After calling around, Beaverton Plumbing stood out- they charge by the hour with no service fee, were friendly from the first call, and were able to schedule someone for the next day. Our plumber, Paul, came by and swiftly replaced the flapper, noticing a couple of other failing parts as well. He recommended changing them out without being pushy, and the parts were very reasonably priced ($45 for a new fill valve and supply tube). He completed the work in under an hour. Unfortunately, over the next few days we noticed the tank kept refilling every 3-5 minutes, and we were losing gallons of water a day from what seemed like an unresolved leak. I called Beaverton Plumbing and they sent Paul back out, charging only a "continuation of service" fee rather than a full new hourly rate. After digging a little deeper, he found a leaky gasket and replaced it, and also fixed a wobbly flush handle that was affecting the fill. We were relieved not to shell out another $300, and this time, the issues were fully resolved. A couple of things worth noting: - They charge an $8 fee for credit card payments and don't accept digital payments. Their processing system seems a bit dated... our plumber had to call the office to relay my card info over the phone. - There's no tip option, which I'd encourage them to add. Tipping is optional, but it's a standard way to recognize service that goes above and beyond, and we would have loved to show Paul some extra appreciation. Overall, we were very happy with Beaverton Plumbing. Don't let other reviews scare you off. Like any small business, sometimes you just have to take a chance, and you might be pleasantly surprised.

After discussing the job and confirming what could be tried to remedy the flange problems, Jack got right to work and never stopped working until the job was completed. The Owner was awesome in making sure I was getting the best person for the job and following up with me to make sure I was happy. We still have more plumbing needs at our home and I plan to continue to work with Beaverton Plumbing, especially if Jack can be part of the mix. Four Seasons came out... found the filter ( was up in the attic space) was blocking the system due to never being changed. We had the other company out in 2022 and no mention of it needing changing , nor this time did they say it was needed Long story short ... four seasons charged me 189.00 including the filter... everything is working beautifully. When I followed up, staff were completely unapologetic. They refused to reschedule me until more than a month after the original appointment--conveniently after all promotional offers on the Generac units had expired. This level of disregard for a customer's time and the appearance of deliberately waiting out promotions before offering service is unacceptable. Four Seasons demonstrated zero professionalism and zero respect for its customers. I will not do business with them and strongly advise others to look elsewhere.

I was wondering what he was doing there as the job was not in that room, so I went over and just started chatting with him. He seemed a bit startled when I approached. Through the conversation he told me he was an apprentice and had only been with the company for a few months. He was only in his early twenties, so no surprise. Later that evening when my sister who lived with me at the time came home, she immediately noticed some of her jewelry missing, very expensive jewelry that my parents had given her over the years. She is extremely organized which is why she noticed so fast. Unfortunately, that spot was right across the hall from one of the bathrooms that was being remodeled. You also walk by that spot coming and going from the other bathroom. Both of us flashed back to that incident that morning and the odd, guilty behavior we noticed. I called Anctil the next morning and told them what happened and just asked that they ask the guy if he took it, and if so, that he simply return it, no questions asked. The owner (Anctil) got heated with me. He lied to me and told me he had worked for them for fifteen years and he knew him extremely well. I tried to explain to him that it would have meant he hired him when he was under ten years old. Once he started to defend him and lied to me about him, I told him I didn't want them back. I hired another plumber that day to replace Anctil. THIS is what he said to me, in an evil sounding tone of voice. He said that if I said anything, or reported it to the police he would rip my sister's reputation apart. Now, my sister has a skeleton or two in the closet like most people, that's true, but she also has a heart of gold and it doesn't change the facts. The reason she was living with me was to nurse me back to health after a spinal cord injury. She lived with me and did so much for me over two years. I'm very proud of her and glad a have such a kind and caring sister. Next, she moved in with my parents to help as my mom was dying of cancer. She helped my mom by taking over all the chores and doing anything my mom and dad needed of her. After my mom passed she stayed to help my dad. Eventually she helped him pass as well. She was and is an absolute godsend to our family. We have no idea how we would have done everything she did for them. All while working as well. Months after my sister moved out of my place, about two years after the incident, I was oiling my dining room furniture. I began taking some bowls down off of a high shelf, and there, inside one bowl, was the missing jewelry! That bowl happened to be right next to the spot where I noticed that plumber oddly standing that morning some time ago. My guess is that when we saw him there he must have ditched the jewelry as to not get caught after we walked away. I asked my sister if she could have left it there, she said she never takes her jewelry off anywhere but in her room where she can put it where it belongs. I absolutely believe her. It made no sense for it to be there, unless it was ditched. I honestly can't swear that anyone tried to steal her jewelry. It's not a fact, just a very strong, educated opinion. That isn't the point of this review. The owner threatening to bring harm upon my sister is absolutely disgusting. This has bothered me for years and I just can't hold it in anymore. There is no integrity in that disgusting "man". Let the chips fall where they may. Does Anctil want to drag my sister through the mud? Does he want to drag me through the mud? Judging from his character he displayed on the phone that day, probably. I guess we'll see. Evil people get one star in my book, none if that was possible.

