I signed a lease for 614 S 3rd St, Unit 2R, and never moved in. The unit was completely uninhabitable. I walked into a pest-infested mess: rodent droppings across the floors, inside kitchen cabinets, behind the fridge, in the stove, and even inside the fridge's mechanical cavity. There were holes in the walls and cabinets, black sticky stains, and signs of long-term neglect everywhere. The landlord claimed it had just been "professionally cleaned".. I had timestamped photos proving otherwise. They made multiple surface-level attempts to clean and patch things up, mostly using spray foam to seal holes... even around the dishwasher and AC unit, making future repairs nearly impossible. The pest issue continued even after they said it was handled. I asked for a proper extermination, deep cleaning, HVAC sanitation (there was visible debris inside vents), and safe appliances. Instead, they dragged their feet, avoided responsibility, and refused to replace anything. They told me to hire someone to clean their apartment myself when I move in. After two weeks of back and forth and zero safe window to move in, they offered to end the lease but refused to return my security deposit. So in short: I never lived there, documented everything, and they still kept nearly $1,800. If you value your health and your wallet, stay far away. read more

The maintenance man is a tenant with no experience who is frequently high. I had to fight for two years to get them to replace my air conditioner because they insisted it wasn't supposed to cool the apartment if it was over 85 degrees. Maintenance guy said they couldn't afford repairs and I should move if I don't like it. Called me a "crazy bitch" for expecting them to follow the lease. They increased rent by $400 the first year to fund renovations, which are ongoing three years later. Dumpsters overflowing, noise, water shut off. Mold in previously flooded building. Mice. Litter everywhere. Ice and snow on sidewalks after storms. Shingles falling off new roof. Broken gutters, door locks. Poorly lit walkways. Mailboxes not labeled. Insufficient parking. I have emailed Heather (the property manager) 4 times since it broke and put in 4 maintenance requests that have all been "fulfilled" when no one has come by to actually fix it. they gave me a small space heater that takes about an hour to actually do anything and runs up my electric bill like crazy. I'm a current tenant who resided in Upper Darby (6700 Marshall Road) find another place to live if you are in the market it's managed by this property group! The third screenshot is a complaint about my overall experience relating to working with Greg Konieczny who again needs to be fired. Every property manager I've engaged is pitiful from Greg Konieczny, Jennifer Cullen, Dave and Fatimah!! If you find you are working with either of them please try to find somewhere else to live-- they don't care!!! The problem I have is a lack of basic communication from professionals who just show-up to work daily and draw a check!! Where I live currently was previously a 56 unit condo building that was condemned in 2014! Amazing renovations have been completed and there countless emails, text messages and phone calls in reference to the elevators being in service. I moved here in April 2023, when checking the unit which wasn't cleaned I was advised that the elevator would be in service by the time I move in. Fast forward present day 10/2/2023 and there's still no working elevator despite multiple claims that it would be in service!! As I've shared with these folks listed above, basic customer service and soft skills go a long way!! Their behavior is indicative that they don't care and it shows!! Residents no doubt understand that elevators need to be safe at all times, but you can't even get a mass email update from anyone within Greenzang-- this property management group is a joke!!! If you are looking to lease period, spend a little more money and find another management group they are trash. You notice from the moment of trying to reach someone, which is an act of congress all the way to having to hound your property manager about maintenance issues, while still expecting on-time rent!!! I have receipts, some of course have colorful language that I won't post because it's important that prospective residents are aware and that you exercise your right to find another alternative. I travel for a living and I'm beyond tired carrying luggage regularly up 2 flights of stairs. The property manager is rude, condescending and clearly lacks basic communication and comprehension skills. The entire property management team needs to be scrapped!! Also consider paying them what they are worth because they way they treat residents they can't be happy!! I will be delighted when I move, but again if you're in the market AVOID GREENZANG PROPERTIES. Your peace of mind, cortisol levels will thank me!! My Chester apartment was nice to live in for years until Greenzang took over management. Then