My family and I stayed here for the weekend, and unfortunately, it was a very disappointing experience. (Lakeside Overlook) The biggest issue was a severe ant problem in the kitchen. Ants were everywhere--on the countertops, dishes, and eventually all over our food. We ended up having to throw away more than $100 worth of meat because it became infested. I sent multiple photos to the management company, and while they did send someone to the property, we were told they could not spray because the ants were around our food. That was exactly why we had requested help in the first place, so the issue was never resolved during our stay. The backyard also did not match the listing photos. A black fence completely blocked the advertised view, the grass was overgrown, and there were spider webs covering the back porch, making the outdoor space uninviting. The most alarming part of our stay happened while we were watching TV in the living room. A scorpion stung my husband. Because he has underlying health issues, we immediately contacted Poison Control and had to closely monitor his symptoms. It was a frightening experience. I notified the management company right away, but they offered no meaningful response or assistance. Overall, the property was not well maintained, and the safety concerns made our stay extremely stressful. What was most disappointing was the lack of concern and effort from the management company to address the problems or make things right. Once in the room there is no instructions on how to turn on the heater, no wifi instructions and no tv/cable instructions. Stayed at their Relics Reserve Ranch House for my wife's birthday weekend. Beautiful home, but our experience unraveled faster than the plumbing. We lost running water for nearly 24 hours--no toilets, showers, or sinks. Just us, our two toddlers, and a pile of dirty dishes and toilets filled with human waste. The host acknowledged recent sprinkler system work before our stay--so water issues weren't exactly a surprise. Still, when water failed, the property managers offered just $150 and later claimed (based on a plumber's note) that water was working when we left. Really? We faked outages and skipped showers... for fun? We couldn't even shower after using the pool and had to cancel our plans to explore town. After going radio silent--even after Airbnb got involved--Airbnb themselves had to step in and issue the refund. I still don't know if the fault lies more with the owner or the property managers, but it's clear neither took accountability. I have a reservation for this upcoming Friday-Sunday (Jan 23-25), but a severe winter storm warning has been issued, with the expectation that road conditions in and around the property and much of the area will likely be unsafe. When I asked what would happen if we were stuck on the property on the property at the designated check out time due to the weather, I was told I would be charged extra. Their "solution" was that I could choose not to check in at all, yet they would refund nothing. So my options were to risk getting stuck on the property and being charged extra while unable to leave for most of the stay, or cancel and lose 100% of what I paid. The customer service was shockingly unhelpful and completely inflexible. We were facing the very real possibility of not being able to safely come and go for more than half the stay, and they still refused to work with us in any reasonable way. If I could leave zero stars I would. We stayed at the Green Cabin in Wimberly. We were so excited for a little family get away. Upon arrival there was hair on the shower walls, I could get past that. When we returned late from a birthday party, getting ready for bed, we noticed the comforter was COVERED in dog hair (we dont have a dog), the sheets had dog hair, and setting up the sofa sleeper for our son, the back was covered in mold. Upon trying to resolve it, the supervisor stated "we can split the difference, I can give you back $40 since the cleaning fee was $45." Rodent in the Rental and Zero Accountability Our experience with Hill Country Premier Lodging was appalling. There was no warning in the listing that the driveway was unpaved and extremely rocky. One of our cars was damaged attempting to drive up, and we were forced to park at the bottom and hike a third of a mile uphill each time we left or returned--dangerous enough that one of our elderly guests fell and was injured. Inside the house, the plumbing was a disaster: one shower leaked into the bedroom below, and another barely had water pressure, making it unusable. What makes this worse is that other reviews noted similar water issues, and the company claimed they'd take the feedback seriously. Clearly, they did not. But the most repulsive issue of all was that we saw a rodent inside the home with our own eyes and found droppings throughout the property. A rodent infestation in a rental is not just disgusting--it's a health risk. When we reported everything, Hill Country Premier Lodging was curt, unapologetic, and shockingly dismissive. They offered no refund, no compensation, not even a shred of accountability. I was even told I was being "insulting" for saying it was crazy to think a rodent didn't warrant compensation. This company is unprofessional, careless, and dishonest. They ignore guest safety, fail to fix recurring problems, and refuse to take responsibility. Hill Country Premier Lodging- La Vida I've