I'm active duty military and just received orders to relocate, so I've been trying to secure housing quickly and responsibly. I reached out to this company for months about a specific unit. I asked if I could view it once my current orders expired and I had my authorized travel time. When the time came, my family and I drove down to Long Beach to view a few apartments--and the company completely ghosted us. After driving six hours away, we finally found a showing open for the night I was scheduled to report. I thought we were finally making progress. But the next morning, the company reached out only to tell me the unit had been sold. Mind you, it's still listed as available on Apartments.com and Zillow. No warning, no courtesy call, no effort to communicate--just silence until it was too late. This was beyond frustrating. As someone actively serving under time-sensitive orders, I expected at least basic professionalism and communication. Instead, my time, effort, and family's schedule were completely disregarded. This is the first time I've ever left a review for any business--I usually avoid it--but this experience was stressful enough that I felt people should be warned. If you're on a timeline, especially military or relocating, proceed with extreme caution. The lack of follow-through here caused unnecessary stress during an already difficult transition. Anyways. 12 years Yelp Elite Member and I am pointing this out in hopes that you will read my entire review to make sure you are aware when considering a rental unit. When dealing with this Property Management company, please make sure that you ask questions and read everything - the listing, their emails, Application, and more importantly the Lease Agreement. They will loosely use the term Security Deposit but what they really mean is a Holding Deposit. They will even say it is Earnest Money, which this term is only for Real Estate property sale. If you are serious about considering a rental property, I suggest that you review the lease prior to handing over the "Security Deposit." Just as I have explained above, they will call it a Security Deposit and if you do not like the terms of the Lease Agreement, they will keep the Security Deposit. They say, as they explained in my original post and is below, that the money provided is "Earnest Money" and will not be returned because they took the property off the market. Rightfully so, but they need to disclose that upfront and in writing and not take the entire "Security Deposit" worth one month's rent. A Holding Deposit is typically only $100 to $300 (from past experience). Additionally, when you provide the "Security Deposit" which means the Holding Deposit, they do not provide request an acknowledgement letter to be signed stating that the money will be kept if the rental does not go through. Nor does the receipt did that as well. In any case, the "Security Deposit" was handed to them, and they took two weeks to provide a copy of the Lease Agreement. It is not a standard agreement that majority of rental use. It has a lot of language that is one sided. Yes, we have renters rights but because it is a contract, I can see you'd have to go to court to fight some of the terms in the contract. Obviously, this is speculation. Please do note that if you were to take legal action against this property management company, there are provisions that state you will have to pay their legal fees. That was my main red flag, but all the untraditional additional fees like administrative fees, not being present if they need to access the apartment ($250), and so forth. It's one page. On top of the $38/month to use AppFolio app to pay for rent when my previous landlord, it was free. These items add up and rent is expensive to begin with. Be smart. Don't hand over money. The Lease and the Security Deposit go hand in hand and submitted at the same time. It's not Security Deposit first. Like they say, scammers usually try to rush you over the phone with a sense of urgency. This is the same. Make sure you are covered, and trust your gut instinct. A few people have messaged me after my original review and said it happened to them too. Don't be fooled. Why would you be penalized if they took down an apartment from any listing prior to having a lease signed? Because you already gave them the so called "Security Deposit." All they have to do to change this is call it a "Holding Deposit," and give the least upfront to potential renters. Then they wouldn't be doing anything unethical. If I didn't have contract knowledge or common sense, I'm sure I would've been dupped. I just wish property managers who hire this company know their practices and even look at the lease agreement they are providing potential tenants. Yes, it'll protect you too as the owner but it just doesn't seem right given people who rent really don't have that much money to give away. PS. Their comment to my previous review, which all of this is now edited, is incorrect. Please research further in regards to the terms they will use and know your rights. What's right, what's wrong, what can they do, what they are not allowed to do, and more importantly what's legal, what's illegal. It is funny to see that their comment was really to find out who I was versus, "I'm sorry for the misunderstanding." That gives you the whole story on their customer service skills and intentions. Their good intentions are for their clients, obviously. Be nice, have more properties to manage. I wonder where the "Earnest Money" as they call it, goes to? To them, or to the property owners. TLDR: If you are a tenant, consider other options. If you still choose them, do not accept their "Tenant Benefit Package". [I address the owner's reply at the end] Full review: As a tenant, I would not recommend them at all. Our move-in process was a nightmare, they charge extra for a meager online portal, and they are somewhat unresponsive. I ended up moving to another place after just a year, in large part to go with other property managers. ---------- The move-in process: They charged us a non-optional lease preparation fee of $150, plus rushed us to give the full security deposit without seeing the lease because the move-in date was about a month away. For incompetence or lack of interest, they did not provide us with the necessary information to start our gas service. We spent the first 4 DAYS WITH NO GAS. No heat, no hot water, no cooking gas. It would have been more time had we not figured out in 2 hours what they couldn't figure out in 1.5 weeks: the apartment number assigned to our gas bill. For general utilities, they referred us to a scammy company that tried to oversell us (~50% more) in