What is a home inspection? A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. I googled this question to get this answer, and that's exactly what Scott did when he inspected our potential new family home yesterday. He walked around the whole building of the condo and found several things that will need the HOA repair and several recommendations with items inside the condo like the life of the water heater, seismic straps, drain pans, and a broken tub faucet handle. He answered all my questions and was patient with a few of my concerns. I even called him hours after the inspection to get more clarification about the water heater. Scott has been a lifesaver on numerous occasions. In our current sellers market, when representing buyers; having the home inspected prior to making the offer, is often the different between getting the home, or losing your dream home to someone who has already approved the inspection, and doesn't have an inspection contingency. Scott knows homes, and is able to present the information in a calm clear manner. He takes GREAT photos, and is very helpful. Beware, he will have you sign papers that you think are to get him to do the job, but they are really a long mumbo jumbo about how he's not responsible for damages that arise from him missing the obvious stuff you pay an inspector to catch! Scott completely missed what multiple roofers are calling extremely obvious issues with my roof. I called him up to show him and he was apologetic and professional, stating that his insurer would take care of it or he would from his own pocket. Funny thing is, his claim adjuster won't even discuss it with me, so much as take a look. He is very bullish and will only tell me to sign a release of liability so I can't sue! I asked for his supervisor's info and he gave me a number that no one picks up! Scott seems to have decided that if they don't pay, he won't either, even though he was clear that he would, even in writing! I have contacted him to tell him that I can be patient with getting the funds and I'm prepared to pay out of pocket too, because my daughter has been having breathing problems and I'm afraid it's from mold now due to the damage. I'm selling my vehicle to afford this for her sake. He only replied that he's basically washing his hands of this. If you can't trust a guy or his claims adjuster and they will not share the insurance info with you, what do you do to contact the insurance company directly? ! read more

We were impressed initially when he inspected the house because he acted like he was thorough but it was quite quick for a 3 thousand plus SQF house. Fast forward to a month after, it was then we found out that he missed it in his inspection. Our AC didn't work so we called an HVAC and we were told that we had faulty ductwork that was not installed properly and was not match the appropriate ac unit we have. We contacted Scott and his initial response was that call the builder for warranty, we told him that it's a 4 year old house and not a brand new house then he change his reasoning that he didn't check the AC because it wasn't the appropriate temp to turn on the AC (he explained that to us during the inspection) so there's no way to know if it was faulty but that was not the reason why AC is not working properly, per multiple HVAC specialist AC is perfectly fine, it's the ductworks that is too small that's why AC freezes and builds up ice. HVAC people even told us that there's no way a person who works as an inspector would miss that since it is very noticeable and very basic!! Instead of finding this kind of stuff during the inspection and might have negotiated during the closing, now we need to spend almost 7k to fix the ductworks! If he misses the most basic stuff then it's up to you guys if you would still want to hire him! He didn't even give any options when we contacted him about this.. read more

Scott Davis did an excellent job of inspecting our house before purchase. He did a meticulous walkthrough, inside and outside (including the crawl space), identifying a punch list of important items for the builder to address. Despite the home being a new construction, Scott identified some critical things that were important to address before the closing. We hired Scott to do our home inspection. It was our most disappointing experience. It felt like Scott did not have our best interest and not only he was missing a lot of important things that were cause of concern but he was brushing things off. Find someone else. We were happy with Scott when he initially did the inspection about a year ago, believing him to be very thorough. We moved forward with our home purchase and since then have continued to find issue after issue that he missed. He downplayed a rodent issue in our crawlspace, saying it was minimal and likely not even current. Our pest company has caught nearly 30 rats in our crawlspace over the past year and our insulation was destroyed. He claimed that he did a complete check of the crawlspace as well but seemed to have missed that our heating line was full of water, meaning we didn't get heat in part of our house. We had pipes break and it would have been great to know we had CPVC pipes going in - while they're no longer used due to their issues, he didn't feel the need to call this out. He didn't notice our sink isn't even bolted to the wall but did make sure we knew we should cut our blind cords because they were too long. Scott did come back to check on things he missed, which was appreciated, but became increasingly combative throughout conversations and his message was sorry, I can't catch everything. I understand that's the case but he should have at least caught some of the issues. Do yourself a favor and find someone else. read more

Scott provided exceptional service in his inspection -- he was prompt and professional. He carefully went over just about every inch of the property, including three structures and the fence-line (1/3 acre). He took dozens of photographs, and he showed them to us and gave us verbal results in a post-inspection discussion immediately. He produced a professional and thorough report (31 pages) later the same day. My husband was with him every step of the way, and they discussed each item as they went along, so there were no surprises when we received the report. In addition to calling out a few problem areas, the report gave recommendations for items that were not defects, but more of best practices, as well as ongoing maintenance recommendations for various items. There were not many reviews for this inspector so I was a little hesitant to use him. That said, he was very thorough and professional. He patiently explained answers to my questions. Initially I wondered if we needed any inspection for our house since it was new construction. However, I am so glad we had the inspection done since he found some things that needed to be fixed. I do not recommend using this inspector. He has poor attention to important details and does not take care of his customers. He missed some very obvious details about specific things we asked about. We asked him multiple times about the condition of the roof for a house that we made an offer on as we did not want to pay an extra $15,000 shortly after buying a house. After about the 3rd or 4th time, he finally got back to us and said that it is in good condition for its age and should last us at least 10 years. A month after the inspection, we moved in and discovered that there were two different leaks in our roof. After having 5 roofers come out to inspect it, all of them were in agreement that the roof was terribly installed and that the whole thing should be replaced because it is not the shingles that were in poor condition. It was the planks underneath the shingles that were causing the problems and the roofers were all boggled as to how this inspector could have missed such obvious signs in the attic. After talking with Scott (the owner) about this issue, rather than admitting his incorrect diagnosis, he went on to say that the roof was in good condition when he did the inspection, then magically over a matter of weeks, the condition became very poor due to the wind, rain and snow. All the roofers agreed that this is not possible for this to happen so quickly, regardless of the weather conditions. Scott's suggestion for this problem was for us to pay for a patch job even though the entire roof was terrible condition and other leaks could easily begin at any moment. He ended everything by continuing to be in denial and ignoring my emails. On our inspection report, he also said that our water heater is electric, when it very clearly says on the side of it "Gas water heater." Save yourself the potential nightmare that we are going through and go with someone else. read more
