I rented with them at The Addison several years back. Not going to use my real name because with the experience I had with management I would expect some snarky bull or worse from them. Writing this because I see a lot of people complaining about not getting their security deposit back. Not only did I not get mine back, they billed me a near additional 2,000. I did not leave the place in perfect shape, but as someone who has relatives in construction and modeling it SURE AS HELL wasn't a security deposit + pet deposit + a whole 2,000 worth of damage. What's the point of security deposits at that point? Be for real. Not to mention I was legitimately afraid to do anything and even live in my house because of the passive aggressive nonsense and attitude of management. To this day I still find myself worrying about the same things and I live in a HOUSE now. That's how traumatized I was by their behavior. I've lived at The Addison Apartment Homes (a Goldleaf Development property) in Fitchburg, WI since 2017 - when this building was finished. The property is meticulously clean and safe. Each apartment includes one garage parking spot. There is lot parking and street parking available . The fitness Center includes weight training machines, stationery bikes, treadmills and other goodies. The 2 pools and areas are clean and all rules are enforced. Must be 18 to use pools. The apartments are nicely finished with granite tops in some units, luxury vinyl plank flooring in kitchens, bathrooms and unit hallway. Good sized bedrooms and nicely designed bathroom(s). Most appreciated benefit for me is the soundproofed apartments. It's amazing how quiet these apartments are. read more

I was excited to lease with Goldleaf as I had friends who had leased with them previously. Boy, was I disappointed. Goldleaf claims to have "excellent resident-centered service," but that could not be further from the truth. They were never prompt in our maintenance requests and decided to remodel our shower for a week in the middle of February instead of during winter break like they said they would. This left our only bathroom unusable for a week, and the crew they sent was extremely disrespectful. I brought this up to our landlord, and she did nothing about it. Not to mention they took most of our deposit for damage done by this crew and were not willing to have an adult conversation about it as they continued to avoid the question every time I inquired about it. I lived in Ambassador West for one year and would NEVER recommend Goldleaf to anyone. To start, when we moved in our keys that we were given did not work, so they had to change the locks a few days later then gave us 4 sets of keys. Then when we moved out, they charged us over $300 for a key change to our apartment, citing that we were given 5 keys (we only had 4 roommates so this was bs!!) I emailed about the mistake and instead of checking maintenance requests or asking maintenance staff, I was told I couldn't get my money back because there was no proof. I told her I will be writing a bad review and she suddenly "found" the maintenance request and talked to the person who changed our locks who said we did only get 4 sets. They gave me my money back thankfully but I had to threaten to write this review-- which I am still doing because people deserve to know not to rent with them!! Also, our ceiling tiles fell through multiple times due to a leak in the TOILET above our apartment that was unoccupied. It was apparently clean but still gross and a major inconvenience. We also had to ask them to stop showing our apartment during COVID fall 2020 because they were doing tours daily while we were all doing online classes-- had to shut our doors and write in class don't come in. Would have been so much easier to send photos rather than risk allowing strangers in our apartment during a pandemic. For apartments near the med school / university ave, LOOK ELSEWHERE!!!! I signed in December, went to hand in my security deposit in January, and the day I went to hand it in they told me they were canceling everything because they found out I had a dog at my current residence. The manager of the University Ave. office (Brittanna) then looked me in the eye and told me "you better not hit me with one of those ESA letters like everyone else". Direct quote, I was completely stunned a "professional" would act like that and I tell everyone I can to not support this completely awful real estate company who doesn't respect mental health. I have an ESA letter from my doctor, but I've heard horror stories of apartments tacking on cleaning fees in the thousands even if it is spotless at move out. They also aren't likely to let you renew for next year if they don't want dogs in their property. Not worth the real estate hoops, please DO NOT RENT WITH GOLDLEAF. read more

I'm pretty happy with my experience at Goldleaf. I rent one of their downtown apartments, and all my encounters with their staff have been relatively positive. My apartment was fairly clean when I moved in and even though the building is older, there was fresh carpeting. I noticed a few problems on my move-in sheet (e.g. the toilet bowl was cracked, mold along the windowsill, broken kitchen fan) and all of these problems were taken care of within the first month. Whenever I had a maintenance request, the staff dealt with it quickly and professionally. Overall, would recommend. read more

