My family owns various rentals so we are well aware of the condition of clean that things ought to be. We received less than a quarter of our security deposit in return. My neighbor installed two in their front yard and they go off constantly. It is a piercing intolerable noise unlike any other. Cpm's employee made a visit and could not hear the frequency (as 95% don't) so they ruled the devices can stay. I can no longer take the trash out or water my own yard without being assaulted by the sound. My lease says this is against terms, they do not care.

I know that people read the reviews and I don't want to stop this company from being profitable. I do feel that other OWNERS need to know who you are going to be working with. I first reached out to Terri after a family member recommended her. I reached out and from the first response, I felt like Terri did not want to work with me. After a few days I received a call from my tenants saying that they almost called the cops on her because she scared them so much. She also told them that she thought homeless have been living in the house. Keep in mind that we had just been there the day before and were working on removing the last of the items that were in the garage and the bbq on the side of the house. When I asked Terri about what happened, she responded saying that she would ask her assistant ( I guess she hadn't gone out to the property?)There was no response after that. A couple of days later she sent another email stating that there was "There is mold, rodent droppings, window sills are filthy and the rest of the unit needs cleaning" she mentioned that they would not rent the unit. Although I was confused as to what she was talking about, I accepted that not everyone is going to agree and we picked up the key and deposit and left the situation alone. I did not want to tell our family member that it did not work out due to damaging their relationship as the family member is a tenant of Choice One. Fast forward to a few days later when Terri took it upon herself to email our family member and state that our standard of clean meets that of a slum lord. I was surprised that she felt that was a professional response to the situation. Long story short after we had the property inspected we have been given a report that there was no mold or rat droppings found on the property. In dealing with Terri these last couple of weeks I have found her extremely unprofessional and rude. If she didn't want to work with us, I respect that. Sometimes it just isn't a good fit. I feel that she went out of her way her email our family member. It was unnecessary and shows a lot about her character. They became extremely irate and unprofessional, and decided to deduct the entire contracts worth of property management fees from my deposit --Six months of fees for 10 days of work! After their initial angry email response, they stopped all communication with me and finally sent me my deposit back with their "fees" deducted. Clearly they are very high quality, as the owner feels that a week's worth of work is worth the same as six months. stay far away. and if you do sign up with them, pay careful attention to their contract. Have your attorney look it over. They deliberately word things in such a way that you will be trapped in an entire lease with them, even if you change your mind the next day.

I am so grateful that I did. In 2022, when the property I was renting sold, it was taken over by CPM/PP and I had issues from the very beginning of them taking over.
