BEWARE....BE INFORMED I spent over $10,000 with Great Lakes Waterproofing to eliminate rain water in 3 areas in my basement. After 4 1/2 years all three areas still leak. I have called, sent emails and videos to Charlie Hill and Brad Rowgo. I have requested a full refund which they have denied. They want be to settle for $1,200 and now blame my landscaping which has not changed in 10 years. they also tried selling me a sump pump package..THERE IS NOTHING WRONG WITH MY SUMP PUMP!!! I will say the fastest response was their initial visit to my home. Don Joyner their salesman showed up right away. he promised me a dry basement JUST SIGN THE CONTRACT...LIFETIME WARRANTY, TRANSFERRABLE The only guarantee I have is that the next time it rains I will have water in my basement. I'm looking to hire a lawyer as well as report them to the Better Business Bureau , local chamber of commerce and any other agency I can find. I will continue to post on every review site I can find because I don't want anyone else to go through this nightmare. My brother-in-law paid Great Lakes Waterproofing for their Bentonite injections for his home in Richland Michigan. He was guaranteed that if the exterior method did not work they would credit the full amount paid towards a french drain or an interior drain tile system. The same salesman who said he was also a master plumber, Matt, came back out and wrote an estimate for an additional $5,000. When my brother-in-law said wait a second, where is the credit for the initial $4,400? The salesman said; oh that is included. He was closing escrow and didn't have the time or energy to waste, so he called a landscaping service that installed a french drain for the same area that Great Lakes had injected the bentonite. These folks are shifty and do not cover what we saw written on their warranty/estimate to apply the failed work for injection towards another method. The G.M. Donna spoke to my brother-in-law live and wrote a response to his review saying they have no record of them doing any work at their property? I would recommend using social distancing and stay as far away from these folks as you can! read more

A tremendous amount of water entered our basement after their injections. We spent thousands of dollars to remove wet drywall, insulation and carpet. Of course their warranty says they aren't responsible for interior damage. They came back and injected under warranty twice more and water is still coming in. We should have gone with an interior drain system from the beginning. read more

In one of my rentals I learned that I had water in my basement through my tenants. I had Great Lakes Waterproofing come out and they said they could resolve the water in the basement with their Bentonite Injection and guaranteed it. After the FIRST injection I still had water in the basement. To resolve the issue they come out a SECOND time and did the injection. I still had water in the basement. Water in the basement as we all know, if not taking care of creates mold, BLACK mold. Through all this frustration of the water in the basement, a room that could not be used in the home, health issues with their child and the Black mold, my tenants moved out. When I contacted Great Lakes for resolution, their option was to do the injection a THIRD time. Now how does that make sense, if it has not worked the 1st and 2nd times, why would we do it again?? At that point I contacted a different company to take care of the issue. I would not recommend Great Lakes Waterproofing to anyone. read more

I've had consistent water issues in my basement after purchasing my house and each time that Great Lakes has come out, they've been extremely helpful in getting to the root of the issue. I appreciate that they don't just tell me what's wrong, they help educate me as well. This is my first home so I want to know what's going on. They have also only sold me on services I absolutely need and didn't try to overcorrect the problem. I'm really grateful for all of their help! read more

My elderly mother received an unsolicited call from Everdry. They told her there's such a black mold problem threatening her health that they woul have to repair entire foundation for $51,000. We called Great Lakes Waterproofing for a second opinion. Kevin arrived right on time, with a very easygoing attitude. He gave an assessment consistent with our handymen's views: no significant threat, no need to spend more than a few thousand to make minor repairs. I would recommend this company based on Kevin's professional approach. He knew what he was talking about and did not want anyone feeling taken advantage of. read more

