I''m President of a 30 unit HOA that over the years has had problems with leaks dating back to the original construction of the building. After multiple attempts to fix problems we retained a building envelope consultant who recommended Gores. We have now used Gores for three major six figure building and two smaller owner projects and in every instance have been blown away by their knowledge, professionalism and work product. They exhibit great sensitivity to protecting the building during repairs and minimizing imposition to owners. Their workers are without exception the best. They are not inexpensive but few things are these days and you get what you pay for. A lesson we have learned the hard way. This firm knows what it's doing and does it very well. I trust these people and would recommend them without reservation to anyone requiring their services. Managing an HOA in these time can be a challenge, especially with varying owner opinions and issues. As a Board responsible for the best results obtainable at reasonable costs you would be well served to give Gores serious consideration. Our Portland-Based Condominium Association contracted Gores Construction to perform foundation improvement work on our three condominium buildings, each consisting of six units. The total cost of this project exceeded $500,000. Unfortunately, the Association has experienced numerous issues with this contractor, including work delays, property damage, lack of communication, improper handling of permits, and attempts to shift financial responsibility for their own mistakes onto the Association. From the outset, Gores Construction proved extremely difficult to work with. The project suffered significant delays due to their failure to obtain the proper permits from the City of Portland before commencing work, with the project starting July 2025 with an anticipated ending of September 2025 and actual ending of January 2026. Although the initial landscaping removal and excavation were expected to access the foundations, Gores left the property in an unsightly and disruptive condition for an extended period while resolving their permitting errors. This caused ongoing concern among unit owners and the Board of Directors regarding both the project timeline and the restoration of the property's appearance. During excavation, Gores Construction caused direct damage to a lower-level unit after striking the building with a Caterpillar (CAT) machine. The contractor claimed that this damage was caused by an unforeseen tree root ball and initially refused to accept financial responsibility. The Board of Directors strongly disagreed, as Gores should have obtained the proper digging permits and exercised reasonable caution around the building structures. They ultimately agreed to complete the repairs at their own expense; however, their delayed acceptance of responsibility for preventable damage was unacceptable and deeply concerning to both the Board and the affected owner. In a separate incident, Gores Construction damaged the PGE transformer box serving all three buildings. Without informing the Board, they contacted Portland General Electric to repair and replace the transformer and subsequently attempted to bill the Association for the cost. After investigation, a Board Member of the Association confirmed directly with PGE that Gores Construction was financially responsible for the incident. Despite written evidence, including emails sent by Gores to the Board requesting reimbursement, the company denied attempting to transfer this expense. This pattern of behavior raised serious concerns about their integrity and transparency. Finally, upon declaring the project "complete," Gores Construction left the property in an unsafe and unacceptable state. The soil grading was improperly completed, resulting in significant erosion risk, not meeting industry standards. One of the unit owners, a professional geologist, evaluated the site and formally documented multiple deficiencies in the grading and stabilization of the soil. Only after receiving this expert report did Gores agree to make limited improvements. Overall, the Board of Directors considers Gores Construction's performance to be unprofessional, negligent, and below industry standards. Their repeated failures in permitting, property protection, communication, and accountability reflect a serious disregard for both contractual obligations and basic professional ethics. We have also filed a complaint with the BBB to ensure that the company is held accountable for their actions, future communities are provided better service, and anyone seeking contractors for a major construction project are aware of the distress they caused our community and the unprofessionalism they demonstrated, especially from the top of the company. read more

Have to give a shout out to Gores Construction. I'm a Board member at large for a 54 building community in Beaverton. Last Saturday a member of our community had a leak in her ceiling and we automatically thought it must be a roof issue. We called the project manager (we are in the middle of a rehab of siding, roofs, windows, and doors) and within 30 minutes I had on of the managers knocking on my door. I was astounded at how fast Gores responded to our cry for help. Turns out it wasn't the roof, it was a plumbing problem, which Gores diagnosed after a thorough search in the attic for leaks, which came up empty. Gores took the time and effort to find the problem and called a plumber for the owner. KUDOS to Gores for responding so quickly and getting to the bottom of the problem. read more

We had interior water damage from leaky windows that compromised the wood frames, sills down to the base trim on several windows. We enlisted Gores as they had just completed an extensive project at our condo building in downtown Lake Oswego. They were responsive, efficient, conscientious in isolating off the work area, cleaned up the site at the end of each day, respectful and did an outstanding job. In general I think the work that they do is quality. The biggest issue with this company is its complete disregard to what landscaping and existing trees, shrubs, bushes etc they destroy while they are doing the work. it's as if they go out of their way to be careless. This company is currently working on a six million dollar project in our community. One would think that after numerous requests for the dozens of workers to be more cognizant of the landscaping they would at least try and be careful. in fact, just the the opposite is happening... they seem to be blatantly destroying trees, shrubs, bushes etc. on a daily basis. they just don't care! So if I were you, I would consider this before hiring them to do anything. For what we're paying we shouldn't have to be after the workers every day to more careful with the areas of our property that they are not to be ruining. read more