Don't rent at the university square Apartment you have no control of the heat, they also don't tell you that the pool and gym are at a different location which happens to be about 3 miles away. There is no dash water even thought they advertise it. It's not a good experience some rooms have there power box in different apartments so if you have a power outage they won't fix it till the next day because it's not an 'emergency' to them. I had an awful experience living here so far. They try to find ways to make you pay more like giving you an amount of days to pick up your mail if not they charge you extra. If you sign up with this place, be prepared for them to take your security deposit. Both my friend and I had separate negative experiences with this place. Essentially they charged me for cleaning when my place was essentially spotless (even though they provide 1 hour cleaning free), charged me for a missing screen which was not present when I received the apartment (even though they said they did not believe I took it). Absolutely the WORST management company and I never even lived with them. My wife and I applied to the Abbey in the middle of June. After being denied for miss information that Haley Bovee put into the application and after they did a background check on the wrong person. Obviously confused over the reasons for being denied, I called Kurt Borrud with Goldleaf Management. After explaining to him everything that happened, he informed me to send him more information. I did right away and after not hearing anything for a week, I reached out again. Still nothing for another 3 days. Finally after Emailing him over 4 times, he got back to me with just a one sentence reply saying we could not rent to you. The lack of professionalism from this company is ridiculous. My sister and brother in law lived there for a year and they said that the manager Phyllis was useless. Given everything we heard and read online, we decided to still go with the Abbey given the nice Amenities. Save yourself the hassle. Don't even bother. I will be going out of my way to tell everyone the horrible customer service I have received. If it were possible to give zero stars this place would have earned it. Stay with me as I have never left a yelp review before but this place has finally got me scathing. We live in Old University Place and there's not much to be said that can offset the bad. To begin, we were passed around leasing agents to the point where they swapped units on us, then expected us to move into a disgusting unit we had never previously seen. This is a practice which is apparently common in Madison but only with this company. Even after arguing it was move in or lose out on your thousand dollar deposit.. very reasonable... We moved into a unit that day after having seen it for maybe five minutes. We were told prior to this whole debacle that the residents were a variety of ages from college, to young professional, to young families and middle aged folks. Nope. I have yet to meet anyone of legal drinking age, there is loud music and beer cans scattered in windowsills and simply sitting in the hallway. I am truly and unfortunately reliving my college dorm years. The laundry machines cost more than a laundromat and never actually dry your clothing in one go. The frosting on the cake which has me writing this is the God forsaken fire alarms. I am all for safety and security believe me but if you plan to cook in this place move along. Both the stove, the oven, and yes even the microwave will cause the alarms to go off. Leaving you, a paying renter to ignore your food and turn a fan on even when the temperatures outside are -6. Glorious living situation. If all this has not detered you don't worry at least you will have visitors. That's right, you can sign a lease mid August, come October you will be asked to renew your lease or they will show your apartment as much as they please with "24" hour notice (meaning maybe 18). Beautiful apartments, terrible management staff. I have never before in any previous rental arrangement had to suffer more passive-aggressive, rude, and unprofessional management staff. Left after a single lease. Some examples: During lease negotiation, I was explicitly told that an electric grill on the third was acceptable. I bought one the first week. SIX months into the lease, without receiving a single phone call, letter, email etc, my roommate and I came home to an EVICTION NOTICE posted on our door if we did not remove our illegal grill. I called into the office and they had the audacity to be angry at me because the grill looked too "realistic"! They made me read off the model number and everything before dropping it. On a regular basis the entire community would receive angrily worded, chiding letters due to the (usually minor) actions of a single tenant. Someone left a cooler on their patio at one point and the management staff went ballistic on the whole complex. During move out, we only recovered about half of our security deposit. We were charged about $300 for a handful of small issues that had been previously reported to maintenance staff but never acted upon (screen door didn't quite fit in the track, washing machine did not drain quickly). We also received cleaning charges despite the apartment being utterly spotless. It's a wide market and there are plenty of other companies to rent from - I would steer clear of Goldleaf. read more

