I would not recommend renting from Grijalva Realty. There are still ongoing issues with drug users living next door. We have complained multiple times and even provided evidence of their activities, but nothing has been done. They have been there for over a year with no eviction or resolution. Because of this, I don't feel safe or comfortable living here. I can't even have packages delivered to my home because they get stolen and resold. It's been extremely frustrating and disappointing. Don't rent from them if you ever hope to get your full security deposit back. No matter how much you scrub, clean, spackel, paint, you will never get back the full security deposit. When I moved in on 2017 she had a rodent infestation now it is much worse roaches and other bugs. My cats kept the rodents a way she needs to fix the pipes as well. When I moved in 2017 I would have to clean my kitchen counter with disinfectant wipes every morning because of mouse turds that covered it. We moved out about to give keys back. read more

If your looking to move into one of their properties, do yourself a favor and don't. If you actually read your lease you will find out that YOU are responsible for just about everything that goes wrong with your place. When I had to have a plumbing company come in to take care of the black sludge that was coming into my sinks, it took them almost 4 hours to do something that THEY said was only going to take 2 hours because they had the cheapest people they could find to do it. My swamp cooler didn't work the first year I lived here. So I requested maintenance to come out. Now it was just starting to get into the 80-90 degrees. It took them almost 3 weeks to get to it. The place I live... no windows can open except for a couple of very small ones and don't have any cross breeze. All the big windows are sealed tight. Once their "maintenance" guys showed up...they were only here for about 20 minutes. It blew good for about 3 days and then...nothing. I called them about it and they told me "we were just out there why are you calling us again?" I told them that it still wasn't working. Almost a month later and 106 degrees, they finally came. It never worked. When I saw everyone getting ac units next to me I asked them about me getting one and they informed me that I can have one if I pay 200.00 per month extra. 8 months ago I informed the company that I was having a mice problem. They informed me that it is in my contract that I, as their tenant, am responsible for all the mice and cockroaches where I live. It does say that. So, because I didn't read over my contract with this company like I should of... I've had to deal with mice running over me at night. Mice piss and shit everywhere all the time. Because I live paycheck to paycheck, bearly, and can't afford 650.00 to 1200.00 to get rid of the mice problem FOR THEM. When my tenant gave notice this winter that he was leaving to buy his own house, I was in the middle of a health crisis. I am lucky that Grijalva Realty came to my rescue as they helped organize and supervise most of the needed renovations in the condo. I truly can't imagine what I would have done without them. U rented from them and they told me they would fix a hole in the fence where the neighbors pit bull could get through. I had to block it with stuff to keep their dog out of my yard. After months and months, I told them I would pay rent when they fixed the fence. Again, months went by and they finally started putting up new metal panels between the yards. They did a half ass job with the panels. The corners didn't meet all the way together, so they had gaps in them and they called that done. Instead of paying the rent I owed, I moved out right after they finished. They do half ass, I paid half ass! They didn't care about the places. Most of their properties are run down. They have a property behind my yard where I live now, and the tenants there when I moved in fought like cats and dogs. Had to listen to them constantly! Now the new people are the same exact kind that moved out. And these people decorated the yard with junk! Stuff hanging in the trees, they so called decorated with a stocking ladder from like an auto parts store. I worked at one, I know. Bin holder, and scaffolding planks, and so called yard furniture. Thank God there's a wall between us. But I can't even enjoy my back yard! Listening to them and all the junk, I can't even enjoy the birds in the trees anymore. Haven't seen the Falcon who used to land in them, hunting for other birds. Hardly any birds around because of the crap hanging in the trees! And all the yelling. I am a current tenant with this company. I wouldn't recommend them if it was the last place For anyone. Laura Grijalva is the owner! Celest and Sonia are the current Managers. I have been leasing here since Nov 2019. My terms are for a year. I have been paying my rent on time until my swamp cooler started having a difficult time. I was communicating and giving them the benefit of a doubt but when I notice that nothing was being done. I went up to check my swamp cooler. Come to find out, it's never been clean. The water lines are old and glued back together. The pump recently quit and I have two house cats. While I was away, the air was blowing nothing but hot. Raising the temperature over 90 and going up. I let them know that I was very upset. They still haven't done nothing about it but to just leave. So for anyone looking to rent with them. Don't! It's a hassle. read more

