    Place looked like this when we first moved in, must have been infested before. But management expected it spotless the day lease ended. Management was not great. Gladly there were no pests while renting but neighbors reported lots. Area had lots of theft. My car also got broken into. Worst place I've rented at so far.

    If your looking to move into one of their properties, do yourself a favor and don't. If you actually read your lease you will find out that YOU are responsible for just about everything that goes wrong with your place. When I had to have a plumbing company come in to take care of the black sludge that was coming into my sinks, it took them almost 4 hours to do something that THEY said was only going to take 2 hours because they had the cheapest people they could find to do it. This caused me to get an accuracy at work. In other words, they put my job in jepurty. Then, they sent me a NASTY gram on how I shouldn't be putting shit down my garbage disposal, I've worked in plumbing and I know that it takes ALOT to get the kind of smelly black sludge that I was dealing with...years. I have a swamp cooler and if you do also...be prepared. My swamp cooler didn't work the first year I lived here. So I requested maintenance to come out. Now it was just starting to get into the 80-90 degrees. It took them almost 3 weeks to get to it. The place I live... no windows can open except for a couple of very small ones and don't have any cross breeze. All the big windows are sealed tight. Once their "maintenance" guys showed up...they were only here for about 20 minutes. It blew good for about 3 days and then...nothing. I called them about it and they told me "we were just out there why are you calling us again?" I told them that it still wasn't working. Almost a month later and 106 degrees, they finally came. It never worked. When I saw everyone getting ac units next to me I asked them about me getting one and they informed me that I can have one if I pay 200.00 per month extra. 8 months ago I informed the company that I was having a mice problem. They informed me that it is in my contract that I, as their tenant, am responsible for all the mice and cockroaches where I live. It does say that. So, because I didn't read over my contract with this company like I should of... I've had to deal with mice running over me at night. Mice piss and shit everywhere all the time. Because I live paycheck to paycheck, bearly, and can't afford 650.00 to 1200.00 to get rid of the mice problem FOR THEM. MAKE SURE YOU CAN AFFORD TO TAKE CARE OF THIER PROPERTIES FOR THEM BEFORE YOU MOVE IN

    The pump gave out and my two cats were breathing heavily went I got home. I am grateful they are still alive.

Not only that, but they left my aging parents and their pets in a house with a non-functioning AC for over 4 weeks. Run as far as you can, as fast as you can. These people will do as little to help as possible, once you're stuck in one of their houses. The tile in my parents house was becer sealed and should've been sealed yearly, and there was mismatched paint on the walls in at least one of the rooms. Really, think about what you're doing before you sign any sort of lease with these people.

For the most…read morepart the experience was good, except upon moving in and moving out- which completely negates anyother positive experience I have had with the company. The house I rented had not been rented out before and the people living there right before us were the owners. The house was clearly not cleaned or inspected by Cobb realty before we went to pick up the keys. I called to state that the property was not proffessionally cleaned as I had been told it would be and they sent someone out right away, which was good, but they did a terrible job, which was bad, but I just needed to move in and move on with my life so I let it slide. During the course of the year we lived there, any concerns we had were promptly addressed, I will give them credit for that. So if you plan on never moving from the property you are renting, maybe go with Cobb. But if you ever plan to move out, beware! Once we turned in our notice that we would not be renewing our lease we began being asked to show the property to prospective tenants, on our own, with no representative from the company. I am too nice, so I agreed to it until my husband spoke to Cobb and let them know we wouldn't be doing that anymore. It just seems really unproffessional. On the day of our move out inspection I returned the keys and the house was inspected. I had the home professionally cleaned and the yard completely beautified. The next day I received a call asking for our forwarding address to send our security deposit to, I asked if we would be receiving the full deposit back and was told that we would. Now a week later I have received a call telling me that the house wasn't cleaned well enough for them, stating items that I watched my cleaning lady clean, were not clean and that items that they had not told me had to be cleaned, like can lights on an at least 16 foot high ceiling (which were among the many items left dirty before we moved in) and that we would be responsible to pay for the cleaning of these items. Ok fine, whatever. But then they proceeded to tell me we would be responsible for replacing some blinds that were already damaged before we moved in and I am quite sure I marked that on my move in inspection, although they said I did not and also that we would be responsible for paying for broken outlets that were broken when we moved in..... and so on and so on. The hassle that I am going through with this company is worse than any property management company I've ever rented from, I have never not received my whole security deposit back. I was a very good tenant and to be treated like this now that our business relationship has come to an end is just plain rude.

    I was re/searching property management companies for my first-ever rental property. I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.
