BAINT AND SWITCH COMPANY BEWARE BROKERS! its so much a joke you probably wont think im being truthful. After 5 successfull painless closings (3 of which went disclose to fund in 6 business days), this ruthless company took 2.5 months to give me a CTC on a DSCR, even sent closing docs to title for closing - ONLY TO PULL FUNDING while my borrower (a referring Agent) was on her way to the closing. The sales manager must have gotten into the business yesterday, as he actually called his DIRECTOR OF OPERATIONS a liar on the phone with me. My last straw was a file with only HOI as a condition for a week, gets underwritten and multiple ridiculous conditions. like our commander in chief likes to say: FIRED. DO NOT PUT YOURSELF THROUGH THIS STRESS.. STAY AS FAR AWAY AS POSSIBLE. Props to Tipp...she is truly a god send. My A/E is amazing too. I am first time buyer and was trying to purchase condominium at new construction project and using bank statement program through my business. I went through 2 other different lender that recommended by my agent, one before greenbox which was just waisting my time and one after which still on air. I decided work with Greenbox loan & had chance to directly work with Payam Kohanbash. I have to say by far he was most knowledgeable and helpful person during this painful process.He gave me preapproval letter less then 12 hours and I guess because he is direct lender, he was able to approved me with just my one year of bank statement and locked good rate around week or so of starting process. He even told me, he will adjust my rate if rates go down before closing. The only concern he had and shared with us and my agent and seller/ builder agents from day one, was that at least 50% of project needed to bo done and sold under this loan program which the seller's agent assured us that's all done and no problem at all which end up been lie and we discovered it just 2 days before closing date because saller just delivered this most important document just 2 days before closing. Unfortunately with all Payam's and greenbox hard work and help we still couldn't close it because couldn't get approval for project which Payam warned us from day one. Even though I wasn't able to do the loan with greenbox but I have to say Payam and his team were amazing. He was so much patient, always available and gave me so many helpful advice which I really needed as first time buyer. unfortunately 4 weeks later, I am still dealing with loan company that seller agent recommended and claimed that can approved the building at no time but all promises and no action so just wasting our time because what Payam knew day first, they are just discovering 4 weeks later. Do not work with this company. I ultimately did receive a mortgage through them, but it was absolute torture. They asked nearly endless, inane questions, contradicted their own requests with new requests, and just generally displayed no common sense or professionalism every step along the way. It was a full-time job for 3 weeks fulfilling their absurd requests, requiring multiple CPAs, my business partner, and even clients of my business. Both my mortgage broker and agent said they had never encountered anything like this incompetence and volume of requests in over 20 years in the industry. After selling our old home and moving all of our things across the country, our house closed two weeks later than scheduled. We stayed in an AirBnB and had to move several times due to being told we would close and then further delays. We were one day away from losing the home and an $80,000 deposit. Even after closing, they were so slow in confirming the purchase that we couldn't move into the house on the same day and ended up having to book another AirBnb late at night. The experience caused so much stress it stole much of the joy out of moving into a new home. I did not report them to their regulator simply because I refuse to give any more of my time to this absolute toxic pit of stupidity. Stay away! read more

