Golden Properties allowed an AirBnb to be run out of our building, and despite multiple complaints from us and other residents, have allowed it to continue running. Drunken, belligerent AirBnb guests have threatened us (we have video evidence) and have blocked our garage access, which prevented us from leaving. Running an AirBnb is clearly not allowed according to the leases we and other tenants signed with Golden Properties, but they don't care to enforce it. This led to us, and other tenants to all move out of the building within a 3 month span of each other. Golden Properties also threw away my property on our move out date, well before I had gotten to the apartment to turn in my keys.This was even despite me telling the property manager directly to his face the previous day that I would come back the next day to remove my final items and then turn in my keys. They threw away approximately $600 of property before 12PM and have refused to compensate me despite my multiple attempts to reach them. I get it, mistakes happen. But they refuse to make their mistakes right. read more

Do not trust things this company promise during the visit. If it's not there, it will never ever happen. We've been fighting over backyard and reinforcing fences over 3 years, which it was promised during the initial visit. They only do the minimum touch ups right before the unit showing but never fix the problem. Our backyard was covered in cigarette butts over a year and they finally cleared right before the new unit showed. They don't check the background very seriously, so we ended up living with drug dealers and their entire party friends over a year. Even after reporting numbers of illegal activities and numbers of police reports, this company did offer the lease extension. So be prepared for your quality neighbors. Also they don't really enforce dog policy nor smoking policy. Our dear neighbor ended up having 3 dogs for 1 bedroom unit, while reported pitbull as lab mix, smoking freely in house day and night. They use only 2 main maintenance staff for hundreds of units they manage, one decent guy who is too busy for you and one crappy grandpa doing his job in the most terrible and inefficient ways - nothing gets fixed at once. Lastly, they increase rent 10% at their convenience where there's no rent control. So be alerted if you are planning to stay over a year. This company is there to just take your money at maximum level, do not expect them to be there for you or any improvement ever. They never answer your phone nor return to your voicemail once you sign the lease. Good luck! read more

The units are overpriced, and they will proceed to try to make you pay for all repairs and maintenance. Impossible to work with. Would avoid at all costs. They also tried to lease extra cars from other people into our garage, which would have made it impossible to get in and out of spots. We had to fight with them endlessly over this. They are clearly motivated solely by profit and are very willing to anger tenants and just try to get new ones when they move out from the frustrations. If I were to tell a friend looking for any rental properties the first thing I would say to him would be, "Avoid any properties run by Golden Properties, formally known as Realty West". Its a bummer because San Francisco is such a "landlord's market" that the property manager/ landlord can pretty much be as rude, intrusive, and neglectful of the property as he (or she) likes and Jim, our prop manager- represented by Golden Properties is the poster child. We had an apartment in Noe Valley that was under his supervision for two years. He and his company were as neglectful as can be. One of the best examples was when we had a storage unit (which was part of the monthly rent fee) that started to flood during the rains. I called him to let him know of the flooding and described to him that many of our things were ruined. He confirmed that the storage unit floods... so... why didn't he tell us when we moved in since he knew already... He did not acknowledge his lack of communication, but responded with, "Just don't put things on the bottom". There was no offer of recompense for our ruined belongings, there was no acceptable solution to the flooding, no discount for the unit we paid for entirely but could not when it rained. Not even an apology. Another example is our move-out experience. We moved out at the end of March, but paid our rent to the end of April. Even though we moved out we wanted to keep the apartment in case we wanted to take care of any last minute things. Since the apartment is empty, he stepped over us and leased the apartment to other people completely ignoring the fact that we paid until April and have not agreed to allow our apartment to be rented. We have tried to reason with him but he allows no room for discussion. He would make rules for some tenants and not the others such as how to dispose of cardboard boxes, whether or not we could keep belongings outside of the storage unit by our cars or not, where we could park in the garage, and what changes we can make to the apartment. One time, he wrote me a private email reprimanding my disposal of some boxes, but I never threw away boxes because I was out of town. When I told him that, he (without apology) said that he was just speaking for one of the residents. I suggested to him that he (a) do some research before making unfounded accusations (b) it might be more constructive to send a mass email to all tenants in case he was wrong, or at least potentially fix other tenants behavior. The other times I brought these inconsistencies to his attention he was unresponsive. Instead of trying to fight this battle, just go to another property that is run by people who are fair and respectful. When interacting with Jim in person its like time stands still in the most awkward, horribly frustrating way-- especially when it really matters like closing out apartments, refunds, pro-rates, safety, and being objective Then you realize he and his company are evil. He also never checked on the property, because if he did he would have noticed: 1. decaying wood planks 2 racoon and skunk infestation 3. unstable/ unhinged stairs 4. water leaks 5. Trash buildup of leaves, junk mail, dust etc in the common areas And... In the two years we lived there, the exterior of the four apartment complex was washed once, which included the windows. 2 years!!?!? So, in summary: Based on our experience, don't live in a property that is run by Golden Properties/ Realty West (check out their ratings-- very sneaky name change). Jim our property manager, employed by Golden Properties, was/ is incredibly difficult and its not worth the time, hassle or money. read more

