I had recently undergone an MRI on my leg, and my dog was on pain medication for his legs, yet management provided no assistance, no alternative accommodation, and no rent credit for the time the building was uninhabitable. On top of that, I was unable to work because I run a photography business and need to carry heavy gear daily -- which was impossible with my leg condition and no elevator access. I had to temporarily move into an empty apartment I had just applied for since my lease was about to end just to have a safe place to stay and work while my belongings remained stuck upstairs. This meant hiring movers twice at my own expense, because the first time they could only move my clothes and work equipment. Communication from management was minimal and dismissive -- especially from the regional manager, Matthew. For tenants with disabilities or even basic mobility needs, this situation was completely unacceptable and extremely stressful. I will be filing a formal complaint with the Los Angeles Housing Department (LAHD) for habitability and accessibility violations. Additionally, if you don't want to wake up every morning to loud trash takeouts or struggle to sleep because of a nearby restaurant that blasts music on weekends (despite having no proper roof), I'd strongly suggest staying away from this property. Forget having your windows open -- noise is constant. Both I and other residents have called the police multiple times just to be able to sleep, since parties often go until 1-2 a.m., followed by trash collection at 7 a.m. directly under my unit. While I understand this may not be the building's fault, I felt completely blindsided when signing my lease. Future tenants should be aware of this, as it directly affects quality of life. Lastly, the building itself is poorly constructed. My AC unit and ceiling fan both made loud mechanical noises. When I filed a maintenance request, I was told that "every unit sounds like that." A few days later, the AC started leaking and required a part replacement -- confirming that it had been malfunctioning all along. Also they never properly clean the gym. They only takeout the trash and clean the bathroom, the machines and the floors are extremely dusty. I made mistake of wearing brand new white short there once and after they were so stained after using the dumbbells that I had to bleach them. I'm very glad I documented everything throughout my tenancy and only had an eight-month lease. Future tenants deserve full transparency before renting here.

The good (and not-so-good): ~ Area is safe and super close to shops and restaurants. ~ Americana and Glendale Galleria are within walking distance. ~ A movie theater (Laemmle) and a restaurant (Panda Inn) are on the ground floor. ~ Community spaces are always clean. Someone cleans it regularly during the week. ~ Occasionally, the elevator or garage gate would be out of order, but someone usually gets it fixed in a timely manner. ~ Walls are good and you won't hear your neighbor talking or watching TV (which is a huge plus). But since floors are the vinyl plank kind (except for the bedroom where it's carpeted), you can and will hear the steps from your upstairs neighbor. Unless your neighbor walks like an elephant, it is usually fine and tolerable. No biggie. ~ Finishes and materials, while modern, do not scream luxury or high-end (still look good, though, don't get me wrong). The good thing is that the building is fairly new, so everything is still in relatively great condition. Everything works in the unit, so there's little (if any) need for maintenance and repair. ~ When it comes to neighbors, it's a pretty quiet community. I've seen residents come and go through the years, and overall, the tenants here are a good bunch. Small families, couples, and working professionals. No loud, rowdy college students here. Just really good peeps. The best part of this place? Alex, the community manager. She is a ROCK STAR. From the moment I inquired about leasing to now (two renewals after and over 3 years living here), she has been nothing but a joy to deal with -- a true professional. She handles everything with ease, and quickly responds to questions and concerns. I have been impressed with her since day one, and she is definitely one of the reasons why I love living here.

