It took over a week to review final conditions, and even then they still had additional conditions issued at the last second. These peices of sh---t approved me for a loan and up until the last day said they were doing the loan. Then kept extending my loan with the seller to the point that I lost my earnest funds. The asked for so many stupid things at the last moment and they new I could not deliver. They asked me to come up with another $400,000 to close... when I did, they gave me another long list of requirements. They are unethical scum. Even my agent was upset. Their dumb--ss underwriter came up with the most foolish requests like "prove to us why you had so many electronic deposits during 2020" COVID you moron! Banks were closed. Pull your head out of your arse. At the last moment these c---ksuckers wanted me to go to the bank and get print outs of checks, have a CPA redo my taxes. They couldn't even read a basic bank statement and eliminated about $185,000 from my income with no good ratinale. Don't believe what other people say... these people are the scum of the earth and have no integrity. They do not keep the promises they made in writing. read more

I closed a complex loan with them. It took awhile for everyone to get on the same page. Like many non qm lenders their process is still clunky with days in file set up, and other areas. Once the ball finally got rolling we overcame all of the hurdles together. The underwriter Sevag worked really diligently to close this loan. There were over 10 streams of income, one of the most complex tax returns that even the cpa that prepared them had a hard time explaining everything. I will send other loans there. Getting a jumbo loan during COVID was difficult at best. Add in being self-employed and it is next to impossible during this time. The rules were always changing and the market seemed to dry up overnight. Greenbox provides a specialized product that is not for everyone. The process is intense, frustrating, and takes longer than a traditional loan. The positive is we were able to close our loan and purchase our home. This, however, was not an easy task to achieve. It took a lot of effort by my broker, myself, and senior leadership at Greenbox up to and including the CEO granting an exception to fund the loan. Special thanks to Mr. Eshaghian for this. If I were to do this over again I would become more involved from the very beginning instead of waiting until the end of the process when the deal was about to fall apart. In summary, not for everyone, not easy, requires the borrower to be involved, and takes time. Sent in client's documents to Greenbox even before client made an offer, and was told no problem. Over the 2 months period, client was requested with endless financial documents, doubling down payment, pay down more debts, have more reserve, and Greenbox still couldn't close the loan. They get your borrowers CD out, docs out, and right before funding, they stop everything and wait until the buyer(s) or seller(s) cancel. But, why? No one knows. I requested for 7/1 arm loan based on their quote, somehow the contract was converted to 5/1 arm without any notice, plus 20k more closing fee, plus their system broke down right on time so that they cannot fix this number anymore. "LOAN IS DENIED..." How can a SR. UNDERWRITER allow me and my borrower to waste over 2 weeks with brutal conditions? I gave them 100% of all the conditions they asked for just to make up a dumb condition at the end to tell us "loan is denied!" SR. UNDERWRITER did not know vital issues given to them weeks earlier! They did not even have to decency to tell us up front they did not want to do the loan, instead they wasted time and made my borrower miserable to the point where he gave up on buying altogether and I also lost the Realtor!!! I have been a mortgage broker for 25+ years and can attest that Non Prime lenders are hit or miss. Nothing like conventional. I would like to say that Greenbox Loans has gone above and beyond to assist in closing loans. As with any lender, if the loan application was taken correctly and submitted promptly with necessary supporting documentation, it is underwritten in a timely manner, not having the realtors scurry to get extensions or the mortgage broker or lender driving the clients nuts for additional documentation. Many lenders will have issues in their processing/underwriting of loans, but typically will adapt and make the necessary corrections in their process to ensure any delays don't happen again. This lender is one of those. They stepped up to the plate many times, and if there were issues, no matter who was at fault they rectified what was wrong and made the extra effort to close the loan. I cannot say that for many of the other Non Prime lenders we've used that have resurfaced since the crash of 07. Rates and closing costs are very competitive, combined with the excellent customer service we have witnessed on the wholesale side make Greenbox a winner in our industry! read more