Over the past 5 years I have lived at both Autumn Wood and Autumn Creek on Madison's eastside. For the most part it has been a pleasant experience. The apartments are nice, great for 25-35 year olds. It is quiet and people are friendly. One thing that I noticed while living there for 5 years was the high turnover for building managers. This was very frustrating since you would need to provide the office with the same information regarding storage spots, parking spots, etc everytime someone new started. It seemed they had a lack of communication with goldenleaf management, etc. Also something to be aware of regarding security deposits, When moving between goldenleaf apartments I always got back 75-90% of my security deposit but then when I moved out this fall they told me I didn't clean the apartment and that there were damages. I was shocked and they asked if I had pictures. I would have never thought this would have happened but they took my entire security deposit since I didn't have proof that there wasn't damages. So make sure you take pictures when you move in and move out to prove that everything was cleaned and in proper shape. I would still recommend living at Autumn Creek but was disappointed at how my experience ended. read more

I lived at Autumnwood Apartments (East Madison) for a very long time. It was a good value initially. But ultimately (and unfortunately) I had to move out. The buildings are somewhat poorly constructed. So if you get loud or noisy neighbors... Good luck with that! It was also annoying that when I moved out (and I left my apartment in pristine condition...) my security deposit was reduced by some bogus claim of needing "additional cleaning". I live in the Autumncreek apartments. The apartment complex is nice, safe and quiet. However, office managers are extremely rude and not welcoming at all. Many neighbors have complained about moving out and not receiving the security deposit money back because the apartment was not clean enough. In addition, some things in the apartment are made with extremely cheap material so they get easily damaged (doors, bathtub, towel hanger etc...). The heating system is terrible. There are two elevators in the building, they are both very slow and one of them was out of order for half of the year. The building usually has a strong stinky smell. They come into your apartment ridiculously often for the most absurd reasons (checking to see if your deadbolt works, checking to see if your toilet flushes, checking if there's a room divider, measuring the apartment). Refused to give me my parking permit after I'd already been paying for it for a year AND I got a ticket for parking in the parking lot where I had a permit sticker stuck to my window in the correct place. The people who gave the ticket said they didn't control it because goldleaf tells them who to ticket. The women in the management are completely inane. Seriously, dealing with them is the sort of experience that leaves you banging your head against the wall. It's like one of them managed to get into a managerial position (Maureen) and then proceeded to hire all of her former sorority sisters. Whatever you do AVOID leasing with Goldleaf at all costs. I could not be happier that I am DONE living there, but unfortunately am still in a battle over our security deposit. While living there, we had a stink bug problem, which was taken care of WEEKS after we notified them. They do not plow the lot at a reasonable time during the winter. I was stuck on THREE separate occasions, due to lack of salt and the outdoor lot not being plowed. The management is straight up rude and inconsiderate. When my roommate and I went to them with our concerns, Brittanna, rolled her eyes at us.I was told in writing that my roommate and I would be receiving our full security deposit back. The day we turn our keys in, the accepted them and did not say a word. A week later, we got a letter that said because we turned our keys in early, they inspected the apartment and got almost $100 deducted. We are now looking into what we can do legally to fight the charges because they can't get their story straight and their employees messed up. I lived in the same near-campus building for 2 years. It was okay, but... .. the real horror came after move-out. We scrubbed our place to the bone, but nonetheless we got our security deposit returned, except for several hundred dollars in bogus cleaning fees. I had heard a few stories before about other people who had their security deposits gouged by Goldleaf, but I figured they were sloppy and if we actually took care of the place and cleaned it well before we left, we would be fine. NOPE.. I wish I had paid more attention to the reviews online! Avoid Goldleaf if you can! They seem kind and helpful upfront, but remember that once you write that security deposit check, you're either giving money away or signing up for a legal battle to get it back. We applied through the gold leaf development and got denied because we don't make enough. But what i don't understand is that they didn't even bother to call our current housing to see how long we have lived here, or how much our rent is. Now someone please explain to me how we will have the same income when we move home to what we are both making now.... we currently pay $1450 a month but or incomes aren't enough for a place that's no more then $900 a month? Goldleaf Development has been very good to work with. Have been renting a unit for 7 years between Seminole Creek (6 yrs) and Old University Place (1 yr). University Place is a newer complex, large and in the heart of Madison's UW & UW-Hospital & Clinics campus neighborhood, so convenient to restaurants, shopping, etc. Underground parking was a plus. Seminole Creek is in Fitchburg and is an older development (almost 20 years old), but extremely well-maintained and up-to-date. Unit is spacious yet cozy, well-laid out and comfortable. Also has underground parking which is a plus in Wisconsin. Outside areas are very nice, park-like area is well-groomed and neighborhood is quiet -- all things that make living here enjoyable. Office staff @ Goldleaf has been excellent to work with when necessary. Maintenance crew is outstanding! read more