rent went way up while service went way down. I submitted multiple requests to repair necessary built in devices that stopped working by themselves. Nothing happened for months, then my request was cancelled by them! An outside door lock was broken for months enabling anyone to enter. There have been so many false fire alarms from a broken system that no one goes outside anymore when it goes off. Their phone system never allows for you to talk to someone in the office. No one answers the phones, the VM box is full. I informed them of issues with the AC 6/6/25. It finally gave out completely on 7/25/25. It is now 7/29/25 and they have yet to even return a call, text, email or come to the apartment and fix it. I have a dog and we are on the 3rd floor. If I could rate this company a 0/5 I would. By far the worst apartment i've ever lived in. As soon as you step inside you are greeted with a pungent mold smell. The courtyard is a mess and full of trash, it is very unsanitary and Greenzang refuses to pick any of it up and it stays there until it rots and smells absolutely horrendous. Packages and property get stolen all the time and none of the security cameras are working. I have also had a full load of laundry stolen. In addition, there are three washers and three dryers in the laundry room. If you are lucky maybe only one of each is broken at the same time, there have been days where there is only one functioning washer and dryer at the same time. They switched from using coins to credit card without saying a word, days after I had just purchased $40 in coins to do laundry. Absolutely no warning. To make things worse, two walls in the basement where the laundry room is located are completely covered in mold and the smell is awful and harmful to your health. Also, maintenance requests are pretty much non existent. When you request service through the portal online, they just go unanswered and you are either forced to call (and they tell you to put in a request online) or fix it yourself. Yes, rent is cheap, but you are living in filth in a place where management does not care about you. I wouldn't recommend this place to my worst enemy. read more

I have rented from Greenzang Center City office for 4 years, and I highly recommend their services for anyone who's renting in Philly east of Schuylkill. I wholeheartedly recommend Greenzang not just as a "least bad", but a genuinely great company to rent from because: (1) their places are in great condition and cost less than similar places in the same area; (2) David and Cam who manage the properties are very helpful; (3) they are flexible and work with tenants to accommodate us; (4) they have an awesome maintenance team available 24/7. In my experience, every time there was an issue, David and Cam fixed it quickly, and when appropriate compensated/reimbursed me. When I moved out from my 1st apartment, I got my full deposit back. When I was looking to rent with them again last year, they remembered me and were excited to help me find a perfect place again. Here are some more details: 1 - Both places that I rented were below what an average place of equivalent size and quality in the same location would cost. They were in great condition on move-in. Greenzang cleaning crew is awesome and places feel clean and ready to live in on the move-in day. 2 - David and Cam are friendly, personable, and helpful whenever I ask for clarifications or support. During signing, David walked me through the lease and their online portal in great detail. In 2020, David helped a lot of my neighbors in need by lowering rent and changing payment plans. 2nd time I rented from them, I needed a place in 48hr, and Cam helped me sign lease same day I reached out. In a few months, I'm moving out of US. I asked them for a letter of recommendation, and David wrote a great one in a day. David and Cam are genuinely there to help tenants. 3 - There's no other management agency in the city that would work as hard to accommodate tenants as David and Cam. When renting with them 1st time, because I was arriving to Philly at 4 am, David mailed me keys in advance. When renting the 2nd time, I needed to move-in my stuff right away. The apartment was still being refreshed and cleaned, so Cam arranged for me to move my stuff and cover it with tarp right away, and then David and Cam sped up the cleaning and refreshing process to accommodate my timeline. 3 months ago, I found that I need to leave US before my lease was up. I was really worried about breaking the lease, but Cam reassured me, and just in a few days, David and Cam updated my move out date with no fee or penalty. 4 - During 4 years of renting, I only had to call maintenance 6 times, and every time, it was a very easy, quick, and pleasant experience. 1st time, my HVAC unit was leaking a little, so I submitted the request online for a non-urgent maintenance. But quickly the leak got a lot worse, so I just called the 24/7 maintenance line, and asked them to put the request as urgent. In 1 hour, two very nice maintenance people came, replaced my HVAC with a new one, and cleaned all the water. 