Well we thought they did a good job. Once we moved in there were so many problems. The bathtub faucet runs brown rust water, theres a leak in the water pipes burried somewhere in the yard. Roof has weak spots, water in master bath leaks and drips, pool needed $6,000 in repairs, driveway was cracked and now large chunks of concrete have come up creating a hazard and the list goes on. We haven't even been in the house a yr. On top of all the missed problems they charged us $700. We recommend them to my mother in law who also moved here soon after us. They charged her $750. And she has a small house in Sun City Center about 1,200 ft smaller than ours. Since then we've heard about all the shady contractors who ripoff old people in Sun City. Beware they are a nice father son business but, miss so many big expensive problems. They over charged us and totally ripped my mother in law off. So far her house has a large portion of the back wall that's dry rotted, the cabinets in the laundry room cabinets completely fell off the wall within a .onth of her moving in. The garbage disposal was locked up would not run. None of this was in report and the list goes on for her house too. Once you move in and actually use the appliances and stuff in your new home you'll start seeing all that was missed. read more

As a Realtor, I have a long history of recommending Housemaster of East Tampa for pre-purchase property inspections to my past customers, I can no longer do so. There have been issues of glaringly obvious missed defects on 3 past inspections for 3 different customers. Lay people wouldn't catch these items and that is why professional inspectors are hired. The first 2 people opted to say nothing to Housemaster as the issues were not deal breakers. However, the last one, after closing on the property, other pros found issues that would have been deal breakers for them- an electrical panel located in a location that is against code, structural termite damage on roof trusses that were within view of the attic access, and much more. After the customers contacted Housemaster to tell them of the discoveries, they received no support and a lot of pushback. I am VERY disappointed with the missed items and especially with Housemaster's response. read more

Unsatisfactory service and they don't stand behind their work. East Tampa Housemaster arranged to inspect a house before sale by our agent. Housemaster sent 2 inspectors and it was VERY expensive. They noted a few insignificant defects which the sellers repaired at our request. Since we closed on the house, we've had NOTHING BUT TROUBLE!!!! Drainage problems, electrical problems, appliance problems and other problems!!!! What a nightmare! Naturally, Housemaster takes NO responsibility for any of these problems and has dismissed all of our complaints. East Tampa Housemaster is a COMPLETE waste of money. Missed a lot of problems like faulty electrical outlets and a leaking garbage disposal. There is more fine print in the inspection report than there is content and the fine print excludes just about EVERYTHING from the "guarantee". Inspector just decided that some things weren't necessary and skipped them (e.g. roof for an HOA) without consulting me. Absolutely worthless service. read more

Well. They cost us lots of money. They miss so many things in our condo. A/c unit was trashed. Costing us alot of money to fix. Miss our dishwasher leak. Was at the unit less than 45 mins. Charge us 500.00. There are other things they miss as well. Don't use them. Owner could careless. read more

If zero stars were possible, that is what would have been selected. Please use a different company - had the house inspected less than 2 months ago and developed a roof leak shortly after. Called the office and I give them credit - very responsive and came out immediately. The explanation I have received was that the roof was deemed "Satisfactory" for the insurance company, although "fair" on my report. Therefore I was told the Reimbursement Guarantee I inquired about was not valid. Even with this explanation, I am still extremely frustrated and upset with the poor inspection performed and a lack of customer service/responsibility/care by this company. I have had two roofing companies come out - both stating that this is an old leak with extensive damage that had to be evident 10 weeks ago (impossible for this much damage to occur over such a short period of time). The roof is soft, sagging, and has a large amount of completely rusted out nails. I have returned to my inspection report from this specific company location (Plant City) and of course there are pictures of every slope of the roof...except for one section- the leak. If you read all the fine print (and there is three times the fine print than actual report), you will see they exonerate themselves from any and all responsibility - including lack of photos. Overall, this was an incredibly awful inspection: 1 - a significant leak within 10 weeks of moving in. 2 - two roofing companies with opinions that this would have been near impossible not to notice 10 weeks ago. 3 - photos of the entire roof...except for this affected slope (that makes me inclined to believe was never looked at to begin with). As I mentioned, the inspector was great in coming out immediately. However, she "thinks" she found the leak and placed sealant in the rain that she "thinks" will hold up. Her advice is to keep an eye on the leak and oh...don't worry about repairing the rotted wood on the underside of the roof or the gaping hole with water leaking out of it. Furthermore, my house was hit with the ladder when she was setting it up - scraping and taking a piece of the siding out - all caught on our security camera. In the end, I would beg you to use a different company due to inspection thoroughness as well as poor customer service. I did not want sealant from Home Depot placed in the rain by an inspector (especially without my permission) - I wanted the area looked at to see what the problem was and what are my options in getting it corrected by a licensed carpenter/roofer. Oh, and one last bit of advice - don't bother calling Headquarters - they apparently have no control/say regarding their franchised companies. Therefore, you truly are at the mercy of the inspector who evaluated the house. read more

HouseMaster home inspector documented incorrect, and different dates, on 3 separate inspection related reports for the age of roof. 7/24/15: HouseMaster was hired to do do a home inspection prior to the purchase of home built in 1970. The roof was described as: "Material: Asphalt Est. Age: 2 to 5 Years,and flat roof "Material: Single Ply Est. Age: 10 to 15 Years". I knew the importance of facts regarding the age/condition of the roof, HVAC, etc. and was satisfied at the time with that assessment.7/21/19 I noticed blistered paint on bathroom wall, bathroom ceiling cracked; bedroom ceiling also had water marks. I contacted 2 roofing companies on 7/22 and based on the inspection report, told them I needed estimates for roof repair. Following a walk on the roof, both 'roofers' told me "That roof is old." I was shown the online permits & found that the descriptions on the inspection apparently were transposed - that the asphalt was older than the flat roof- in fact, 13yrs old (not 2 to 5yrs) at the time of inspection. In spite of the limitation related to rain during the inspection,this is an unacceptable error. I have been in contact with Michelle, one of the business managers, who has had difficulty finding the inspection & NACHI 4 Point- I have sent her copies of both. The NACHI 4 Point reports: "Type of roof covering: Asphalt Shingle / Single-Ply Membrane Estimated age of roof covering 3 Years". Which roof would that be? or both? Finally, Michelle told me that the 'wind mitigation report' had the correct ages. That information would not have been useful to me even if I had known I needed to confirm accuracy of the inspection prior to closing since I did not receive or sign it until almost 2 weeks after I closed on the house. Accurate assessment and consistent reporting would not have changed the fact that my roof is now leaking. But I would have been better prepared to pay for a new roof rather than having spent thousands of dollars this year on other less urgent upgrades. Promises and guarantees should be specific,and also posted on the website; consumers should be educated to check the county website to verify information available, such as permits, and consider a quality assurance system to check that multiple reports have the same & correct information. read more

They came out last August to inspect a house I was buying and told me via their inspection that my roof had 3-5 years left on it and 6 months later I'm told my roof is shot and needs to be replaced. I was told my a/c was fine and that had to be replaced in April 2017. Which leads me to believe that they don't have a clue on what they are doing. I tried to reach out to them but apparently, they don't care because they showed no willingness to accept the fact that they screwed up.