My wife and I have lived in Hunter's Trail Condos for 2 years now. We have finally built up enough capital to purchase our first home. Goldleaf has been extremely unwilling to help us with a smooth transition. They have nice units on all levels for various levels of incomes but that does not excuse the immoveable force that is the property manager. Goldleaf offers living spaces for those who are starting out, those who are not yet able to afford a home of their own, and certainly those who have had troubles in their lives which force them into a lease. As you can imagine, Goldleaf's business is one that provides an important role in helping people get back on their feet by offering affordable (loosly used term) housing, whether it be temporary or permanent. The expectation here is that they apply this personal and deeply human experience for all renters. This is not the case. I have asked Goldleaf to work with me several times in order to make the transition into my new home an easy experience. However, their response was a simple, "We will not help you". My wife and I signed a Home Buyer's clause, which once exerciesed terminates the lease in 60 days. This is a great thing to have i'll admit. However, due to timing of the closing meeting on our house, the clause couldn't be placed into effect and still permit us to live in the unit until we were ready to move into our new home. i.e. last day to exercise clause was 9/1, closing date was 11/19. As you can see, we would be without a residence for 19 days. I asked Goldleaf to consider a one month lease, their response was no due to cleaning costs. I offered to pay those cleaning costs (Professional carpet cleaner and house keepers), their decision remained unchanged. I offered to pay for the professional carpet cleaners of two units and the house keepers, but still they said no. Using their professionals that last cost would have been around $600. I offered because it would have still been cheaper to rent the unit and pay the $600 than to rent a hotel for 19 days. The funny part about all this is when i moved into my apartment, I complained about the unit being dirty (Countertops were a mess, dust on fans (no where else, not sure if their crew was lazy cleaners), floors smelled dirty (clearly not carpet cleaned), light fixtures infected with some sort of black soot, their response was, "it's not a white glove cleaning service". As you can see they may be in the business of making housing available for those who have hardships or just starting out but they certainly do not make any effort to continue that model throughout the course of your time with them. I hope you take this warning to heart. I had a tough decision to make 2 years ago and I chose incorrectly. read more

Goldleaf violated our lease twice by informing us they were entering (for an unrequested repair and a showing) with less than 24 hours notice. They also intentionally performed unrequested repairs over spring break because college students were out of town (a staff member told me this fact when I complained). Though the notice was still on the door when maintenance returned, they chose to enter anyway knowing full well I was not informed and was not able to prepare my apartment for entry. Apparently Goldleaf doesn't consider no heat in your apartment on a -10 degree night to be enough of an emergency to come out and fix your furnace that you called them about first thing this morning. This place doesn't deserve a single star. For starters the place was not very clean when we moved in. About a month after moving in, we began to have mold issues. Frequently contacted maintenance about this issue and time after time they would have to keep returning to repair the walls of the closets and along the window sills. Goldleaf's staff never acknowledged this issue as I waited over a month for one of the three mold repairs. I do not recommend working with this organization and most of all I do not recommend living at University Height Apartments off Old University. WAY OVER PRICED for not so good living conditions. I hope this place starts to listen to their residents and makes improvements. One more thing to add... in the winter ice literally froze throughout the inside of the windows creating more issues with the windows. Once again nothing was done to resolve this issue. On top of all this madness we didn't get much of our security deposit back and was never acknowledge or apologize to for the harsh living conditions and constant maintenance. I would like to clarify something for the readers. Gold leaf Development is a business that manages properties primarily in the Madison area. If you like a given property such as Casa Blanca, The Addison or Autumn Creek and the amenities of a property such as a pool, fitness center or convenient parking, that's really not Goldleaf. If you like or dislike how given properties are ran, how rules