Worst inspection experience ever. Do NOT USE THIS INSPECTION COMPANY AT ALL COST. Several mistakes in the report: 1. heater is working. But inspector turned it to cooling and raise the temperature, and just say it is not functional. 2. The microwave is working. Inspector said it has a fire spark in it. We tested multiple times, no issue. 3. Give poor rating to dishwasher because the water pipe is blocked... 4. Report 18 years old air conditioner past design life when it is fully working... The report uses a lot of misleading words that hint the problem is bigger than it is The worst thing is that when we asked the inspector to come back to recheck, the inspector team and manager refused to do it. They asked us to confirm the report is correct and we actually corrected all those items which was a mistake from the inspector. Do not use this inspection company read more

Never Ever Ever use this home inspection company for anything! The termite report was ordered and performed but even though they agreed to be paid through escrow which is a common practice, LUCY VALDEZ refused to send the inspection report until payment was received which is not what they agreed to do. Then one week before the close of escrow after the buyer removed ALL of their contingencies LUCY VALDEZ emails the termite report putting the entire transaction at risk as we are legally bound to disclose any new information-meaning if the buyer sees the report they can change their mind and cancel the deal or attempt to renegotiate for a lower price. Avoid Housemasters inspection at all costs. This is unprofessional and jeopardized the entire transaction. Lucy was also an overall nasty unpleasant person to deal with, I think she may be off kilter and need medication because she is completely irrational and unethical. This was long due but I do want to warn those home owners who are not present during the sale of their property. Homemaster inspectors don't care to check if appliances are plugged or not. They would just mark it as not working.. Its common sense to at least see if an appliance is plugged or not when it doesn't power up especially when home is being deep cleaned for sale. Their inspector marked my dish washer which never had any issue as not functional. When I asked if he checked it was plugged? His answer "It should just turn on"..seriously?? don't you have any common sense about appliances? Okay fine you made a mistake. Can you go back verify and fix the report? Yes but there will be charge of $150 for reinspection plus an extra day to regenerate the report. I didn't have time. Open house was in couple of days. Luckily Bay area market was good for sellers. Buyers didn't ask for any credit. Their billing office person was no better either. I managed to sent them email asking for method of payment for the inspection all while I was busy moving coast to coast move. They still sent a rude email asking why I wasn't paying. Luckily realtor assistant pointed out my email which they never replied to. Still they didn't bother to apologize. read more

Live in Pacifica,CA. My realtor uses housemaster for home inspections frequently. Price is depending on sq ft of property and land. for 980sqft living area and ~3000sq ft of land was ~$400. Very clear reports with pictures also they give you a link to the report online. Inspector Mario Trujillo did a very detailed inspection and recommendations. Would use again. read more

Inspection itself was a formality since we were buying a well-maintained, newer property. What came afterwards was priceless. We never received an invoice. I believe it is up to vendor to send an invoice via mail or email or to include inspection in closing costs. It is not up to me to hunt down vendors as I am closing/moving/settling in. No invoice was ever received. Then Lucy Valdez with Housemasters comes out of the woodwork and threatens us with legal action for non payment. So far, I've asked Lucy 3 time (THREE!) to provide me an invoice. She was never able to produce one! Either backdated or current. I've made a payment over the phone and then she sends a payment confirmation to a third party! WTH. What a dysfunctional joint. Makes me wonder about the quality of inspection if office is operating on a negative IQ. read more

After half a year employee LUCY VALDEZ tried to cheat me and to get second payment for house inspection what I already did! Tried to threaten me with legal department and finally didn't excuse for her actions. Very unpolite and non-professional. Comany did not respond for my complains. I would not recommend. read more

