I requested if they have someone who speaks Chinese since It's my first time to purchase a home. I explained I don't want to have confusion on certain terms and it's for better understanding for my family member. They texted me his phone# and let me know he used to work at green apple and now open up his own inspection company. I contacted him and got a sample for inspection report consisted 45 pages. Before I got his contact I also had servals sample report from other inspectors but no one as detail as he does. On the day of inspection Edmond arrived earlier than me. He carried a full packed of equipment and devices for the inspection. He had a moist detector, thermal, and something I can't name them lol. He said in some scenarios the issue can't hardly determine just by eyes and therefore a device is help to make sure. (He even offered me mosquitoes spray. how sweet!) He walked me through the house thoroughly for more than 3hours. FYI the property is a single family home. He was extremely attention to detail at the time of inspection and explained to me about the major and minor issue of the property and how to maintain. Although that was the third time I visited the house I was surprised that I missed a lot of things before. He literally checked everything, within or outside the house you see or you don't !! I am a very thorough person, so when I was purchasing a home back in 2014, I searched high and low for a great home inspector. I came across Green Apple through Yelp because of its stellar reviews. On the day of, Ed showed up on time and spent 3 hours to inspect a 2-family home. Fast forward to 2021, I am purchasing another home in the same area, so naturally I reached out to Edmond again. He spent 2 hrs on the new house (this time 1 family) thoroughly examined the entire property inside and out. I asked a lot of questions during the inspection and Ed patiently explained everything to me. No question was ever too small. For example, when I saw signs of leak damage, Ed thoroughly examined with his moisture meter and other devices; he explained to me which one is an active leak and which is non-active. He even went above and beyond to find out what caused the active leak. In my case, it was the guest bedroom's toilet that caused the active leak. So I asked the seller to address the problem right away instead of waiting 3 months later after house closing to avoid further damage to the ceiling. Ed's attention to details is amazing. In your home buying journey, the only 2 people who are actually working for you are your lawyer and your inspector so MAKE SURE you're choosing wisely for both. Edmond was extremely responsive and kind during the process of scheduling and patient with all our inquiries. During the inspection he showed up 10 minutes early and ready to go, taking nearly the entire 3 hours to inspect every inch of the place (both agents even remarked with some surprise on how thorough he was, which was great for me cause that just goes to protect me as a buyer!). He walked me through some key issues afterward that he thought I should survey in person, and provided a VERY detailed 58-page report the next day with photos that clearly show what each issue was.