never written a negative review before, but here we are. Think of this as a public service announcement. The good stuff: *The view is beautiful *The location is secluded. *The A/C worked, which you'll be thankful for (more on that below). The... less good stuff: *Check-in was supposed to be at 4:00 PM. Silly us we arrived right on time and ended up sitting in our car for an hour while pool maintenance folks leisurely wrapped up. They charge $50 per hour if you dare to arrive early, but apparently your time is worth exactly $0 when they make YOU wait. Love that energy. *The tap water came out looking like milk and smelled like a hard-boiled egg factory. I messaged Hill Country and got a canned response: It's well water just run it for a while. Spoiler: we ran it. A lot. It never cleared up. *The water pressure can best be described as a gentle drizzle. *Several windows had busted seals. The view looked like it was being streamed through a foggy Zoom call. Hello condensation. *The place wasn't very clean. The previous guest must have been a toddler with sticky fingers who liked the taste of glass. The kitchen vent hood was wearing a thick coat of grease like it was prepping for winter. The bugs were mostly dead. *Towels? Repurposed sandpaper. *Only one blanket on the bed, no extras. Bring layers or cuddle up with your disappointment. *The toilet situation is... creative. The door from the bathroom to the toilet room is screwed shut, so to use it, you get a scenic walk through the bedroom and down the hall. *Half the windows have no coverings. At 7:15 AM the sun shines directly into your soul. The glass shower is in a mostly glass room with no curtains. It's less "spa retreat" and more "performance art." *Guests are responsible for washing the dishes, and apparently the last guests weren't big on hygiene. *Non-existent kitchen essentials. No coffee, no salt, no oil, not even foil or baggies. BYO... everything. *A family of wasps lives in the decaying porch roof (photo attached). We did not engage. *The rooftop A/C unit (I assume?) made a sound like a helicopter landing. Constantly. A lovely white noise machine if you're into aviation. *Customer service is a joke. There is no one to escalate problems to. They hold the final say, which, surprise surprise, is always in their favor. In summary: 25 years ago, I bet this place was spectacular. Now? DO NOT EVER RENT FROM HILL COUNTRY PREMIER LODGING! We booked a stay for the weekend of may 9th-11th and from the moment we walked in started noticing major issues. Get ready because there are a lot of them. 1) Smoke detector was chirping with the batteries going dead and like it had not been checked in a long time. (seems like a major safety issue to me) 2) According to the rental agreement we are supposed to be provided paper towels, no paper towels were left, just a paper towel holder. 3) The bottom handle of the microwave was completely broken off. Making it so that if you wanted to use it, you had to be oh so careful not to fully break it and get that charge. 4) The ice maker and water filter did not work on the fridge. 5) Upon arrival my husband wanted to go take a shower, when he turned on the water in the master shower it would not drain because there was so much hair and what looked like either conditioner or something else covering the drain (we had to clean this ourselves to be able to shower) 6) While looking for a pan to cook a frozen pizza on (hint there isn't one provided as the rental agreement states fully stocked kitchen, its not), we opened the dishwasher to find a wooden spoon COVERED in mold and had clearly been sitting there a while. 7) While also looking for a pan to cook with we noticed a lot of kitchen items that were missing parts or didn't work all together ( a blender with only 3/4 parts to it, multiple coffee pots, some worked, some didn't. 8) When we walked onto the back porch the outdoor furniture (specifically the outdoor couch and loveseat) were covered in pollen and hadn't been cleaned in what looked like months. 9) Wanna grill? Hope you like a grease covered grill and grilling utensils so rusted you probably will need a tetanus shot if you used them. 10) Looking around at the other rooms in one of the night stands there were personal items from a previous guest left in 2 of them. 11) I understand it's the hill country and there are bugs but to find dead bugs behind night stands covered in dust and dirt isn't acceptable and clearly the house is not being cleaned. 12) None of this is to mention the hair in the sink, recipes of previous guests from 3 months ago found on the ground, leaves and crumbs covering the floor, there were random building/ home improvement parts left all in the kitchen cabinets next to any sort of kitchen supplies. Also the cabinet that had spices/ supplies left from other guests had about a dozen expired spices and flour, as well as crumbs all inside it. We got to the property a couple of hours after check in at 4 pm and my husband was running on about 2 hrs of sleep and we figured the cleaning / maintenance crew would not come out that night. Thankfully we sleep with noise canceling earbuds and a sound machine that we could drown out the noise of the smoke detector... because it is so high you can't safely replace it or anything yourself. We made it through the night and texted them the next morning with a list and pictures of some of the major issues around 10 am. They asked if