Not Worth Taking Chances Even though they come recommended by Bill Handel on KFI, proceed cautiously and read the reviews. Got all of the requested info to them within a few days. Had to email them several times to check the status. One day my rate was going to be locked "soon" then "these things take time". I was led along for close to two months with all kinds of implied deals before I had to cut them off. Ridiculously frustrating between HMS Capital and GEM (the actual mortgage company). As a nurse who has been on the front lines over the last year, spending time babysitting a broker to get a loan was the last thing I needed to be handling. Rocket Mortgage saved the day. With refi rates going down, I checked with several lenders back in mid-January and finally talked with Sandi at HMS Capital. Sandi worked with me and we finally settled on a rate that the other lenders were unwilling to offer. The fact that I've used HMS in the past gave me the expectation it would be as smooth this time as in the past and I wasn't let down. Sandi and I had a great working relationship with her telling me what she needed and I gave it to her as quickly as possible. From signing the loan request paperwork to closing was about 6 weeks which was a little faster than I had expected. Not sure what went wrong with the other review, but my experience was one of the best I've had when doing several refinancing projects. We have refinanced in the past and have never had to jump so many hoops to get things done. Every time we are close to closing they request more documents causing delays, though we are perfect borrowers that check every box of qualification. Our loan rep, Will, has been cold and fairly rude as the process drags on, and the assistant never sounds very confident she knows what is going on, or what exactly she is asking for in terms of the documentation being requested. It makes for a confusing and frustrating experience. The worst part, is the poor communication. I have to follow up constantly to find out the status, no proactive communication. They had to extend the rate lock due to their own delays and act like they are doing us a huge favor by extending, even though the delay was on them. Both the rep and assistant told us on multiple occasions that the numbers in the disclosures were "not accurate figures" because the numbers change up until the end. Ok--so I didn't pay attention to the numbers until the final closing docs, and when they were WRONG and very much not what we asked for, they blamed us for not reading. When I told them I was just going by what they said about numbers not being accurate, they said they were referring to different numbers. What the hell? Why would t they specify things to make it crystal clear what the client is receiving, especially when we were supposed to have an option to change it which was never presented during the course of 7 weeks or so. And they are slapping an extra fee on top in order to make the change they should have given us opportunity to make PROACTIVELY during the process. If there is one thing any service like this should be on top of, it is communication. The lack thereof has made this process unpleasant and not worthwhile, and I would not recommend working with them when there are plenty of competent loan companies out there who will take better care of their clients. read more

When you think radio ads are too good to be true this is one. I have been trying to refinance a house and buy a couple other ones. I took the Owner Marks's advice in the ad to shop lenders. I have someone I used for years and then called HMS to compare. The quote was a little better the. I had gotten. I asked the loan rep to ask the owner Mark if they could help waive one fee of $1,400 (I was paying over $9000 already) and I was told Mark said no. I was told the worse case scenario was one rate and fees. I call them they really never call me: I was trying to have something removed from my credit to raise my score and possibly get a lower rate and fees. As recently as two weeks ago I asked about the rate and I wanted the loan to fund the first week in March and how long do I have to get the thing removed before it finds to rerun my credit? I was told 2 weeks. The loan officer mentioned they could charge me for a quick rescore once I get the letter to have it removed.Fast forward I get the letter that the trade line is to be removed and the guy tells me he can't do anything until the it falls off by itself. I said I don't want to risk the rate I have what would be the difference to me? Then he proceeded to tell me that the rate wasn't locked in and now he can't get me a loan and if my credit does go up the rate is now 3/4 point higher then I was told. Wasted over a month of my time and now I have to start all over again and I GOT SCREWED. read more

I started my refinance process with Pierre, he sounded nice over the phone and was eager to help. I sent him all the paperwork he requested. He does not return phone calls or emails. It took me over a week to get a hold of him just for him to tell me that they were not going to do my loan. I believe the loan amount was too small and he did not want to waste his time doing it. I have excellent credit great income and in an equitable position on my mortgage. He was a complete waste of time. Do not do business with this company. read more

I did not feel at all confident about the competency of any of the process or the people we worked with or talked to. I was initially offered 2.5% apr. After I submitted all my paperwork, and the processing started, they told me that their policy changed and they couldn't promise me the 2.5%. To me that put a REAL sour taste in my mouth for HMS. I went ahead and continued since nothing was out of my pocket and finally they did give me the 2.5%. But for them to offer 2.5% then tell me maybe not, SUCKS! The communication for status and progress was also weak. I had just finished a refinanced 3 months earlier with Owning, so I did have a comparison factor. Owning offered and provided their interest rate, the effort required on my part was MUCH easier, and the communication for status and progress was a million % better. read more

I encourage you to follow the advice given in the HMS radio advertisement: Apply with two lenders. Go all the way with both. This will guarantee you get the lowest rate. We applied with HMS and Owning. In the end, Owning offered us a better rate, but HMS matched it. We closed at 1.875 on a 15y no fee loan. Without Owning, though, the best rate HMS would have offered us would have been 2.125. HMS will compete - and their customer service is excellent. read more
