We chose Ken with Kinry & Associates when managing our small (13 unit) condominium complex became something the owners were no longer enjoying doing!   I took over managing our unit as my dear father hit his 90s, and he started bringing me to the HOA board meetings.  I was very impressed with how calmly and skillfully Ken handles the often disagreeing varied owners!   He does an excellent job helping us decide what to prioritize.  Challenging!, as some of our younger owners want to keep HOA dues low, to attract buyers if they decide to sell, while some of the long-time owners want to avoid any large expenses (like for a new elevator) down the road by saving the money ahead of time.   Ken has always been masterful with explaining the various aspects to us, and recommending what he thinks, without expecting our agreement.  He truly understands how to serve his clients. He has been very good at finding affordable and competent companies to do the regular and occasional maintenance, like replacing our flat tar roof, or keeping the old hot water boiler going. And in obtaining bids for the less common occurrences, like an attorney to update our outdated CC&Rs. Ken's staff has also been very kind, and helpful.  Important, as sometimes some of us neglect to put our recycling or trash into the correct bins, in the only way the garbage company will pick up.  If we don't do it properly, the garbage company will leave our bins, or charge us more, so someone has to manage this if we don't, to save us money and headaches! I have worked with Kinry & Assoc for about 8 years, and been thoroughly impressed with their work and caring.  And their affordability. This company has very bad service. 1. Elevator was broken in Aug 2021 and I was informed it takes 5 weeks to fix it but till today 2/10/22, it's still not done with unknown finish date 2. I was locked out of my building because of key change. I couldn't receive the notification email (checked junk mails etc) so I kindly requested them to give me a call or message for such matters going forward. The manager wrote: he will TRY TO remember which is very rude. 3. There was loud noise (singing, alarms, TV) from 12-4am and I couldn't sleep at night. So I suggested the company send a curtesy email to remind tenants. The email was sent out a month later. I feel really bad about ignorance and lack of timely response. read more

Our landlord hired Kinry to manage the multi-unit, that we rent an apartment in, last year. We had a great relationship with our landlord and at first we were quite apprehensive about working with a management company having heard horror stories about inattentive and over-bearing property managers. However, we were so amazingly surprised! Kinry and his team are absolutely wonderful and great to work with. They are super attentive and responsive and they take all our requests and needs seriously and do their best to accommodate us. Kinry himself is always available to talk to us and/or reply to our emails. His team, from his administrative assistant in his office, to his handyman, to his other office staff, who coordinate things, have always been respectful and helpful. They inform us of things ahead of time and have gone out of their way to make us comfortable and follow-up on our requests. We are very happy with Kinry and his team managing the property. read more

This company can't handle things properly or legally, don't entrust them with your properties, they will make you get into lawsuits & lose a lot of money and possibly your property. I'd have better odds with throwing my bet into a slot machine. I can't understand any positive reviews they have here even happen. Plenty of better companies out there, don't come here. I've dealt with them for a long period of time now, and it's only been poor experiences from the get go. I have never said this on any of my many reviews, but I would give them zero stars if I could. If I could give Kinry & Associates negative stars, I would. I have lived in numerous places in the Bay Area and have never worked with a company as bad as them. Unprofessional, rude, and repairs are not taken care of in a timely manner. I do not trust this company at all. In fact, one of reasons why I am leaving my current residence of over 7 years, is because of the terrible service provided by Kinry. They may be relatively inexpensive compared to other property management companies but you definitely get what you pay for...cheap, piss poor service. Avoid this company at all costs. read more

This is absolutely the worst most ever property management to deal with I went to see a place and I dealt with Sam Ha I filled out an application went through the whole protocol took time from work to do everything that was required he never had the decency to call me back was so unprofessional and the reception that answer the phone kept putting me on hold and saying she was going to get him but he never got the phone she turned around and said that he's unavailable for two weeks I've emailed him I've tried calling him to check the status on my application and he never had the decency Very unprofessional a waste of someone's time and effort to not deal with this property management at any cost the people are rude very on attentive and very in professional should be reported to the Better Business Bureau read more

I would highly recommend the Kinry & Associates team to manage your property or as a resource in finding your next rental. I am currently in the middle of my second lease managed by the Kinry team and have had a great experience with their professionals. As I was approaching the lease expiration of my first apartment, Sam, the management professional responsible for our apartment, went above and beyond in helping me find a new place. He was incredibly responsive and made sure the new rental met all the criteria we had set. Throughout the first month or so at our new place, he and the Kinry team coordinated with electricians, plumbers and other industry professionals to ensure any minor issues were resolved right away. In the months since, the team is continues to be extremely responsive whenever we reach out with any questions or concerns. I recently reached out to the team regarding a group of friends that are beginning to look for a new place to rent in San Francisco. The team has already made contact with the group and are actively working to help fulfill their rental needs. We are using Kinry and Associates currently. Couldn't be more disappointed with their service and lack of follow through. Would highly recommend using another property management company. They do many unethical things and everyone they outsource to work projects at the building are really bad and unprofessional. Same shady accounting as well. Not impressed with this company one bit. They managed the property I used to live at back in 2012 and it took forever for certain things to be addressed. Email didn't work. Phone calls didn't work. At one point some of us were ready to march straight down to the office and demand service. It was evident that because the building was "not a priority financially" (as that smart mouth person told my neighbor over the phone) and it is a much smaller building they manage they feel like they can do whatever the hell they want. Typical greed...and judging by the other reviews it is evident that you should run if you hear this joke of a company manages your building. Thankfully I am no longer at that building but I feel that this review would do others justice and prepare people to play an epic game of email or phone tag with no tag backs. read more

I'm pretty surprised by the other reviews - I've lived in a property managed by Kinry & Associates for going on my 7th year now - and I've never not had them respond to me. I am also pretty "on top of things" (some may say needy :) I just try to fix things immediately when they go down, and older houses/flats need that a lot, and I always hear back from him within 24 hours, even on the weekends if it's urgent. I'm sorry to hear others experiences haven't been great but mine truly has. read more

I was surprised and appreciative that he took the time to sit and talk in person - it's not often you find that kind of service these days. Our rent went up but improvements were made. They valued having good tenants and wanted us to be happy coming home. We appreciate how well they care for the property and us as tenants. We own an apartment at 2040 Laguna Street and recently my tenant moved out. Kinry Associates supposed to manage the building but they asked us to pay for damages we did not do. They have no evidence that my tenant did it, and my tenant ( a preganent mother) was so mad that she willing to go to court to testify. The answers back to Kinry was they have 50 clients and we just not on the top of their list. Be careful when use them. Do your due diligence. read more
