So I was looking for a place to stay while I was visiting some friends in Texas, I found out that one of my friends had stayed here at hotel 1928 and she said she had the worst experience ever. She's she said her sheets had stains on them as well as the pillowcases bathroom was dirty. Some of the flooring wasn't clean right and service wasn't all that great. My review is solely based on Bertie's on the Rooftop restaurant. After watching Chip & Joanna's show on how they brought the hotel back to life I decided to make reservations to eat at Bertie's on the Rooftop. I was not expecting the food to be really good honestly, but to my surprise everything we ordered was excellent! I ordered the wild mushroom & leek risotto which is the best risotto dish I've eaten! I have gone to a real Italian restaurant for risotto & it cannot compare to how amazing the risotto is at Bertie's! I highly recommend the risotto & would definitely order it again. The Brussels sprouts were cooked to perfection with the right amount of crisp! The cocktail was tasty & & nicely made! For dessert we ordered the Banana Pudding & the best part of the dessert was the flambé banana. All in all I enjoyed my experience at Bertie's & also enjoyed how beautiful the hotel turned out! If you're a fan of Chip & Joanna I highly recommend trying out Bertie's if not then come & see how beautiful the hotel is! read more

1928 Hotel Has It Our recent visit to Waco for the day included a stop at the recently-opened 1928 Hotel. It is a boutique hotel with a few dozen rooms, ranging from standard sizing up to an elaborate suite for 10-12 people. The hotel is the latest expansion of the Chip & JoJo franchise, revitalizing downtown Waco. As we were there just for the day, we did not have the opportunity to stay in the hotel. However, a stay will set you back a few bucks, with the small, standard rooms starting at $395 per night. This is a hefty bill, compared to other hotels in the area...evident that you're paying for the nostalgia of being in a historic boutique style hotel and the association with the "Magnolia" brands. The hotel offers a coffee shop, a restaurant, and a roof-top restaurant that is only open for dinner. There are a couple of cozy retreats on the main level - the "fireplace" room and the wonderfully hidden and intimate setting in the library. read more

We came for the Silos, but didn't want to leave because of Hotel 1928! Everything about our stay was outstanding. The decor is beautiful, so many special touches in our room & throughout the hotel. The turndown service at night with cookies was a particular highlight. The room was quiet and the beds comfy. We ate at both restaurants, the outdoor bar & the coffee shop and the food & service were excellent! Every single employee from the valet to the front desk, to the restaurants' staff was friendly, professional & efficient. We enjoyed it so much, we truly wished we could have stayed longer. read more

If I could leave a 0 star I would. My mother's diamond engagement ring was stolen from our room by an employee during our stay. After returning from a day out and noticing, we immediately called 911 and told the front desk. The manager, who was at home, refused to return to work to address the issue and give the master key to the police so they could see what employees entered our room. Ultimately we got the ring back as detectives flagged it at a pawn shop weeks later and arrested one of the staff. His girlfriend still works there I think. Just bad staff and a horrible experience. We had planned to stay at Hotel 1928 on the night of our wedding. We booked in October. Today, a week in advance of our wedding, they cancelled our stay and rebooked us at a Marriott due to a maintenance issue (the details of which they never explained) without asking us first. It was incredibly discouraging and - given how close in time the wedding was - all the comparable boutique hotels in Waco were full. We ended up booking a comparable hotel in Dallas, causing us to have to have to drive an hour and a half on our wedding night. When we called to ask to speak to the manager, we were told "she doesn't have a phone" and later told "she just doesn't have a phone number you can have." read more

We visited in March 2024 and had a wonderful experience. The rooms and hotel are amazing. The only thing that had room for improvement was the food service. It was a bit unorganized (missing wines on the list, outdoor heaters had no propane) and slower than we would have liked. Waco was great and the Magnolia Silos and shopping were great fun. read more

We dined there with a group of eight last Friday night. First, the restaurant is beautiful and the staff are very gracious. However, my husband order the chicken fried steak, and it was literally burnt. I ordered the pork chop that was large and had a good flavor but was also burnt on the outside and very hard to cut. I finally gave up. It was just too much work. The only ones that really liked there's got salmon. We told the waitress and she apologized but did not adjust the check. If it had just been the two of us we would have sent our plates back. But, when you are in a group and someone else suggested it you hate to disrupt things. read more