I was literally $800 away from paying off my note ($68,000 originally) and they decided to hit us up with a $3,000 termination fee because we had a second funding source, simultaneously. Our broker said that was fine. Everything was paid. You'll regret it after you sign the documents. I'm trying to be fair and give the Greenbox the benefit of doub. I don't recommend this company to anyone out of the state of California as they've no clue about other states' s rules or how things work. I worked with them for more than 2 months for refinancing our house and was hoping to get things done in a month before I start my new job. They instead came up with weird excuses and brought up things that I had never heard of. I told Mr. Kohanbash and his assistant, Jasmin, repeatedly that if you can't or don't want to do it just let me know and I would go with my bank's offer which was only $60 extra per month. Every time they said the loan documents were ready and they were waiting on one piece. At first, they said they needed a month worth of my paystub. After a month they said they were waiting on appraisers. Then when it was done, they said they wouldn't accept that appraisal because their third party put that appraiser( the one they chose themselves) didn't get the job done in time!! Waited another 2 weeks for another appraisal. Then they said the appraiser didn't complete the report. When I finally talked to the appraiser, she said she was fed up by their numbers of unnecessary requests that wasn't even required by our state!!! in the meantime, they stated there was foreclosure on one of our properties which wasn't true and after I proved them it was wrong they gave us no explanations and just said that was what they showed!!! One time a text from Jasmin's phone came and offered an hourly job ( while I'm a professional with a doctorate degree ) They didn't realize smart phones like iPhones would track down numbers and people if they had communicated with you once). I answered yes to see what her intentions was.. of course nothing. I told Mr. Kohanbash about this too, still didn't give me any answers. That was when I said enough was enough and stop the process. They said okay. I changed my job and they tracked down my termination from my previous job. Here I got another call from Jasmin saying my loan documents were ready!!!( for the third time ) and just need proof of employment from my new employer. At the time, our own bank had started the process and had kept another appraisal money. So I told her our bank wouldn't refund our money either just like you all, but I trusted our bank more than I did them. A couple of days later, I got an email with my name and my home address congratulating me on refinancing our home and offered to do it for us!!!! I can't think of any way other than a new game from the people who already had so much information about me. I emailed them and reminded them to stop emailing and stop going any further with our refinancing process. I feel very unsafe now with all the information they have. I'm not accusing anyone of anything, but if anything goes wrong and any abuse of my identity happens, I know who I'm suing first!!! I have been completely honest and haven't made up one single thing. Working with Lisa Santos' team has been a nightmare for us and our client. We were notified several days after conditions had been submitted that a new condition was added. When I requested status of a "critical" item that they knew about from the time of initial application, I did not receive a response. I followed up at least 4 different times asking for an update on the new loan terms for the client and it wasn't until a week before we were supposed to close that they sent the new (worse) terms to the client without notifying us so we could discuss it with the client first. When I requested a final condition from the client, he stated he had spoken directly with Greenbox who told him they were "clear" so he was not expecting any further requests. Lisa stated she had spoken with him at least 5 times on the day of signing and never mentioned there was still an outstanding condition. While they were able to make exceptions for our clients' scenario, all of the stress at closing could have been avoided had they responded to my initial requests earlier in the transaction. I have been in business selling real estate since 2005 and I must say they were the worst company I have ever worked with. Not once did they ever follow up with me on my buyers loan. I have been in this business for over 22 years. I actually was a broker for about 8, however since 2017, I have stayed away from brokering loans (as much as humanly possible), as I have gotten very comfortable with keeping loans in house (I like the control). However, I had a loan that was outside of our parameters, and I really wanted to help the clients. The borrower had a BK just over a year ago, and I asked our Product Development Manager what company I could send it out to, and he immediately replied - "You should definitely send it to John (Madarang) at Greenbox." After our first conversation, John completely put my mind at ease, and it reminded me of the good old days when you had reps that you trusted, understood their products, and you just knew they had your back and would do whatever possible to make you look good. I am not going to sugar coat it, there was definitely some hiccups on the way; it seems like something is wrong with the operating system, as we submitted the same conditions repeatedly and would continue to have them on our updated Approvals. With that said, I am a realist and understand some issues are always going to arise, what I am most appreciative is how John handled our problems and concerns. It looked like we were going to miss the COE, and I DO NOT miss COEs...but more than that, these clients were in a hotel for over a week, and any extra time would have crushed our borrower's spirit. Once again, John Madarang stepped up, and played the role of Superman. He and Gladys Santos really came through for us, and these people, and for that I will always be grateful. I was pre-approved by this company for a home loan and when we entered into escrow after 17days they told us that we didn't approve and that we need more down payment. Afterwards we up our down payment giving 20% they still took another week for them to inform us that wasn't enough either. This company is very unorganized and has the nerves to ask for more contingencies the day before closing escrow deadline. They have no timeline and don't care about their clients. Lucky I was able to get another loan company to complete my loan with an extension. I don't want anyone to go through what I went through with this company! read more

My wife and I had been trying unsuccessfully to get a refi for our home. Believe it or not we were stuck at a 6.95% interest rate on our existing loan. Along with what was obviously a deplorably wicked interest rate, we had a number of problematic issues that needed to be addressed. We had been late a few times over the course of 25 years, and although we always got caught-up, it had been a significant problem in any prior attempts at refi. It was also a problem for Payam and his capable staff, but it and a number of other negative glitches were addressed and corrected by Payam and his super staff in a manner that made things work. After a year of diligence and gritty effort having been provided by Payam and his staff, we were just notified today...our new mortgage has officially been funded. We are ecstatic! In the future we will refr our close friends and family members to Green Box and Payam Kohanbash. read more

Avoid this lender. I am a selling agent on a transaction in which Greenbox is the buyers lender. It took over a week to review final conditions, and even then they still had additional conditions issued at the last second. Our close of escrow was yesterday and we are still waiting for them to fund this transaction. All this just for a 100k investment loan in which my buyer is putting down over 500k! I really like some of the products that this lender offers .. They did a jumbo loan a couple months ago that no one else could do (which was excellent) .Although, the loan process is extremely slow, investors approving the files are extremely slow. The problem is they have you on pins and needles until the last second waiting to hear back from investor (14 days later after a couple weeks of UW approval) we had to request 2 extensions from sellers, almost lost the deal. Several products on the retail side are not available on the wholesale side which is a bummer Currently waiting to close a couple more loans that have been dragging on for 4 months . The way these loans are processed is horrible and very unorganized. If you have a few months to close a deal this lender is excellent . If you need to close fast , try somewhere else. read more
