I had the unfortunate experience of dealing with Gabby, and I must say it's been quite frustrating and horrific. My move out date was in April and it's been about 3 months, and the situation is still unresolved. Communication was ok while I was a tenant and maintenance services were quick and easy to accomplish. Luckily most things were through a portal. I've been a great tenant for over two years; paying everything on time, reporting anything that needs service, and being a good neighbor. This review is for after the move out though After my move out, communication dwindled and it was hard to get a response in regards to my security deposit despite multiple follow-ups. When I finally did get a response back, it was to say, "I'm surprised, your SD should have been sent out last month." - which I still haven't received 2 months later after the supposed send date. On top of that, they had me contact the water management company to pay my water bill that was left over after move out (which I did but was waiting for proof of payment), and then charged me again for it by deducting it out of the security deposit along with a postage fee for sending me the check (which I didn't agree to). When asked why I was being charged for it, she said she "assumed" I didn't pay for it. We all know what that word signifies. Serious lack of communication, professionalism and accountability Glad that I'm almost done with dealing with them. They supposedly sent my check out yesterday without confirming if I had paid yet and if it was ok to charge me for postage or if I wanted to come pick it up. I tried being nice in the beginning but some people just walk all over you if you're too nice I would NOT recommend working with them if you are a renter. They could care less about you read more

I've been renting for years, and I can confidently say this is the best experience I've had with a property manager. Gabby is responsive, organized, and genuinely cares about the tenants. She is supported by a great staff including Ana who handles maintenance requests. The entire team is always respectful and professional when they come out. I submitted a request via the portal and in less than 12 hours was contacted by Renee to help resolve the issue and get a diagnostic technician out to the house. Working with this property management company has been a nightmare from beginning to end. This all started February 2023. The agent that approved our lease was great to work with, at first. After going thru all of the approvals and initial details, she was very responsive and professional, but once her job was finished, she stopped being responsive and professional. I had a simple question about how to setup the internet. The house has a control panel hub with about 15 different ethernet cords and wires sticking out, and I just asked her to ask the owner if they knew which wire was the one that plugged into the modem. She responds with something like, "Internet service is the responsibility of the tenant". Ok, understood, I had already signed up for service with Spectrum but the internet wasn't working because I tried hooking up my modem and router to each ethernet cord with no luck. So in another email asked her again if she could find out that information for me; which cord is used to connect the modem and router? She writes an email back regarding other items/issues but no response about the internet. After asking her a couple more times via email, she finally tells me she was waiting on the owner's response and the owner never got back to her but finally did, and that the owner doesn't know either, and to just contact an internet provider for help; all that after a week of not responding to my simple question. Then, after moving in and attempting to use the dishwasher, I find that it's all rusty and something you would never use to wash your dishes. So this wasn't something a management company checks on before renting the place out? I tell the management company about this and send pictures, and at first they were trying to tell me that it's ok to use, and that rust is ok in dishwashers. When I won't accept that as an answer, they speak with the owner and say they'll replace it but that I'll have to pay for half of the dishwasher... WTF? I decline that ridiculous offer, and after a long back and forth over a month and half, HCM gets the owner to agree to replace it completely on their own. Almost two months later... This back and forth about the dishwasher started Feb 1st, and the new dishwasher was installed March 21st.. So almost two months without a dishwasher because they didn't want to replace it without me paying for half of it. B.S. So after that whole unnecessary ordeal, I just want to be a good tenant and not have any issues with the management company and owner. There were cabinets and drawers falling apart, side gate that was falling apart, but you know what, I don't want to complain and get into a stressful back and forth, so I just decide to fix things and patch things up on my own. Lo and behold, the lease is a couple of months from ending towards the end of 2023, and they want to increase my rent by $200/month... After all the B.S. and silliness, they want to increase our rent by $200/month. Nope, gave them my thoughts on the increase in rent with all the crap they put me and my family through, sent them my intent to vacate notice and we moved out. And finally, I'm waiting on my security deposit and when I finally get it, they deducted $1660... Wow, now I'm really pissed. The charges are $100 for a dent in the wall and $200 for cleaning (no problem), $160 for two smoke alarms that were "broken" (they were old and "broken" when I moved in), $450 for repainting the backyard wall (splotches of paint were already there and noted in the initial walkthrough), and $750 to repaint the interior of the house ($1500 is the total and I'm responsible for half, they say). So I'm in the middle of a back and forth to get more of my security deposit back; objectively I should get back the $160 for smoke alarms that I did not damage and the $450 for the backyard walls, and most of the $750 to repaint some of the interior. This management company, or the people that I dealt with there are horrible and will nickel and dime you every chance they get. Horrible experience. I do not recommend renting a property that uses this management company. read more