Usually I don't write reviews but this is the first time I had experience getting house inspection done. I requested for both house and termite inspection and it was pretty quick. Within 2-3 days I had the report. Report was very detailed, considering all major and even minor issues in house. For first time buyers this is very helpful as everything is new and they also gave good suggestion on repair side and how much that can cost. I was in hurry to get report as date for removing contingency was close, so I dialed in to the customer service and explained my problem and they were quick in making and sending the report. I have engaged house master for inspecting my new two bedroom condo 1310 sq ft in San jose. The house inspection in San Jose was done within 15 min. First, Inspector said that there is no centralized air conditioning and only heat pump is available. After the inspector left, my realtor found that there is air condition system in the house. After that my realtor requested to send another inspector. Second inspector came and did nothing. Only talking. He advised to change the control panel of aircondition system, change filter etc.. After that I started inspection myself and found many many issues in the house. 1. The door in the master bedroom toilet is broken 2. Toilet is not flushing and the inside parts are broken 3. Four locks are damaged and not working. 4. Window is not closing 5. Bath tub is damaged and the inside part / rust is exposed. 6. Joints in the wood floor is damaged 7. Balcony mesh door is damaged and not working. 8. Electric panel is broken in many places I am not happy with house master's work and it is waste of money. I never recommend to any of my friends and relatives. Overall I had a bitter experience with house master. NOT RECOMMENDED...STAY AWAY.. Updates: 09/04/14: I have asked them to return back my money as they have not done anything. My realtor spoke to them and finally they returned the money they charged. read more

Extremely terse inspection. Checkmark based information with no summaries or further detail. Basic facts about age of HVAC system entirely inaccurate (which is odd as that is generally listed on the unit...). 11 year old roof estimate estimated to be 2 years old. All of which makes it hard to trust any of the details in the inspection. read more

We used HouseMasters for the inspection of our home we were purchasing. The appointment was quickly scheduled to meet our requested timeline. We had our inspection on Black Friday of 2016. Our inspector (Dale) arrived on time. He was professional, friendly and explained the home inspection process. He performed the process quickly and explained his preliminary results to us and our realtor. The final report was very thorough, included great detail, a lot of photographs and was completed/forwarded to all parties the next day (on Saturday). We've had the misfortune of using this business to inspect the house we bought last summer. The inspector seemed competent enough in person, however he gave our roof a passing grade, which ended up being a disaster once we had our recent good rain storm. After the resulting leakage and inspections from two roof specialists, we are now attempting to collect for the resulting damages and roof replacement. The company is hiding behind their contract template disclaimers and loopholes. NOT recommended! read more

BEWARE ! This inspection company will sell your email and phone number to marketing services companies - you WILL get calls and emails for security systems, utilities, packing boxes. In my case, I was called by security system for a house I got inspection to put up for sale. So they don't even think who's info they are selling to whom. And no easy way to stop those calls except to tell callers individually. At this point, doesn't matter how their services were, they are a cheap business which I cannot trust. read more

HouseMaster along with the Pest and Termite contractor they supplied me with kept me away from wood boring beetles, a foundation issue with water intrusion, and plumbing/electrical insufficiencies. I went into the home knowing I was going to have to spend some money to "rehab" the home but to what end"? I may have never known if I did not receive such a detailed home inspection by these guys. Scheduled a home inspection with HouseMasters on 7/27/2016. Inspector showed up 40 minutes before scheduled time; I had to rush home. He was completely uninterested, left after 35 minutes. Did a horrible job, in fact inspection report from sellers was much more detailed and thorough than HouseMasters inspector. I called to complain, spoke with HouseMasters president Bruce Howe on 8/4 who offered full refund if I signed a waiver form. Faxed and emailed the form on 8/5. Received NO response from HouseMasters until 9/12/2016. During this time, I left 6 messages over the phone, 4 emails, and 2 faxes. They simply didn't respond. Contacted BBB and Contractors Association who must have gotten their attention. On 9/13 I got an email stating, I never sent them the waiver form. Then they stated, it was in their spam mail for 6 weeks and they didn't see it. A week later I received the refund. I do not trust this company, their president, and will never do business with them again. read more