we would like to have someone come out to replace the batteries in the smoke detector as well as do a "touch up" cleaning and leave some paper towels. We said sure we would be out exploring the town for the day but that would be great. They said they would send someone out within 30 minutes for the paper towels and cleaning/ maint would be out sometime that day. We were still at the house for about 30 minutes and no one showed up. However, I don't think I should have to stay at a house and babysit when a cleaning company is coming that I have already paid for! We returned around 4 pm to find 1 roll of paper towels and 4 rolls of toilet paper (that we didn't even ask for) just sitting on the doorstep. Clearly no one had been inside. When we opened the door, the smoke detector was still chirping and no one had been to do a "touch up cleaning"... whatever the hell that's supposed to mean. I called the Hill Country Premier rentals and asked why no one had been by yet and asked to speak with a manager. I was informed there is no manager on duty on weekends, which for a rental company who does most of their rentals on weekends is the craziest/ most unprofessional thing I have ever heard of. They told me I would have to call back Monday morning and they would see if someone could still come change out the batteries, but at this point we would not be getting a touch up cleaning. We did notice Someone did finally come change the batteries when we got back at 8pm. However, that's over 24 hrs of us being checked in that we were left with an annoying/ safety issue. Monday morning rolls around and I call to speak with a manager, let her know of my list of a dozen complaints and asked for a refund and she said "oh well they did eventually come by at 7:30 saturday evening and "touched up" the outside by wiping down the table (which i never said was an issue) and read more

The description says that a rental agreement is required to book, but don't worry, they'll accept your booking before they even send the agreement and if you don't sign it they'll offer you HALF your money back. Yes, you read that correctly. - They require a rental agreement for a booking - They accept bookings without and agreement - They only offer 50% refund if you don't sign If you're thinking that shady and unethical, YOU'RE RIGHT!! It's a very shady and clever way that they abuse the AirBnb system to maximize profits at the expense of travelers. I highly recommend NEVER booking with this group and memorizing the name so you can protect your friends, too. It's a great group to suggest to your enemies, tho. They'll have their funds tied up for weeks while AirBnb refuses to acknowledge the exploitation and HCPL refuses to behave ethically and follow their own rules as they've provided them in the listings. We booked two nights at the Texan cabin at the Creekside Cabins in Wimberley. When we arrived, there were ants and other bugs on top of the bed. We notified Hill Country Lodging of the situation immediately upon check-in. The thought of sleeping in a bed that was covered with bugs kind of disgusted us. It was gross, and we did not want to run the risk of contracting bedbugs. We left the property and tried to cancel our stay over the phone. Since it was a Friday evening they said there was nothing they could do and we would have to check back on Monday. We called Hill Country Lodging on Monday and they said that it's the Hill Country and they can't keep bugs from showing up. The property we stayed in was nice enough, although not as clean and well-cared for as our other experiences with Air B&B or rentals, etc. (and we've stayed in a few!). The biggest disappointment was getting there on Thursday night only to find the pipes to the AC were leaking on the guest room bed--my bed! We were told that because it was a holiday, we were out of luck to get it fixed so deal with it. Fortunately, my friends were able to fix the leak so we made it through, but we have NEVER been told that the management could not get someone out to address the issue. Not as clean as it could be. Not sure where to start, the place was dirty, even found a pick pill on one of the cabinets, the coffee maker was dirty from the inside and no coffee cups at all, I called them and mention the cups, they brought 2 paper cups, there were 4 of us, there was no table to eat meals, just one chair, TV was way up in the wall and small. The beds would turn into canoes pulling you to the center of the bed, very uncomfortable with plastic making terrible noise on every turn. There was a hanging rack with no hangers. They don't deserve a single star rating, I asked for a partial refund, they answered back that was not possible. The next-door cabin, every time they closed the door the wall would shake. It was not a pleasant stay. There were no kitchen utensils at all, not a single fork or spoon, not even disposables. Just a microwave and a small fridge. If you do book, you must take your own table, chairs and utensils, and hangers. To tell you there were no night stands by the beds, not a single small table or anything to put your things, they do have one 6 X 4-inch shelves by the beds not big enough to put your personal belongings, Keys, glasses, and phone will not accommodate on those shelves by the beds. So, bring your own night stands. The grounds were nice, with a pool and tatter ball and other games, but not work a single star for the stay. Worse stay so far. I give them minus 2 stars. read more

