    Great people! Bathroom and laundry very clean. Gravel road and pads. Nice place to stay.

Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

He cussed one of my employees that came over in a tow truck and told him to get the F**k off the property all because he was in a wrecker. Even made threats to shoot him. I inquired why he was so ugly to him and he said a trailer had been repo'd that day. Sooooo be ugly to people because your Residents don't pay their trailer payment. Ya ok. NO! He told me to pay my bill in person for the month (which I have in text) on Monday. 2 days after it was due. I pay 3 months at a time so I could "save the $10 credit card fee". Then when I tried to pay on Monday he attempted to charge me $40 late fee . I've watched as a TON of people have cleared out of this place all due to the Manager Bud. He's rude and has absolutely no Management experience. According to the Owner he was in a coma for 7 years and lost his ability to know when he's being ugly ‍. My yard was not taken care of, my neighbor mowed it for me. It's very sad to see a place like this deteriorate all due to poor Management. I truly hope Mr. Bud is fired and someone with knowledge and customer service skills is hired. Until then...... join me and about 4 other people that moved because of Bud at Austin Ranch next door.     I am spending my last morning at what I have found to be the most excellent place I have lived in…read morethe previous thirty-five years. This is after working for a company that has placed my wife and me in over twenty-two different locations. In the last three years, while living here, we have truly discovered how little we need to be happy. The pursuit that we had been chasing for many years--having a big house, a pool, and acceptance from neighbors--was proven to be not worth it. Although we acquired that big house, we found ourselves only using three rooms, and most people were busy with their own lives, not having time to come to our home. We moved here temporarily while exploring our options, yet quickly came to understand just how fulfilled we are being around some of the most honest, caring, non-judgmental, and hardworking families that make our community and country great. Tonya and I keep to ourselves, but many people here have no idea of the impact they've had on our lives with just an honest hello or how are you doing. This is a community that reflects what is missing in America: putting down the phone and appreciating what nature, our families, and those around us offer. I cannot express enough how much Mr. Johnny and Mrs. Patty mean to my wife and me. We have never been close to any immediate family, yet the care and compassion they have always shown us remind us that genuine care for one another can create family bonds. While I will genuinely miss the opportunities to see a great group of friends fishing, laughing, and cooking beneath a beautiful setting sun, along with peaceful evenings spent outside watching the fish and assorted wildlife on the pond, I am grateful to have discovered once again how this community has blessed us as we embark on our next journey. We have always taken the opportunity to move quickly without looking back at where we lived, yet this place will forever be in our hearts and minds.

We love the gorgeous property, the small town community feel and the many amenities and fun activities. The property and amenities are always beautifully clean and properly maintained. The nights are so peaceful and someone is always cooking or having a fire where everyone is welcome to pull up a chair and catch up. If you are looking for a tight knit community and a family oriented home base, look no further. You will not regret living here, it is a slice of heaven in the countryside where you can feel yourself relax as you pull into the property.

The pavilion is unbelievable, in ground fire pit with Adirondack chairs around it seating at least 10 people, an outdoor fully furnished kitchen area, full size bathroom, horseshoe pits and cornhole boards. In the center of the park is a community garden which is beyond cool! The pond has the most gorgeous sunsets you've ever seen also. The owners, Alisha and Mark,go above and beyond in participating with the community and I've witnessed them helping when they didn't have to. A background check is required on all residents ensuring your safety as well as a gated entrance. I HIGHLY recommend Prairie Lakes RV and Tinyhouse community!
