There is a no refund policy, which means you cannot cancel your reservations. This place is very expensive, more than what we wanted to spend. With it being summer, peak season, and no other rooms within 75 miles, we had no options but to take it. The place is very old, very very old. They said that they newly renovated. The repainted, put in new linoleum floors, super cheap beds, they are really cots with a soft matress put on top, they are not real beds. They give you a child size table and 2 child size chairs to sit on. A mini fridge, which is okay, and a very tiny microwave. They do not do yard maintenance, even though they say it is more natural and organic and better for wildlife, and to save water. They said the mow every 2-3 weeks. There are huge rosemary shrubs in front of all of the rooms. They are overgrown and should be trimmed, your view is blocked. There are a few plastic tables and Adirondack type chairs out in the field, but nothing near your room if you want to sit outside. There is a nice pool which they lock up every night at 7pm, so your family has to get out at 7pm. The bathrooms are small but come with towels, etc. They have hair dryers, soap and shampoo. We had a few issues our room, I reported it to the 800 number, whom told the manager. He called me and we discussed the issues, and said thank you, that he was unaware of those issue and he will fix them. I was satisfied with my conversation with the manager, he was very professional and understanding. Thank you Xavier. This place is next to Northwwods golf course. There is a restaurant at the golf course. Next door is a little cafe with good food. It is quiet and peaceful here except for a few noisy tenants. $320 per night is way too much for this place. They knew it was illegal to rent me an RV space because they had been cited for it before. Bad wiring in cabins caused damage to my property, charging for electricity with un permitted meters. Owners talk down to tenants, harass them. Deceptive owners! Lied to me several times about multiple issues. Stay away!!

We canoed to the Monte Rio dog beach and it took about 4 mins. Very close. I would definitely bring blankets or thick sheets to cover furniture if you have dogs. We were there in Nov and it was wet and there are lots of leaves. Not muddy but it was nice to not have to worry about dog prints on furniture. The owner is super nice and takes pride in his home. He called us an hour after we checked in to make sure everything was okay. The housekeeper had told him one of the propane tanks was out. He told us and said he'd replace it when he got back. We said not to worry because there are two bbqs. The next day after we were playing in the yard we saw a new propane tank on front porch. He didn't bother us. He just quietly put it there and left. He just got back from his honeymoon but took the time to make sure all was well. You will LOVE this place. Heater worked great, views amazing, pretty bright paintings done by the owner, nice large washer and dryer, store around the corner, wonderful hot tub...Paradise!

The manager treated us very poorly, saying all sorts of bizzarre things to my 8 year old daughter and I. He refused a refund although we had not used the room at all and had booked last minute, five hours earlier that same day at noon. First he said he couldn't refund without his employer's permission. I requested he ask the owner and he behaved very angrily and asked if "You want to be my boss? Will you pay me? Buy my food, my bread, my roti?" It was absolutly bizarre and such an obvious show. Finally I went and knocked on the owner's door, a nice lady who lives on top of some of the units and she offered a refund immediately. The manager is not doing his job maintaining the property and, when I mentioned there were none of the normal postings about fire safety, hotel licensing, etc., he accused me of using my "big city power to beat up on small business" advising I should go beat up on a corporate hotel. After he finally refunded my one night stay and we were driving away, he actually yelled "Get the F%&k out!", taking a picture of my car while we drove away. I am in Guerneville a dozen times a year and I have never experienced anything so sketchy.