So far, I can honestly say that I am very happy to have HCM PROPERTY MANAGEMENT managing my property. HCM Property Management at first was not working out well for us. However, becoming familiar with what our contract offered, and communications with the key people involved with the account helped create a positive & professional experience. So, yes, I do recommend this company as a good property management company. read more

Since the owner felt compelled to respond I figured I would set the record straight on a few things. The property at 3407 Green Lane, Redondo Beach, CA was in dis repair when we rented it(per written communications with the property manager) This is a list of just a few of the items that needed to be repaired during our rental period(all per repair orders that you are free to check) Gas leak that necessitated RB Fire to come out Black sludge in sink Black sludge in toilet Black sludge in bathtub Leaking skylight Warped doors Carpets SO bad that we had been told the owner was TOLD to replace them before we rented(again all in writing) this is just a few.... its comedy gold to here him complain about a mattress that was left----why might you ask? because I had requested a bulk pickup from Athens disposal that was scheduled for the tuesday of that week(we left on Friday)--they pick up for no charge large items--so its not like I "left" the mattress, it was just not in my control as to when Athens was to pick it up. how do I know this? Because when I took over the property you know what we found in the driveway? A MATTRESS AND BOX SPRING--so I just called Athens and then hauled it away, free of charge--no biggie so to get CHARGED to have it taken away? just crazy and spare me the veiled threats about harming a business' reputation--EVERYTHING I posted is in writing and documented so if you want to go that way bring it on. You guys screwed up on this one--and from reading the other reviews its not the first time and trying to attribute $24,000 in "damages" to the house to me in some indirect manner? PLEASE...we scrubbed that place and I had it professionally cleaned by a team for three days before we left it. 99% of the stuff you are talking about was there when I rented the place--as it wasn't clean. you just need to own it--be better--and move on read more

Update per Steve from HCM Property Managements response: BEWARE! per Steve at HCM they expect ALL applicants to be glued to their emails if you submit an application waiting for approval, apparently they don't believe in text messages or phone calls as a way to alert an applicant they have been approved. Again, expect to constantly refresh your emails for application approval even if you are at work, because you know we all have the luxury of being on our phones while (in my case) taking care of sick patients. Thanks for clarifying your process Steve!! I would recommend calling applicants, cause some of us don't have the luxury of checking emails every 15 minutes, but hey I may be the minority here. read more

I would not recommend this company as a homeowner. My experience was terrible. My rating is a zero!! My tenants paid their rent on time every month and that was their main concern with all the issues I had regarding terminating the tenant's contract. The tenants violated the lease agreement. My contract states that no dogs are allowed, well they had 2 big dogs and said they were service dogs, and 1 week before their lease renewal they got certificates for both dogs. Secondly, the tenants would add additional people as occupants living in the house. It was so many people they couldn't keep up with who was who. The main issue HCM was not going into the home to do an inspection. From 2020 to 2022 they did one in-home inspection, and a second inspection the tenants were sent a checklist of various items (doors, yard, backyard, and certain areas of the house) to take pictures and send them back to HCM. (Supposedly due to COVID-19, they were not allowed to go into the home.) This was an inspection. I requested an inspection of the inside of the home and HCM went to the house and took pictures of only the outside of the house. They called this an inspection. I did not renew their lease for 2023 and the move-out inspection totaled $6,000.00, not including the carpet that was destroyed by the dogs. The house stunk and was infested with fleas. Doors were off the hinges, doorknobs were removed from the doors, and security gates and all window screens were damaged. The house was impossible to walk in, no way could you live in it. So how can a house be this damaged with regular inspections? Steve P. can't say I never paid for repairs while the tenants lived in the house because I paid for all repairs that were warranted. Believe me, the maintenance companies will drain you dry with all the upcharges and claim that plumbing, toilets, pipes, faucets, etc. are old and need to be replaced. I was paying $250 a month for the Platinum package, HCM advertises to cover damages by dogs, well they did not cover mine. My deposit was to cover the damages. I didn't get a pet deposit because of the dog's special needs certificate, which waves the pet deposit. They never replaced the HVAC filter every quarter, and they won't give you the 2-hour month handyman repairs unless you question it, because I wasn't getting mine. Your property manager changes constantly without notice. When I had complaints, I got the run-around because no one had answers and I was told I would get a call back. most times I didn't get a callback. The only person in the end that was very helpful was Gabby. I do not recommend this company at all. read more