What Hill Country Premier Lodging (HCPL) promised to be flawlessly manicured, upscale, and a luxurious getaway via their property listing, turned out to be a property that is in desperate need of cleaning, new towels and linens. We are tremendously disappointed with HCPL. When we showed pictures and discussed the conditions of the property that we rented from them, we were met with a response of, "you can continue to stay at the property in it's existing condition or you can find a new property to stay at to finish your vacation. HCPL provided no assistance in locating a new property. We were left on the hook for their service fees and their cleaning fees, even after we expressed how disappointed we were in the property and that we would be finding new accommodations for our stay. The frustrating part of this experience is that HCPL provides the cleaning for the property that we were staying at and in no way was willing to clean the property and help correct the experience. Our customer experience with HCPL was poor at best, and the pride and responsibility for the rental that they provided during our stay was abysmal. If you are looking for lodging in the Hill Country, I highly recommend that you look elsewhere for accommodations. read more

We spent a magical few days at Falls Log cabin with our three young children. Of course, you will need to watch them closely around the water. But if you have nature loving kids as I do, they will be in absolute heaven. We arrived at dusk and were greeted by fireflies -- kids could not be happier. We swam daily in the top part of the creek and brought a kayak to go exploring a bit down. The last day we ventured down the waterfall part and enjoyed the swimming there more - however it is a little dangerous getting down there. Highly recommend the keen grippy sandals for Wimberley in general and especially here. My sons were happy catching frogs, fishing in both parts of the creek, spotting deer all around. There is a valid reason why this vacation rental company has 2 1/2 stars out of five!!! My fiancé worked for them. AAAAND , We have an Airbnb on Canyon Lake that he signed up with them to take over managing and cleaning for us. we have self managed for 3 years. We've always been booked from March through November. He listed his property to be managed by them in February and went "live" by 1st week of March. We have had weekend bookings only and not every weekend. It's NOW the middle of May???! This time of year, We were always booked through the week with only a couple days open a week! We chose to have them do the housekeeping, which adds to your fees in the monthly bill beyond simply Management and advertisement. After 6 weeks of weekend guests, I finally did a thorough walk through. I've cleaned vacation rentals - for a year- and our house for three years before he hired them. We have huge sliding glass doors overlooking lake. As you walk in the front door. With a beautiful big deck we sit in the top of a boat ramp. These cleaners did not clean the glass doors, handprints and smudged everywhere. Did not clean a glass top table or the laminate bar top where there are bar stools and people often eat. There were smudges and dried food drippings. And my fiancé said he always has to redo floors. I left a note for the cleaners and and emailed the housekeeping supervisor. She had met me when she first came to view the house. I took her through, with my fiancé, as I have been cleaning it for 3 years. She returned my email with a dry and curt response. Like she's never met me?? That she only could speak to the owner. Like I was a complete stranger?? This "manager" of housekeeping showed up unannounced, early, the next day, and my fiancé- THE OWNER- was there stocking and cleaning grill. She told him that the cleaners didn't like it when he was there and don't want any notes about reminding or telling them what needs to be done- that WASNT-???? She was actually telling him he couldn't come by HIS OWN HOUSE LOL AND making us wrong for pointing out obvious lack of professional and promised work and skill level. She had no business saying a word to us. I owned a cleaning business for 4 years and I would have told ANY employee or contracted cleaners to suck it up, move around and keep cleaning or hit the door if you don't like the owner there. And if they were smart - they would get to know them. She defended and agreed with THEM?? Lol They refused to clean again. This is not A PROFESSIONAL MANAGER. So how could she manage her cleaners? She was trying to manage US,?? The homeowners and client?? But we hired another cleaners to do it for $40 more a clean. They lowered our daily price and cleaning fees. So not only are we not getting traffic, we aren't getting what we always have for 4 years?? When we have a booking?? We are going to pull our listing and transfer to another management company. I don't recommend renting or working for them. They promise everything and will not back up their word and have no conscience about not upholding their professional standards.. The weekend before last, there was a major water leak on a property with a full house and 4 day rental. They did not answer their emergency calls after hours or refund them for a RUINED anniversary 4 day stay??? for not having water all weekend?? They are not professional. And they don't have any genuine concern for their guests, employees, or clients/homeowners. I give them 1 STAR, only for the number of properties they've managed to acquire. Most owners are out of town. We just happened to live close to ours. They are over charging on what they do and changing filters out after every other client and charging for filter with a hefty fee on top, for getting and replacing a perfectly good and new filter. Hoping, the out of town client isn't reading the detailed bill each month. I'm furious, and disappointed. They shouldn't be able to treat paying clients and guests like this - or employees. If it were about the property alone, we'd give this place a 5. But the hiccups and the stifling rules to stay here threw a wet blanket on the weekend. 