Great Lakes Waterproofing has not honored our home warranty on any level! Great Lakes Waterproofing is committing fraud, they have not completed a job that began in 2016. I am sending all copies of emails, quotes, drawings and personal notes to prove what I have stated below to the Attorney General to prove their ongoing unlawful conduct and fraud. October 2016 for our property located at 5278 Plantation Ave, Vicksburg, MI a sum of $4,840.00 was paid to Great Lakes Waterproofing of Kalamazoo to remediate water leaking into our home. That sum covered 43' ft on the north wall, 26' on the west wall and wrapping the SW corner 5' ft. 10/19/16 Installation of bentonite injection, paid $4,840.00 11/29/2016 a repair was requested as the problem was not solved and continued to leak. 12/5/16 a second injection was completed. 10/23/2017 another repair was request as the problem still existed. Water issues were not solved and continued to leak! 1/12/2018 Called once again for a repair. Repair injection, water issue not solved and continued to leak! 5/21/18 the water problem is still not resolved and Great Lakes Waterproofing was called again. Another injection was done on 6/26/18 10/8/18 Problem still not repaired. Company representative quoted a "drain tile system", sump pump package, the quote included a credit of $4,840.00 because the system failed, bentonite injection. In addition, the quote included a $500.00 discount on a sump pump package. Drain tile system Rate: $70.00 Amount: $3,997.00 Sump pump package Rate: $1,500.00 Amount: $1500.00 Discount bento injection credit the full $-4840.00 Misc. Discount, Sump pump -$500.00 Total: $157.00 It is now July of 2019 the work has not been completed and Great lakes Waterproofing told us they will NOT honor the quote listed above siting the person who made the quote is no longer with the company??? On June 24th, 2019 the owner of Great Lakes, Don Joyner and a technician, Matt came to assess the water damage after that visit they emailed a quote in the amount of $9,480.00 to repair a problem that began in 2016! We now have additional water problems because they never fixed what started in 2016. This $9,480.00 supposedly included a credit of the initial $4,840.00, so essentially 75 feet of drain tile installation, at $170.00 per foot? ($14,320.00) Great Lakes has not repaired the problem and is committing fraud by trying to charge me an additional $9,480.00, which is $170 per foot versus $70 for a job that was never completed and quoted last year at that price. I have sent all copies of emails, quotes, drawings and personal notes to prove what I have stated above to the Michigan Attorney General, Dana Nessel. Great Lakes needs to honor their warranty and the quote of $157.00 total for repair from their employee, who was a senior executive with the company in October of 2018. 07/09/19 Response from Great Lakes Waterproofing, Donna Baptista Manager; dbaptista@glwpinc.com. Katie assumed this warranty from the prior owner. The water that is now entering her home is coming from an untreated area and from an extremely highwater table. We have been out to her home on several occasions explaining this to her. Whatever quote she is talking about, if at all she received one, was from a former employee. Our quotes are only good for 30 days. The new quote we gave her is necessary to fix the issue. The previous homeowner paid for the work we did. we have reinjected that area I believe. The issue is coming from an untreated area Wrong Ms. Baptista, as the area leaking is exactly the same areas as outlined after multiple injection attempts in those spots dating back to 2016. Your warranty online, and on my paperwork is specific to the property's lifetime for the treated areas, regardless of ownership? We had negotiated with the seller that he would fix the waterproofing issues; it was also conveyed to me that the previous owner Robert P. was just trying do a quick fix?? $4,840.00 for a quick fix with a lifetime transferrable warranty?? Please wake up and smell the Federal Trade Commission violations!!! This was Not a new quote for waterproofing in 2018, but a lingering issue from the initial installation back to 2016, which continues to leak as of today, July 30, 2019. Do not give these people your business, as you will regret it after day one, and have to resort to legal action on multiple fronts. It is beyond me how the West Michigan BBB will not post all the interactions above, as it appears, they are protecting their paying contractors coveted A+ ratings, versus actual protecting consumers ongoing issues with this corrupt company. If I could leave zero stars I would. The interaction with Great Lakes Waterproofing Company has been horrible right from the start. The only thing worse than a wet crawl space is having a wet crawl space and giving this company your money. The salesmen that showed up doesn't do crawl spaces, he had my wife and I crawl around and do the assessment of the leak ourselves. After we paid in full; they gave us a time and date of when they would start. They called the day before to confirm the appointment. Technically they were not late, they just never showed up. They didn't call or email to let us know anything. We had to call and hound them to figure out whete they were and what happened. We had to beat down thier door to get them to come back out. We lost wages in taking time off from work, and had to pay a home inspector to come out and inspect work that was not done. Nobody ever calls back, managers are either out of the office, busy or on vacation. After calling multiple times a day for a week, I finally got ahold of someone to complain, but they brushed me off. They told me I already paid and the work was done, what more did I want? I read the other reviews about this company, saw that they were negative and thought that it wouldn't happen to me. read more

