Simply terrible. I've been on the Board (four years as President) for all nine years since the community was built. This is the 3rd property management company we've had; it's been about 18 months now. The first lady was polite and professional but nothing ever got done. She resigned and the new man is hot-tempered, rude, and nothing ever gets done. He lost control of the annual meeting Tuesday night and was screaming at the attendees. (We were happy with the second company we had but the two property managers resigned and the owner took over our account and did nothing.) If I could leave negative reviews I would. This company is an absolute FRAUD! I was promised by someone from Homeside Properties that my late fees would be waived back in 2018 because my husband passed away and I thought my account was on auto draft and wasn't at the time. I ended up making the past due payments of $1364, less the late fees. Which should have brought my late fees of $251.34 to $0. At that time I then put my EFT account number on file for all future bills due to Homeside Properties. Come to find out the original late fees were never waived, they were only acquiring more late fees on top of those late fees when the account should have been to $0.. I also had a payment being auto drafted out of my account every month for Member assessments since 2018. BUT THEY DID NOT AUTO DRAFT THE "SPECIAL" ASSESSMENTS. WHY?? This is how they get you. This is how they are allowed to foreclose on your home through this loophole. This is completely disgusting and unethical. If you have a payment method on file you should deduct EVERYTHING DUE, not just a portion of it. Now they are about to foreclose on my house unless I agree to pay late fees, interest, management collections costs, and attorney fees. Although somehow I have paid my member assessment fees on time since 2018 and assumed that the special assessment dues were automatically being deducted as well. When you call to talk to the office they NEVER ANSWER THE PHONE OR REPLY TO EMAILS. I've not received any negotiations, and the attorney representing them in this foreclosure, Patty Fan is always out of the office every time I call and they ask me if I want to leave a message. ANY chance they get they will send you a letter about the most ridiculous things they think you aren't doing right. I called to have my key fobs replaced as they are 10years old and finally died.....I have left FOUR messages with 3 different people and no one will call you back. Not to mention they are rude on the phone...will cut you off...transfer you with out telling you whom you are going to speak with....I mean the list goes on and on. Homeside Properties has sent me notices that I am violating a code within their bylaws. The notices are vague and appear to be copied and pasted from their handbook. How can I fix a violation and there are no specific instructions on how to do that? They use words like minimum to describe cutting back on something. Also, the violations can be reported by disgruntled neighbors and Homeside does and reports no investigation. They are even threatening to charge money per day with no physical evidence of the problem nor a physical investigation or request to meet or talk. I will be contacting them whether in person or by phone to delete these allegations from my owner's record. If there are no responses to my requests nor this post, I will take further action. read more

I gave two stars because the President, James, attempted to deal with the manger Dee's professionalism and the excess water bills, but he has not responded to my subsequent emails. Since, things have gotten worse. The elevators are constantly either quaking or simply not working. The door from the garage has been broken for weeks and a random man was sleeping in the elevator lobby. I also, need to update some information with the community--to no avail. I have contacted security, management and the HOA without response. The current manager, who took over for the previous one, neither returns emails nor calls. At this point, we are concerned about our safety and the ability to rely on the management to do the things they are compensated for. I would really like my concerns to be addressed. read more

