    3 nights this trip... Initially we had reservations for a sister hotel about 3 miles away also in Dunedin. But that hotel was damaged with the most recent hurricanes around here. I received a phone call saying this one is a option and is more of a high rise hotel. Being a little cheaper certainly helped the cause. The ground floor has a covered parking lot and an outdoor heated pool. Check in is on the first floor. That said, we stayed on the second floor in room 209. It had a king sized bed with just one small dresser for storage. Small mini fridge and microwave. Downstairs on the first floor has breakfast served till 9 AM. Hot / cold items are available and are pretty standard. If you want anything after that (lunch or dinner) just go across the street to Frenchy's. Which we did a few times. The staff at the hotel is very pleasant. Check in & out was a breeze. Housekeeping is only done every few days. Which seems to be a common trend these last few years. For what it's worth, this looks like a pretty new hotel. And there is much to do in immediate area. Yes we would stay here again.

    Awesome new hotel in Dunedin along the causeway. The hotel is very modern and very clean. The service was great and the breakfast buffet was as expected. Definitely recommend staying here if you're in the area!

    Opened about 10 days ago. I knew going in they would be experiencing growing pains. Being a local 10+ year Hilton member I figured the service level would be somewhat in line with the values of Hilton. It is not. In summary, the right people are not in place here. Maybe they are the right people but clearly not adequately trained to represent the standard Hilton values. Pros 1. The hotel is brand new, it's beyond clean. 2. It has covered and uncovered free parking 3. Stable free WiFi and breakfast 4. 3 miles from Honeymoon/Caladesi island 5. 3 miles from downtown Dunedin (cute shops) 6. 7 miles from Clearwater 7. Pool gets shade in the morning and sun in afternoon 8. Rooms available with fridge, microwave, and balcony 9. Super comfy beds 10. Across from Frenchys outpost which has decent/good seafood and drinks 11. One block from a small plaza that has a dollar general where u can get anything you need for the beach. Next to the DG is a shop you can rent bikes from Cons 1. In a residential area and I could hear everything everyone said while standing in their yard. The noise from the people at the pool also echo'd. 2. Customer service. Untrained or improperly trained staff. Management needs to get in front of this. Really that's all I have to say. The pro's far out way the cons.i travel for a living so I'm a very low maintenance guest. For those that are high maintenance you may have issues here. In time i hope it improves but for me right now, I need to think hard about if I'll stay here again. Right now the answer is no. With that being said it's still a great rate for a prime location in an adorable town with not many hotels. The cleanliness of this hotel (remember its new) is far superior to any Hilton/Marriott property in Clearwater, and I've stayed at them all.

    Always a warm welcome on every visit. Clean rooms and grounds. The location is perfect too for a weekend getaway!

My husband and I went for a quick honeymoon getaway, just 2 nights of our Florida trip because our room was booked over the weekend. There was plenty of parking in front of the hotel which was perfect because we didn't need our car in Dunedin. Check-in was seamless and the communication with the front desk was excellent. We stayed in the Zen Suite which has a patio facing the street. There is a lovely wine bar with live music across the street. Both nights we sat outside and enjoyed the music but do visit Stirling Wine (I reviewed them as well, great crowd). The Zen Suite is so comfortable and thoughtfully decorated. Anything you need is already in the room including dishes, flatware, refrigerator, iron, blow dryer and robes. It was easy to relax. The king bed was very comfortable. We found everything in the room easy to operate - TV, AC, door locks. We also enjoyed the pool area. The pool wasn't heated so it was too cold for me but my husband enjoyed it. I relaxed on a lounge chair with an umbrella. We also took advantage of the breakfast promo with the red next door which was very convenient. Overall 10/10 doesn't cut it. We cannot wait to visit again and will stay at least 3 nights!

The pool is a great place to sunbathe, cool off and meet people, although it's not uncommon to have the pool to yourselves. The rooms each have their unique charm and are quite comfortable. Plenty of shower pressure and hot water in the bathrooms. The entire place is clean and outstanding from a decore perspective. The owners are very prompt in their communications. On top of all this you are essentially in the middle of downtown Dunedin with plenty of bars, restaurants and stores within walking distance. Even though we just had a three day stay, I'm already looking to book another stay here!!

    The property itself is beautiful, and the lobby and common areas make a great first impression…read more Unfortunately, my overall experience was bad enough that I would not choose to stay here again. If you're looking for 3 nights of uninterrupted sleep, I would strongly recommend booking elsewhere. If you're looking for a front desk that seems largely indifferent after multiple complaints about noise, this may be the place for you. If slow internet is high on your wish list, you'll feel right at home. One of the biggest challenges was the noise. This is an older property, and sound travels easily between rooms and common areas. During both nights of my stay, wedding related events were taking place on site. On one evening, the noise continued past 11:00 p.m. directly beneath my room and made it extremely difficult to sleep when I had to be up very early the next morning. When I contacted the front desk, I was informed that they were unsure when the event would conclude but would ask guests to keep the noise down. While I appreciated the effort, the disturbance continued for quite some time. To make matters worse, I got very little sleep during my stay due to a combination of wedding noise, loud guests, and children running around above my room sounding as though they were jumping off furniture. One of the wedding groups was openly drinking in an area where alcohol was apparently not permitted, while music and noise continued well into the evening. I made multiple complaints, and while I was told staff spoke with those involved, nothing meaningfully changed. Guests who are sensitive to noise or need a quiet environment should absolutely keep this in mind before booking. Housekeeping was another area where my experience fell short of expectations. I spoke with 2 different employees and requested that my room be serviced later in the day due to my schedule. Both assured me it would be handled. However, when I returned that evening, the room had not been cleaned. The trash had accumulated, I was out of fresh towels, and I had to contact the front desk multiple times before reaching someone. After a long day away from the property, this irritated me. I also felt the property was marketed in a misleading way. The booking photos make it appear as though you're staying at a large historic waterfront resort. In reality, a real estate developer has built numerous Florida-style condominiums and oddly placed residential homes throughout the surrounding property. Much of this development is conveniently omitted from the booking photos. While the hotel building itself is beautiful, the actual setting is far different from what is portrayed online. The surrounding condos and residential buildings significantly diminish the historic atmosphere, and I found the marketing misleading. The room itself was comfortable enough, but I did notice a few cleanliness concerns upon arrival, including crumbs and areas that appeared to have been overlooked during preparation for check-in. It's also worth noting that this is not a full-service hotel. Dining options on-site and nearby are somewhat limited. There is a small coffee bar, and guests receive a breakfast basket with items such as croissants and fruit, but there is no room service and only limited food service available. The property has a lot of visual appeal and potential, but the combination of noise issues, inconsistent housekeeping, slow internet, limited responsiveness, and unmet expectations regarding the overall experience left me upset. Having worked with professionals in the hospitality industry for many years, I can honestly say this was one of the poorest guest experiences I have ever encountered. A good night's sleep is one of the most important parts of any hotel stay, and that was not my experience here. It's a real shame that this property wasn't preserved in a way that honored its historic character. Instead, much of that character has been overshadowed by the surrounding development, which takes away from what could have been a beautiful landmark. Personally, I wouldn't say here again. Beautiful property, worst service and worst sleep of my life.

    Historic property. That part is nice. Location is good too…read more Problems: no restaurant or bar. Must walk next door to the golf club that allows guests to enter. No coffee in the room, no bellman or valet parking. VERY spotty internet connection. The rooms are nice and comfortable, lots of channels to choose from on the television. Nice to stay here but too frustrating to ever come back for an overnight
