    a broken piece of concrete

Tom and crew poured a new slab next to an existing slab, stained and textured, and ended up coming out about 6 different times, each time making it worse. The crew stained my patio the wrong color, and after about 2-3 weeks the color would fade to almost white. Tom assured me it was UV protected, but this small patio gets 3-4 hours of morning sunlight. The patio surface is now coming apart in chunks. The sealer they put on bubbled up and removed the color all together.

This is what the stain looked like after it dried. Totally unacceptable!

Tom...This horrible and unacceptable work was done for parents, Mike & Ann Sims in the Sunset Ridge subdivision in Conroe. The paint was not wet either and had cured well over 2 weeks when the pictures were taken. My mother contacted you on numerous occasions regarding the poor workmanship you and your crew did but you did not respond to her phone calls or text messages. You took advantage of a couple of senior citizens living on a fixed income. I guess you conveniently forgot about the certified mail letter you received and signed for from the attorney they retained trying to get you to just come back and fix the unacceptable work performed. I will be happy to show anyone interested in hiring you more pictures of the crappy work you did and then ignored their requests to correct it.

I saw right through the previous 1 star review and called Tom to meet him in person to get a quote and judge for myself. Being a Professional Real Estate Inspector, investor and self proclaimed jack of all trades, I felt capable of assessing if Tom was legit. Tom met with me and offered pricing that was acceptable for the job. He's a likable fellow who lives up to his promises. Tom supervised and worked on my project from start to finish and the results lived up to my expectations. He recolored about 1400 SF of stamped concrete pool deck. I am a satisfied client. To the lady that left Tom the 1 star review: pick up the phone and talk to Tom, he'll follow up on your problem. He answers the phone every time I call. He's waiting on your call.

How he corrected the lack of application to the space below the dishwasher.

Not as advertised. Found him through a neighbor on NextDoor. He took my $5,120.00 and delivered nothing but bad results. In spite of promises to prep the slab, filling the cracks and pits from the carpet tacks, he didn't even sweep. I got epoxy filled with construction debris, BUGS, leaves, mulch and more BUGS. A shiny floor loaded with lumpy stuff. The fourth try was Tuesday. I walked him through, pointing to areas that were just plain bad, even added sticky note reminders... what he delivered this time amounted to VANDALISM. This is theft, breach of contract, deceptive trade practices. There is no excuse for this. He was on site all the time each time. This was intentional. I believe he is mentally ill.

    Never sealed cracks.

Leslie is a dream to work with; her and the entire staff were always so lovely, kind and professional. Leslie and Pablo the project manager stayed in constant contact with me regarding the project and any and every issue was immediately addressed or resolved. Each individual sub contractor that was sent out to the house were absolutely the most friendly, respectful, punctual and skilled artisans in their craft. The electricians were super sweet and always punctual and efficient with their time. The painters were so nice and friendly and incredibly hard workers. They showed up early and literally worked non stop all day each day that they came. Pablo, the head carpenter and all of his guys were so talented and really worked hard to produce their best work! I'll admit I'm a very detailed oriented person to a fault and they really managed to exceed our expectations!! Overall I'd have to say for someone who is a bit picky and expects the best quality of product and craftsmanship and yet appreciates a great value, I'd 100% give Modern Design and Remodeling a full recommendation and stamp of approval! They were such a blessing and I'll be using them for any future projects.

Communication with Alex, Melissa and Richard was daily. They kept us updated on all work to be performed the following day as well as what was completed each day. We had no "surprises". If there was a needed change order or an idea to lower costs it was communicated immediately. To give an idea of some of the projects we had done; new roof, installed gutters around entire house and garage, major interior repair due to massive water leak on second floor that completely flooded 1st floor (walls, ceiling, stairs) new wood look tile flooring downstairs, interior design - turned my 3 1/2 car garage in to a full 2 car garage and a beautiful pool room with French doors leading to the pool, wood look tile flooring and a split AC/Heater unit. We also had the upstairs guest bathroom remodeled and our front door replaced. I am already planning my next project and Stracoa will be my go to contractor. I highly recommend this company. You will not be disappointed. I added a few photos of the pool room and front door.

