Manny was wonderful! Found him super last minute as I needed an inspection done really close to my closing. He was really professional, extremely thorough, responsive and was really affable. He was able to accommodate me in the short timeframe and as we went through the apartment would point things out to me and provide an explanation of why or why not something would be important to bring up to the seller's (e.g. purely aesthetic or was it structural or safety related). Like others have said he gave recommendations as to how to continue protecting the home or small fixes I could do to prevent problems. There were a few things we'd talked about which weren't included in the report so I asked if he could add them and resend to me, which he kindly did (even after we'd technically parted ways and the inspection was done.) Only thing is he primarily takes Zelle (and maybe Venmo and cash app) as his preferred choice of payment. read more

We needed a home inspection to find out what detailed issues and updates we might need to address prior to a potential future sale. We did a lot web research and came across Manny Theocharidis of Ground Up Home Inspections. We were impressed by his long tenure in the home inspection business plus his many professional certifications, credentials and experience in home inspections, electrical, HVAC, fire, safety and others. These very applicable professional qualifications coupled with outstanding reviews and testimonials made us gamble on Manny - -and the gamble paid off. He was excellent in every aspect. When we first met Manny, he came across as cheerful, upbeat, easy to converse with and above all professional. He started us off with an introductory walk around the property where he generally pointed out key features and areas that needed to be addressed just so he (and we) could get an overview of the areas he would be addressing in detail. We were then free to go do other things (if we chose) as he then began a very thorough and detailed inspection of the entire property, inside and out, We followed him around on some items (where he explained in detail the issues) and left him alone on others, like attic and crawl space inspections. His entire visit was roughly 3 1/2 hours which seemed about right...as he was always busy. He invested his time - -no rushing through just to get paid. I had never attended a home inspection before, so I called Manny to introduce myself. After a brief and friendly phone call, I looked up his credentials, his website and his yelp page. We had an accepted offer on a home in Astoria that we loved, it seemed too good to be true. Manny was super easy to book, was happy to text with us, and was early for the appointment. We went through every detail with us while going through the home, and handled the very aggressive and rude seller agent with ease and grace.
