This place operates as a live in, monthly trailer park with a few spaces for nightly rentals like an RV park. The gravel roads are well maintained, and for the most part, the sites are pretty neat. There are some rvs with junk about them and lots of vehicles, but those are in heavily lived in areas. There appears to be some discrepancy in "delux" and "premium". Their site says one thing, their literature, another. The staff isnt sure. The pool looked very nice. Sparkling clean, well kept. And a splash pad for the kids. The literature mentions a "game room", but we have not investigated it yet. We will amend the review if that changes. There is a nice, clean little store at the office. Snacks, tourist type gifts, a couple of rv items. That's handy. There is a lovely 5 acre pond for catch and releasing. One concern, the drunken muhothers stumling about the roads, dragging babies, yelling at cars. This place would be a nightmare for any CPS worker that actually gave a damn. A lot of pull through sites, but most occupied long term. Benches and either firepits or small grills available. 50/30 amp hookups, sewer, water. However, no cable hookups, behind the times on that one. No wi-fi and cell serbice is slow in the area. Keep that in mind for conducting business on the road. However, the bench under the tree is a great place to take your business calls in the mornings.

My family and I enjoyed our stay very much. The grounds are very well taken care of and clean, plus the views are beautiful. What was the biggest standout to me was the excellent customer service that we received. There was a small mixup when we arrived and the staff took care of it extremely quickly (the lady who was at the front is an absolute sweetheart) in a way that far exceeded my customer service expectations. Staff members also periodically checked in on us throughout our stay and were very warm and friendly. We will definitely be back for another weekend getaway.

Our hose sold faster than we anticipated so we were forced to the camper. Pre-July 4th weekend I called for a long term spot, they asked if they could call me back because they wanted to see what they could do. Long review short, they called back in less than an hour and got us in, were extremely nice and we haven't had a single problem. Restrooms are clean (for public rooms) with showers, pool area is clean and well maintained. They have a huge pond although due to me being the best fisherman in 52 of our 56 States, I'm not convinced it has fish (I didn't catch any)...

Doing what you do best when camping.  Kicking back and relaxing.

Great place, full hook ups (water, power (30/50amp) and dump at parking spot. They also have a pool, laundry, store, tent camping and cabins. Very friendly staff as well.

We had a large group that had a lot of fun!

Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. Overall a good campground. I'd come back.

We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

He cussed one of my employees that came over in a tow truck and told him to get the F**k off the property all because he was in a wrecker. Even made threats to shoot him. I inquired why he was so ugly to him and he said a trailer had been repo'd that day. Sooooo be ugly to people because your Residents don't pay their trailer payment. Ya ok. NO! He told me to pay my bill in person for the month (which I have in text) on Monday. 2 days after it was due. I pay 3 months at a time so I could "save the $10 credit card fee". Then when I tried to pay on Monday he attempted to charge me $40 late fee . I've watched as a TON of people have cleared out of this place all due to the Manager Bud. He's rude and has absolutely no Management experience. According to the Owner he was in a coma for 7 years and lost his ability to know when he's being ugly ‍. My yard was not taken care of, my neighbor mowed it for me. It's very sad to see a place like this deteriorate all due to poor Management. I truly hope Mr. Bud is fired and someone with knowledge and customer service skills is hired. Until then...... join me and about 4 other people that moved because of Bud at Austin Ranch next door. Stellar Owners that are actually onsite and give 2 about their Residents.