If I could give -5, it would be too high. I have never been so abused by any company or business in my 40 years on earth. They have no problem taking your money, try 230/mo for a tiny 2 bedroom condo or charging sky high late fees, but when there is an actual problem that requires the slightest action on their part, no one will lift a finger to help you! I have been locked out of my condo going on 3 months now by a malfunctioning gate fob. All i hear is this is a gate company problem, we forwarded your case to the gate company, the gate company has been notified. How many times can you 'forward' my concerns to the gate company before you see that isnt working??!! I have been through managers and supervisors who all want to sit on their hands and say it's not my problem! Meanwhile i am consistently late to work, trapped in front of the gate when i come home for sometimes hours at a time and begging my neighbors for help. If you take somebody's money to provide a service/ a solution, and then dont deliver, you have stolen their money, period. Requests for information has been ignored repeatedly. As a homeowner and paying association member, I shouldn't be given the run around, and cold shoulder for information that I am privileged to. No one answers calls made to the Alpharetta office. Emails that I sent have not been answered and the questions that I ask are ignored. These questions aren't a sensate matter, and should be answered. My requests to speak or given the names of higher management have been ignored as well. Why is it that I am not allowed to speak/communicate with the person in charge? The complete disregard to present the simple information/documents that have been requested as a homeowner is unacceptable. If we are paying fees to pay for a management company. Why does Homeside evade questions? Repairs aren't taken care of in a timely manner if at all. Our roof is in dire need of replacement along with many other repairs that aren't being done, and the management company /board seems unconcerned and unbothered. Some of the repairs needed are for the general safety of the residents. We haven't seen financial statements since 2019's last board meeting, even though they've been requested. We haven't had a homeowners meeting since early 2019. There are many ways to have meetings via zoom / webex, etc. The lobby area is always flooded with mail, scattered mail, packages, and deliveries for months at a time, and it is a total embarrassment. Our board's job is to represent the homeowners, and they have failed to do so. There is no communication transparency whatsoever, and I'm at a loss of how to proceed with getting answers to much needed questions. I will continue my efforts as a homeowner daily. I lived in a neighborhood whose HOA is managed by Homeside Properties for 10+ years. My experience with them over the years is that they typically don't return calls or emails until I basically hound them, and when someone does respond, more often than not, I get rudeness and bad information. My recent experiences with them revolve around the sale of my townhouse: 1) I tried to get info my realtor needed to complete a Georgia Real Estate Association form. It took 2 calls and 4 emails to get someone to help me. 2) The buyer's agreement required the roof be repaired, which is the HOA's responsibility. That took 11 emails and several calls. 3) I called for information on the termite bond, and the HOA gave me the phone number for the wrong pest control company. I knew better than to call back for the correct info: instead, I googled similar names and finally found the right one. 3) The day before closing, my realtor advised me the only holdup for closing was insurance info she and others had tried unsuccessfully to get from the HOA for two weeks. The afternoon of closing, she informed me that, though they had finally received the info from the HOA, there was something wrong with the info, and closing is now delayed until that gets resolved. When I have an issue that needs addressing by the HOA, I have learned to expect to be ignored for awhile, and then condescended to and given inaccurate information. As you can see by this Company"s 1.5 rating they are pretty awful. My guess is the rating would be MUCH lower if we could give 0 stars. They are incompetent in almost every way. I have seen and heard about their losing payments. Getting responses either by phone or by email is nearly impossible. When you get a response they are completely unhelmlmpful. Over the years I've never seen good customer service but as of late my and other residents experience with Bruce Hayworth is so bad that i really have no words. I have been trying to get a drainage issue handled at my property years. They do not return phone calls and don't respond to emails. It's like all correspondence gets directed to a black hole, never to be seen or heard from again. About a year ago, landscapers removed some bushes that were blighted in my front yard - fine by me - however, the bushes have never been replaced and of course, my calls to the hoa have yet again been ignored. Recently, our community was getting re-roofed and some nails had created a leak around the vent. The repair process was totally stopped due to the hoa never communicating from the roofer to me. Thankfully, the roofing company (Dr Roof) was good enough to just work with me directly or my ceiling would be caving in by now. Seriously, if you are an HOA looking for management, don't choose this company! It is near impossible to do so online and register for recurring payment. I was told you'll receive an email to get you authorization to sign up. Haven't received anything in a month. Very upset about an experience with this company. My eight-year-old grandson lives with me. There has never been an issue as of now with his behavior in the community. Apparently over the weekend him and a friend the same age threw a few stones into the pool and someone reported it. The HOA called the sheriffs department and I received a call from the sheriffs department this morning The sheriff was very nice and told me that this was a call not because of any crime but just as a warning. She told me that she found this absolutely ridiculous waste of her time but she was having to deal with this type of a call. I wrote a letter to the representative at the office. I said that I did not believe that this warranted a call to the sheriffs office and that had they contacted me I would've dealt with it promptly which I have done. I received a strong rebuking letter back from her that was forceful and uncalled for. I have lived in the community for 10 years with no problems and I'm the first want to see things kept up. But to see this kind of reaction to eight-year-old little kid is ridiculous and uncalled for. A number of people have moved out of this community because of the strong arming of the board. What used to be a happy community has turned into a very unhappy community because of the strong arming. read more

