Living here has become unbearable. i've lived here for three years, first a one bedroom, now a two bedroom. Here are some reason i won't be renewing. The one bedroom had a ton of flaws, too pricy for such a small space. Moving in the apartment was filthy, and not throughly cleaned. I had an ant infestation that took a very long time to get rid of. The complex only has one dumpster so it was very far to take your trash out. The two bedroom things got better, we got lucky and are right next to the dumpster. Still have a roach problem but it isn't as bad as it once was. Another issue is living on the first floor, get prepared for headlights of other cars parking right in front of your window to be shining through. Get prepared for the gardeners to be mowing the lawn right outside your window on a Saturday at 8 am. Get prepared for ENDLESS community issues. Including construction constantly for things that do not need to be fixed. You will hear them working from 8am-7pm. The internet is terrible, we didn't have internet for two days and it constantly goes out. The water was out probably 10 times over the three years I lived there. Don't worry though, they offer free water bottles and a shower in a model home where 80 people just showered before you! Still expect to pay the water bill however! The one thing I will miss about this apartment is the maintenance crew, and the events they have. However, they don't have as many anymore. You could find somewhere better to live for sure, which is why i'm moving. read more

This apartment complex is a scam, especially for students. They sent me a renewal contract after only a month, claiming I signed it when I didn't. They refuse to help other then saying find someone else to live in your apartment only way of solving the issue. Avoid their app, as it seems to auto-sign documents. I do not recommend this place. read more

Fo not give these people your money! I was a student athlete there and there is always something wrong that they can not fix. There will be attitudes caught from some employees when you try to ask for help. Rent is over priced for mediocre appliances and furniture! Will not be renewing my lease read more

DO NOT LIVE HERE UNLESS YOU WANT TO GET SCAMMED OUT OF MONEY WHEN YOU MOVE OUT!!! While I lived at Hillside, not only was my apartment DISGUSTING when I moved in, but when you move out, they find any way possible to charge you & get money out of you. The apartments are run down to the ground, landscaping is not taken care of well at all, and management is horrible. I had a HORRIBLE fly problem in my apartment on the bottom floor. My apartment was SPOTLESS. Yet, hundreds of flies were coming through the cracks of the windows of my apartment. I called them multiple times telling them how miserable it was to live in those conditions & they told me I would have to wait a WEEK for pest control to come because it wasn't an emergency. I killed over 200 flies. Don't you think that would be a property issue???? I also had to fight for MONTHS to get a working dryer. After moving out, they charged me for "not cleaning baseboards/crown-molding" which is quite hilarious due to the fact that it wasn't on the "move-out" checklist and I swept & wiped all of the baseboards, crown-moulding, & woodwork. Mind you the apartment is SO run down that the baseboards, crown-moulding, and woodwork were beat to death. I lived in a 2 bedroom apartment and only I got charged for the living room and not my roommate. Not only is this unfair, but it's a common area that was also CLEAN when we moved out. The apartment was way cleaner when we moved out than when we moved in. For the amount of money I paid for this apartment, I should be refunded for all of the annoying things they've put me through as a resident. BEWARE! PICK ANYWHERE ELSE! read more

DO NOT RENT FROM THIS PLACE!! When you move out they charge you for damages that were already there when you move in. We ended up paying for the damages because we did not document before move in. Very disappointed in this apartment management as I haven't even been living here for a whole month yet and I am already running into issues. When I moved in I had missing tiles just laying on the ground of the unit and hair all in the bathroom which clearly was not cleaned. The unit looks nothing like the model. I now have a mosquito infestation in my unit to the point where I can't sleep at night because of the over 100 mosquitos in my unit that the staff here couldn't care less about even after I have stressed my situation to them. They also advised me to put in a maintenance request for pest control to come, which I did but since I listed it under "exterior" and not "unit wide" they voided my request without telling me beforehand to change it or specify what I listed it under. Overall my experience has been awful here so far and I really wouldn't advise living here. read more