When I first moved in and started tilling the ground for my garden and plants I started finding disturbing amounts of construction waste and huge piles of broken glass buried all over the yard. I've been here three years and still find senseless treasures in the ground. After the first couple years of me doing the landscaping I get a letter from grijalva saying I'm responsible for landscaping and will be fined for not doing it. The day I did my initial walkthrough with the realtor she mentions needing to send someone out to do the landscaping. Nice communication guys... I've also had some issues with maintenance. Absolute WORST property management company. We moved in and the yard had a 15ft tall dead tree and unsafe shed. Asked if I could remove before there was damage to the property. Storm blew the tree down, punched a hole through the wall 3 weeks ago. Still not fixed. Shed blew away in the same storm, hasn't been replaced. They never ran my history or credit. I know because I have a credit monitoring service. If I could give zero stars I would. These people are extremely unprofessional, and just plain rude. I have been denied service requests for no reason, and when I contact them none of them seem to know how to answer the phone. When I do get transferred from the receptionist without being hung up on first, I hear my realtor Jeniffer, who has the worst connection possible. She screams through the phone and has said to me numerous times "who are you? how am I supposed to know what to do if I don't know who is calling?", This might be a reason to fire the receptionist. I submitted a request to re-key the house because we were supposed to have four keys, but could only find three at the property. I was scared for my safety at this point, when the work request was submitted it was quickly canceled by their management. I called to ask why and I was hung up on three times. When I finally talked to Jeniffer, she told me to make another key at walmart so we have four, you would think a grown adult would be able to comprehend that is not the reason I am submitting the request. I apologize for the lengthiness of this review, so here is the abridged version: as a renter, I cannot discourage you enough from staying clear of Grijalva Realty. My fiance and I rented a house based on pictures since we had to move from Phoenix on very short notice. For the most part, the pictures were accurate. The only real negative was the house kind of smelled when we picked up the keys. We soon discovered the washer drained sewage smelling water into the bathtub (which was nowhere near the washer) every time we did laundry. I put in a work order request but Grijalva called my fiance to tell him "we cannot complain about the water backing up into the shower because it was described as that since day one of signing." I don't recall that ever being mentioned, but I didn't want to ruffle feathers since we were stuck in this lease for a whole year. The rest of the time in our house, aside from the sewage bath smell, was uneventful. We did have one other plumbing issue with the kitchen sink, and Grijalva sent someone out the next day to fix that. I will give them credit for that quick response. The real problem came when we moved out after our lease was up. First, their disorganization became apparent at this time. We had to go make a copy of our keys (which we were reimbursed for) because they apparently never made a copy before we moved in. It seems like a small issue, but they were very disorganized about arranging a time to come get the keys. I got a voicemail on at 11:15 am about the issue because they wanted to show the house to a potential tenant at noon. Then, I heard nothing for a week. So did they just tell the tenant sorry we can't show you the house?I just think it is indicative of the overall disorganized culture of the place. Also, the homeowner of the house told us that we did not have to show the house to potential tenants because they had cancelled their agreement with Grijalva as they were putting the house on the market for sale. This was AFTER Grijalva had informed us they found a new tenant for the house. Again, Grijalva obviously has communication and organizational issues. My biggest issue is they retained about half of our deposit for various items. Nowhere in the lease did it say we would be responsible for any specific fees when we moved out, which is required under Arizona law. This has made for a messy situation. I won't get into the details because it's far too long to write in this review, but I will say that I have rented 4 different places in the last 5 years and this is the first time I have ever lost a cent of my security deposit. I emailed them several times to explain the law, but they refused to listen or even discuss the issues. If you find yourself stuck renting from Grijalva, I highly recommend that you: -Read the lease very carefully, and ask questions regarding what can and cannot be taken from the security deposit. In fact, I would ask for a signed written addendum with this information. -Take lots of pictures of the property and things like the oven/fridge, etc. on the day you move in with a camera that has date-stamping. -Make detailed notes during your move-in walk through and make sure that Grijalva gets in written down in their notes as well. -Document everything in writing! Any repairs, anything that does not seem to be working right, and all communications with Grijalva need to be in writing. If you have an oral conversation, I would make sure you send an e-mail afterwards just to summarize and confirm what was discussed. -Do not get involved with the actual homeowner. When we first moved in, the homeowner contacted us to show some unique things about the house. However, when our lease came to an end, the homeowner was also ending his agreement with Grijalva, and he began bringing his own real estate agent by for appointments, while at the same time Grijalva was bringing potential tenants by to show the place. We felt awkward telling him no since we had kind of built a rapport with him, but It got to be very confusing as to who we were actually obligated to be listening to. read more

