to get it resolved. read more

This is an update to the review I wrote in 2013. I've now lived at Geary Estates almost four years. In that time I've seen the leasing office change management multiple times. I've seen the quality of care on the grounds and the buildings decrease and suffer. The walls and the carpets in the common areas of each apartment building (mine at least) have become chipped, pocked, shredded, and dirty. At one point the ceiling on the second floor was repaired and repainted and the paint splattered all over the carpet. Bug carcasses litter the stairwells and entryways. This past winter/spring I contacted management because the gutter had been ripped from the roof by the high winds and it took two requests for it to be repaired before the broken and perilous gutter was removed. But I've now made four requests over months for the gutter to be replaced, as the rain falls straight off the roof and puddles at the base of the building (breeding mosquitoes & causing a fall hazard) yet my requests keep getting marked as completed when the gutter has not been replaced. And the final straw is the note I found on my door today stating the Blue Star flag I have up in the window of my spare room, in honor of my son who is now deployed, needs to be taken down or I'll face a fine. Sadly, this is probably the best apartment complex near Fort Riley... but it still leaves a lot to be desired. read more

If I could give this place no stars I would. Let me start by saying that living here I didn't really have many problems. Sure the parking is absolute hell and the walls are thin, but it wasn't the worst place to live. What makes this the worst apartment complex is the ordeal I'm going through having moved out. My husband was medically discharged with very little notice of when his final day was. That being said they charged us for the next months rent. Ok fine, but then having paid that and moved out I thought it was over. Until we get a collection agency letter telling us we owe this apartment money. They sent us to a collection agency without ever notifying us that we owed them anything after we moved out. They say they are military friendly but I swear the way we have been treated tells me otherwise. Save yourself the trouble and don't rent here. read more

The staff here is amazing! Always smiling and willing to help no matter what the situation is. The apartments are fairly priced, tons of storage inside and love having the pool on site! Their referral program is great too both parties get some money off of their rent. I would suggest this apartment complex to anyone that was looking. Military friendly too. read more

do yourself a favor and pay a little extra to find a nicer apartment complex. there is probably one nice person that works in the office, the other staff members are rude and really don't care about the safety or happiness of their residents. perhaps they are so busy with all the complaints that come flowing in to them, which means that the people that are getting rich off of this property really could care less as long as they reap the benefits. they also don't care about the facilities, the washer and dryer have been broken for about 3 months now. my bedroom window doesn't even line up to lock and there is no insulation. the residents are not held accountable for the dog poop that covers the grounds. most of the tenants here are pigs and are terrible neighbors. I wish I had listened to the reviews, but I was too in a hurry to find a place to live because we are on the waiting list for housing on post. read more

BY FAR the worst complex I have ever lived in. Only giving them one star because I have to in order to complete the review. My son has a medical condition so we needed to move to be closer to the hospital for emergencies. The office staff didn't follow through with anything they said they would do and were always rude to myself but as sweet as pie to my husband. We terminated our lease early for the reason I stated above, the property manager didn't listen to a thing we had to say about anything and was VERY rude and VERY unprofessional. I had some questions about the process and why we had to wait 4 days to get a yes or no answer whether they would work with us on termination fees(just to see if we could to a payment plan for the fees) so I went to the office and asked for the number to corporate(where she claimed she was getting the answers) so I could just call and get an answer and the manager was on lunch so i left my number and asked her to call me which she never did. So I went back down there to ask and finally saw her and she was very rude and very demeaning to me when all I said was "can i have the number to corporate to get a couple questions answered" she then let me know she had never even spoken to corporate like she told my husband so I left (after she wouldn't give me the information I have a right to know) and called my husband and gave him an update. He then came down there with some one from his chain of command and they calmly asked for the same thing I did and this woman went ballistic and didn't give them the number either. We were told to just get the hell out of there asap. So fast forward about a week or so and the PROPERTY MANAGER decided she was going to play the "we cant talk to you" game and everything had to be in writing. They wouldn't tell us how, when by, and where to pay our termination fees. We finally got that figured out and got it taken care of so we cleaned the apartment and handed over the key. We then had to wait another 2 weeks for a walk through that the property manager never did after saying she was which we found out only because we wanted to end this nightmare with this place so the walk through FINALLY got done 3 weeks after our move out and we requested to be notified with any possible damages when it was done which we were never notified. They turned us over to collections with literally not even ONE notification of any damages. By far THE WORST apartment complex. I wouldn't wish this place on my worst enemy. The staff is rude and VERY unhelpful. STAY AWAY from this place like the plague!!!!! read more

please save you some time and money dont move here the management is shitty so rude worst customer experience ever they dont respect deployments and their fees are ridiculous even their corporate in michigan is shitty please especially if your millitary dont move here they do random inspections in your apartment just to see if there is anything they can charge you with as well the parking is all messed up by time you get of work and there is no parking spots except for down the street no where near your apartment as well it took them weeks before they came and changed my air filter. at first i thought it was a good place because im not from there even after reading the bad reviews pls people dont move here every week its a different lady working in the office and the manager sue doesnt know what she is doing and is just so rude and forgetful save your time and money!! read more