Whenever I'm in Waco, I make it a point to swing by the bar at Hotel 1928, I only visit a few times a year, but Sam the bartender never fails to make it feel like a favorite local hangout. He's incredibly friendly, always up for great conversation, and makes everyone feel welcome the moment they sit down. One of the things I appreciate most is how he tailors drink recommendations for my fiancé and me based on our mood, whether we're feeling adventurous or just want something smooth and relaxing, he somehow nails it every time. Bartender was incredibly rude. I literally have never had someone for no reason treat us in such a way. We walked in with our 80 year old parents and after waiting for 20 min for service (restaurant was NOT busy, bartender says "there's 4 bars upstairs for you people." Then he says he needs to see ALL OF our IDs. We are in our 50s, grandparents ARE MID 80s. Kids are 25 but we were like " fine see the kids IDs" but he still wanted to see EVERYONES IDS. Is he nuts?!?! Also, some rooms do not have outlets in bathroom. Bathroom very dark. Only outlet is in entry, and there is no mirror. Overall hotel is cute but struggling. Attended a wedding and we never were served wine at the seated dinner, and some tables never received their entrees. read more

I was ready to love love love this. Everyone has their own experience here....and this was ours. What worked: Service was good. The dining room was well appointed and welcoming My wife loved her beer. "Brotherwell brewing" The toasted bread was good What did not work? " The food. We're foodies and we really love beautiful and thoughtful food. We've eaten all over the world from street food, food trucks, to pop-up dinners in the middle of an olive grove to Michellin Star restaurant in Sweden....we're into it! I had 'tomato bisque' soup of the day. It was ok, but I've never seen a bisque like this. My wife said it reminded her of marinara sauce. That is what it looked like to me, too. We had the risotto with mushroom/leek. I don't think this was arborio rice. Flavor was pretty good. The rice seemed a bit mushy. My cocktail was the one with tequila and pineapple juice. It tasted more like just pineapple juice. It was an awesome idea/concept. Just way out of balance. My wife ordered the peach, bean, and cucumber salad. I think it was a riff on a 3 bean salad. It, too, was out of balance. Too heavy on the vinegar. There were also ingredients in this that we're listed. My wife hates cilantro and would have asked to not include it had it been listed in the menu. We had the Dr Pepper fudge cake. It is actually more like a brownie. It was not served warm. It sounded better on paper. We are huge fans of Chip and Joanna. The whole Magnoilia thing has turned into a bit of a 'kingdom', and the fine points/details unfortunately for this restaurant just aren't there. And so, this experience sort of reminded me of being at an amusement park and how the food can be there. This reminded us of cafeteria style food. And for our $100 bill, we just don't feel like we ever need to return. Too bad. We'll continue to watch and follow them, but we can't do the restaurant. read more

We traveled to the 1928 Dec 30, celebrating my husband's B-day. The trip was full of highs and lows. We pulled up to find there was no help with our luggage. The front desk was struggling to get us checked in. We slugged our bags to our dark room with carpets bent at the edges causing my son to trip. Fun times! Although the room seemed clean, the darkness would have hidden anything. We had reservations for dinner upstairs and enjoyed the patio for a drink beforehand. Dinner was a disaster, the food was awful, the fish was tough and my son's steak had no taste. The service was super slow. I put on my reservation that we were celebrating my husband's B-day but it was overlooked, we left frustrated and hungry. My husband wasn't ready to give up so I suggested a dessert for his Birthday downstairs. We sat in the beautiful bar area and ordered the fudge cake - it arrived and looked half eaten. The manager immediately took care of it and brought us a new one. Delicious! At 8:00 this morning, we schlepped our luggage back downstairs and said "never again!" We travel quite a bit and have never spent this kind of money for such poor service. I assume the management company is cutting corners and it showed. Chip and Joanna did a beautiful job on this hotel! It's a shame I can't say the same for the company managing it. By the way, there were many other issues but you get the picture. read more

We just spent 4 days at the beautiful Historic Hotel 1928. The staff were lovely,good food and friendly staff who went above and beyond to make sure your needs were met! The staff were mostly young people and the only problem we had was that there weren't many upper management watching what was going on or walking around making sure that customers needs were being met! This isn't a cheap place to stay so we were taking back a little when we noticed a table near us in one of the restaurants and they had waited an hour before someone took their order,it was an Asian family and in their culture they don't make a scene which should never have happened! The waitress realized what had happened and found a manager to dilute the problem which he Ismoothed over but if he was doing his job this wouldn't have happened! read more

Ordered coffee at the coffee bar, sat down in the "library", (where there were plenty of seats) because the tables on the coffee bar level were full. Was then asked to leave because the library "is for hotel guests only". Just wow. All I can say is good thing my coffee was in a to-go cup because otherwise I would have been standing there trying to down a cup of hot coffee just to gtfo. Ridiculous. I will say the coffee is good. The chef here has no idea what he/she is doing. The burger had its wettest ingredients on the bottom bun so the second you pick it up, it falls apart in your hand. The burger was definitely cooked from frozen. They offer a substitute of sweet potatoes instead of regular fries but the sweet potatoes were these awful potato balls drenched in oil and fried. The cocktails are INSANELY overpriced. The brownie was also frozen if not cooked days before it was served. Truly an awful dining experience. Service was pretty sub par too read more

