The inspector, Sam, arrived early and was both professional and friendly. It is important to me to fully understand any identified issues and to identify key home components (water main shut-offs, sprinkler bypass, etc.), so it was a relief that Sam didn't mind my inquisitiveness and was happy to provide information throughout the inspection. He is clearly very knowledgeable and did a thorough inspection, specifying which issues would require professional attention. The inspection report was completed the same day and was accurate, with an appropriate level of detail and photos. Home inspections can be very expensive, but will frequently save you significant amounts of money if they are done properly. The inspection provided by Pro-Tec was excellent and I highly recommend them. (An additional note: several people mentioned receiving calls and emails about home security systems. It has been a couple of weeks since my inspection, and I have not received any emails. I received one call, politely declined, and have not received any more. I didn't find this to be a problem.)

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.

Fast forward 6 months (I never used the fireplace during the 6 months) and I was converting to gas logs. The gas fireplace company said I needed a chimney inspection and cleaning. I told them I had it 6 months ago - but I needed a new one. Fine. I used a different company to inspect the chimney and do some brick work. I saw the photos of the debris on the shelf and inside the chimney!! The other company removed Half of a 5 gallon bucket of debris. And they showed me a nail or screw one damper that was not secured during the first cleaning. So I am very disappointed - did JCS even do anything? Oh, and I paid double to JCS rather than the second company for the same services. TLDR: I do not recommend JCS
