Insinuating I was being difficult. As a company the first encounter with a customer is very important. Then, they finally admitted that they were overbooked for that day and was there a better day for re-scheduling? Yeah...the better day was the day I took off to wait for them to come. So unprofessional...I felt disrespected. The only thing good that came out of this was finding another company that actually had someone show up when they said they would. The management wasn't easy approving Gotham, and I am putting it lightly. They found an obstacle over an obstacle. But Jasmin and Luis would not give up on me. Finally, we got the approval, and work started. Luis and his team not only demonstrated their exceptional professionalism, but they also earned my trust in a remarkably short time. I felt so secure in their hands that I was comfortable leaving them to work alone. Even when the cabinet company (KraftMaid, via HomeDepot) sent a few damaged cabinet doors and a cabinet base, Luis and his team were there, accommodating every time another door arrived damaged. Aside from that, this is an old building. It is amazing that it is standing because not one wall is straight, nor the floor or the ceiling. You will not see any of that when you look at my kitchen. Luis and his team managed to "camouflage" it. My budget and the final approval would not allow for any major wall changes besides plastering. They also replaced my floor from tile to parquet-looking. There was an issue with leveling with the saddle of the living room floor, but they worked it out amazingly, too. So thank you, Gotham Builders of NY. I enjoy looking and cooking in my new kitchen.

The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.