1. They have very restrictive check-in and check-out times (4PM check-in, 10AM check-out) that are not consistent with most hotel/vacation rentals that typically have 2-3PM check-in and 11AM-noon check out. Their policies (which are not shared with you until AFTER you've booked and made payment) are very clear that, if you show up early or leave late, you will pay a penalty fee. 2. You are charged a separate cleaning fee, which is irritating and annoying enough as it is (just build your cleaning costs into the room rate, like your competitors). However, ON TOP of the cleaning fee, you are given a list of cleaning tasks that you as the paying guest must complete. And if you don't complete this list? You guessed it. Another penalty fee. 3. One of these inflexible cleaning tasks was impossible to complete -- we had to put our trash in some mystery outdoor trash bin that DOESN'T EXIST. We even found a note in a drawer from a previous guest complaining about the same thing. And it's the same policy; don't take the trash out, and you get fined. So we left expecting to be fined for this. 4. Incorrect WiFi information. The management company communicated the WiFi login information, but it was all WRONG, and we weren't able to get correct login information until the next day (mostly because of that unreasonable late check-in policy -- the office was closed by the time we got into the property and discovered we couldn't access internet). With the number of people that work remotely and/or work on vacation in the present day, internet access has become a basic requirement of lodging, just like water or electricity -- it simply HAS to work. So frankly, there's no excuse for it not working. 5. We were misinformed about a key part of the property, as well. Noticing a fire pit in the property's pictures, we planned to use it and asked in advance if there was firewood available on the property. We were told there was no firewood on the property, and we needed to purchase our own. So, we purchased our own for about $100. Well, we got there and there were literally stacks of cut firewood in every direction -- it was all over the place! Thanks a lot, Hill Country Premier, really appreciate that. So in the end, having been in property management myself in the past, what I can say looking through this to the other side is that this is a property management issue. Left Fork is a great place in a great setting owned by well-meaning people I'm sure, but the management company doesn't seem to know their properties well and they load the guests up on rules and policies meant to make it easy on the management company, at the expense of the guests. So if you stay here, just understand what you're getting into. read more

Renter Beware! We leased "Wimberly Waters" in Wimberly, Texas through Hill Country Premier over Christmas Break. Hill Country Premier is a terrible property manager. Upon arrival, I entered a kitchen that had likely not been cleaned in months. The counters were dirty, the cabinets filled with crumbs, the appliances were dirty, and the sides of the cabinets and walls in the dining room had splatters of food. The kitchen is not stocked as stated in their listing, rather had a hodge podge of flea market style pots and pans. I couldn't even find a frying pan. After taking off our shoes and walking throughout the main room, the bottoms of our socks were filthy. Because family was arriving that evening, we spent the first two hours cleaning the kitchen and wiping the floors throughout the kitchen, dining room area, living room area and bathrooms. The window stills were dusty and in one bathroom had a plant vine growing inside, and the outdoor area was dirty and covered in leaves. Prior to cleaning I sent pictures and an email to Hill Country Premier asking for cleaning products (there were none in the house) and an explanation. We did not hear back until the next morning, and were told the house had been cleaned and checked by management, and that they would try to send someone by for a touch up. The beds were fresh and linens and towels clean. It was almost as if there was a separate service in charge of linens, bed making and towels, or possibly that linen service is all that the only cleaning service Hill Country Premier provides. On Christmas Day, while deep into meal preparation, water started to gush from underneath the sink. When we opened the cabinet below the sink, we found a pipe that was loosely rigged together and had come apart, and a large bowl underneath, as clearly they were aware of this issue. We used the paper towels we brought along with the bath towels provided to keep the water from spreading throughout the dining and living area. We called management to let them know there