They choose the worst subcontractors to manage properties and they never answer inquiries. My car was damaged by their valet parking subcontractor at the Azzurra Condos in Marina Del Rey. We had an old hoa condo services that was terrible so we switched to action management. So far they are not much better. As a tennant they won't talk to u or return calls. But as an owner they only return board member calls. And our board won't talk to us either. So very frustrated that it's March and our call box is Bern out since last may except for one week in Jan it was fixed. We have a hroken mailbox that was broken into in Dec and it's March and still not fixed. Well we did get a box 3 weeks ago but no keys. It's one thing after another. Review for the Long Beach apartment location on Loma Ave. I lived at the Long Beach location on Loma Ave for just under a year and a half. I absolutely love the location, but I had to move to be closer to work. The apartment is in a great location, across the street is a free little library, it's close to downtown Long Beach, there's great restaurants nearby, it's close to the beach, and close to dog parks and Rosie's dog beach. The unit was just updated, everything was new. It had an open concept with plenty of windows and natural light. The building is gated and has a laundry room. There are 4 garages available to tenants at an extra cost, they're first come so new tenants have street parking until a garage opens up. The apartment is pet friendly. The property manager Michael was easily accessible through email and always quick to respond. I had no issues while living here, everything was very easy and management made everything run very smoothly. During my move out, the property manager Michael helped me get a company to come and take my couch. read more

My HOA changed to this HOA management company in July, and I have been fighting with them ever since. I paid my dues for the entire year in January of 2022, so I shouldn't have owed anything until Jan of 2023. They refused to correct my ledger, saying I owed for 6 months. Each month they would send me an invoice (that is about the only thing they were good at). No matter how many emails I sent with a copy of my cancelled check (and there were several) I either received to response, or I received one response saying it would be corrected, but never was. And forget about phone calls - no one ever answers the phone, and if you leave a message, it will never be returned at all. Not only rude, but incompetent. They should not be in business. Then when it came time to sell my condo, they couldn't get the HOA documents to the escrow company. They had no idea what they were supposed to be doing, and they charged me $650 for the aggravation. And of course, they told the escrow company to debit my seller proceeds for the money they STILL said I owed for the last 6 months of 2022. I had to get the president of the HOA to get involved, and luckily they corrected my account a day or so before closing. Please put them out of business! read more

This company is such a joke. I don't care if there's nothing available where you are looking besides them. DO NOT RENT FROM THESE PEOPLE. You will regret it. I have no idea how so many positive reviews have been left since I moved out unless these people just moved in and were coerced in some way to write them. I had nothing but nightmares with them as extensively documented from other reviews here (Charles was my neighbor at Glendora and I can absolutely vouch for that experience he shared), and today, over 2 years after ending my lease, my former landlord called me about a plumbing issue to give notice that the plumber would be there tomorrow since water is leaking into the unit below. It's been years since I've lived there. It's laughable. Absolutely pathetic. Who knows if the current renter is even aware. I beg you--listen to these reviews. Do not give them your business. That same landlord, by the way, Rosa, was always late, impossible to get a hold of, and frequently mixed up details of my unit with others. When I moved in the kitchen appliances that were guaranteed with the unit were left unplugged. Why? BECAUSE THERE WAS NO GROUNDED OUTLET TO PLUG THEM INTO. They had to bring out an electrician weeks later to fix it. Absolute scam artists. It took ages to get my deposit back and required threat of legal action. RUNNN and don't look back. They were recently bought out. Before the buy out I'd say 100% use them now I'd say sell the house and don't use them!! We have had renters in our house for a year. No problems. Everything was great. Poplar bought them out and what do you know. Problem afyer problem and every time you call you get someone in another country. They say they will call you back and they don't. They tell you to email them and they don't respond. Our tenants had an issue with the dishwasher. We sent a repair guy ourself and then purchased a new one. Had it installed and next thing you know (after the brand new dishwasher was already installed) the tenants got a text saying the "repair guy they sent out said the dishwasher needed to be replaced so on "said" date a new dishwasher would be installed". UMM WTF?! This is our house. First they NEVER sent a repair person, second they did not have dimensions to order a new dishwasher and third we NEVER approved a new dishwasher through them. Wrong wrong wrong. We then a month later called to cancel them as our property managers and they said to email them. We did that and canceled the service. Emailed response would be that someone would get in touch with us. Two months later nobody has got in touch with us and now they're threatening the tenants for not paying the rent. Ugh this may turn into a lawsuit!! read more