On behalf of the Board of Directors at the Oswego Village Townhouses I have been the primary contact for the homeowners on the deck issue. It all started for me with a confrontational meeting in January 2018 to discuss the failed Eternabond strips from some of our decks. It ended this August 2022 with the completion of a remediation project of laying down the superior PUMA on all our 66 decks. Due to technical issues with adherence of PUMA to our preexisting coating this job became a challenge to say nothing about the heat and high UV factors. This is where your experienced professional people showed me their caring and skillful approach to problem solving. They took the time to consult with the product manufacturer which resulted in lost production time. In addition, there were many hours devoted behind the scenes experimenting with different processes to ensure a good outcome. This project took three summers of good weather to complete, but at no time did Gores abandon the project. A lesser company may have. I'd like to recognize some standout people on this project which I have had the pleasure of becoming acquainted with over these last few years. -Jeff Millis has always been available and on site watching this job as if it were his baby. -Kevin Hutton who was Project Manager on the 2009 remediation work was the first project manager on this deck job. Our buildings needed extensive exterior repair due to dry rot, mold and moisture from years of neglect and improper installation of our roof, siding and windows. Gores came highly recommended from our management company and third party construction consultant PONO. I have been highly impressed with Gores Construction in every phase. From the initial invasive inspection of our buildings, to the competitive bidding process where we had several bling bids from construction companies in the area, to the HOA meetings prior to the project that Gores team attended, to the on site communication during construction and the overall craftsmanship of their work. Gores completed a project on my 32 unit condominium complex. I have listed the pros and cons from my experience below. Pros: 1. Great Communication from the lead supervisor at our site. 2. Complaints that were made were taken seriously by the CEO. 3. Quality work. Cons: 1. Extremely expensive and overpriced bid. 2. As soon as the project ended the lead supervisor became unresponsive. 3. They left the site a mess. There are literally hundreds and hundreds of nails around the condominium complex that we are left to clean up. I'd like to post a response to the negative review (since deleted) by a resident of the Matthew Frank development in the St Johns neighborhood of Portland. I am a homeowner and active member of the association responsible for hiring and managing the rehabilitation of the 111-unit property following the unfortunate discovery of extensive construction defects. SGC was selected after a thorough review of their reputation working on large-scale condominium projects and a competitive bidding process. Project criteria included plans to minimize the disruptions to residents as much as possible given the extent of the work and the tight confines of an urban neighborhood. Throughout construction SGC provided an open line of communication with all residents via an on-site manger. In the board's opinion, Sean Gores Construction has been a great partner for the homeowners, keeping costs down as much as possible, maintaining frequent and comprehensive communications with the board and residents, and most-importantly, providing high-quality repairs that our homeowners can rely upon. This has been a taxing project for all involved, especially the residents and homeowners. SGC has stayed on schedule and has avoided stepping on the flowers where possible. Gores is doing a lot of the updating at the apartments I live in right now, and while the crew has been very friendly and helpful when needed (JP was awesome), the work in general is taking a long time and they make a huge mess around all the buildings. I've found nails and sharp objects everywhere, including my porch, where workers have also left trash wrappers. There are lots of kids that live here and I worry about them getting injured on something. The work starting at 7:30am is also disrupting to tenants, who are trying to sleep while people are banging on the siding with hammers. As the months drag on I'm starting to wonder if they'll ever finish the work here. read more

If you are looking for qualify work do not go here! These guys are an absolute mess. They have had to come out four, soon to be five times, to fix awful sliding glass doors. One of them knicked our brand new ceilings and had to come back to paint touch the place, didn't even tell us they had caused an issue on newly painted ceilings. Then they bent another side door so makes a large clanging noise and no longer shuts properly. They came out and told us it was "now fixed" we confirmed IT IS NOT. Then our other sliding glass door wasn't properly sealed and last time they were at our house they also managed to put greasy finger prints all over brand new curtains we just installed. We are at ends meet and will be taking them to court at this time. see pictures of their poor quality. Do not make the mistake we did! read more

Gores Construction, with Hanree Ghores as project manager (wonderful and knowledgeable gentleman), did a great job on a privacy wall I asked them to replace. They were super responsive to calls and emails throughout the process; and efficient; and the finished product was perfection. I knew Gores from a major remediation they did at a townhome project in West Linn, where I owned a property, and where their work was also excellent. So I have found they do both large and small projects well, which means they have great practice systems. Many contractors I have found to be disappointing in reliability, for whatever reasons. Gores is efficient, competent, and responsive; and retain excellent talent. They get the job done; and well. I would very highly recommend them. read more

What kind of unprofessional company is this really? Unorganized like crazy for starters, extremely messy and cannot pick up after themselves. The apartments that they are refinishing now they turned into a war zone. Shrapnel everywhere, they have broken almost everything that our management told us to leave away from the hazard zone while redoing every apartment individually. The management claims to say they are a professional company. I have yet to see any professionalism when it comes to this group of individuals. These are inconsiderate, high and mighty group of workers and I would never hire them. Take this as a buyer beware situation. read more