From day one, the property management and maintenance teams have been nothing short of exceptional. They are incredibly kind, approachable, and genuinely create a personal connection with residents--which is rare to find. Every maintenance request I've submitted has been handled quickly and efficiently, but what really stands out is the follow-up. I'm never left wondering about the status of a ticket--they proactively keep me informed every step of the way, which makes such a difference. A special thank you to Dana, the property manager, who has been amazing since coming on board. She is attentive, organized, and truly cares about the residents and the overall experience in the building. And Leonard from maintenance deserves just as much recognition--he is fantastic. Consistent hot water and working, central AC has been my experience. When there was issues, the property manager is always on top of it and very communicative and offers accomodations. Plus, the location is great, with shops and restaurants in every direction and underneath the building. Police station is one block away and I feel safe walking my dog at night. Since that's not possible, here's a breakdown of my experience: Location (5/5): The location is excellent. It's in a beautiful area that's very walkable, with plenty of nearby spots to enjoy the city. Everything you need is within close distance. Building (3.5/5): Overall, the building has many strong features, but there are also some ongoing issues that may become frustrating over time. Pros: Modern and attractive building, great rooftop, spacious floor plans, covered parking, EV charging, nice lobby, and a well-equipped gym. Cons: The dog park is frequently closed, the parking structure tends to stay dusty due to poor flooring material, and the pool is covered, so it doesn't get much sunlight. Neighbors (1/5): This was the most challenging aspect of living here. Many residents are loud and inconsiderate of others. Despite the building being non-smoking (and clearly stated in the lease), smoking is still common. Hallways are often cluttered with personal items or even trash. Unfortunately, even with management's efforts, these issues persist. Management (5/5): The management team has always been responsive and professional. Jennifer, in particular, stands out--she is respectful, helpful, and genuinely tries to resolve issues. She brings a lot of value, especially considering the challenges within the building. Maintenance (5/5): Since Ruben became head of maintenance, the service has been excellent. He is knowledgeable, responsive, and extremely efficient. A New Maintenance Manager "Ruben" is fantastic to have around. You put in a request at night, and he will show up the next day bright and early. He truly cares about the building and treats it as how he would want to look if he had guests over at his house, which is how I would wish the staff to work around the property where I reside. I recently moved to another unit in the building, and they were very fair while inspecting the unit upon moving out, which I believe is a pretty stressful process for most renters. Throughout the changes over the years, of course, there are ups and downs, highs and lows you will have; however, I have to say Ruben truly stuck by the tenants held the place together and made this place safe and enjoyable. The property is kept clean most of the time (of course, it's not perfect, with close to 75 units with lots of kids and fur babies), safe, and conveniently located. The pool is nice, the laundry is not too busy on certain days (you just have to plan well,) and it's near Honolulu Ave, which has tons of restaurants and shops. You could walk down (only about half a mile), but that walk back up can be killer on a hot day. Maintenance has always been kind and responsive - Jeff, from my first few years, and Pablo, the last few. They are great guys. The things I didn't like include: being right next to the freeway (while convenient, it can be noisy and very dusty), how dusty my units got no matter how much I cleaned, and having to share laundry. In addition, the prep for the 2-bedroom was shoddy at best: the cabinet on the bathroom wall, for example, came off and so did the shower rod, which was replaced by a plastic one held up by tension. I was told they'd order a more permanent replacement, but over a year later, I still had the plastic one, which kept falling off whenever you moved the shower curtain the wrong way. My mom had to tape it together. Management can be hit or miss, and I must say, the rating I give now is a result of the move-out process. If I had to separate the experience of living here and the experience of leaving, I'd probably say 4 stars for the former and 2 for the latter. I rarely received responses about certain points of the move-out process despite emailing numerous times and calling and leaving a message. When I was trying to get a reference for my new place, management NEVER responded to my current manager despite her leaving numerous messages and emails. I was the one who had to call and was told that the new manager had to send a form. I'm not sure why Hillside management couldn't have just said that instead of ignoring the messages. I almost lost my new place because management here was so unresponsive. I emailed about the move-out walkthrough and my availability for that and was told they'd get back to me to set up a time by 5pm one day. Never got back to me. I was never told my prorated rent amount, and when I checked my Resident app, the full month's rent was deducted, which was rejected because I didn't have that amount in the account (having used it for a security deposit). I logged into my account again and saw the amount of about $380, which, doing my own calculation for proration (rent/30 days x # of days occupied), was about right, so I dropped off a check on my last day at the complex. The email I received the next day was that my rent amount "bounced" - which was the autopay of the full amount - and that I needed to pay $505. Using the formula for proration, I deduced that that amount was the prorated amount for an extra day of occupation + a $50 late fee. I was asked for a cashier's check. I paid that amount because I didn't want the rent to be even later. I drove there to drop it off and was there right before 5pm, knocked, but there was no answer - though I did see the light on. I have since asked for how the amount I paid was actually calculated because that was never made transparent to me. I take issue with the late fee, having never been informed of what the rent owed was. I was signed up for autopay, but on the first of the month the autopay was still set to the full amount, which they tried to take out. It absolutely disappointed, frustrated, and upset me to be completely dismissed as a resident - and a good one at that - for over ten years when I was leaving. The move-out process was already so very stressful, and the only one who helped with it was Pablo. I understand that maybe they didn't need to do the pre-move out inspection because they were going to replace everything anyway, but the complete lack of communication was confusing, especially about the prorated rent and the reference. I'll reach out to corporate to try to get an answer, but we'll see. Update: I was provided with an answer. I was charged an insufficient funds fee, plus the late fee. I wonder what the legality is of charging the NSF fee when they tried to take out the full month's rent amount, which I have a record of from my bank, instead of the prorated amount. So if you're moving out, be sure to cancel the autopay feature.

I've been here for two years now, and I've only had issue with my faucet and it was repaired the same day I requested a repair. The place is kept very clean and there's coffee in the lobby!