Posting this review again as it looks like it was removed. Not good, this needs to be read. Where to start. Everything from the move-in process to the move-out process has been an absolute disaster and nightmare. Do not move in with this company. They will cheap out on everything they do, cut corners, but demand that first day of the month rent check like nobody's business! When I first moved into my apartment at Glendora, I was greeted with the wrong set of move-in keys, all after a 22 hour drive all the way from Texas. Welcome to California. Once I got inside, I entered a dirty apartment that clearly hadn't been swept upon the previous tenant's move out, a fridge and stove top that didn't operate (no ground on the outlet!!), and a heater that didn't work and it was cold at night. Not to mention the inside of the oven had old burned food in the bottom. The toilet seat even had crust from dried urine from previous tenant. Additionally, the garage that was promised to me was FULL of another tenant's belongings, and I was paying for this space. When this was all finally settled and sorted, the nightmares continue. For starters, the garage door was "new" but had clearly been installed by the cheapest contractor. The door broke multiple times and even almost FELL on my beloved classic car. The very thing I was paying for to protect my investment was going to hurt it. The garage also had loose electrical wires (that were live!) and had black widow spiders in the corners that pest control never took care of. You also find these same spiders in your mailbox. The worst repair request was that of my kitchen sink when the disposer failed. It took over a week for a plumber to arrive and fix the problem. By that time, my dishes had completely stacked up and I had to eat out a lot, which costs a good amount of money. The real kicker was the plumber they hired who decided not to clean up his mess and left the trash of the new disposer and sealing and shavings everywhere. He even had the audacity to track mud into the floors of my apartment. When move out came about, Rosa tried to ding me for every single hole in the wall from hanging items like my bike, TV, pictures, etc. When you live in a 500 square foot apartment, hanging things on walls is a must. Luckily I was able to waive this by cleaning the apartment incredibly well. It look spotless, oh my, so much better than when I moved in. I mopped, cleaned the calcium off the shower walls, took the toilet seat off and cleaned under all the hardware. Literally looked eons better than my move-in. In the end, I did not receive my full deposit back, stating that the apartment still required cleaning and that they miscalculated what I owed for the garage. Seems pretty ironic considering I moved into a dirty hole on move-in day and didn't have my garage ready for some time!!!! I cannot believe I was charged extra for the garage at move out, considering I had to wait to use it in the first place, and considering the door almost really damaged my car. As a courteousy, instead of returning $200 that they owe for my deposit still, they thought $35 was enough. Additionally, the $35 has mysteriously bounced back from the post office and the stop payment fee is also $35. Wow....nothing back. This business is a joke. Nothing but crooks and liars and thieves. Update: Weeks later Rosa got me a return check FINALLY but for an incorrect and lower amount. Despite written confirmation of the agreed upon amount, they are not sending me what is owed. Cheats from the start, and cheats in the end, and continuing cheats. Not willing to make anything right, even if it's small. I BEG that you read this review and decide not to choose Action Management. I really hope this review helps even one person. Stay away, stay far away. If you choose this company, make sure you have a lawyer on-hand ready for when you move out and get crooked. read more

I am grateful to have found this apartment, great location at a great price. But what I wasn't expecting was for it to come with such a great management team. I am over the moon with manager Lucille. I always feel heard and valued as a tenant. My requests are quickly responded to. On top of that, Cesar Mundo, the maintenance man is top notch. There have been several stellar jobs he has worked on in the apartment but the one that got me out of my shell and onto this platform to comment was his job repairing a hole in the wall behind my cast iron tub. No corners were cut (besides the literal corner for the wall...lol) He went above and beyond to make sure it was repaired and properly sealed. When he noticed a pipe that was old, he went and got a new one. Most would have just done the task and moved on but he does such a thorough job. Much Appreciated, AM team! read more