2nd time, a pest bug nested right outside of my window. The bugs would chew through mosquito net and crawl into my apartment. I called in an urgent request. The next day, an exterminator came, politely explained the issues, and removed the nest. He arranged to install new wooden frame next day. Other 4 times were very minor, like fixing a latch on a washer. Every time the problem was gone in 1-2 days. Overall, I only have positive things to say about Greenzang. I would say that sometimes I need to send a second email to remind them to answer, but that happens to the best of us. The only good thing I have to say about Greenzang is their capacity to market themselves. See my nightmare of a testimony below. Greenzang is the absolute worst management company I've EVER experienced. They took over management in the building I lived in and from then, it was nothing but trouble and grief for the remainder of the 10 months I lived there. Maintenance: First off, they do not maintain anything properly. I've heard from many neighbors that they've had trouble with mice. The trash is constantly piled up on the side of the building, and as they do renovations, they also had trash all over the woods, which is city property. The basement is kept under horrendous conditions. My last 2 months of living there, the ceiling above a washing machine was dangling down to the washing machine. If you used the machine, insulation would touch your body, which is hazardous. Not to mention, they carelessly stacked all the bicycles on top of one another, which resulted in my bicycle tire popping. Sketchy renovations: They immediately started renovating vacant units, and within a short amount of time, my neighbor across the hall's unit was broken into and robbed. This was shortly after she had work done in her unit, and the only items that were stolen were electronics that were out in the open as the workers were there. Also, there was no evidence of force of entry. Sounds like whomever robbed her had a key to me! Once I came home that day, my door had evidence of someone also attempting to break into my place. Please note, that I had a lock that was tricky, so they could have very well tried a key and thought it didn't work. Also note, that this was on the 3rd floor. It seemed very much like a destination plot, vs a robber checking who's door is unlocked to rob. After all that, we learned that the building's surveillance never worked to begin with. How convenient. Then there were constantly issues with the renovations being done in the building, by handymen, not professionals. One of which was performed in a unit 2 stories below mine. As I work from home, and rely on internet to do so, the workers not knowing what they were even cutting, cut the cord to my internet in the middle of my work day, which resulted in me losing 2 days of pay. Did Greenzang do anything to rectify this? Absolutely not. And of course, there was constant construction being performed before 8am, which violates city noise pollution standards. Not to mention a neighbor passed away (from unfortunate and natural causes), and they tried to get rent payments from the neighbor's grieving family, which is absolutely illegal. These people are absolute soulless crooks! I had no intention of moving out of my apartment any time soon, until they took over. I've seen the listing for my apartment, and laughed at how misrepresenting the description is. I'm happy to finally have them out of my life for good. read more

Do NOT rent from Greenzang, especially if your property manager is Greg Konieczny. He literally does NOTHING about your maintenance issues, and when he does, they're all half-assed jobs by people who don't know what they're doing. We've had a leak in our living room ceiling from the roof for over two months, and it's still not fixed. He sent out a "roofer" and repair person to fix the roof and drywall patch the ceiling in our unit, but it only made the problem worse and dirty water is running through the walls every time it rains. I text or call Greg almost everyday and he just gives me the runaround and does genuinely nothing about it. The house I live in is old and property management barely maintains the lawn, let alone the house that is literally falling apart. It's a shame because it's a beautiful home, but it's just a cash grab for them. read more