I'm a resident and a Board member of Keystone Gates COA, and since Homeside has managed our property, timely responses has been an ongoing issue. Honestly I feel, that the managers are overworked and overwhelmed. I've had my own personal experiences of not receiving acknowledgements of my requests/emails or extremely delayed follow ups and even more so as a Board member. Many other homeowners have expressed the same to me about very delayed follow ups to their questions and requests or just no response at all. But the icing on the cake is that Homeside upper management does the same. Supposedly there's an arrangement between the Board and Homeside where a Point of Contact is utilized to communicate Association matters. Well this communication method is not effective this year as there are new board members on the Board who want to participate and want to know what's going on with Association business and finances. As a Board member I've expressed to Homeside and the other Board members that we need to change this system as its not one of transparency. The POC, which is the President, is not doing her part. I've requested a meeting with Homeside to meet with the Board to make sure we are all on the same page, but they refuse and they only take directive from the Board President, who is dishonest, not transparent or a team player and controlling. The Board President is misusing her so called authority to do as she pleases and Homeside is assisting her. The homeowners requested a special meeting as per the by-laws 2 months ago and we have yet to have the meeting. When it was brought to Homeside attention, emails, recordings from prior meetings of the homeowners, Homeside refused to send out notices. Now I understand they are in the middle but they should not allow our rules to be broken just because its the President. At the least they should have a meeting with the Board so we're all on the same page. Additionally, simple requests from Homeside about things Board members and homeowners have a right to know or access is ignored by Homeside. I've asked for an extra copy for a message board key for over a month now and supposedly there was only one key given to us for our 2 message boards. But when I called the message board company they said 2 keys come with each message board. Also board members have requested the sign in sheet from a meeting, which is a corporate document that is suppose to be accessible to board members and a month later still no sign in sheet and the management has completely ignored the multiple requests. If its lost at least say that but no response or details at all. Then there's the deal between our COA and the new homes that were built on our property but part of another HOA. The new homes owe us over 50k just for last year and last I checked they have not paid us nor have they been billed for this year. Something fishy definitely seems to be up with this arrangement. By mistake the prop mgr for the new homes contacted me. When I asked her about the money they owe us she started stammering and mentioned that they had an issue with the amount of the invoice we sent them but said it was out of her hands...the matter was with her supervisor and the VP of Homeside. When I started asking for their names she became rude and unwilling to tell me. They use our amenities, pool, gates but haven't paid us. That's not right. And last I heard the collection process has not started for the new homes. Maybe because the new homes are also managed by Homeside. Seems like a conflict of interest. Anyway I've talked to the VP and President of Homeside. They are more responsive than the prop mgr but they haven't resolved everything that's been requested of them and they seem to be enablers of certain Board members abusing their power. Then when it was suggested that our meeting of the membership be done virtually, in case of rain and for those who can't attend in person, Homeside VP tells me that virtual meetings are not allowed as per our By-Laws. When asked which by-law he never responded. If Homeside and POC are going to hide behind a by-law, the right and proper thing to do is to state the by-law. I shouldn't have to follow up with you to ask which by-law. Furthermore there's a pandemic going on, its not safe for everyone to attend meetings. But all homeowners do have a right to hear and participate in such important meetings. And I'm sure the Board has the authority to make exceptions given our current state. read more

We had the worst experience with this company! We've owned many rental properties and dealt with many property management companies over the years. This property was one that we lived in for many years and then rented it out. The community fell into disrepair and this company did nothing to maintain and upkeep. When we went to sell our property, we provided very detailed information and photos of all the things that needed attention. It took daily follow-up for months to finally get a few of them taken care of. One of the issues was our end unit settling so much that we could not sell our property. We took it upon ourselves to get estimates for them, and waited for them to get more of their own. They finally did take care of that issue, but not before it cost us a lot of money with full asking price, CASH offer deals falling through, taking the property off the market until the work was completed, re-listing, and starting the process over. Ashley Jasmer was a total NIGHTMARE to deal with...would not respond. I actually showed up in their office after so many voicemails and emails went ignored. If you're in a position to select property mgmt. companies, stay clear of this one! read more

Where do I start. I've owned a condominium for 16 years that was managed by Homeside Properties. They have managed the small condo complex for at least 14 years during my ownership. I understand the relationship between the HOA and the management and how it works, and that the HOA has the responsibility of hiring and firing the management company that works for us. Our board members are elderly homeowners who have settled over the years for the low standards of living and service provided by Homeside Properties. During the past 14 years I have seen a rapid decline in the overall appearance and standard of living due to the poor level of management provided by Homeside. I have waited a long time to write this review because I was hoping for a positive change from a new manager within the company. Our complex has gone through 3 managers since the old manager mysteriously left the company 2 years ago. During the eight years we tolerated the first manager, I too had tried to contact this manager multiple times concerning serious landscaping and maintenance issues in our complex. When I finally got responses from him, I made six appointments with him and was stood up every time. When I finally walked the property with him he made a two page list of concerns. Nothing was ever addressed. I have moved from this complex due to this management company. read more

