They refuse to do anything, saying this isn't their problem??? REALLY?? if loud music and parities were going on, you would intervene, its your problem!!! Sandra and her team are the best! I just moved out of the condo that I rented from them and it was easily the best rental experience of my life. They are quick to answer phone calls and emails and are great about working with you to get any problems resolved quickly. An example of how great Sandra is: back in April when the pandemic was getting pretty bad, my garage door opener broke. I had just finished working from home and needed to go run some errands for my parents but my car was trapped in the garage. I texted Sandra and explained what was going on and she personally met me at my front door with a new garage door opener that same evening, even though her workday had ended hours before. Having many property management companies through the years I've been through the ringer with every problem imaginable but with On Time Management it's been different. This is the first time I have had to interact with a Property Management company in 21 years and On Time Management has been very pleasant. We are going on 1 year in the house that we rent. Having owned my home for the last 21 years it was hard thinking about the idea of renting but it has been very good I have no complaints. I owned a unit in a condo that OTM manages. The owner of OTM, Sandra, resides there too. A year after I sold my condo, Sandra learned that I was going to grant a really good realtor Admin rights to the condo Facebook group that I created years ago - its a hot market right now and people are looking for great realtors. I gave her the option to take over Admin rights first and she declined (she is a realtor also). All of a sudden, more than a year after I sold my unit, Sandra alerted ALL of the residents and the board that a non-resident is managing the group (I lived there for 10 years and am still friends with many of the residents) and they should leave the Facebook group IMMEDIATELY and join a new one because its "unsafe" that a former resident is Admin of these groups. Her claim was that the HOA Board wanted to have control of the FB group and a Whatsapp group that I had also created years ago as a means for us residents to communicate with each other in a quick easy forum if there was a safety issue (break-in, theft, etc). What was REALLY happening is Sandra felt threatened that she might have competition getting listings in that building and she wanted to block another realtor from having communication access to the residents. The crazy part of all this is she did all this work to try to get residents to remove themselves from the existing FB and Whatsapp groups under the guise that it was not safe that a non-resident was Admin. Heres the clincher: you know those call-box/intercom systems where you can get buzzed in to apartment/condos? OTM's incompetence has allowed me to have access to the call box for over a year since I moved out, so I could buzz myself in to the building any time I wish. So its unsafe for me to Admin a neighborly FB group but its ok if I can access the building any time if I wish?? Ive had access via the callbox even after I asked OTM to remove me because I got tired of my cell phone ringing when people tried to get buzzed in to my old unit. Crazy hypocrisy and even crazier self-serving behavior. I dont recommend this Property Management company. read more

This is not a Good Experience for me at all!! They seem to be interested and pretty much offer one Apartment from another when all they want is your money for apparently a credit check, Saying that it takes five Days when those 5 days are Up they don't Even bother to call you to inform you of the status of the application. When you Finally do get to talk to someone, is because you have left a message without a return Call, They seem to now it all but yet they don't even now whom they're talking to, when all they do is make a Fool of them selfs with their actions. read more

This is the worst management company I have every been with. It took them 2 months to find a contractor to fix my tub. One contractor they sent to look at my tub was an hour late and missed the first two appointments. They hire the most unprofessional and cheap labor and are surprised when tenants complain. I lived at 325 Cherry Ave. apt 5 90802 for 6yrs. I'm finally free When I moved in there were major electrical wires exposed. Walk through was yesterday. Those same wires have never been fixed & are still exposed in the Kitchen. I had to seek the advice of an attorney about 3ys ago to force Sandra to address a Black Mold issue in my bathroom. A 3day renovation after the wk long mold removal turned into a month of complete chaos because of inexperienced construction workers. I'm sure they were a bargain for the owners I cried because of roaches until finally a professional was sent to exterminate. I had to pay plumbing out of my own pocket. I used electric hotplates to cook on one at a time for 6ys because 2 will throw the breaker. My stove pilot light kept going out on day 1 and I had to pay $50 to get it relit by a professional so I didn't use it. I used electric heaters for 6ys because the heater was broken. I found Sandra to be highly dishonest and extremely confrontational when something went wrong. You had to prove that you werent sabotaging the pristine 1920s vintage plubming I'd move to the desert before I'd live here again. I'm FREE read more

Where do I begin? I have NEVER been treated so poorly in such an unprofessional manner than I have with this rental company. After 6 days of "reviewing" our application and numerous contacts asking of the process, we're told we would not be considered. When an applicant calls and you're told that it would be "ready immediately," then you as a company should be right on top of this no matter the situation on hand. When I called the company 3 different times, someone in the background of the phone call was yelling out, "Just tell them we will get to it." You'll "get to it?" After expressing my displease via email, they then immediately call me to tell me that the owner went with the "only other applicant" for this particular unit. Quite ironic that allllll of the sudden, after I express my feelings, they go with another applicant. Waste of time, energy and money for a low income household in the first place.
