I've emailed, called, and even gone to their office in person, yet nothing gets addressed.[[ENDHIGHLIGHT]] Instead, they continue raising the rent while ignoring major issues.!!! The carpet has water damage from an old boiler that exploded, and they refuse to replace it. In the bathroom, instead of properly fixing the tile, they just covered it with silicone -- now mold is spreading everywhere in the shower. I have children, and we are being exposed to this mold daily. I've sent them pictures multiple times and still have not received a single call back. What makes it worse is that instead of addressing these serious health and safety issues, they seem more worried about my security camera that I placed outside for my safety. Due to a neighbor that continues to harass me over parking because HPK cannot manage the parking situation!! They completely ignore my other complaints. This management company has shown zero concern for tenant health, safety, or well-being.! This company manages my condo HOA. I notified them of a roof leak that caused water damage to my ceiling and NOTHING was done about it. Emails, phone calls nothing. Then I was verbally told that the roof was fixed. No invoice given, no proof. Nothing. And every time it rains this spot gets worse. After the 2 day rains last week the spot doubled in size. there is black mold showing AND it's opening up. They STILL have not done anything about it. I've been lied to, ignored, and they have allowed and caused worsening property damage to my home. They have violated California Health and Safety codes and Civil codes. The key fob to our laundry room has been broken for 3 weeks now. Anyone and everyone wanting to do laundry has to climb in through a window inorder to get access to the laundry room. The gates don't work properly, we have asked for them to be fixed and we are ignored. It took them 2 years to finally spend the money to fix a falling balcony. The pool is in horrible shape. Do not do business with this company, they do not care if they illegally change the price after the acceptance of a deposit, as long as they can continue to kiss their clients a**. My family was looking to rent a house from them and wanted to act fast so we put down a deposit. About 2 weeks later, after we've already put in our notice at our current location and packed up half of our belongings, we get a call that the property owner wants to raise the rent significantly. Technically we had already paid the deposit, which means that's not legal, they cannot force us to pay the new price. During this time, they never took the house off the market, and the Sunday before we were supposed to move in, they listed the house as available on Zillow. Furthermore, they have the house inaccurately listed as a 3 bedroom, when it's a two bedroom and a formal dining room. Even 3 days before we were supposed to get the keys, they had not called us or attempted to communicate with us that they were going to enforce the raised rent. When we finally confronted them, they said they needed "to do what the owner asked," which means that they blatantly do not care about screwing over a family or doing something illegal. We ultimately decided to withdraw our deposit and ardently refuse to do any business with them in the future. read more

I had to take them to court and it was a nightmare. They presented pictures of other apartments flooring to try to get me to pay for new carpet. We didn't use shoes in our home so our carpet was in good condition . Always take pictures of everything... do the walk through with whoever from the office if they don't forget and document everything... have them acknowledge everything and sign off on it. The place smelled like mold and I had The worst allergies.. Then the first day I use the washer the water pipe broke and got all my laundry room wet and my garage ceiling and they had to come to fix it more then twice. During all that mess the cheap vinyl floor got damaged because of all the water damage. I kept on calling and emailing the office about the bad smell and other problems but I would always got the same answer. WE DON'T KNOW call John. John, is the only person that can really give you a solution or rudely kick you out. No one in that agency knows anything. The problem is that John is never around. After living there for only 6 months ( TG I only signed a 6 month lease) They sent me a letter telling me all this bogus charges For cleaning the apartment after 6 month of me and my brother living there. Charging me $36 dls more after giving them $1800 deposit. I took pictures of every room before living because I knew this would happen. All the rules they have on the lease application are not enforced. They claimed it was a smoke free building, everyone there smoked weed all day all night. My place smelled like weed all the time. NO parking on the emergency lane. I always had issues coming out of my garage because everyone parked there. The dumpster area was always dirty and I don't think they ever cleaned the outside. The carpets are installed in a very uneven surface. The walls they cleverly use flat paint so they can charge you for painting after your leave. Worst place I have ever lived at. DON'T RENT WITH THIS PEOPLE. They are shady... really.. the building they rent are not taken care of. Make yourself a favor and don't deal with this property management. read more

