On the first day of working together, Sara looked at my documentation as well as researching the other party. She discovered two important facts pertinent to my case which my old lawyer had never even mentioned. Sara continued to help me with the same level of precision and support through our entire relationship. She was also exceptional in handling the other party's aggressive and unprofessional attorney, who was blatantly attempting to shake me down for an outrageous amount of money. She pushed back repeatedly and not only to follow the law, he ended up stepping down all together because he was no match for her. Sara is sharp as a whip. Her expertise, strength and fearlessness were great assets to me during an incredibly stressful period. I highly recommend her as a mediation expert and fierce advocate.

She communicated clearly, stayed on top of every detail, and ensured that everything was handled smoothly and effectively. What stood out most was her honesty and straightforward approach--she did her job exceptionally well without any unnecessary complications. If you are looking for an attorney who is reliable, ethical, and highly capable, Sara is the one to trust. I am incredibly grateful for her work and would not consider going to anyone else in the future.

She reviewed my purchase contract, disclosures thoroughly, caught what mattered, and gave me honest, no-BS clarity on my next steps. From the moment we started, she skipped the fluff and got straight to work. Every minute counted and none of it was wasted. She spotted that my SPQ and TDS were not up to date after disclosures were added later, and made sure I knew to be BCC'd on all communications going forward. These are exactly the kinds of things you don't know to look for until it's too late. Her background as both an attorney and a real estate agent gives her perspective that most attorneys simply don't have. But what struck me most is that she is a true advocate for you. I walked away feeling informed, confident, and truly protected. If you need someone detail-oriented, straight to the point, and genuinely in your corner, I highly recommend her.

Leonard and his team achieved just that. There were a few times that extensive repairs were required on the property and every step of the way I felt that things were being taken care of swiftly and thoroughly. When it came time to sell and the property was handed back over, it was left in pristine condition. This speaks volumes on Leonard's positive relationship with the tenants and his care for the property. I wholeheartedly recommend Leonard and Up Property Management to handle your property.

One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

DO NOT RENT HERE! I…read morewish I had taken time to read Fairgrove's reviews before signing a lease. This is the worst property management I have ever experienced. I think the newly renovated apartments and location tend to trick interested renters (it certainly tricked me) into signing a lease. Be warned- working with Fairgrove on any issue (maintenance or otherwise) is a nightmare. The only reason Fairgrove's rating sits anywhere above a 1/5 is because there is an occasional positive review left for a random building manager, which always follows a super negative review... Interesting. I should have known from the start when it took the current building manager over 6 weeks to send me a lease after I toured and said I was interested. This threw off my entire move timeline, which is a bigger deal than not when hunting for apartments in LA. After multiple reach out attempts, I gave up and decided to rent elsewhere. It was only then that Fairgrove came running, tail between their legs, apologizing for the issue. I decided to give them a second chance, only because of how much I liked the building. That was the worst mistake I could have made. As a resident that's been here nearly half a year, where do I start? Well, there are ALWAYS maintenance issues, and ALWAYS disconnected communication between property managers and Fairgrove itself. Calling the 'emergency maintenance' line for Fairgrove is a joke. Sometimes they hang up on you, sometimes you're left talking to yourself, sometimes they claim they're 'fixing' an issue, and literally nothing is done to fix it. We recently had a hot water outage that lasted over 2 days, and were only given updates after the outage had lasted 36 hours. There was nothing done by Fairgrove to apologize for the inconvenience. The parking garage gates haven't been working in over 3 months, which poses a huge safety issue. The company is clearly greedy, disorganized, and couldn't care less about their residents. There are many other small, locally owned apartments in LA that I've had exceptional experiences with that I would highly recommend checking out over Fairgrove. UPDATE: The overhead garage door (that hasn't been working in over 4 months) attracted thieves, and a resident had his car broken into over the weekend. Fairgrove has done nothing to remedy this.

Stay Away from Mark Atalla & Carlyle Capital - Protect Yourself!…read more Do yourself a favor: Google Mark Atalla lawsuits or, better yet, visit the official website of the Federal Trade Commission at FTC.gov and search for his name. I'll let you form your own opinion after reading what he has done. Here's what happened to me: I paid $48,000 upfront based on a Letter of Intent (LOI), with the promise that he would fund our deal by the end of September. Not only did he fail to deliver on that promise, but he also completely ignored 10 emails from me asking for updates and instructions on how to recover my money. Instead, he made outrageous claims that we had committed fraud and that the documents we submitted were somehow "red-flagged." Well, today is November 8th, 2024, and it's been over 45 days since our contract expired. Despite multiple requests, his company has failed to produce any evidence of the supposed "fraudulent documents" or red flags. It's a blatant lie. I even went so far as to show up in person at their office in Irvine with the police, asking, "If I committed fraud, arrest me," and demanding answers on how to get my money back. What did they do? They handed me a Post-It note with the number of their attorney--no documents, no explanation, and I was not arrested. Just a complete refusal to provide any help. Mark Atalla and Carlyle Capital are now forcing me to hire an attorney and pursue legal action just to get my hard-earned money back. I highly recommend reading about how the FTC found him guilty and made him pay over $500,000 in damages. He also has another lawsuit for failing to pay a contractor over $98,000. SMH. Just a very bad business experience overall. I'm not outright calling him a scam artist or criminal, but his lawsuits, the Federal Trade Commission, and my personal experience paint a very ugly picture of this company. I would NOT recommend this company at all. STAY AWAY. SAVE YOURSELF THE TROUBLE.

Also the chance of our house selling in a timely manner at this time will take much longer. My wife contacted Seller's Advantage and one of their O.C. reps, Alvin came over and assessed our house. He gave a fair offer, but in my opinion, it was $50,000 under what I was wanting for my lowest offer. I did take into account the war with Iran just started and 2 houses in the neighborhood dropped out of escrow cuz seller did not want to lose $80K. Also the rising gas prices was also a factor. Why would anyone want to sell their house at this time of crises? So I decided to take Seller's Advantage's offer. From signing papers till our final move out, all went well and Seller's Advantage kept us up to date with what needed to be signed and move forward. Also the escrow company they work with were helpful and making sure we knew how our sale was coming along. I also liked that with Seller's Advantage there are not closing cost, realtor commission, home inspection, etc; and having to clear out things that we did not want to bring along to our new place. I would recommend Seller's Advantage(S.A.) Orange County if you are looking to sell your house faster than with a traditional realtor without all the fees and hassles that goes with that. Tara was our go to person with S.A. and she was very helpful keeping us on track with the sale of our house. There are others from the S.A. team, but I don't remember their names that have helped along the way and they did a wonderful job helping us. Thank you Seller's Advantage for making the sale of our house easier than I would have expected.