was a plumbing issue, and we had temporarily fixed it, but we used all the towels in the house cleaning up the water. There is no washer or dryer on site. Management called back a couple hours later. The woman was very rude, completely disinterested in helping us, and unconcerned at the prospect of this issue damaging the property. She said "Today is not the day for this" and hung up on me. Towels were finally delivered the following morning, and a follow-up call was made asking if a plumber could come out later that day. We requested a price adjustment for the issues and the fact that the house was not clean. All they agreed to for the inconveniences caused was a $300 refund, basically the cleaning fee. We paid a premium for renting at Christmas. They blamed the issues on staffing shortages at the holidays. They charge a premium at the holidays, and if they can't provide service then, they shouldn't be offering the property for those dates. It is very disappointing as this home has a lot of potential. It is in a great location, has a nice layout and numerous private bedrooms/baths and a nice outdoor covered area. I would consider renting it again if it were not managed by Hill Country Premier. They are not maintaining or cleaning the house, nor are they available or interested in assisting their renters. read more

If I could give 0 stars I would! This rental management agency is absolutely the worst. If you have a rental property, find another company to manage it. If you are a traveler, find another place to stay, especially if you are a family traveling with young children. This company is horrible and have the worst policies in place that charge an exorbitant amount of money each night for children to travel with their parents! I've traveled extensively and any extra guest fees typically only apply to those over 18 years old. NOT WITH HILL COUNTRY PREMIER LODGING! They believe my young child will use so much water and electricity apparently that they he has to pay his own way to stay with them, even though we're already paying hundreds of dollars each night. read more

DO NOT USE- Hill Country Premier Lodging. Statement on their website is false "Provide the opportunity to create treasured memories for guests by offering quality vacation homes and ensuring the vacation homes are maintained in a manner that exceeds guest expectations." More than anything their customer service is sub-par and they really do not have their guests' best interest in mind. I booked a weekend away for my wife and I. The accommodations were okay, nothing special....please see list of complaints below. We arrived and stayed our first night, but could not stay for the second night due to sleeping accommodations. When I phoned them the next morning before their 10am checkout time and let them know we would not be staying the second night due to uncomfortable sleeping accommodations I was instructed to call back Monday morning to discuss a reimbursement for the second night. When I called in and explained that I have a C5/C6 in my right shoulder and neck that create serious amounts of pain I was given the run around and told they would reach back to me. I received a phone call and email not long after. I reached back and spoke with a lady who told me they were going to have to put someone in the bed to see what it feels like. Put someone in the bed? Weird, but okay I follow. I then received a call stating that the owner of the cabin purchased the mattress less than a year prior to our stay and the over firmness was done on purpose so no refund would be issued for the second night. $167 is not the issue the fact that we booked to have a relaxing weekend away and could not achieve that due to the mattress was the issue. The way I was being treated and the run around received did not match their company goals outlined on their website. I was merely requesting Hill Country Premier Lodging to extend a courtesy to guests that did not have the experience desired. Shame on them for misrepresenting their business and taking advantage of consumers. That is not good business and does not warrant a good review or word of mouth. -Uncomfortable Bed and Pillows/Neither wife not I could sleep. She likes a firmer mattress and I like the softer. This mattress was like sleeping on bricks and there was no additional option other than the floor...NO THANK YOU. We both tossed and turned through out the night and ended up cutting our weekend getaway short so we could be refreshed for our work week. Originally that was the plan when we booked, take a weekend away to relax and get back to kids and work refreshed and recharged. -Cabin floor slanted. The whole floor of the cabin leaned to the right slightly which was uncomfortable to walk on -Hot tub. No instructions on how to use the hot tub operating panel. When we tried to fill the tub the water that was being pumped in smelled horrible, like musty pond water. The operating panel turned on, but the hot tub never heated up. Left on over night and no change in the temp of the ¼ filled hot tub. -Customer Service. Never received the service they try achieve or at least present in words on their website. After no reimbursement issued I was instructed to contact a company they contract with to help bring them business. That company is located in the Netherlands.....come on Hill Country Premier Lodging...you couldn't use a company in the good old USA to bring you business. What