This is my first "Yelp" but needed to vent a bit ... :) Received a one sentence letter from Homeside for each of my properties (both in the same subdivision) simply stating there is a special assessment for each property. Seriously, that is the entire letter ... no information to document the need for the assessment. Just the heading and salutations .... Reviewed emails, HOA communications, and neighborhood docs and didn't see anything I may have missed. Accessed my online accounts and there are no messages or violations listed and their calendar is blank. Called their main number and it rang a few times and then switched to a busy signal. Maybe the phone is a temporary issue, will try again tomorrow. It just irritates me that a professional organization feels they can ask for this money and apparently assumes we will just pay it without knowing why. All it would have taken is 3-4 more words ... To be clear their rating is a 0 out of 5. After living under the management of this company, I can honestly say they suck. It is filled with incompetent individuals who are not here to serve the community. Anytime I try to get in contact with them, there is no response. A small example: There would be people who do not live in the community parked in my driveway and I could not leave for work. I kept calling, and this went on for weeks with people not getting the job done. Why am I paying HOA fees in a gated community? When I finally got a response from someone called Bruce he was nasty, unprofessional and condescending. When on the phone with him I felt bullied/intimidated. He made me feel as though my questions were stupid and I felt like I did not have a voice. The only thing to do is try to speak with the President or get in contact with the corporate office. I would advise anyone that is not being heard by them to file a formal complaint because that definitely gets their attention. This company has no desire to help your community and residents. There are serious safety concerns that I'm dealing with that are not a priority for them. Spoke with Eric who is the manager for my subdivision - Story Farms... Rude and doesn't know anything about customer service. I am looking forward when Rocklyn Homes (the builder) turns over my subdivision to the owners. Homeside Properties based on my experience demonstrates unprofessional service toward the owners and residents. You represent us, not the vendors who provide service to the community. I called to inquire as to why the pine straw had not been replaced in close to a year and was told in a rude manner it was because the cost had not been approved by the builder and there wasn't enough money in our account. I asked why hadn't that been communicated to the owners and he said, "I just did." Rude and condescending was his tone. (I will reserve my review for Rocklyn Homes separately.) Furthermore, HP just changed to another landscaping company who was out last week and did not close the gates. When I informed Eric of this, he defended them and said "it's not like it's part of their contract." Really... they access the property to mow the lawn, but it's not their responsibility to secure the yards after they have completed their work. Unbelievable! It is their responsibility and sure maybe this was a one off occurrence, but they still need to be mindful to close ALL the gates in EVERYONE'S backyard. I have lived in the Vinings Forest Condo neighborhood for close to 7 years and Homeside Property has been the absolute WORST! I honestly am not sure what my HOA dollars are going towards other than staffing an office in Alpharetta. I have called this office numerous times with serious issues only to be sent to a voicemail where no one returns my call. I have even sent e-mails and not received responses. I personally believe I am paying too much for the lousy service I am receiving. I agree with the previous review, this company needs to be exposed and disposed!!! read more

If you are considering buying where Homeside Properties "manages" the property, RUN! If you need proof of the former reviews and want to verify that this organization is THE WORST, take a ride past Northdale Condominiums on Northdale Rd in Lawrenceville. It really says it all. I don't know what they do with the condo fees, but they certainly don't provide any maintenance services. Check out the parking lot, the fixtures, and the state of some of the units. They should be run out of business, and if more people share their views, the better are the chances that might happen. Can't happen soon enough for me! read more