I had a slight leak in the basement foundation on the west side of my house (where the rain always comes from) that had gotten progressively worse since the Galesburg earthquake a few years ago. I tried fixing it myself, but nothing worked. I finally decided to call in the pros, and was very happy with my experience with GLWP. The two guys that came out to do the work (I wish I could remember their names) were extremely polite, efficient, cleaned up their mess, and got the job done in about 2 hours. Later that night I discovered they'd left a work light in my basement so when I called the company the next day the manager made a special trip to come get it. I was very happy with my service, and would definitely recommend giving them a call! read more

My sister would not let you touch her property again after the shoddy work your company performed the first time and after reading your reviews (she should have read the reviews first). The outcome was so bad that she was rightfully scared to have your company do anything else at her home. The lies, incompetency and not applying the product as promised was enough to wright you off and go with another company who corrected the job the first time they came out and did what they said they'd do for a lot less money! Your Lifetime Warranty is worthless, especially when you were going to charge her more money to try and correct the water problem another way! Less than 24 hours after installing 2 sump pumps on our basement... we had 2 inches of water. Dave Thayer, VP of Sales and Operations REFUSED to send any employee come out to diagnose or resolve this issue. Dave Thayer claimed to be licensed and insured but refused to divulge the information. I wish someone had warned me not to waste my time with this company. My home is in the St. Joseph area and they made me wait 9 days to come to do the walkthrough for an estimate. Fine, it gets busy. The guy who came out was super nice and had some great ideas. I followed up with him 3 times and called the main office 2 others. Every time they promised quick results. It's been 5 weeks and they still haven't given me an estimate. Apparently they aren't going provide one. read more

These people are terrible. Chris, the person who was supposed to contact us on Saturday and show up: never did. Was supposed to come on Sunday: again a no show. Chris called earlhy in the day to say he would be there at the end of the day -- he told me he had to go to church and meet other family obligations. This was fine with us. The office was very pleasant to deal with, and the crew that came out to do the work was extremely helpful. They are very knowledgeable and very polite and professional. This bentinite stuff is a gimmick for 95% of the homeowners who use it. I've researched waterproofing houses and spoken to all of the companies who do basement waterproofing and they are almost all a con (but this one in particular). This stuff is meant to seal an actual crack, but most people don't have cracks, they just have seepage. Since there's no way it seals everything, the know when it doesn't work that they'll come out a few more times to do the same thing and then eventually get you to cough up thousands to have them do the internal gutter drains. So no matter what, all of these places focus on the internal gutters (something that doesn't fix the problem, only diverts it) as opposed to fixing the exterior of your house which is where the real problem is. Here is the #1 solution for 99% of people having water problems in the basement: If you want to keep your basement dry, make sure your gutters are taking the water away from the house, and maker sure the slope of the land around your house is going away from it. Make sure there is absolutely no incline doing toward your house anywhere. No internal drains are needed. Just spend a few hours shoveling to regrade the land or taking your gutters apart to see if there's anything backed up. read more

Great lake's waterproofing has the Worst customer service I have ever experienced in a local business. Don the "manager" does not have any personable or communication skills to say the lease. Constantly interrupting me every time I spoke, kept telling me where my water was comming from 5 years ago when he was not even with the company then. They did take care of me 5 years ago when their installation/product failed twice before but now 5 years later want me to pay an additional $16,500! Obviously 5 years ago the company was owned/managed by someone else. Not to mention I had to call 3 times for an initial call back about this. Now because I put trust in this company 5 years ago, gave them my money and then finished my basement it is all a total loss and everything completely ruined! I asked for Don's boss and he informed me he was ( yet earlier in conversation he told me his boss is willing to give me a credit), smh! Do not recommend business with current management. I work too hard as a single parent for my money! I hate being taken advantage of as a woman! read more