I've been a tenant of Michael and Jim's for precisely two years with no problems. Jim is pretty hands-off, Michael was my usual point of contact and was very responsive. He replaced our stolen trash cans before we even raised the issue with him. The few problems that arose with the apartment were promptly fixed. They both made sure to check in with us before moving or trashing anything in the common areas that seemed unclaimed. Finally, a lot of flexibility was afforded to us when we were scrambling to find a subtenant to keep the unit. All in all, I'd be happy if all my landlords were like Jim and Michael. read more

I especially appreciate his thoroughness, his communication (responsive via text, super quick fix in one day as he as able to rely on texts and pictures of the work to be done so he could bring the necessary parts/tools). I also was glad for his attention to detail, his responsiveness and coordination with the property manager (he stuck around the building as I wasn't there to let him in, but came back when he learned a neighbor came to help me out. My roommates and I recently moved into an apartment managed by golden properties. Michael was incredibly helpful and really pleasant to work with! Viewing the apartment before signing the lease was really easy and once we had a viewing confirmed he took the ad down to ensure we wouldnt have to fight to sign the lease! He was really easy to work with and helped arrange a good time that worked with our hectic schedules. After moving in, he walked through with us and helped point out any broken or undesirable parts of the house, then immediately had a handy man patch than up! Post move in there's a portal where we can easily pay rent and put in service requests for any other damages or wear/tear that pops up! The new management with Jim and Mike have been nothing but great in our household's whole transition into the new place. We were on a short timeline and they were able to get us situated in as smoothly as can be with attention to the deadline. They've also been very responsive after the move-in to any of our inquiries about the house. We only had one minor miscommunication about one of the policies but that was resolved almost instantly with ease. The worst. Lived in one of their apartments for a year. The landlord was very unfriendly and whenever something happened that was their obligation to fix, he acted as if we were a burden he shouldn't have to deal with. That would have been okay to deal with, because the issues usually were resolved, until our front door handle broke and whoever was sent to fix it stole my laptop out of my bedroom. Only one housemate was home when he first arrived. He then told my friend that he had to leave to get parts or something, and would be back within two hours. Everyone else was at work, and my housemate waited for 2.5 hours until he couldn't wait any longer to go get his laundry down the block. He came back 20 minutes later, and the repair man had came and went. He let himself in, fixed the door, and left. When I got home from work a few hours later I realized my laptop was gone. I contacted my landlord to try and get information on the repair man, so police could investigate, but the landlord immediately became defensive and tried to assure me there was no way he took it. I agree he's innocent until proven guilty, but he was the only one that came and went with no one home, and my room is closest to the front door. The landlord wouldn't give me information, stopped returning my calls, and refused to return calls to the police as well. A little cooperation would have gone a long way for me, as I lost a lot with my Macbook Pro. I expect more from a property management company, and you should too. read more

It's really strange to hear one of their manager singled out by name whom I have nothing but respect for. One of our roommates had an "incident" with law enforcement that forced him to leave, it that was a very stressful time and Jim was nothing but understanding. I've directly messaged him about repairs and, this is not an exaggeration, he has responded the same day and then sent someone out the *NEXT* business day -- FOUR TIMES. Sure, he's definitely laid down the law on me sometimes. He was unhappy that I was smoking in the backyard -- he didn't threaten me with eviction but he was definitely firm about no more smoking (which is actually a SF proposition, rather than his personal desire) I'm very happy with with the agency and hope that these reviews are just the result of survivorship bias. read more

I lived in one of the Golden Properties locations for two years. For much of the time, maintenance requests were ignored- I had broken, jagged tiles in the bathroom, a leak in a closet, and broken closet doors. Nothing was done to fix any of these problems. For months, there was garbage piling up next to the trash cans in the basement from overflow- the response from management was to generate less trash (rather than get more cans). The property manager was also creepy- my wife was uncomfortable being around him alone. I don't think I've ever had a worse landlord. I'd recommend some compassion training and an effort to being proactive rather than reactive (or non-responsive). read more

I have had a complete opposite experience with this company as the rest of the reviewers. My roommate and I went to a showing of our now current apartment and the agent was extremely informative and attentive. He answered all of our questions and even put the place on hold for us because he knew how much we wanted it. We had signed our last within the next two days. They built a beautiful wall, splitting the living room so that we could have an extra bedroom. They brought in new armoires for the bedrooms to replace the old ones. While the pre-move in clean was not as efficient as we had hoped for, once we informed them of this, they immediately sent a cleaning crew over to make our apartment look brand new. When we had an issue with one of our rent checks one month, they were not only understanding but held off on cashing the check until everything was all clear and they did not charge us a late fee. My roommates and I are very happy with our living situation and have had no problem at all with this company. read more