I've experienced a terrible practice of renting from Grijalva. I was the first applicant for an apartment of theirs, had all the proper paperwork, and passed the background check. Overall I was qualified and the first in line to apply which should have lead to me being able to rent the place. When I called asking about the place a few days later they said I was "beat out" by another applicant because he was "more" qualified. So the apartment I was so sure of getting was lost and so were 5 days of what could have been searching for a different place to move into. They never explained what being more qualified meant. After being told my $50 application was still usable for their other properties I asked if that scenario might come up again in which I might not be able to rent because I was not as qualified and they said there's a chance it could. Extremely poor managing when you can't even give me priority to another place when you screwed me over on the first. Although most of the staff there were really pleasant, the management seriously needs to rethink how they handle applications. QUALIFIED MEANS QUALIFIED! I second what Ashley J. said! I too had a horrendous experience as a tenant. I would give zero stars if Yelp would allow it. I did not have hot water for a week as they only have 1 person to do plumbing fixes. The roof also leaked and when I called the emergency number to get it fixed ASAP during monsoon season, they told me it was not an emergency. It ended up leaking into the downstairs neighbors unit. I can't believe they would let the unit go into such disrepair! No home-owner should trust their real estate to Grijalva. They will neglect easy fixes that turn into big problems for the owner. They are inattentive and never respond to messages, even Laura, the owner. I was specifically told by Janine (the person who handles the repair calls) that she does not check her voicemail. Incredibly irresponsible. Owners, go to Bancroft Realty if you need property managed. They at least call you back. Potential tenants, JUST DON'T DO IT. read more

AVOID THIS COMPANY. Absolutely horrible communication, customer service, and just general service. Disorganized and rude staff. Spent 3 weeks trying to get refunded several thousand dollars. Went from "no we can't refund" (even though they were legally obligated), to 2 weeks of "its clearing the bank", deactivated our online portal (without permission) so couldn't refund directly to our account, several days of "we can't write you a check until x date", "come back tomorrow, our manager is out, we can't approve the refund", to haggling over the refund amount and spending several hours driving back and forth and waiting for the checks that were supposedly ready to pickup. Finally got the total amount refunded but SUCH an incredible pain to deal with these people. Would NOT recommend this company. read more