We had a reservation at 8pm on a Saturday night. We didn't get sat until 8:30. The restaurant wasn't busy, the staff just took their sweet time getting our table ready. Hotel 1928 is a lovely, refurbished, landmark property in Waco. We were visiting from Nashville TN and anxious to visit the rooftop bar on a beautiful Spring day. The seating was nice but the bar was sorely inadequate because of the honey bees that were swarming. There were thousands and the bartenders were getting stung as many as 4 times making our drinks. Wine was warm and stored in the sun! We were planning to stay for dinner but it was not enjoyable at all to see employees being hurt while trying to serve. We notified management and left to have a pleasant dinner elsewhere. Hopefully they will sort this ASAP!! read more

Service here was worst that I've experienced in years. It wasn't even busy. Eggs were really rubbery. My friends' meals had no flavor. Especially the chicken biscuits - also only comes with one when menu is plural (heads up). Took 15 min to get a side of jam, even after having to flag our waitress down again. Friend never got refills of coffee. There was a very tall food runner that was exceptional. Unlike our waitress, he asked us if we needed anything and accommodated our requests. He was the only saving grace to this otherwise disappointing experience. Overall, a very disappointing experience. Wouldn't recommend to anyone. read more

I am a Waco local, and have been to 1928 many times since its opening. The Brasserie is good for southern food, I'd recommend the chicken friend steak to SHARE!! Their other options are good, not exceptional. Bertie's is a great healthier option, had great salmon there. Biscuits and cornbread are great. There have been changes to the coffee area, no long can you go downstairs to the library, which is very disappointing. If you're coming for coffee, most likely you'll want the library and now that isn't an option. Most times in the coffee area, there is someone running a vacuum which is disappointing. I'd love them to do that during closed hours. There are good and bad here! read more

My rating is a strong 3.7 mainly because the rooftop was closed in a Monday which would have been nice to chill out having a cocktail. If you do end up on the rooftop, you will want to sit at a high top to be able to see while you hung out. The hotel itself as a visitor was very well done. Great attention to details giving it a modern twist to an old school place. We came here to eat dinner a at The Brasserie. The server, Kayce, was fantastic! The appetizers were really goodBUT the dinners were 50/50. Two of us really loved the dishes and two of us said the dinners lacked to some extent. I had the pork chop and it was a bit overdone which made it hard to cut and a bit dry. The sweet potatoes were amazing. The other had a hamburger but said it was just ok. LOVED our night at Hotel 1928! After watching the Chip and Joanna series about how they renovated the old building in Waco, we just had to go be a part of it, and we were not disappointed! We walked in and immediately smelled the delightful fragrance in the air. We were greeted by a very helpful front desk employee who arranged for us to check in early. We parked (FREE!) in the ample parking lot across the street, and headed up to our beautifully appointed room, which had a view of the Alico. We explored the fun rooftop bar, the library, that is even more impressive that it is in the series, and all the fabulous eateries and coffee shop. The staff was incredibly friendly and helpful, our bed was comfy, the room was nice and quiet, and the towels in the bathroom were soft and plentiful. The elevators are slow, but they get you there. And I would have looked more finished if there had been a make-up mirror in the bathroom. The place is pricey, but luxurious, convenient to Magnolia Market, and lots of fun! read more

Facility is beautiful. The staff has not been properly trained, could not recommend a breakfast spot, which we found within one block of the hotel called Café cappuccino. When we checked in, we had two large luggage carts no assistant was offered. Let's get back to the basics on training and you will have a lovely hotel, in the interim you might want to offer discounted prices. Important to note, the Valet attendants are friendly and courteous. Locals, visited this week with a party of 8. Could not get served in any of the restaurants or patio at 4:00 pm, although all were practically empty. We offered to split up the group but a very unfriendly vibe with the employees. We left went to another restaurant, came back at 6:30 pm to pic up vehicles, restaurants still not busy. The hotel renovation looks awesome, but save your money and just do a walk through and eat elsewhere where you are actually treated like a customer. read more

We have been here twice. The first visit was not good. Service slow, food not to liking. My husband didn't even eat it, and prices were very high. The servers clothes were all wrinkled and unkept. Surprisingly, he brought me back with my daughter. Our server was fantastic, and the food was better. However, it was very expensive for what you got. Not sure if we'll do a third visit. read more

On July 4th, the Hotel 1928 had a occaision on the roof. The price included on of their 2 specialty drinks and "holiday" food. The drinks were terrible, and they charged $16 for a rum and coke. The hors de ovres were pretty good. The "holiday" food was a hamburger or sausage sandwich with homemade potato chips, potato salad, watermelon with blue cheese. The sausage, hamburger and chips were pretty good. The view of the fireworks was terrible. They were blocked by a building. There was only one restroom that was unisex. I will certainly not attend next year. Chip & Joanna seem to be enamored with themselves. read more