The standards of HPK Property Management are definitely a five-star rating. John, Chris, sons and crew exceed all expectations. They are prompt to all requests weekday or weekend. Their professionalism far exceeds any property management I've dealt with in the past. Needed major electrical repairs done on a Sunday. John drove from PS to LA County same day of request, leaving his family event. Company who carried the part we needed was closed. We hired John Mcgoff and the HPK team to assist our HOA. Their staff is rude and have done little to show that they have our best interests in mind. Most recently, we requested that John gather a couple of quotes to fix our intercom system. He came back with (which according to him was the lowest bid) a quote for $1,650.00 to repair our existing intercom and about $2,300.00 for a new system. After some very brief research and gathering the quotes myself, we were able to repair the intercom for $502.00. This is only one example of the overpriced bids we've received from HPK, I'm personally starting to believe they're increasing the bids in order to take more than their fair share. It works like this: Contractor bid = $1.00 then HPK presents the bid at $3.00 (instead of a fair $1.50 or $2.00) to the HOA. The work gets done. HPK pays the contractor his $1.00 and pockets $2.00 for "facilitation." .........Shame on you HPK. Additionally, John has been increasingly rude and condescending to a few of our homeowners; even going so far as trying to restrict a homeowner's voting rights by quoting a false CC&R rule. I'd highly recommend you not use HPK Property Management or JK Pratt Construction (John's other business). Apparently, I'm not the only one who feels this way. Considering the terrible reviews I read, I was pretty nervous about getting my security deposit back. I was surprised when I received it in full, the only time this has ever happened. I think it's because I documented in photos and in words and wrote a rather assertive letter stating such, and how I expected my deposit back. It could have also been because my unit was not cleaned, professionally or otherwise, when I moved in. Pluses are really cheap rent. I had a big 1 BR in Belmont Shore for $900. Nothing really broke while I was there, also a first. Usually there are problems with the plumbing and lighting, but I did not experience any of that. Cons: Staff was rather rude and did not address my concern at all when I had a termite infestation. One day I opened up my bathroom door and they were swarming out of the tub drain. I immediately called up, more out of concern for the damage they might due to the apartment, and was told "Yeah, we know, we are sending someone out." The person never showed up and when I called again, they said this person had been out and the management was working on it. As far as I know, no one came out, and the termites got bored and went back where they came from. I think "Meh" about covers my experience. They didn't try to screw me, but they didn't do much at all. read more

Driving down to talk to them in person, gets you faked sympathy, but your problem doesn't get written down. It's goes in 1 ear, gets scrambled up in their brain and is dismissed pretty much immediately. Even as just rent collectors they are pretty inept. My check was credited to another tenants account, even though my name and address and unit # are clearly printed on my check. You would think that if 1 tenant paid rent twice, and the other tenant that is never late on rent hasn't paid...maybe something is up. Even after presenting my cancelled check, they wanted to see the back, to make sure it had the HPK stamp (which it did). No apology, no nothing. Thank God, that nightmare is over! read more

(Renter Beware) I went to view a apartment at 10123 Alondra Blvd. This complex was dump. They wanted $1400+ per month for a 1 br here way too much. There was trash and cigarette/black & mild's buds everywhere garages were falling apart over grown bushes on the side walk way of the building. Termites were eating through the wood on the garages wooden stairs and balconies of the units and all they did was put bondo on the spots that were being eaten by the termites. A exercise gym pad was put over the Jacuzzi, bbq grills do not work and door on laundry room was falling off. Unit 14 has a gas leak and you could smell gas as soon as you open the door. Entrance & car security gate was broken wide open for anyone to enter. The balcony wood boards felt weak best not to walk on them. The second unit we looked at had dirty carpet. Also this building was designed to have 2 parking spaces per unit but they will charge you extra for a parking space here what a scam. The placed this company showed us down the street was not much better it was smaller for more money too. What a waste of time! read more
