    The Abbey apartments in Sun Prairie DONT RENT HERE. Phyllis - the property manager is horrible to deal with. Also, they apparently let people use the basement as their personal art studio since people spray paint tables and don't care if they get it on anyones vehicles.

    I lived in Ambassador West for one year and would NEVER recommend Goldleaf to anyone. To start, when we moved in our keys that we were given did not work, so they had to change the locks a few days later then gave us 4 sets of keys. Then when we moved out, they charged us over $300 for a key change to our apartment, citing that we were given 5 keys (we only had 4 roommates so this was bs!!) I emailed about the mistake and instead of checking maintenance requests or asking maintenance staff, I was told I couldn't get my money back because there was no proof. I told her I will be writing a bad review and she suddenly "found" the maintenance request and talked to the person who changed our locks who said we did only get 4 sets. They gave me my money back thankfully but I had to threaten to write this review-- which I am still doing because people deserve to know not to rent with them!! Also, our ceiling tiles fell through multiple times due to a leak in the TOILET above our apartment that was unoccupied. It was apparently clean but still gross and a major inconvenience. We also had to ask them to stop showing our apartment during COVID fall 2020 because they were doing tours daily while we were all doing online classes-- had to shut our doors and write in class don't come in. Would have been so much easier to send photos rather than risk allowing strangers in our apartment during a pandemic. The laundry machines in the building never worked and ate quarters all the time too. Do not rent here if you can avoid it

    Goldleaf development did not give us back our deposit. We had the place professionally cleaned and there still took our money!

Their properties are beautiful Mansion Hill homes converted to spacious apartments. The apartment manager is very friendly and responsive to any maintenance requests (many of which were taken care of the next day). I do have to mention that they do not rent to most undergraduate students. These apartments are quite and are usually rented by grad students and young professionals. All the apartments I've seen have beautiful crown and base moldings, high ceilings, wood floors, gas stoves and many unique architectural touches. If you are looking for beautiful, well kept apartments in the downtown/capitol area this is the company to go with!

The maintenance staff were always friendly and promptly attended to any requests I had (ie: installation of a window AC unit; replacement of smoke detector batteries). I never had any actual maintenance issues because the apartment was in fantastic condition. I've been told this company prefers to rent to adults/professionals and grad students who maintain the units and respect other tenants...their properties are not party pads.

I saw an apartment that I was interested in, and tried calling the number, which disconnects after a few rings. I tried calling the number on the website and it rings forever. I tried the "contact us" option on the website, and the webpage will not load due to a server not responding. I find the COMPLETE lack of service unacceptable. Very disappointed. **EDIT** A member of MPM let me know that they were experiencing technical difficulties with their phone/ servers and that I could call and schedule a showing at my convenience. This tree was allowed to grow for many years at a location very close to the house. I've been on the East Coast and haven't returned to Madison since buying it ... so had no idea about this tree. Now, suddenly, it's an emergency I'm expected to pay $12,000 to attend-to. MPM has made no effort to find a cheaper alternative, and has acknowledged no degree of responsibility, or offered to bear any part of the expense. I'm with DoD and can't get away to return to Madison. If I could, I'd get a chainsaw and remove the tree myself. The complete unwillingness to work with me regarding this unusual surprise is disappointing, to say the least. Good businesses are built on good character. Here, an ounce of foresight exercised long ago could have seen that tree transplanted as a sapling, or simply mowed-over. Once it was growing, I could easily have been notified. Now, I'm expected to bear a $12,000 bill for something I've been kept unaware of, for years. And no one has explained any aspect of this problem to me, how it evolved, why it costs so much to deal-with and why MPM won't be bearing even a portion of what should be a much lower cost. I'm looking for a new property manager. Why MPM let this problem evolve to this point and how they could dare confront me with the whole of this excessive bill is beyond me.

    This is my second year renting from Bruce Wunnicke of Delta Properties and he is far and away the…read morebest landlord I have lived with in Madison (and I have lived with a total of 5 landlords and rental companies in my 8 years here). His properties are well-maintained, so that you don't have to compromise the structural integrity of your entire house when you want a charming apartment rather than a square box with white walls and beige carpet. He updates kitchens and bathrooms so that you're not cooking and bathing like it's 1920/30/40/50/60/whatever. His apartments are perhaps a bit more spendy than what you usually see in the area, but they're totally worth it and usually very large. For instance, I pay $975 for my two-bedroom but it is MASSIVE -- two living areas, a huge kitchen, a very large bedroom, a slightly smaller bedroom and a large and well-appointed bathroom. Plus free parking behind the house. Bruce is attentive and responsive to issues that arise (which, with houses built at the turn of the last century, they will). When I moved in, the bathroom sink wasn't draining properly and he came and fixed it immediately. There was also one broken blind so he replaced the whole set! He is also a really sweet guy and a pleasure to deal with. I have also been in contact with his daughter, Katherine, in some of the renting processes and she is also incredibly nice and great to work with. So many landlords in Madison are seedy, dishonest, manipulative, money-hungry or otherwise unconcerned with being decent human beings. Bruce is none of these things. He's truly a terrific landlord to rent from -- his properties are beautiful, his prices are (in my opinion) fair and he is an extremely responsible landlord.

My daughter and her roommates made what we now know was a serious mistake when they signed a lease there last summer. Within days of moving in, they noticed black spores around the air vents. At my urging, they checked the HVAC filter. It, too, was caked with what appeared to be mold. Management's response? **Clean and repaint the vents.** They insisted the problem was simply dirty vents. Guess what promptly reappeared? You guessed it: mold. The kids were so concerned about circulating spores throughout the apartment that they went without air conditioning during an **August heat wave**. And still, it took nearly a month of pushing management before they finally sent out an HVAC inspection/remediation company. And guess what they found? **Ductwork filled with black mold.** That's right. While management was busy painting over the visible evidence and dismissing the problem as "dirty vents," these kids were living in an apartment whose HVAC system was circulating air through mold-contaminated ductwork. I understand this is college. I understand that off-campus student housing is not exactly the Four Seasons. But **mold-filled HVAC ducts are not a charming bit of college-apartment sketchiness. They are unacceptable.** I could go on about the plumbing problems. The appliances in various states of disrepair. The absurd parking situation, for which residents were charged exorbitant rates despite there barely being enough room to accommodate the cars. Or the fact that my daughter had to walk through a dark alley to reach the parking garage. But frankly, the mold earns **Laurel Commons, managed by Steve Brown Apartments,** the lowest rating I can give. **AVOID this dunghole at all costs.** If you're a parent considering putting your son or daughter in Laurel Commons, look elsewhere. Your loved ones would be better off sleeping in their cars.

They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.