I wish I didn't have to leave this review TBH. My experience with this management company started out good, but went down hill. This is the property at 5279 E The Toledo Long Beach. I just barely came to realize the manager of this building was Xacil after I was trying to reach out regarding my deposit that I hadn't receive yet after the 21 days. When I was about to move into this place Xacil was nice and professional although I did find it odd that she said if any issues do not contact her contact the management company even more now that I know she is the manager of this building now. I moved in right before COVID hit. I was concerned a few months into COVID that I may loose my job so I had ask if there was anyway I could get out of my lease and she firmly said no. I do understand that, but she wasn't sympathetic at all and it took her days to respond. Then the neighbor to the right of me as I walk out my front door started yelling and being rude talking bad about my dog and harassing my neighbor across the way to the point that the cops were called. I didn't feel safe in my apartment anymore and told Xacil about it. She took days to get back again and when she did she made light of the situation and told me I should try to make friends with this rude neighbor and used COVID as the reason for my neighbors rudeness. Then me and my boyfriend decided he would move in with me in December since his lease was up and I wouldn't be able to get out of my lease. Xacil and this management company made him fill out an application and pay for a credit check although I paid my rent early every month the entire time I was at this apartment. I understood checking his employment, but don't know why they were so insistent on running his credit. When I ask them Xacil was rude and ask why is their an issue with running his credit? I was like no issue just don't think it is necessary. I only had three months left of my lease. So many people move their significant others in without even notifying their apartment complex. I now see why they don't say anything. When it was the end of my lease and I notified the management company and Xacil didn't hear anything from them for days. Then finally heard back from Xacil we set up a time for her to come by and she was late coming by didn't even text me. I gave her my new address at that time. Now on to my deposit issue. Landlords have 21 days to send out your deposit. I didn't receive my deposit in the mail by that day so I called the office. The receptionist Isabel was rude every time I called the office she was rude. I ask her about my deposit and at that time she told me they had sent it out on the 11th to the wrong address smh. I had called prior to tell the receptionist twice of my new address and I had text Xacil my new address. The receptionist directed me to the manager of my old unit who apparently was Xacil. Hmm odd she would tell me not to contact her if issues came up while I was living there. Xacil called me back and told me I had written down the wrong address when she came by never received proof of that. She stated it would take a couple of days to cancel out the check and I'd be able to stop by the office to get the check this last Thursday. That was incorrect because when I called the office they told me Friday. I finally got my deposit back a few days late ironic since I paid my rent early the entire time I rented from them. I did try leaving a vm for Lucille the head manager of action management she never returned my call. I will never rent from this management company again. I realize that I was over paying for the place anyway the apartment complex's on both sides of me have studios for under $1,400 same layout. I feel like Xacil was nice at the beginning to rent out the place, but after that she only did the bare minimal. I did however love most of my neighbors and miss them! read more

I was under Action Management and then the ownership just recently changed. I notified Action Management of a possible threat in our building for everybody's safety. I understand that at time management companies often have little pull if the owner is difficult, but whatever the case on matters of this stature you should care enough to make sure the property was safe. Now the new management has been left to clean up the mess Action Management left behind and ignored. Why they are given business is a mystery. If you are an owner looking for a management company, if cheap is the draw, remember it is not always the best avenue. If you are a prospective tenant looking for an apartment, use other companies. Blatantly disrespectful to me and my girlfriend so much so that I was completely appalled while it was happening right in front of me. Non-existent customer service and clearly playing the money game. If you are moving out, you are SOL because you are no longer valuable to them as a client. Also, be very wary of charges made against your deposit when you move out as well. Be sure to keep and save your own copies of your move-in inspection as well as photographs of everything you describe. Damage that was done prior to move-in was documented, however we didn't retain our own copies, and now on move out they refuse to furnish a copy of our move-in inspection to us and are charging for damage that was done before. Also, we went back to the apartment a month later and the damage is still there, despite having paid for replacement parts and labor? The new tenants said they have not heard about any future repairs planned. It has been over 6 months since the move out and they have been unable to furnish proper receipts (we got some that were not even for the property and called the vendor directly to verify no work was ever done on our old property). In the end they will win because legal action is difficult, timely, and expensive as well. This company is abysmal and I am glad I will never deal with them again the rest of my life. I will also recommend to all of my friends and business associates that relocate to Long Beach to avoid any properties managed by Action. read more

I hired action management to manage my one single family home rental property. We had just moved out of the house and this was my first experience with renting a property out and having a property managment company. Initially, they pitched a pretty good deal. Once we got into the nuts and bolts of getting the house cleaned up and rental ready, getting it listed, advertised, and rented, the disappointments began. Inaccuracies in their own invoices, they tried to bill me for an entire month before I'd even contacted them. Delay after delay in even starting to do work, work that they promised over and over had already begun. On multiple occasions they told me that the place had been rented, they had signed leases and deposit checks, only to 3 days later say they still hadn't received a check or a signed lease. The contractors they hired to paint and clean up my place tried to bill me for material they took from the garage of my house. The painter painted over nails in the walls, etc. They did not keep a single commitment they made. Not one. Every time something was supposed to happen, it took 2 and 3 follow up phone calls to actually get it to happen. One frustration after another, excuses after excuse.