related to your lease are enforced or not enforced, how the properties are maintained or how the property staff treat you, then that would be Goldleaf. Go to individual properties for their reviews, not Goldleaf Development as they are trying to promote and market properties they manage here and some reviewers are rating properties, and not necessarily Goldleafs performance as property managers. Check out the photos here, all say posted by the business owner. Goldleaf essentially gets paid by property owners to provide services such as marketing and promotion of the properties, showing the apartments, doing the busy work for the owners such as completing leasing paperwork, arranging for service providers such as for lawn care or snow removal, collecting rent payments etc.... With that said, I would not recommend Goldleaf as a perspective tenant. As many of the " not recommended" reviews indicate and as I experienced as a tenant, they are overly wonderful and nice to you when trying to get you as a tenant but once your name is on the dotted line they are darn right rude, condescending, unprofessional and disrespectful, especially when it comes to addressing issues at the property. If you expect issues to be handled in a timely manner or as they are occurring, from my experience as a tenant, you're not going to get that from a Goldleaf managed property. They have specific work hours, Monday through Friday and are not available to address issues like a noisy neighbor on weekends or at midnight, until the next business day. Then they make you out to be the problem for complaining about a lease violation such as excessive noise with comments such as " we don't get complaints from other tenants, just you." They have no onsite managers and you basically have to put up with after normal working hours disruptions or they might suggest you call police, even though the issue may not be a real police matter. Once your obligated to them because of a lease, they really don't seem to care about you or your residential concerns such as excessive noise from other tenants or their own maintenance staff, noise and flashing lights from snow plows and snow blowing equipment at 2:00am in the morning, iced walkways, or insufficient parking just to name a few things. If you have to rent from a Goldleaf managed property because housing is at such a premium near the UW campus, my advice to you would be BEWARE and be extremely diligent in documenting EVERYTHING that is wrong with your apartment and I mean everything!!! Scratched counter top, flooring or appliance, door scratches or chips, inside the fridge, stove, drawers, fronts and backs of doors, inside cabinets etc, check it all and document it all as minor or insignificant as it may seem for your own protection. Take photos of everything that is wrong and record everything wrong or damaged on your check in sheet. Also keep a copy for yourself. Believe me they will check everything extremely thoroughly when you move out and will charge you significantly, including inflated prices for such things as a burnt out light bulb and a hefty fee to change that light bulb. Read the recommended and not recommended reviews here as they provide some really good insight. I rented from a Goldleaf managed property for two years and I was not impressed with the property manager or her superiors in the business. If you're a property owner considering Goldleaf to manage your property, I would suggest reading consumer reviews, exploring your options and doing your homework. Analyze their census data near campus and in outlying areas such as in Fitchburg because they are distinctly different markets with different supply vs demand. In closing I will again say not impressed and not "top notched" as some reviewers indicated. Also, David G. Of Goldleaf, please don't leave a nicey nice, soft warm fuzzy comment on my review because your comments on reviews are in my opinion a joke and meant only to give readers a false perception of caring and sincerity...I already know from personal experience that there is little sense of "community" and that your management staff do little to effectively address and resolve issues or provide good customer service to tenants. They show their appreciation for tenants through frequent socials, providing lunches/dinners, passing out newsletters, and offering many chances to win prizes. DON"T LIVE HERE!!! I loved it at first, but by November I was wishing I lived anywhere else- I read all of these reviews before signing, but decided to ignore them. Maintenance is terrible here! My heater broke in November, and they did not get around to fixing it until the last week of APRIL! And it was not re-installed properly, so we had a day of heavy rain and the rain leaked in and soaked the carpeting in my room. The apartments themselves were clean at move-in and are very large. Common areas aren't always clean- there was dried vomit in the elevator for five days straight. And, they have a policy that all tenants have to turn in their keys at the same time. Do to various circumstances (including the fact that we all live in different states), it is physically impossible for my roommates and I to turn our keys in at the same time unless we turn them in at the end of May, which makes no sense because we are PAYING RENT for JUNE and JULY so why the hell should we all have to turn our keys in so early!!!!??? Seriously, don't live in University Bay or any other of Goldleaf's Campus area apartments. read more