I sourced the flooring, door, and light fixtures. They handled improving the bracing, installing subfloor, additional bracing in the walls, dry wall, painting, texture, installation of the door, electrical outlets and installation of the flooring. The storage room that they completed is my favorite room of my home. The flooring was installed perfectly and there isn't a pop or squeak in the whole room. I wish that these guys had built my whole home. The project Manager Alex was very hands on, and he worked on-site most days. In the event that he would go to another job site he would let me know the plan for the day and generally check in on his return, or at the end of the day. The team kept a clean jobsite and would clean up at the end of every work day. I would have no hesitation on hiring them and I plan on hiring them in the near future for some additional work around the home.

Please take notice as the gate lock picture reveals that our lock was clearly filled in and packed…read moredown with concrete. We found it after Jose finished and was gone. He did not lock our gate when he left...as it was locked before he started the work. Was he trying to keep us from securely locking our gate or trying to trick us in some way? He got some views of the inside of our home (while he was working). Why did he pack our privacy lock with concrete? We kept the damaged lock in case there's a break in. We would show police. This is Texas, so I don't recommend breaking into any homes. We had to beef up our security after this violation of trust. It would take me too long to go over each deceptive reply Jose made. I will cover a few. He has more to gain by telling a lie than I do. We needed a fence put in fast, so we ate his price hikes to get the job done. The former fence was on the ground in pieces (from a storm) and we needed it replaced for safety reasons. He took advantage which would not have bothered us if he did not become creepy toward the end of the job. He knows what he did and I know what he did. I only hope the folks on here will be aware of his deception...so no one is taken by JJ Construction. Jose did not offer, at any time, to replace the lock. Plus, we would not trust him to have the integrity NOT to keep a spare key. How foolish would we be...trusting Jose to provide a new lock for our privacy fencing? Our first lock worked great when we let Jose in and out...before work began. No concrete in the hole. Jose says he no longer works with his dad...as former reviews detail. So, those reviews are not as relevant since Jose works alone. Jose also told me the day before we began work that he needed us to pay 100% up front! We declined and it made us wonder if he didn't have the capitol to buy the supplies and this is a huge red flag. Jose stood in our backyard and told me he lives in Humble, TX (off of 1960). But Jose's contract shows a huge apartment complex at 3409 Brinkman St. Houston, TX 77018 (no apartment number provided). Please see attached and see a different location for JJ Construction (according to my research). He now claims his name is Jose A. Rangel and he was named after his dad. I do find a Jose A. Rangel in Humble and at a different address (see below). His reputation is not good...if this is him. One more address is a small home in Conroe. I have these addresses but don't feel right about posting publicly. Do your research and not trusting only reviews. I use my middle name and maiden name on some public forums because my first name is very unusual and people might easily recognize it. I also like anonymity for safety reasons. This is common practice. Jose (who never gave his real last name and gives a fake address) made a point of using my legal name, up front, on his reply. Jose hides his true identity but publicly reveals mine (a private citizen and not a business) without my consent. This further reveals what kind of person he is. Please do your own research before hiring Jose (with no last name). He might do the high-priced work, or he might rip you off. He might even try to break into your home after he leaves your gate vulnerable. Why take chances? Some sons are not as reputable as their father. It's a shame. I would not use him or recommend him no matter what. He ultimately gives me the feeling of a potential scammer. He ended our job with some serious creepy vibes when I asked him about why our gate lock was filling with pressed down concrete. He denied doing it but come on. No one else was here. Jose did reply to my calls until I paid him in full. We discovered a few issues with our gate (only days later). After he was paid, he let those calls go to VM. He didn't fix the gate to our satisfaction. He also tried to leave a huge gap in the gate opening and it not only looked bad and would be easier to breach, but it was against Harris County code for easier access to the latch. Jose muddies the water with figures about the code. But Jose never knew there was a code until I told him. This is what he confessed to me. If you hire him then my advice is to get a copy of his ID and take a picture of his vehicle license plate. I did the latter but not the former. Jose will also try to cut corners if you don't outline everything to be done correctly and also check his work...so the fence doesn't fall over in a few years...even if it looks good at first. Also, I could not verify his W9. Maybe you can verify it. Be sure to check the legitimacy of his insurance too. Hope you find a skilled and trustworthy fence contractor who provides you with a genuine last name and real address. Jose "thanked" me for my unfavorable review? That's odd. He should just own up to what he did or perhaps what he may have tried to do and stop playing games. Thanks for this opportunity to alert others.
