First off, this complex is directly next to both a police department and a fire department so you will hear sirens at least 3 times a day, including bedtime. The way that the building is built is very poor, which is how most greystar complexes are built. I am very mindful and considerate of any noise I make. I would even wear slippers and walk around my own home on my tip toes to be courteous to them below. But the neighbors below would complain to the leasing office over any small noise they "heard". There was a time the neighbors below me were banging on my bedroom ceiling....but I was in the KITCHEN cooking at 7 pm and wearing my slippers to cushion any potential noise. I get it if it's 10pm but that wasn't that late. The noise issue got to a point where I felt like I was getting harassed by the leasing office, even though most of the claims of the noises that I supposedly made were not true. The leasing office even told me on a weekend that I wasn't in town I was making noises, I don't know how that's possible because no one was home. It's frustrating coming home from a long work day at the hospital to constant anxiety that any tip toe step would cause banging from my neighbors and harassing emails from the leasing office. The area is also not safe. There are a lot of homeless people that come out at night and my car got broken into. There will be times at midnight or 2 AM that I hear a homeless person screaming and yelling in the middle of the intersection. But the leasing office does nothing about it. I wouldn't feel safe to walk out at night after 9 PM in this area. It's honestly really confusing that there are so many homeless people around due to the police being so close lol. I also believe there is a lack of privacy from the leasing office. There was a time I left the apartment and I saw the lady from the leasing office watching my apartment from the end of the hallway! (I wish I was exaggerating the truth, I'm not) This was around the time we got a noise complaint so I figured she was waiting around to see if we really are loud people. Either way I find it very weird and creepy. Lastly, the appliances in the apartments do not work at all. They will try to sell you the" two in one washer and dryer machine" but it does not work at all. I've had to take multiple trips to the laundromat just to get my laundry done. Also out of the 12 months I lived here, one elevator was always broken so you may be late to work due to one elevator being used for the entire building. They also tried to blame my dog for the reason that the hallway smell like dog urine because they have "evidence" of this. This really upset me because I would always make an effort to carry my 20 pound puppy so that he will not pee in the hallways despite the other dogs doing this. And despite my efforts, I'm STILL getting blamed?? Show me the evidence. I'm still waiting. At this point I should've just let my dog pee since you're blaming me anyways. It's so sad bc I was excited when I first moved here and I tried to give them the benefit of the doubt. But too many boundaries have been crossed. One positive thing is that the Anaheim packing house was just a walk away....thats all I got for positives. Sorry Mix, I wish I could've had a more positive experience with you guys

Dramatic year-over-year rent increases under the guise of offsetting "affordable rent" opportunities? 7. Shoddy or missing home features such as doors, blinds, and appliances? 8. A dead end "resident escalation" process that seeks to pacify residents rather than provide solutions? 9. Broken communal amenities (ripped pool chairs, gym TVs that are just expensive wall decorations)? 10. Having to submit 3, 4, even 5 maintenance work orders on the same issue before getting a final resolution or temporary fix? 11. Little or no communication from management about stolen mail situations? 12. Homeless people setting up little makeshift camps inside Mix stairwells adjacent to the halfway house across the street? 13. Having to foot $$$ water bills due in part to an insanely inefficient hot water system? If so, The Mix may be right for you! In all seriousness, when my partner and I moved into the Mix 5 years ago, we knew we weren't going to get the Ritz Carlton experience. But the location and semi-affordable rent rate made it an attractive offer for us given we both work in the area. I take no pleasure that as we move out to greener pastures, I can confidently say that things have gotten markedly worse since 2019. Management under Greystar has been abysmal and I URGE you to carefully consider your options before moving here. It may seem like an attractive offer when they're trying to get your signature on a lease, but just scratch the surface and there's a ton of rot here. CAVEAT EMPTOR. *Note for management--instead of commenting on this review with an apology (or rebuttal), kindly use that time to go to one of the stairwells and do a brief inspection. I'm sure there's a fresh turd (animal or otherwise) somewhere for you to clean up. Happy to amend this review to post photos documenting the above atrocities following any management response.

When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

Krystal has repeatedly stated that the leasing office "does not accept or hold any packages for residents." However, I have received multiple notifications from the office in the past saying that my mail or packages had arrived. Because of this contradiction, I ended up forgetting or losing important deliveries. In addition, UPS and Package Concierge notifications often show that my packages were delivered to my front door or that delivery was attempted during office hours. Despite this, Krystal continues to place all responsibility on the courier without providing accurate or helpful information to residents. So right now: * Krystal says the office never accepts packages * The office has previously sent notifications saying my mail arrived * Delivery services say they left items at my door * And packages continue to go missing All I am asking for is clear and consistent communication. If the office does not handle packages, they should not send notifications saying something has arrived. If they do send notifications, then they should provide accurate follow‑up information. We were optimistic when we learned the building was bought by a new company in January of 2026. We held off on moving out due to convenience; it's close to our workplace, in the middle of four cities, Angels Stadium, Orange Circle, Disneyland, etc. We held off on moving out. Kevin has made significant improvements in the past two months, unlike the management in the past five years. He's passionate about revitalizing the building, which is why we decided to stay and move to an upgraded unit. Kevin has been responsive and has attended to all our needs. We've already seen major changes, including replacing leaking lines in the parking structure and working on broken pipes. They've also removed fallen palm trees and replaced broken electrical doors that would slam during windy nights, keeping this place trash-free around the residence. Trees have been trimmed, giving this place a much cleaner look. We're excited to see the future changes at Sunrise Fountain Apartments.

The entire staff if great from the leasing office, to maintenance, to the janitor/ cleaning staff. Yes the other tenants can do a little better at their part in making sure the community stays looking nice also, it's everyone's job, but the staff is always quick to assist when you need them. Whatever maintenance request I had they dealt with right away and professional at all times. They always greet with a smile and my first name. I live on the side by the metro link and it's not a problem because I don't hear it unless the windows are open. I just renewed and I would recommend people living here. People complaining about appliances but if you reach out to Madison she will get it taken care of right away. That's my girl I can call down and she knows my voice and always respectful to me. I needed a request done and said to call before entering and they called. I left a box outside my car, on accident, in the parking garage and maintenance brought it to my door. It's the small gestures like this that play along with why I renew. Now the amenities, the gyms, the courtyards, the rooftops, the clubhouses, and pools, note all of them are plural, are all relaxing and nice. MOVE OUT UPDATE: MY MOTORCYCLE WAS STOLEN HERE on 12/2 @ 11:42pm. The thief was able to walk into…read morethe stairwell and go straight to my bike. He was able to wait around until a car opened the gate and he was able to walk out with the bike. I parked my bike in front of my car in my assigned parking spot. Caution to the other bikers here to add extra locks to your bikes because they can and will steal your motorcycle. They will not release footage to you or the detectives and will only show in person, which I doubt police department will come and look given how often bikes are stolen. Camera has clear footage of his face but yet nothing was done with that footage because of how they handle camera recordings. How did they know where my bike was and why was mine targeted? I guess we won't know. Moving out- expect to owe money on top of your security deposit. They expect the apartment to look the same as it did when you first moved in (which is pretty much brand new). Don't even bother hiring someone to clean or clean yourself or painting as they charged me for painting and cleaning even though I got the same paint they told me to buy. Lesson learned not to move into a brand new apartment. I personally did not get charged for the cabinets peeling off but that is still an issue All of what was in my old review still holds true.