I rented a beautiful apartment with Greenzang and I can highly recommend using their management office to find a location suitable to you. I chose a two bedroom unit in Fishtown in a historic building completely renovated with shining new hardwood floors, top-of-the-line appliances, central heating and air conditioning, a marble countertop, two door fridge with ice crusher, dishwasher, washer-dryer in a very safe environment with nearby parks, river piers, and great restaurants. Greenzang allows pets here and my 10 year old Calvin the Cat loves this place too. We have a large living room area, the kitchen area, a bathroom with shower, and two spacious bedrooms. The front door security system works well and there are procedures in place for handling emergencies as well as routine maintenance requests. Yesterday, I went online at 6 a.m. to request my freezer filter be replaced and, by 10 a.m., my maintenance man, Ryan, was at my door to help me. The same day! Ryan responds quickly to all requests and provides excellent, dependable service. Our property manager, David, is also available to speak to us if needed. I have lived with Greenzang Properties for over 10 years in two different properties. Both are 150+ year old homes. I would not live anywhere else in this city and I have lived in Philladelphia for twelve years. The name changed from Signature Communities because SIgnature Communities was a larger company who owned several properties all over America, and Greenzang who started as Green Street wanted to go back to being a smaller more resident focused company. I absolutely adore the maintenance staff. Living in a nearly 175 year old building I have a had one or two leaks and these were always addressed as soon as possible. They have also done things to improve our building like giving us all our own water heaters. I feel completely comfortable having these men work in my home when I am not there and when I am there I happy to see them and ask about their kids and grandkids! The office is also nearby so if I have an issue I can also walk over. There is also an online message portal for maintenance requests! A 24hr number and the list goes on. I could live anywhere, but I chose to live here and will until I move out of Philadelphia. read more

Fire alarm went off again on June 3, 2020. No one from Greenzang could be bothered to respond to anyone calling or texting and a resident once again had to turn the alarm off. As before, the entire fire alarm system was off for over 15 hours (from approximately 8pm June 3 to 2pm June 4) before it was reset. L&I came out yesterday (June 4, 2020) and is going to cite them for fire code and other L&I violations. In addition to the above-referenced fire code violations, I just found out today, that Greenzang hasn't had a valid rental license for my building for at least the past 12 months. Under the § 9-3901(4)(e) of the Philadelphia Code, a landlord can't collect rent without a rental license. Meaning, Greenzang owes dozens of people in my building tens of thousands dollars (each) in illegally collected rent. read more

I have enjoyed living in my Greenzang Apartment for a year now and I have chosen to renew my lease. My apartment home is centrally-located to the places I travel on a regular basis. It has an individual entry with its own mailbox so it has a feel of home, rather than typical apartment living. The inside of my unit is spacious and includes all the things necessary for comfortable living. Any interactions with the property management have been positive for me and when I have had to call upon maintenance, things were handled in a timely manner. We waited three weeks just to get the soap dish in the shower fixed after it fell off. Not sure if we even have it yet. i have a toddler as well and it's unfortunate to have all these issues to deal with. They also misplaced one of my rent payments and tried to say i did not pay. The prices are decent, but be prepared to advocate for yourself. Communication from the property manager is very poor in the University City area - you must follow up with them many times to get things done, and you will likely be told something (like maintenance) will be done a certain day, and it will not. Maintenance on the building in general takes a long time as well - heat was out for two months in the winter without any communication from the property manager. One of the two washing machines was broken for three months without any word from them either. Apparently these things were being handled (albeit slowly) but they neglected to tell residents what the situation was in the first place. She is always quick to respond to a problem and very prompt at answering emails, which I really appreciate. The reason I am writing another review is for an incident that just happened to me. My building is currently being renovated apartment by apartment. I've been hearing the workers upstairs for the past few weeks banging around, doing whatever they are doing and so on. Because of this work, I came home to find both my toilet and tub full to the brim with cloudy white water. Unable to flush my toilet or drain the tub, I had to call emergency maintenance. Danny came over right away to inspect the situation. He went to the basement and fiddled with the pipes so that the water would drain. The plumber came by first thing in the morning to address the issue and then Danny stayed to clean my bathroom with bleach afterwards. So fantastic, I'm so thankful this was taken care of so quickly.