What a fiasco. 40 years as a loan officer and I have never had this bad of an experience. Almost two months of sending in conditions over and over, an underwriter who told he could either read his email or he could underwrite. Randomly added conditions with out any explanation or even letting us know they were added. Big list of exceptions that they don't clear until you are done jumping their everchanging random hoops and then after two extensions it takes more than a week to finally say loan committee won't give the 90% that the client applied for and the original approval was for, they can do 75% and now need more than double the original amount required. This was a 24 month bank statement loan, with clients who had over a 730 credit score, been in business over 20 years, no lates on anything. What a waste of time. Got them approved with another lender in less than 48 hours. Save yourself time and money and go somewhere else. read more

If I could give 0 stars, I would. Green Box Loans cost me 40 thousand dollars while holding me in limbo over closing a loan. I would've applied with another company, yet Green Box loans told me that the loan would close any day now for two months. After two appraisals where each one appraised for over 30% or the loan value, they needed one more for some reason. This pushed us into another three weeks of waiting. This past week they told me daily that it would happen "tomorrow." When literally nothing has happened. Now, as the new year approaches I have no idea when my loan will close with them and have to look at elsewhere. This would've been nice to know weeks or even months ago. Highly unprofessional. Do not waste your time. ALSO to all that have been hurt by green box please message me! I am going to file with the BBB and I want as many people that were lied to and cost money in the same way as I have been banded together. I will not stop until anyone that tries to work with them gets a disclosure letting them know what they have done to other people. Yanked us around for WEEKS sent us multiple sets of docs and with 6 days in between docs our deposit amount went from 25k to close to 54k to close. Literally a 30k upswing. Then stalled us out, had to get an extension, now here we are day of closing and no docs at all have even been sent to the title company. Contract expires today and now since the title company still has no docs we are also not closing today. Oh and at one point the sales team said matter of factly it wasnt a high enough or attractive enough loan to them. So why the fuck would you jerk people around. That's preditory lending. You set so many ridiculous requirements thinking we would just walk away now you just tell the truth and come with the stall tactic. Preditory lenders.....stay away!!! And yes a complaint is being filed because it's unfortunate they do business like that. Any loan where you make me put down over a 3rd of the value of the home should be attractive as fuck. I have been buying and selling property for 35 years and have never dealt with a company as slow as Greenbox. They sit on files for weeks on end, nothing happens then they come up with 50 hoops to jump through. You jump through all those giving them ridiculous amounts of irrelevant information and then they find another 50 just for fun. There is no sense of urgency of any kind and a simple loan took over 3 months to process. I bought a car for the same amount as I was borrowing here and financed it in 5 mins on the phone. I have bought, renovated and sold houses more quickly than they took to process this 65%LTV loan. I will never deal with them again - they caused me so much unnecessary stress and we nearly lost the house - the money came through a whole month after the original deadline and on the final day of the third and final extension. Then a couple of weeks later they sold the loan on to someone else. Dreadful company - avoid at all costs. read more

Worst mortgage broker on the face of the earth. Requested loan was told it would take 1-2 weeks to obtain approval. Received a conditional approval after 30 days instead. Conditions were related to providing the company with documents all of which was provided within days of approval. Then, they requested a 2nd appraisal which was ordered and delivered only to discover they had ordered it from the same appraiser as the first so a third had to be ordered. Subsequent to the the conditional approval over a period of 3 months I received more than 8 requests for additional documentation. After 4 months of toil, and after receiving appraisal with photos clearly illustrating we were in the process of doing a gut renovation of our condo, they told us that they needed the appraiser to do a final inspection to prove we were living in the condo. How ridiculous! We were on a deadline and which Greenbox could not meet. We ended up withdrawing our commitment to find another lender. ONLY USE THESE GUYS IF YOU ARE A GLUTON FOR PUNISHMENT and love frustration and aggravation! This was the worst mortgage experience I have ever had and I am 55 years old and had more the 10 mortgage during the course of my life! read more