I deeply regret renting from Grijalva, I have never before rented from anyone who cared so little for their renters (which is saying something). They also misinformed me on several counts many times and I had to spend hours calling them just to get a simple answer about something. Some of my complaints include the following: The apartment was not clean when we moved in and we were charged over $100 upon moving out to clean the stains out of the carpet when they were already there before us. I was shown where parking was for the property, but when I moved in and started parking there I received angry notes from the complex next to us saying I was parking in one of their spots. It took me a week of calling every day before I spoke to someone at Grijalva who actually knew where we should park, and we ended up not having parking at that location and had to park on the street. I would not have signed for the apartment if I knew I was going to have to park at a nearby street every day. When we moved in the gas and electric were supposed to be on, but they were not, and we had to live there for 5 days without hot water or electricity, which is pretty miserable. We also happened to move in during a cold snap in February so it was terrible to not have heating or hot showers or be able to wash dishes. We also had a list of problems with the apartment to be fixed when we moved in, and by the time we moved out several of them still had not been fixed even though I had called at least once a month and they assured me they were going to fix them. Overall, I found the staff to be rude and unhelpful about half the time I interacted with them, and frequently it seemed to me like no one really knew anything there and they were just trying to get me to leave so they could move on to another task. I rented a Casita from Grijalva from December 2013 to February 2015. When I moved out they decided that a sink knob that had broken when I turned on the sink one evening would cost PRECISELY my $150 security deposit for parts and labor. Interesting, isn't it, that a small plastic piece that's secured with a single screw could be so costly. And convenient, isn't it, that the charges were exactly equal to my security deposit? No more, no less. But thankfully "you don't owe us anything!". Cool, thanks Grijalva. My heater decided to stop working around August of 2014. I called a few times. They never came around. I did get a notice around November that someone would be servicing all the area heaters to next week. The service never came. I went the entire winter season with no heat at my home. And they're rude. So there's that. I will never work with them again and encourage others to follow suit. read more

After 16 days of a nightmare trying to get our house back from their hands, here are the facts that have led to our dissatisfaction with this company's services: - Neighbors told us that more that one three individuals lived in our property, and it was different people every few weeks (it seems that whoever rented the house was re-renting to others). - Our contract stated no indoor pets and only a max of two dogs outside and yet were told that three dogs lived inside the house with these people. - It seems that poor or lack of maintenance was performed in our yard, before we asked them to clean (15 days after the tenants left!). - You delivered our house 16 days after the tenants were gone (is this part of your contract? I don't think so...) - You told us that our dishwasher didn't work? seriously? after the tenants were gone? aren't you supposed to be checking all these details before they go? - My conversation with their maintenance supervisor Celeste Grijalva (who I assumed is related to Laura Grijalva (Who never contacted us after our complaints))over the phone was very unprofessional from your side, after I complained that repairs were needed, since we were told we could get our keys back without even informing us of maintenance and repairs that needed to be completed. My wife was trying to contact your people, but she never got a call back or someone following up to keep us informed on what was happening to our property. I intend to make official complaints with the Better Business Bureau (BBB), Tucson Association of Realtors (TAR) and the Arizona Association of Realtors, plus all the review websites that I can find about your company online. I'm a landlord, have used Grijalva since 2001 and I am very happy with them. Recently they completely renovated a unit for me that had to have everything removed including the kitchen sink, plus bathtub, cabinetry, carpet and appliances, plus tile and painting and new windows. Plus a 30-yard rolloff dumpster to haul the trash away, plus a complete paint job and landscaping, and a shed repair of a big hole in the roof. In my many years of dealing with Grijalva Realty I found their ability to be professional and people oriented declined. I rented from them for about 7 years, in 2 different complexes, both of which they lost their contract with- The very first apartment I rented from them I took the day off from work to do the walk through-they rescheduled it for later that day and they had told me a check would be fine for rent, when I got there they told me it had to be a cashiers check, they acted annoyed that I tried to give them a regular check, and told me I had limited time to go and get a cashiers check- They gave me the wrong information and they rescheduled the appointment yet I was the one that was inconveniencing them. Once I reentered in a lease with them and they were supposed to install a ceiling fan as an incentive-it took them 2 years and me asking about it numerous times- Another time I renewed lease sending it via mail-6 months goes by and I get an eviction notice for not paying month-to -month rental rates-They never contacted me to let me know they never received the lease via mail-Anywhere I have lived before if there was a discrepancy it was resolved in a timely and professional manner- Whenever contacting them to ask questions, etc...they always seemed too busy and no one set of employees there provided the same information- Grijalva Realty may be a well known name in Tucson-but that doesn't mean it's a positive situation-I would consider using another realty outside of them for all my real estate needs. read more