Our realtor referred ClearWater to us. ClearWater came out the next day, 2 hours earlier than anticipated and saved us $8k dollars. They found that the previous company (HPS) put in a new box but didn't connect it correctly and that is why the pump was not working. After ClearWater connected the box correctly, the pressure gauge went up and the tank filled. The 2 techs spent so much time dumbing it all down so I could understand everything, explaining what to look for when it's not running correctly and showing me what repairs should be done, how it would benefit us and advised that there was no need to pull the pump from the well and replace. All the personnel at Specialty have been so helpful. Nicole in the office answered questions and took careful notes. Eric came out and listened to our concerns and answered a lot of picky detailed questions. He did a great job of explaining the challenges of installing AC in an older house, which helped us make a good decision about which type of system to install. And after the installation, Eric came to check air flow in every room of the house, showed us how to optimize that and gave us tips and advice for using the system. As for the installation itself, we were very happy with both Bailey and Devin, the pair who carried it out. Bear Electric did great work to support the installation. And finally, some days after installation, Skylar came out to clean all the ducts, including our dryer duct! We really appreciated both the careful, detailed service and everyone's friendly, professional attitudes. It's clear that Specialty chooses their employees with care and it seems the company treats their employees with respect. Companies like Specialty Heating & Cooling are contributing to this problem with pricing practices that, in my view, take advantage of customers. Last week, I noticed an unusual noise coming from our furnace. I had a good idea of what it might be, as I dealt with the same issue when we lived in a different home. I called Specialty Heating & Cooling and scheduled an appointment. The technician arrived on time, and within five minutes, the diagnostics confirmed exactly what I suspected. That's when I was told there was a $189 diagnostic fee--something no one had mentioned when I scheduled the visit. I paid it, but I made it clear that this had not been disclosed. The technician said he would call after the Thanksgiving weekend with a repair estimate. On Monday, he contacted me and asked for my email. When I requested the total cost of the repair, the quote was $1,186.43. I asked for an explanation of how they justified charging nearly $1,200 for a part that retails for about $142, installs with three screws, and takes less than 30 minutes to replace. Unfortunately, no clear explanation was provided. If their quote had been anywhere near reasonable--say, up to $500--I would have approved the repair immediately. I spent a total of 15 minutes removing and reinstalling that part. The entire process required removing and replacing only three 1/4-inch screws. Given how quick and simple the job was, I'm struggling to understand why the charge was so high. This level of work does not justify the price that I was quoted. However, at this price, I strongly suggest exploring alternatives before calling Specialty Heating & Cooling, unless you're comfortable paying far more than what the job is worth.

This…read moreguy said he works for Conrad Heating & Cooling and spoke as if we had an existing business relationship i.e., the message said, "It looks like we haven't been out for your spring A/C maintenance yet," implying they had serviced our system before. I almost fell for this trick. But as he pressed me to make an appointment, he asked me what kind of a/c unit I have, which is an odd question for someone who has worked on our equipment previously. I then asked him directly, "Have I done business with you before?" No response. So I asked again. No response. It turns out, I have no record of doing business with Conrad Heating & Cooling, because we have never done business with this company! I told him I would not be scheduling anything with Conrad. This representative didn't even know what type of unit we have, confirming there was no prior relationship. The familiar tone of the initial text was a deliberate tactic to create a false sense of trust. And I find that very offensive! I'd encourage other homeowners, especially seniors who are frequently targeted by this kind of approach, to read unsolicited texts carefully. If a company implies they've worked with you before, ask specific questions before agreeing to anything. In this case, the deception became obvious very quickly.