We (small homeowner association) have recently terminated our contract with Homeside Properties for the following reasons - Their "a la carte" accounting method and (lack of meaningful) communication style was not acceptable. We were originally told in communications on the phone that the company would work under the authority of the board to do financials and collections for a set amount. We were then told that we had to transfer all of our money to their bank even though we (a small community of 50 homeowners) only needed to access a small portion to pay our bills, which are few. From the beginning communication was difficult. We would call and get an answer referring to our bylaws or contract as if they had become our governing body. They invoiced and paid themselves without ever consulting or informing us of charges that were over and beyond the original set price - some months almost double the set amount. They answered our questions by sending 3 or 4 huge ledger sheets (sometimes 30 pages) for us to peruse. When we again asked the same questions, we were sent more reports with the same information, but sorted differently; again never answering our simple questions (what are the miscellaneous admin fees?, what are the legal fees?, why did we get an invoice for "storage"? what are the building maintenance charges for? who authorized these additional expenditures?). They sometimes referred us to homeowner files which we were told existed on a cd, which was never provided. They sent letters to homeowners without providing the board with copies until we became insistent. Upon finally contacting a manager by phone asking the same questions, we were told very graciously that he would have his staff fully answer our questions. A month later our questions were not answered and after an email to the staff, we received emails stating they would answer all our questions, and then the manager addressed our questions (by email) stating that he had addressed our questions earlier, but would happy to address them if I would provide documentation and specifics. Too much run-around for us! The financial reports were detailed, but contained too many things that we as a board are now unable to explain to the homeowners. read more

I have had luck in the past but I feel as if they underserve the communities they represent by doing the bare minimum and are hard to contact. Homeside Properties out of Alpharetta Ga. is the worst property management company I have ever encountered. There staff is disrespectful, unprofessional, both their property managers ( Wedgewood Forest) and General Manager Bruce. Their lack of customer service is awful and they seem to forget they work for the community. I will never move into a neighborhood that uses Homeside as their property management company. Our neighborhood in Alpharetta looks like a ghetto because regular maintenance is never performed. Homeside Properties is an absolute scam. Check out Wedgewood Forest for yourself. Take a look at the Tennis Courts, Front Signs, Lawn Maintenance, Trim and Building Maintenance. They have a non license HOA board member doing the upgrades and maintenance that is not even close to being finished and started in March 2015.This has caused deprecation on my home! read more

We have had a hole in our ceiling due to a roof repair for 4 months now. They are no longer enforcing any HOA ordinances in the community. After receiving a notice that my yard wasn't edged, which is a total lie. I mow and trim every week, I may have missed once or twice letting it go for 2 weeks. I want to discuss this whoever made the citation. I was told that Robert Boddy is the Homeside Mgr. for the Riverstone Plantation where I have lived for 11 years. I have left 3 messages during the last 3 days asking to be called, still haven't heard a word. For what we pay a year you would think they could return a call. I would also like to say, don't try to get a new mailbox as you will find it a total mess. I've been trying for 3 days now, first they tell you to send them a picture, then they tell you call the company that handles them, you will get a message they will call you back in 24 hours, this is 3rd day and still no response . read more

I know how awful they treat their employees and I know that they treat their clients just as bad. They will say whatever they can to place the blame on someone else. I have lived in subdivisions with management companies throughout my 73 years living on this earth but Homeside Properties takes the cake for being the worst. Their customer service is non existed. Ken Boggs is our manager here in Cumming. The homes were recently painted of which was greatly appreciated by the homeowners. The painters had to re-paint a large portion of my home because the colors were not even close to the original colors. I told the painters and Ken Boggs that before the painters leave the area my front door needs re-painted because it is streaked. The painters have been gone for about a month and I have tried to call Ken for three weeks to no avail. This man is ignoring me and I feel so dis-respected. Yesterday I got a nice young lady on the phone that said she would personally bring Ken the message and he should call me back before the end of the day. This morning I talked to a rude receptionist that transferred me to Ken's supervisor, you guessed it, she never returned my call. As for the painters, I am the only homeowner that invited the painters into my home to have their lunch at my table because it was freezing outside, do I deserve this from the painters? read more

Yes this HOA sucks! They too have, on a couple of occasions, tried to fine me for trash that was left behind by the contractors that they hired to do some work on the property. Why would I trash my own property, what sense does that make and I have been at this property for 10 years and to make matters worst they hire cheat laborers. The contractors they hired to re-paint our shutters/etc. were rude. One guy asked me was I married and if he was my husband he would be at home with me if I were with him. First of all why are you concerned with whether or not I am married....that sends off all kinds of alarms, primarily the safety of my family. In addition, we are literally paying almost $200 in HOA fees, where there is no clubhouse, no pool, no amenities to compensate such a raise in fees, especially in our neighborhood. That is just the short list of complaints I have regarding Homeside Properties. There has to be laws in place to protect the home owners from money hungry, non serving HOAs. I know of folks who live in beautiful sub-divisions with amenities, whose monthly fees are less than ours....go figure! read more
