There are a few (very few) good properties managed by this group. However, those properties are few and far between. Be extremely careful when looking at homes/apartments leased by 40 Acres. They are very good at cosmetic fixes. Everything will look very pretty as the sinks leak, the floor boards break, the windows refuse to shut, etc. I must also say that 40 Acres cuts A LOT of corners to meet their bottom line. There was a huge hole in my bathroom that opened to the space under the house that was never fixed in the time I lived in the house (903 30th Street, 78705). 40 Acres Group will also only fix items that they are required to fix by law. But, they will only fix those items when they get around to it. Item 1: Our AC broke one week upon moving into the house. (Early August) By law, the property manager must fix the AC within a 24 hour period of notice. 40 Acres took more like 2 days to fix the problem. I deeply regret not reporting 40 Acres to the AG. Item 2: The front door to the house broke in late June (about a month before the lease was up). I called to request maintenance. I was told it wasn't an emergency issue since I could still physically shut the door and use the back door or side door to enter the house. I then read my lease to the 40 Acres rep -- anything that makes it impossible to secure the property is considered an emergency issue and must be fixed within 24 hours. And then I told them about my dear friend in Dallas who is a successful litigator in property/landlord disputes. So, they finally fixed the door. If you are looking at any property managed by 40 Acres Group, save yourself the trouble and look somewhere else. The employees are unprofessional and generally ignorant of the lease you sign and the laws to protect you. The properties are very pretty-looking, but they are no better than the slums of developing nations. Oh, and take a look at those move-out procedures before you sign anything. These people are absurd and unreasonable.

But I got super lucky with a 40 Acres garage apt in Travis Heights (near SoCo). Moving equals massive stress and serious research, and misleading reviews can really screw up the hunt. So here are some details re my excellent experience with 40 Acres Group: Not only do they handle every maintenance request within a matter of hrs, they also THANK me for keeping them posted on problems. No joke. They closely monitor their online maintenance request system & always get back to me asap. When a sick tree started dropping branches, they removed it without question; when neighbors started sneaking into our pool, they repaired the fence & added a locked gate within a day; when I noticed a tiny brown spot on my ceiling after the SXSW storms, they sent a guy to check the roof & seal/repaint the little spot within an hour. My apt was converted just before I moved here -- the AT&T people thought Unit B was a "shed." Well, it's a pretty fab "shed" with new, top-line chrome & black appliances, hardwood floors, stone tile shower w. soda glass window, modern custom blinds and lots of built-ins. No remodeling expense was spared on my apt, the main house or the pool/deck area. When they tried to save money (on our behalf) last spring, by switching to lower cost pool maintenance, I sent them pictures of the pool turning green in pollen season, and they rehired our awesome Reliable guys within days. Again, no hassle. They even went to bat for me when the owner balked at my request for a dog. Why? Because they'd come to KNOW me and appreciate me as a good tenant. This just doesn't happen in most renter scenarios. It doesn't. But they're different, and they made it work for me. And when I baked choc chip cookies to thank them, they didn't even complain that the cookies totally sucked. Maybe I'm partial because 10 yrs of apt living in NYC was like being in an abusive relationship: outrageous costs, no commitment, no help, and certainly no love. But when I read a negative review here, I had to stand up for my awesome 40 Acres team. If I ever decide to move, it will be into another one of their properties because they've worked hard to create something unheard of: renter loyalty.

However, the post-move-out experience has been less than stellar. Residents should be made more aware by management of the professional cleaning charge in move-out instructions and the lease agreement. Unfortunately, they will charge you $135 for things not stated in the lease, which is not legal. My experience included a cleaning charge despite having thoroughly cleaned the apartment. The lease didn't mention that professional cleaning would be required, and this was only noted in fine print in a PDF sent a month before move-out. State Street will claim that you received a resident manual with your lease, but I never did. Management should be clearer about this provision to avoid confusion and unfair charges. I would have nothing but good things to say about this company if it weren't for this deceptive practice of deducting fees for things not outlined in the lease.

When I finally received it, the lease terms were extreme compared to anything I've seen renting in Austin. Examples: - The lease required me to pay whatever amount they determine for move-out cleaning, using a cleaning company they choose. - It listed disposal issues and clogged drains as tenant responsibilities in a very broad way. I'm fine being responsible for clogs caused by tenant misuse (grease/foreign objects, etc.), but I expect the landlord to handle normal plumbing issues not caused by the tenant. - The lease said I must confirm that all utilities are available before signing, but they sent the lease on Saturday and set the signing deadline for Sunday, which makes that requirement unrealistic. - The lease also said I inspected and accepted the property "as-is," and included "sight unseen" language that shifts responsibility to the tenant to confirm the property's condition. We noticed issues during the tour (for example, a broken window/glass seal in the living room), so I asked that known issues (and any other known items) be specifically listed in writing. When I raised these concerns and asked for clarification, they dismissed my feedback and pushed me to sign the lease "as is." They also stopped responding to my emails and instead resent the lease with a next-day expiration (on a Sunday), which felt like pressure to sign without addressing reasonable questions. Even my real estate agent was surprised by the terms and said she had never seen a lease like this. The home has been listed for a long time, and this experience made me wonder whether the owner is aware of how these lease terms and the pressure tactics may be affecting potential tenants.