internet costs. On the move-in date, the apartment was super dirty. Turns out they had failed (twice) to open the door for cleaning crews before our move-in date. They sent a crew a week after, but our apartment was already furnished. ----------- The general day-to-day: They reply to most basic maintenance requests OK by sending in someone, but more advanced requests get ignored often. For example, I called to know our trash account number to dispose of a mattress responsibly, and I was told they were going to look it up offline. I never got the answer. I am concerned to who they gave our data to. I would get requests by providers like Pinata saying they partnered with them and to upload my info. They did not let us opt out. ---------- Their "Tenant Benefit Package": That's only for an AppFolio portal to pay rent and request maintenance. Other landlords will provide it for free. To be clear: paying rent and requesting maintenance are the tenant's legal rights. Concept 360 has no right to put a paywall, and that price is outrageous ($39/month now!). Cite California laws like CC 1947.3 to pay another way. As I said, I have since moved. All of these concerns have disappeared with a new property manager. ---------- Edit to address the owner's reply: I'll take the good wishes and say thank you. I will clarify my side on the points you brought up: Rent amount: I tried negotiating the rent at the renewal time, because the price was above market. I sent an email citing three different sources of statistics of rent prices for my apartment type and zip code, plus three examples of nearby comparable listings at a lower price. One of those examples was your own listing. You are free to say 'no' to price negotiation, and I am free to not renew my lease following my own reasons of cost and satisfaction. Rent benefit package: Nowhere in the listing, lease, or renewal offer was said it was optional. You also gave our data to Pinata without asking for permission, and then requested me to upload our renters' insurance there. That all sounds non-optional. (Your current listings do say "optional renters benefit package", I'll give you credit for this) Utility setup: Ugly wording there. I've set up utilities three times and I'm well versed in state and federal bureacracy. I needed the address on the files of Long Beach gas, turned out it wasn't the postal address. I had no way of knowing this without access to the building, and the gas company told us explicitly to ask you. We requested your help for 1.5 weeks; you ignored the emails at first, then tried to help and soon gave up. I figured it out within an hour once I had the keys, but the gas people take a few business days to come. Hence, 4 days of no gas for your inaction. Welcome email introduction: We did not receive it. Could it be a system error? We did receive many emails from you addressing us by the wrong names! Thank you and best of luck with any new tenants. read more

This is the most unresponsive management team ever. I have never been able to reach someone when I call the office and when I leave a message, no one ever calls back. Maintenance requests go unanswered for days until I call the office or reach out again. They have a text line that no one answers and none of the staff have their own email addresses so trying to get a hold of someone via e-mail is even difficult. When they took over the property management for the home I was renting, they even charged me for renters insurance without even checking that I already had a policy! Who does that without contacting and confirming with the tenant that they have a policy?? I would not recommend this management company for tenants. Save yourself the headache. read more

Her attitude speaks for itself, no more proof needed. I have added a copy of my initial review submitted on google about the maintenance request handled to "our satisfaction". ---------- - Want to charge $40 monthly for services, but they are unresponsive to maintenance requests for WEEKS. - Very rude! Do not respond to emails, and when they do, they treat us like we are a nuisance. - Tried to increase rent on us with 8 day notice, and when we reminded them of the 30 day requirement, they retaliated and increased the rent even more. - When we asked about that, within minutes from our email we got a snarky response denying any retaliation and then we got EMAILS with our personal details from Jehovah's Witness and Scientology Church, claiming they have our address and names and thanking for us signing up... Coincidence? Unlikely. The company is insane. If you don't want your personal details leaked, avoid them like plague. We have never experienced anything like that or anyone as unprofessional as that. BEWARE. ------- Review from August 2023 from Google: "First, the employees are unprofessional and RUDE! Camille, their representative, talked to us like we're her kids (and slightly stupid, at that). For example, we reported a broken outside door lock a week ago, which is a significant security concern, and the response from Camille was "if you don't tell anybody your handle is broken, why would anybody try to get into your place? You live in a very secured building, I'm sure residents of that building don't have the need to be taking what's not theirs if they can afford that cost of living, won't you think?" Despite this "reassuring" approach, the company shed any responsibility in case a break-in happens during this time. One week down the line, we still didn't have a timeline for when the lock will be fixed, despite having 2 locksmiths visit the place, look at the lock, report it as not compliant with building regulations, and leave. We have no timeline or deadline, even though we're already more than halfway through the 14 days that California requires landlords to carry out lock repairs in. Before that we had an issue with a toilet that didn't flush, which also took the management company over a week to fix (so we had to use pliers to open and close water pipes just to use it) - and that was the first week when we moved in. On top of that, they didn't even manage to note down the details of our renters insurance correctly (provided to them TWICE), and ended up double charging us for it. We're still waiting for a refund for that, but the management company once again is bouncing us from person to person without a clear and timely solution. In regards to the below review, the owner's response is a clear indication of the level of customer service we have received. There were no "abusive" emails sent from our end, unless you consider various simple requests for clarification of fees, increased rent prices, and asking in good faith our right to