After wanting to live at Hillside Ranch for several years, I am extremely disappointed in my experience living here. hillside ranch is extremely overpriced for what they have to offer. I would recommend hillside ranch if you don't mind constantly having repairs done. The only benefit hillside ranch has to offer is that they are located close to campus besides that it is a nightmare. Additionally I wanted to mention how horribly they have handled the repairs from the winter storm. They have had construction teams in & out of our apartments for several months now. They have never communicated any timeline for when this should be completed nor compensated resident for the extreme in incidence. Not to mentioned, I spoke to the manager over a month ago regarding the repairs and I was told that they had finished the repairs for my unit. However, today when I came home the construction team was back in my apartment. When I spoke to the manager asking him why they were back when he said they were done, he told me that they were done besides doing x, y, and z (meaning that they aren't done still). If I would give 0 stars I could. I would recommend anyone wanting to live here to consider living somewhere else. I deeply regard renewing my lease here. read more

My daughter lived here two years. It wasn't too bad. Pretty common college apartment with its faults. Just get READY when your student moves out. We received an almost 800.00 move out bill. The apartment almost wants everyone to pay for new carpet and paint for the next tenants. The apartment does third party out the move out bill and the actual office will not discuss the bill with you. You have to call someone out of state and he will tell you to have your attorney call him. VERY unreasonable!! FYI..if your kid moves out a few days early before the others then you are stuck for what they left in the refrigerator, kitchen cabinets and etc. read more

PARENTS and students! Research this place before choosing to have your kid live here. Beautiful place, backs up to the woods etc - zero security and lots of nitpicky from staff over simple thing like leaving muddy shoes on patio. Try Googling "shooting at San Marcos housing complex" yup it's the first place to pop up. This kid came and broke into house across from my son's with a baseball bat then got pissed someone reported him and unloaded a magazine into the wrong house the following week. They refuse to let us out of our lease so we are paying for 2 places since I refuse to allow him to live in such an unsafe place. You would think after the first incident they would increase security - guess what? There's not ANY! The night of the shooting they never sent out a "shelter in place"- a "hold"- NOTHING! This could have been a blood bath and the regional managers response was nothing more than excuses. No notifications to anyone after the baseball bat incident and silence after the shooting. Zero notifications for nearly 48 hours after the incident and that's after numerous calls and emails. Save your stress and for your safety live anywhere else read more

STAY AWAY!!! This is student living. True student living. Not the nice, friendly and accommodating student living but the rip off, no one cares and give me your money student living. I've had issues ever since I moved in and my apartment was furnished. We specifically asked for a non furnished unit and had to move to another apartment. I should've taken that as a sign of future negligence. My apartment was absolutely flooded during the winter storm due to the pipe above our unit bursting on February 15. Not only is my room still not fixed, it's dirty and I've had so many issues with the teams they've contracted out. The workers involved made my roommate and I feel unsafe, ruined my personal items and only visit like once every two weeks. The front office doesn't even know who's doing what half of the time and when I requested my rent lowered or taken care of because I HAVENT LIVED THERE FOR A MONTH, I was told " Sorry, that's a corporate issue." My clothes had mold, my room and belongings are DUSTY and covered in drywall remains bc the workers never cleaned. This may seem biased because it's taken them an entire month plus some to do their job (which isn't even completed yet) but the grounds are not nice. Dog poop outside of the dog park is very common, the trash area is ALWAYS full and the gym barely just opened. If this was a decent place to live I wouldn't even mention anything besides how negligent the repairs have been but it's not worth what you pay. They're nice when they show you a tour but my apartment never looked like what they showed me and the fact that I've never even seen the property manager on-site and has her assistant do everything for her is SO unprofessional. Seriously listen to the reviews before you decide to live here. Rent is TOO MUCH for this complex to be this unorganized and unprofessional. First of all if you need maintenance to fix something (and there will be many things you wish to fix) forget about it, the maintenance staff is a joke. The amount of maintenance requests I've put in and they have been simply "marked" or "completed" without them even coming to my apartment is insane. Either nothing has been fixed, or the wrong thing was fixed. And they won't contact me about it either. This has happened about 5-6 times. Secondly, the amenities we pay for haven't been available for MONTHS when management said they would be finished working 2 months ago. Third, parking is an absolute joke. I guess parking was also an issue for the past few years, and they tried to fix this by adding more spots but the spots they added aren't even big enough to fit a small car. Fourth, the management isn't really any help either. I called a while back about a neighbor altercation and left a message (because it was after they were closed) and they never called me back. They're honestly just kind of there making money for doing nothing. Also in the units themselves, the walls and floors are EXTREMELY thin. read more

