    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit.     As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    I meant to post this review a month or so back to share my experience when I saw someone had posted…read moretheir bad experience on Facebook and Kenya's different aliases and companies and it was being shared and it came across my feed. I originally found her company on a property management website and when I met her she introduced herself as Kennedy. She did get a tenant in my property very fast but after the first month things went array. She was always late paying me and it always came with an excuse. Unfortunately, when I first found the company All About Real estate there were no reviews because she had just started the company. I remember asking about reviews and she told me people don't praise you when you do a good but they review you when they have negative experiences. When my payments started to come in later and later, I started seeing Yelp reviews about All About Realestate (Kennedy) and her previous company 2nd to None Management (Kenya). I also found multiple court cases against her. I knew at that point what was going on but I felt cornered because I found she really did not file the permit paper thru PG County that I paid her for and the lease was with the property manager and tenant. However, one month she was extremely late and she was not returning my phone calls, texts and emails. I went to the website that I found her on and put in my information to checkout other property managers. When I reached out to one company called Pillar to Post LLC, she (Kenya aka Kennedy aka Latrease) answered the phone! She recognized my number and she called me back like 2 minutes later and gave me an excuse about another tenant messing up the account(after not calling or texting me back for days). She did give me the money for the rent but I decided that I would no longer do business with her, but I need the deposit back. I emailed, called, and texted about the deposit and she did not respond at all. A week went by and I went on Yelp and posted a review under Pillar to Post and All About Realestate on that Friday, listing the previous companies and her various aliases. The so called business owner Derrick/Latrease sent me an email threating legal action if I did not remove my review on Saturday morning. I never responded and Kenya then contacted me Sunday morning at 5am (after a week of no responses) via text saying that was not her company and her employees were stealing from her and she would give me the deposit and asked if I would take down the reviews. She gave me the deposit back to quiet me because I had exposed her new scam that was just taking off. She end up contacting Yelp and had my review removed. I washed my hands because I got all my money back (she also gave me the $ for the PG county permit) and I moved on. I do regret not trying to post my review again. I found a multitude of court cases against her so at the time I was just going to take a lost on the money but I was in the process of filing a complaint with the Maryland State Attorney when she decided to give me the deposit back.

She has not provided an explanation why there's a delay on the disbursement of two months worth of rental payment to my bank account. Up to now, I haven't received the rental payments and afraid won't received it. Save yourself from headaches, stress!!! This company is a nightmare. I can't still believe their business is still running. If I could only give negative stars!!!