a 30 day notice to increased rent as being abusive. There were multiple emails sent that were unanswered, and we only finally got a response a couple weeks later following a reminder email. I've worked in the service industry for many years, and when I picked up on the understandable frustrations a customer was having, I would always make sure to go above and beyond to make sure they are satisfied and taken care of. This company is definitely lacking in that regard. I would think when, as a business owner, you have a customer who would Iike some clarification, especially when it has to do with their living arrangements, you would be compassionate, understanding and go out of your way to ensure they are taken care of. Instead, it seems like we were just treated as a nuisance more than anything. And the response from the owner to the last review is another example of their poor customer service. I searched everywhere in LA and Orange county to deal with a tenant that was a hassle a few months ago. Everyone was afraid to take on the job except for 360 property management. My father is extremely pleased with their performance. He said, " We had a really problematic renter and they took care of it for me, professionally, legally, and quickly. He told me what he was going to do and he did what he said he was going to do!". In my family we are quite the critics and review very harshly and accurately as you can tell from my other reviews. The Concept 360 management company is exactly what you want if you want personalized service with great results. They aren't the cheapest at first but as time continues you essentially aren't paying for their services anymore and the service is free due to the fact that they offset their costs overtime. I've been looking for a place for about 6 months and I came across the property on beach. The guy tim or tom showed the place. He energy was really positive. So I applied. I didn't get it but they informed me on why and refunded me my application fee back. I've been dealing with a lot of rental agencies and they all have taken my money or just don't communicate well. It's always something. But this company was great dealing with even thought I didn't get the place. I liked how they handle business, Very responsive positive energy! If you are will to pay monthly and you are not concerned about what happens with maintenance costs, which seems to be the problem with management companies, this is the one for you. In an inspection, that they charged for, they noted a cupboard henge that needed to be repaired, yet they did nothing. Somehow, the renters broke a new deadbolt in a new front door. Who does this. I was charged for it. A new toilet became unusable, according to the renters. Rather than the company's 'maintenance' scheduling person, nor the account manager, would travel a 1.5 miles to see what was the problem. If they had, they would have found that the renters had clogged the bowl and tank with 'blue crystals', and the mess should have been removed. What they they did do is call a maintenance company, that saw the problem, but choose to charge $500+ to replace the toilet with a lesser toilet from HomeDepot. When I addressed these issues with them, they were neither apologetic nor rembersed any money. To top it off, they charged the renters for the same aspect that they were charging me. In the end, they took their fee out and present me with the remaining money. The only problem was that they collected their fee but did not collect the renter's monthly rent. Buyer beware. read more

If there is one thing I can sum up to describe how I feel about Concept 360, it would be that I felt they can protect my property. I am an out of state landlord who had fired my friend who couldn't do a job at managing my property. Then I switched to Concept 360 through a referral from an old colleague and everything was just right. I should have gone with Concept 360 in the first place, but you live and you learn, and it's just never too late to make the right choice. I spoke to Robin Reed first and then got to know Will Reed. Now, I directed all my communication to Dana Parsons. Dana understood my situation and provided solutions. We worked together to manage the tenant-landlord relationship without rocking the boat too much. I really appreciated what Dana has done. I would honestly give ZERO stars for this review if I could. When I first toured the apartment, it was clean and nice. No complaints whatsoever. But the minute I moved in, I realized that a 10 year old renovated it. Literally, all the wooden panels are coming apart, the doors are loose, the kitchen drawers and cabinets are falling apart, the back door doesn't lock (HUGE safety issue that I have brought to DANA's attention but no resolve). I typically don't complain or even write reviews but here is where they went wrong. My toddler locked the bedroom door in the master bedroom. When I initially moved in, they never supplied me any keys for the bedroom locks. I call maintenance repair for them to open it. Like any normal property mgmt, they would have someone come and fix it with no questions asked. However, Dana tells me that it's my fault for not notifying them of the missing keys and that I can either pay for a locksmith to come change the locks OR that I can break the door down and pay to fix it later..... Yea, NOOOO. Nowhere in my signed lease does it stare that I have to cover locksmith costs. They are very unprofessional and have no regard for their tenants. Maybe if she actually inspected the property she would have known that the doors have locks!!!! Please don't deal with these ppl. They are nice in the beginning but once they get you locked it..... THATS IT! Update: Yes, your company did send someone to fix the door in September. HOWEVER, the maintenance person that was sent said that he needed to replace the entire frame and that he had to come back in a month, as per directed by your company. So yes, Robin, there is a safety issue, because the lock on the door still does not work. Have you had known or followed up with your repairs, you would have known that. I don't have misplaced anger at all. I bit the bullet and paid for the lock to become fixed. And you're right, property management companies like YOURS wouldn't pay for it. However, professional companies, like my last, did have someone come and unlock it free of charge. I guess that's the difference between professional and your company. But thank you for responding back to me on Yelp!!!! And I'm not gonna let you steal my down payment so I will gladly stay in this apartment until my lease is up and gladly leave my reviews on your management company. read more
