We would not hire or recommend RESSA. We completely knocked down our old home to build a modern two-story house. We hired RESSA because they quoted us at the lowest price, but in the long run we ended up paying for it with more money, time and stress. We have held off posting about RessaBuilt but no other family should have to go through our experience! TIMELINE: The project took over a year longer than initially projected by RESSA. Keep in mind they had to return afterwards to fix multiple problems that were never resolved, including multiple ROOF LEAKS. (I recently had to call a roofer to come fix yet ANOTHER roof leak (on 10/25/2022). PERMITS We had to personally deal with WSSC to get the proper permits bc RESSA was unable to resolve the issues themselves. We had to personally deal with the county to make sure inspections were promptly scheduled. After months of not being able to secure certain required permits from the county, we took it upon ourselves to personally go to the permitting office, get the answers needed, complete the paperwork required, and secure the permits for RESSA. It was extremely frustrating, time consuming and something we as the client should not have had to do. Even permitting office employees were surprised at our level of involvement and openly expressed their skepticism as to whether the RESSA team had ever done this before. LACK OF MANAGEMENT They have a project management system but were unable to keep track of all project changes, which caused a lot of confusion, delays and unexpected expenses. RESSA was unable to keep track of tasks, timeline or the budget. We always had to go digging for emails and text messages because they were not keeping track of items properly. Many items they marked as completed were not in fact completed upon inspection. During the last month we had to physically be onsite to ensure subcontractors were showing up and tasks were being completed on time, because we had lost complete trust in RESSA's ability to manage the project. The Project Manager was unqualified. During our weekly walk throughs, he'd take notes on a piece of cardboard. LACK OF EXPERIENCE WITH MODERN ARCHITECTURE It was quickly apparent that their crew had no experience building modern homes, which resulted in tasks having to be redone numerous times and some were never able to be done at a high quality level. We have also openly questioned whether the RESSA team had ever done ground up construction before. MANY BUDGET ISSUES Near the end of the project, we were blindsided by a list of items totaling around $50,000.00 that RESSA claimed we owed. This occurred after we had to personally come out of pocket almost $20,000.00 for additional plumbing that was not budgeted for because RESSA had not warned us that the number of bathrooms in the new house would require excavating out to the street for expanded plumbing tubes, per county requirements. We also had to personally come out of pocket over $20,000.00 for a sprinkler system in the state of Maryland. Today (March 15, 2023), yet again, we have two (2) more ceiling leaks! It's never ending.

Don't let them fool you about BuilderTrend-- it's a project management software and is only useful insofar as the project manager is competent and organized. Our project manager was both overloaded and undertrained, and Joe was onsite only twice during the whole project. The subcontractors range in quality, but you can be sure that Ressa is going with the cheapest option every time. This is especially galling because of the enormous overhead I know that Ressa is pulling (I know this because several bills were erroneously sent to me). We've been in our renovated home for over a year now, and I find new ways to be disappointed by Ressa every day. Every surface that isn't square, poorly painted wall, or cheap and poorly installed equipment makes me sad and will continue to do so until and unless I hire a professional to repair. In retrospect, I should have taken the lack of good reviews as a sign. Don't make the same error-- make sure to do your homework and hire a general contractor with solid reviews. This company should not be in business.

In our experience, Marks-Woods Construction LLC are dangerous and dishonest contractors…read more I won't bury the lede: Marks-Woods lit our house on fire and abandoned it to burn, cut a live 240 volt wire and left it exposed in our yard where children play, mis-wired an outlet so that it threw sparks and molten copper onto our attic insulation, and allowed a gas leak to persist in our occupied house for at least a month. They exceeded their three-month contracted timeline by five months and left the project incomplete. If those facts are not enough to convince you of their unsuitability to earn your business, please continue reading. The red flags came early and often: Marks-Woods demanded a HUGE down payment to begin work, which began later than promised and faced delays from the outset. As other reviewers have noted, workers would show up infrequently (initially less than 60% of the time) and do very little work (for example, we caught them napping in our garage, watching videos, and playing with paper airplanes). Marks-Woods' work failed and continues to fail Fairfax County inspections (our deck for example, was built at great expense and not even remotely to code) and of hit-or-miss quality (we could not confirm some of their subcontractors' licenses either). They wasted time and resources via sloppy workmanship (e.g., leaky roof, broken tiles, unlevel floors), failing to follow building plans correctly, and misordering supplies etc. etc. Marks-Woods' communication was erratic and inaccurate regarding scheduling, work to be done, work completed, and invoicing. You can verify in other reviews (note the lack of historical ones on Google: Marks-Woods' business profile suspiciously disappeared for a while) and public court records that they allegedly pull financial shenanigans such as failing to pay their creditors and subcontractors. For our project, they unilaterally (and likely illegally) demanded changes in our payment terms in violation of the contract and created false invoices requesting payment multiple times for the same line items while sprinkling payments among various unrelated line items to help their "cash flow". I could continue our litany of documented complaints ad nauseum and appreciate your reading this far. My only goal is to spare other homeowners from the financial and emotional trauma our family suffered at the hands of Marks-Woods; avoid them: they do not deserve your or anyone else's business.

James did an excellent job not only working with us to understand what we wanted, especially with an ask related to an ADA compliant ramp in a tight space, but also communicating promptly and thoroughly, asking for clarification and stopping by for in person meetings when I wasn't quite able to cover what I wanted with words and pictures. He also offered great design suggestions and helped us figure out how to get the most value for our dollar. Towards the end of the project James coordinated with the siding company we were working with to ensure there was a seamless connection between the new screened porch and the new siding, including working with the other company to resolve a communication breakdown resulting in a design issue. Starting the project was a bit shaky, some communication difficulties with our project manager, Sondra, and the site manager (which changed midway through our project). But the real issues arose with the final execution of the project. Our refrigerator & the panels were improperly installed as confirmed by GE, so every time we close or open the freezer drawer it damages the surrounding cabinets. The drawer handle itself has fallen off numerous times as well. Our brand-new dishwasher that they installed broke down and may be due to contractor install issues, Bosch is still assessing the issue. Our garage was used as a staging spot as well as a woodworking studio, but there was no attempt to ensure our gym equipment which is housed in the garage was protected, which led to damage of our expensive belongings. The wood floors that were installed have damage including large dents, gaps and wood splintering. The painted walls have cracks and bubbles, despite drawing attention to these issues early on. We now have to bring in our own contractors to fix the many issues that Four Brothers left us with. My husband and I both attempted to contact Kent and Sondra who had been our main contact people at Four Brothers with no response. We are extremely frustrated and disappointed with a very costly project that left us with unnecessary headaches and messes to clean up. We made sure our home was a welcoming place, leading with kindess for all the people coming in and out each day, with snacks, cold water & access to indoor bathrooms. We feel sad that they have not been kinder to us in return.