First of all, i never would have never voluntarily signed to live in the APARTMENT side of hillside. But i got moved there because they failed to tell us they "ran out" (bullsh**) of the cottage homes that we signed for 8 MONTHS in advance. i am livid that my roommates and i got moved to this dump. The fact that they couldn't even move us into a 3 bedroom cottage home on the cottage side is beyond me. and that they didn't tell us they "ran out" until ONE MONTH BEFORE MOVE IN. My niece moved here at the start of the semester about 2 months ago and I am not impressed. For how expensive these apts are you would think they would have decent parking. She works an evening job and when she gets off there is no parking anywhere near her building and the complex has done nothing about individuals with no parking stickers. This place is glorified as decent but in reality is down right mediocre. First and foremost, the parking is absolutely terrible. Not only are there not enough spots, but the spots that do exist are tiny. Expect your door to get dinged. The gym, pool and amenity area is also extremely outdated, terrible compared to the retreat. I do not work for the retreat nor have I lived there, but hillside is simply a very established second place to the retreat. I've lived in many places around San Marcos and would not recommend living at Hillside Ranch. read more

I've been living here for 5 months now and I really enjoy it, it's not too far of a walk for some good food and night life. The maintenance team is so responsive and fast! I had put a request in for a leaking pipe and y'all came within an hour! Shoutout Mr BJ. The only cons I have is the parking, sometimes you'll be parking 3 buildings away for yours lol. Terrible service. Was charged for a bathroom cleaning fee, when the bathroom was cleaned before we moved out. I had pictures to prove it but still was charged. Needs repairs, but owners are too lazy; don't care to fix them until they are broken/un-usable. Which can leave you without something for some time. When it could've been fixed before hand, and not had a problem at all. Old, outdated air conditioning, bugs, management NEVER returns calls or emails. Our upstairs neighbors were allowed more dogs than permitted for the longest time. Over all the customer service is atrocious. read more

I could write an entire essay on all that goes down here but I'm gonna keep it quick. First apartment here had pubes and pee all over the bathroom and mattress and a flea infestation in the carpets. The Luckenbach and all other floorplans with laundry on the patio flood every year due to pipes bursting in winter so if you like being homeless it's the place for you. They also enjoy leaving the standing water from the flood in there for over a week so if you like mold that's great. Second apartment here had a cockroach infestation (they really mean it when they say they're pet friendly! Me and the roaches really got along) upon arrival which only took a good 3-4 months to get rid of. If you're into extreme sports the parking lot is great. It is designed by a 5 year old with a crayola so door dings are inevitable and there are not near enough parking spaces. It's cool though because I like the rustic look of dents all over my car. If I could leave zero stars for this apartment complex, I would. The management at this complex is beyond horrible. They promise their residents a clean and sanitized apartment along with all of the furniture that is supposed to be in the room, but that is not the case. There have been all kinds of bugs and insects in both of my apartments. When you do confront the leasing office, the majority of the management can not give you a straight answer. The wifi is complete trash. You can't get anything to load on your tv, computer, or phone. The parking spaces are so small that when you barely open your door, it's nearly touching the other car to the sides of you. The ONLY thing good about this apartment complex is that the maintenance guys are some of the kindest people I have ever met. They are always doing the best that they can do, unlike management. Overall, the Hillside Ranch management is only out to get your money and provide you with the LEAST amount of resources and support as possible. I would highly recommend looking into other apartment complexes because this complex is not worth it AT ALL. read more

This place is by far the worst apartment complex ever! My boyfriend and I applied for their 1 bedroom floor plan called "Driftwood". We applied early July as they stated on the phone that they still had availability for this specific floor plan. We got approved a couple days later and signed the lease to Driftwood and we were super excited to move in there together. A couple days later they called to tell us that Driftwood is unavailable and we would have to choose a different floor plan, (all other options being very small and not what we originally signed for.) How do you run out of a floor plan that we already signed for, and was available like they said?? We then talked to management and she didn't even know how we lost our floor plan, she couldn't even answer any of our questions. Keep in mind they screwed us over at the end of July and as you know school is starting again and many complexes have already sold out, leaving us with VERY limited options. They're very unorganized and clueless!! Do not live here they're horrible and left us in the worst position. read more