a shame. We have stayed in several Vrbo and Air BNB houses over the years in various parts of the world IE St. Martin, Santa Fe and closer to home in Texas, Blanco. So we are familiar with what to expect for the price. Our experiences with those properties was excellent. When something needed to be addressed it was handled immediately and well. This company unfortunately failed terribly to describe the property accurately and failed miserably in any attempt to rectify the problems we had with the property known as CL ranch in Fischer. The place was dirty, the refrigerator was not working properly as well as a laundry list of other deficiencies. We left after only one night and paid for 4 nights with no refund being offered. I used this company starting in 2013 & had nothing but positive things to say. Around 2018/2019, it was clear that some major changes within the company happened. This company is now AWEFUL!!!! I meant to write a review a while ago; but I don't enjoy writing negative things; so I put it off. The staff is partly fresh out of high school kids who are not on top of it at all. Even those who are older are incredibly unprofessional. The houses/places we rented since 2019 have been DIRTY (dirty dishes/built up food on counters, hairs in the REFRIGERATOR, etc), have had issues from not being able to get into the house because the codes they gave weren't correct (not being able to reach anyone to resolve this issue for an hour because no one answered or called us back), not enough silverware for even 2 people to use for more than a night (2 forks, 2 spoons, 2 knives), towels we were supposed to use being left in the dryer, amenities offered being unclean (hot tub) or not working (no propane for grill). Even a lack of toilet paper! One roll for multiple people for 3 days is certainly not enough. Then to top all of these horrible experiences off, the company tried to STEAL money from me. We had already paid for half of our original reservation. We decided to change our reservation to a cheaper option to save some money. Upon doing so, we were told over the phone that the remaining balance would reflect the cost of the new reservation. When my credit card was charged, they billed me for the original reservation. I called them thinking they would apologize & fix it immediately. WRONG! They said they had no way of even finding out the cost of our reservation that we ended up changing it to. What company doesn't know the cost of their OWN products?!? They said the only way to confirm that my new reservation was cheaper than the original was to listen to recorded phone conversations. Whaaaaaaat. And how convenient, they weren't able to find mine; so they refused to reimburse me the HUNDREDS of dollars they owed me...and this is not only completely messed up for anyone, let alone someone who had used the company for 7 years. I ended up having to take this issue up with my credit card company & go through the hassle of disputing the charge. I won. I had negative experiences with the last THREE rentals through this company (each time hoping they would step up their professionalism, communication, cleanliness, etc); but three strikes & they were OUT. I have stayed in several of their rentals and have had nothing but positive experiences. Communication was always on point. They even notified several days prior to my stay that they were having issues with the oven and offered a discount if they did not have it fixed in time. However the day before our trip I received a phone call saying it was fixed. They have always been very pleasant to deal with. read more

If I could give zero stars I would They have a no cancellation fee so if you book rooms there they do not give money back if you cancel which right there should've been my first red flag We booked our stay at what they consider a log cabin resort. There was no log cabin at all on the inside it was just bead board . The floor was concrete the beds were hard and the TV would not change channels. I Recommend finding a better hotel nearby . this place was dark there was one light in the whole room. The shutters on the only window to the room had to be scotch taped up because they kept falling down and people that walked by could look in them. The bathroom sink water wouldn't stop running. Arrowhead Falls was very nice, clean and well stocked. My group really enjoyed the swimming pool and hot tub, plus very comfortable beds. This property is less than a mile from the Wimberly town square where there are plenty of restaurants, shops and 2 grocery stores including an HEB. Hill Country Premier Lodging was easy to communicate with, the customer service was excellent! I Highly recommend. We will return! read more