I say allegedly because their properties look like they haven't been touched since 1945. Everything is so run down and disgusting. You want your washer fixed? The GO TO Property Management company for PROPERTY OWNERS! I have had other property management companies that put all of the burden on the owner and none on the tenant. Laura and her office hold the tenants accountable as well. These are rental homes, not hotel rooms. They do a thorough job of tenant screening, and I have had a lot of success with long term renters. You won't have to worry about them finding you bad renters with a high turnover rate. Laura has found me great long term renters and I make sure that I take care of their issues immediately. I sympathize with the renters on this forum, but Grijalva Realty manages a lot of properties and sometimes things do not get fixed because the owners don't have the money. Avoid this place, no communication from staff and credit check is a scam. Didn't even set off any hard queries to my credit report. 6 days to process our application, and we had to keep calling them to find out any information regarding the status. And in the end one of us didn't meet the credit requirements, which are not stated on the website what type of score customers need to have before applying. read more

I rented from them and I had holes in the back fence that I was told would be repaired right after I moved in. Never happened in the year of my lease! Had Pit Bulls coming through the fence!! I have children a d dgs, so was totally unsafe in our yard!! Didn't start fixing it until I was moving out!! The Pit Bulls were very aggressive dogs that had no attention or basic training!! They don't know the properties they rent out or care about them either!! Shitty business practices!! They will keep your deposit if at all costs!! read more

1 star only because 0 is not an option! If you are looking for property to rent, look elsewhere for sake of sanity, money, and grief of various kinds. When I was rented my unit through housing, the toilet that even their so called regular plumbers said they don't deal with (they thought it was some knock off brand -Orion) it was NOT even finished being put in! It rocked from side to side not being bolted down and slid right to left alongside the part going to the sewer. The hose used to spray the bowl was still hooked up and functional. It took them over 2 months to address the issue only after threatening to sue them. They did not fix that thing that continually clogged up from just the waste and no TP... The plug in the tank would often get stuck overflowing the already clogged bowl, thereby flooding my unit. I complained on their "Maintenance Request" form 2 times before the threat. They did send someone out... TO TURN THE LITTLE HANDLE OF THE SWAMP COOLER!!! No toilet fixing. However, the cooler was also screwing up.. But the straw for this review is that their online portal for rent payments majorly screwed up and their messed up policy for fixing it! They did not take out the subsidy amount as autopay when I instructed it to. The autopay does not operate as such, they now say, though that was how it fully appeared online. So it took the full 795 instead of 163. My housing being assured, tells me that the only way they would "fix" the problem was to reverse the charge. I would have never agreed to it, except that there would be no charges whatsoever toward me from them in so doing! The housing then tells me that they told her there was no charges. If they were to have informed her of any charges, in retrospect, [even though the bank took 4 weeks to reverse it] I would have and was going to leave the 795 in their account and have housing pay the 163 for June through Aug and I would pay only 20 for Sep (May through Aug would be paid in full leaving me 20 for Sep); but instead they want to charge me an additional 139.50 for late fees. Telling my housing that is what they do regardless. That apparently, when asked about any fees or charges instead of saying no, the answer was to be: yes, we will still charge late fees! That pissed off my housing and she assures me after my suggesting it, that they should take Grijalva Realty off of their list. Funny, I had to remind her on the previous issues that Grijalva did get only a 2 star rating. So, if you expect any degree of decorum, honesty, professionalism, or any semblance of good business practises, do yourselves the ultimate favor: turn around and run!