STAY AWAY FROM THESE SCUM, LYING SCAMMERS!!!! We rented from these assholes and they stole our security deposit, even when they promised to return it back to us. We asked for a final walk through and they denied to give us a final walkthrough and then deducted a bunch of random things from our security deposit that were unwarranted and listed as things that were covered under wear and tear. After taking them to court Ken Maribo blatantly lied to the judge about our numerous attempts to communicate with him. He is a scumbag and stole our money. During the entirety of our lease they also refused to do the necessary maintenance requests and were horrible. Stay far far away. Fuck you all for scamming your tenants. Candidly, when I first moved in to the home that HCM manages, they were an absolute DISASTER to deal with. My point of contact (Paul) was rude and non-responsive. He would never follow through on promises. I had countless issues including water intrusion through the master bedroom window and yet these repair requests seemingly fell on deaf ears. Management was no help. I copied my leasing agent, assuming she would help because of the representations she made prior to leasing and yet she only responded with rude condescension. The Director of Operations, Ken, an attorney like myself, treated me and my emails as though he was a "typical lawyer" battling an adversary rather than dealing with me as a human being paying a considerable amount of rent for a home and desiring things to be as-promised. Having said that, EVERYTHING changed once Renee Cubillas was assigned as my primary point of contact. The experience with Renee could NOT be any different than what I initially experienced with HCM. Renee is quick to respond, attentive, expedites necessary repairs, is polite and courteous, and has incredible follow through, always ensuring the job gets done and I am satisfied with the outcome. I do not know if the problem individuals in management remain, but I assume not given my interactions with Renee. Clearly something changed for the better around the time of Renee's hire. The previous point of contact would use excuses such as "I manage way too many properties to be able to follow up with you on a regular basis"; this has NEVER been the case with Renee. So, assuming Renee is an example of how HCM now operates, and is not an anomaly, I can confidently recommend them. read more

We've been looking for housing for over a month. I've been looking for a place to live closer to school so I didn't need to commute long distance. Dianne really made my stress go away. The day I saw the listing for my new home, I viewed it right away and I loved it! It was perfect for my boyfriend and me. It checked all the boxes. I applied right away and received a call from Dianne the same day. She was very personable, felt like I was talking to an acquaintance more than a leasing director and that made me feel really comfortable to work with her. She really pulled through for us. Within a week, we had everything approved, signed, keys in hand and moved in. What a relief it was to finally have a home that I actually loved! I have worked with Delia and Gabby at HCM. They are both wonderful, very responsive to the tenants' needs. Once we approve any repairs, work is coordinated promptly. On a recent replacement of a dishwasher, Delia went above and beyond to get us the best deal, even after we made the contribution, she continued her search and got us a refund. I have received emails from both of them after their normal work hours. We really appreciate all that they have done for our family. With them around, I know we are in great hands! read more

Point of view from a home owner's prospective using HCM as a property management company. I'm a busy mom to 3 little ones, juggling part time work and wanted to test out a property management company for peace of mind. My husband made initial contact via phone and e-mail and later passed the baton to me. We got the contract rolling in December. We opted for the "Silver" service. Their cleaners did an amazing job and come out to the property twice 1. initial cleaning 2. touch up. They list your property with whatever price you want to start with, but give you suggestions on market value. Our property was listed and rented within a few weeks. From the start of the contract to getting renters into the home, it took about a month and half. I had to ask a lot of questions since this was all so brand new to me and spoke to quite a few different team members even though Lenny was assigned as my main point of contact, David, Steve, Lenny, Leslie, Maria, Gabby have all reached out to me via phone or email, meaning you'll be connected to several different people, which I have to admit, can get pretty confusing. I tried to do as much of the conversation via email just so I had notes to reference. If there was a question that couldn't be answered by one person, I would be forwarded to someone who could give me an answer. Pros: So far, our tenants have been paying the rent on time and I assume HCM have handled maintenance issues in a timely manner. You can cancel their service at any time with a written 30 days notice (look at your contract of course). Cons: There have been some questions that have fallen to the wayside and maybe that is just the nature of working with PM's in general -after the initial set-up, it is a hands off approach. I know people get busy, that COVID has changed dynamics for many businesses, and that I'm no one special, but acknowledgment is nice. Hope this helps! read more

I located a property managed by HCM on Zillow, 1567 Hart in Orange, CA. I immediately reached out to HCM in request of a property tour. I was instructed to upload my ID for a virtual tour. This concerned me due to increased fraud, so I reached out to the relator who had replied to my request from HCM. I left multiple voicemails, emails to both relator and management company and after a week have received no response. I went ahead and submitted my ID for the tour as I did not want to lose the opportunity. After my tour, I loved the property and submitted an application. Immediately after submission, I received an email from a Dianne Carlyle that I had been approved for the lease. The email instructed me to submit a 1k holding fee for the property. Naturally this concerned me so I again reached out to Dianne and HCM via phone and email to answer my questions and concerns on the rental. Neither picked up the phone, or have returned my call which is very concerning considering they are asking me for 1k and have answered none of my questions about the property. As a first time tenant, you would think they would be responsive. This is NOT a good first impression. I mean what if something went wrong at the property, will no one respond to the issue? There are obvious red flags here. Is HCM a real company? Is this fraud? I see from reviews that most see that they are helpful, however impossible to contact.