I had high hopes for this company, but it just overall ended up horribly. We booked the cabin for a Friday night. I had the confirmation in my hand when I called the emergency number to find the location. April Anderson was not very polite and argued with me over when my date was. I explained to her that the email confirmation I had pulled up stated Friday. She then tells me to look for the email she sent me. Unfortunately it went to my spam account. However, I explained that I booked through Booking.com. She tells me she is going to look through the portal, and guess what. She found our reservations. She does tell me that the cabin is booked for Saturday and we do not have a place to stay. She tells me she is sending me a link and to decide if we would like to stay there, but she plans on talking to the people who are booked there for Saturday would consider moving. I told her ok. Now to continue on with this, we were unable to get to our cabin the first night. There are two roads to the cabin. The first road was blocked by a parked vehicle. We have no idea who the vehicle belongs to. I call her for the second time explaining we are unable to get to the cabin and we can't find it. She tells us to go a second way behind the big two story rental. As we head up there, we are unable to travel the roads since we do not have a four wheel drive and the roads are all gravel rocks. The vehicle does slide a bit. When we get to the second way, the only road up behind the house is a steep gravel rock road we are unable to drive up to. We called her again to explain it. She was not helpful at all. Now also using the emergency number was useless, because it would take 10-15 minutes to call us back as we wait on property in the middle of who knows what. We did get out of the vehicle to see if we could walk up to our cabin, but there was really nothing there to walk up that was safe for us. Also our vehicle did not have a clear road. Limbs and trees were hanging that it would of scratched up the car most of the way to the cabin. After about 1 hour and 20 minutes, we decided to give up. We had to find another place. After many text messages on Saturday I was able to finally get a hold of someone about a refund for the double book. I was told I would have to go through Booking. com, to get this. Ha. I did what booking asked me to do and the property declined our cancellation which was not a cancellation. It was double booked. Booking informs me that I will have to call property. When I called on Monday, which I was told to do by the Saturday conversation, that did not go well. I asked to speak to April. Jillian who answered the phone, said let me see if she is available. Do want to guess on that one. NO! Jilllian asked me what it pertained to. So I went through the story again. I then told her I no longer want to talk to the manager, I want the owner. I had done my research and it says Rhonda Zavalla was the owner from what I could find on Linkden. Jillian had no clue who Rhonda could be and that April was the owner. Jillian told me to call booking and they would have to do this whole request on refund. I called Booking again. Nancy was helpful as I explained the situation again. She was able to get my refund. Now as for this property it is my goal to inform everyone to stay away from this property. I wish I would of come to Yelp to see the reviews. I would of never booked this property. Worst experience. Luckily we were able to find a place to stay 30 minutes away. read more

I had to jump through hoops to get them to give me my money back, and then they say it will take 5 to 10 business days to get it back. Now I have no room and no money thanks for the horrible weekend. Book with Hiil Country Premier Lodging if you want to pay for the worst vacation you will ever have. I was a guest of someone who booked with them and it was a nightmare! The owners and management started harassing us the day before we even checked in! Accusing us of having guest there!!! We hadn't even checked in yet! We were not anywhere close to the property. We were still packing! They saw people on the cameras and assumed it was us, lol. When we did check in, on OUR check in day, we were watched by cameras and harassed the whole time by phone calls, emails and texts. It was the most uncomfortable and creepiest vacation ever. Our experience staying at "Bliss" was awful. We found numerous safety hazards and poor maintainable at this property. Hill Country Premier Lodging failed to monitor the poor cleaning performed at this property. We found dirty underwear in one bathroom and on a patio. Dirty floors, walls, cabinets. Insufficient flatware for number of guests. Non working dryer loaded with wet laundry...not fixed during our stay. Fould pool with algae bloom took 3 visits from cleaners before issue was fixed. We would not recommend this company as there supervision of the property we booked (BLISS) was dismal. read more

We stayed at The Retreat at Cottonseed Falls, in Martindale TX. It was everything we expected and more. The back deck on this places is AMAZING and looks out over the river, as well as the amazing backyard. There are a few stairs as you get closer to the river to help on uneven ground. It is a great spot on the river to put your chair in the water and relax, tube down/kayak to the next crossing, or just take a fishing pole out! The inside of this place is just as cool, with high ceilings and very nice decorations in each room of the house! The family loved every minute of this place. We spent most of our time outside and we can wait to go back! Just returned from our trip from staying at a house in Wimberley TX. Over all was a good experience. But we where not told by HCPL the house we where staying at was in a HOA on the Blanco river. We had a run in with one of the home owners. HCPL people do not communicate with each and are not too informed about there property's they are leasing. We did find some problems when we checked and informed the HCPL person we talked to and when we called back with another problem they knew nothing about the first call. Ask a lot of questions before leasing from them. read more
