We engaged the services of Ironstone Property Management on October 1, 2013 and parted ways with them on February 5, 2014 when we realized the scope of their blatant mismanagement of our account. During their brief tenure as our management company Ironstone ignored every one of their obligations on our behalf: bills were left unpaid, calls and emails were not returned; we incurred late fees and endured frequent loss of service at the property for non-payment. We had to hand-deliver checks to the utility companies and ultimately our HOA credit score was tarnished. And we never received a final proper balance sheet from Ironstone so we don't really know what else or might be missing from our accounts. Here is a timeline - November: * Water and electric bills unpaid. December: * $180 unauthorized copies made and billed to the HOA. (What was it for? What was covered by the $275 change fee Ironstone charged us?) * Water and electric bill unpaid for second month in a row. * Late notices for all utilities delivered to Ironstone. * 12/13 - Water bill late notice (for 2 mos missed payment) posted our property. * 12/16 - email to Ironstone to find out what was going on * 12/18 we paid water bill directly to avoid termination of service. $85.16 late fee January: * SoCal Edison bill unpaid for the 3rd consecutive month. * Dues checks in amount of $2200 received but not deposited into HOA account until January 29 * Water/sewer/trash payment (due Jan 20) unpaid. February: * 2/5 Electricity shut off for non-payment: garage gate fails to open. * 2/5 Electrician called (our cost $150) - temporarily reinstated power. * 2/6 Power cut off again. * 2/6 Edison confirms 3 consecutive payments missed despite multiple late notices delivered to Ironstone. ($35) late fee incurred. HOA president personally pays the bill + $200 deposit required to re-instate service, non-refundable for one year. * 2/7 Water service delinquent notice served on property * 2/10 Water/sewer/trash bill paid personally by another HOA board member. Incurred $27.90 (10%) late fee. * 2/22 Non-payment notice from Water Dept. * 2/25 Water (fire) bill paid by HOA president, + $51.00 penalty So, you can see why we were so frustrated. When we met with ironstone they promised a company that was on top of their stuff and would make our lives easier. Our lives did NOT get easier. Haha. We are a pretty chill HOA that pays bills on time and we all get along really well. But this made it so frustrating bc it was so unprofessionally handled. They didn't do anything they promised. And these were pretty basic things... Like Paying bills. Clearly, I would not recommend them. Nor would anyone in our HOA. Obviously, you can see why we went with another management company if this was our experience only a couple months in. And luckily, everything is finally back on track and running smoothly with this new management company. :) I hate writing bad reviews, but our experience with them was so terrible... We have been referring HOA business to Ironstone Property Management for the past three years. Every person we have referred has been thrilled about their expedient follow through. Dan has been excellent at responding to queries about service, and their staff is very pleasant to speak to and work with. Property Management is a very challenging division of real estate, and HOA's are probably the most difficult properties to manage, but as mentioned, Ironstone does a tremendous job at keeping their property owners, and board members satisfied and happy. I'm a silent Yelper. I use Yelp to find good places to eat and be entertained, and those place usually have enough positive reviews, so I don't usually bother to write one. However, I DO write reviews when an experience warrants a warning to future customers or clients. With that said, Ironstone Property Management, Inc. has some of the rudest employees I have ever come across at any company. Rather than give my thoughts on what a joke the concept of an HOA is, I will just go ahead and state a few facts that have occurred during my time dealing with Ironstone Property Management, Inc. 1) I received a warning letter for smoking on my own balcony. All cigarettes were always put out fully and disposed of in my own trash can. They threatened to make the entire building a nonsmoking building. I find it funny that I received a warning for smoking outdoors on the balcony, when there are other tenants who smoke INSIDE their condo units. Not only is it so unsafe to smoke indoors, the smoke smell permeates out into the common area hallyways. Here I am thinking I was being safe and considerate by smoking outdoors. 2) I receive an EXTREMELY rude phone call from Dan Eisenstein, who works for Ironstone Property Management, Inc. He informs me that someone has complained about my house guest's dog urinating in the common area hallway. I politely told him that I was unaware of this situation and that I would look into it. Rather than being polite and saying thank you, he not only raises his voice at me but threatens to "hit" me with a "big fine" if it happens again. Not only was he rude and yelled at me, but he provided no proof of this happening. In addition, I was polite and said I would look into the situation. At no point in time, did I respond defensively or in any way that warranted him raising his voice to yell at me. 3) It's my birthday, and I invite a few friends over to celebrate. Knowing that my condo building is mostly occupied by elderly people, I choose to have my party from early to mid-afternoon, on a Saturday, in order to avoid disturbing anybody at night. I still receive a noise complaint stating that the noise from my unit is excessive, and frequent, even though it was just the one party. While there are other units who have parties more often, and later in the evening. 4) I send an email to Ironstone Property Management, Inc., to inform them of daily yelling coming from the unit next door to mine. Not only is this yelling daily, it occurs at around 6-7am. Ironstone Property Management, Inc's response is that they will look into it. I still have yet to notice any change in the yelling. 5) I had a plumbing issue occur within my unit. I called my own plumber, and he informed me that it was an issue with the entire building. I initially paid my own plumber for his visit, then asked Ironstone Property Management, Inc. for a reimbursement. They declined, saying that all plumbing issues must be handled through them first. Then, if the plumbing issue does not concern the entire building, then I would pay for the Ironstone Property Management, Inc. issued plumber's services on my own. Why would I want to pay their plumber a higher rate, when my own plumber is cheaper. Not only that, but if I had not called my own plumber, Ironstone Property Management, Inc. would not have even been aware of the plumbing situation. Finally after much struggle, I was able to get reimbursed for my payment. 6) I had 2 bicycles stolen from the property. Ironstone Property Management, Inc's response is that they will talk to the board about it. Why not use the money that we pay them to install a bike rack somewhere on the property? At the end of the day, property management companies only exist to steal your money, but if you tell people that you provide property management services, at least do some work, rather than collect the money and then be rude to the person who's giving you that money. read more

Let me first start off saying that they will not cater to small unit buildings. I gave only two stars because the demeanor of my conversation with Dan was very short and very blunt. I was inquiring for our HOA in search of a new management company. Dan returned my call fairly promptly, which was great, and the phone call began cordial. However, after less than 30 seconds of speaking with him, once he asked how many units our building was he bluntly said "nope too small for me." It was a bit off-putting and awkward, and he promptly hung up. I think that situation could have been dealt with more professionalism, and I would not recommend working with a company that is clearly only doing their job for big $$$. read more

Probably by far the WORST property management company in the greater Los Angeles area. We have been dealing with Ironstone for almost a year now and words can not describe their incompetence. It really surprising they are still around in business. I could probably write pages after pages about all the things that are wrong with Ironstone, and in particular their boss Dan Eisenstein but here is a brief list: 1) Bills were consistently not paid in time. There were many instances that bills were 2 or even 3 months overdue. Service was even interrupted with one particular vendor. Ironstone refused to reimburse HOA for the late fees it incurred due to their incompetence. 2) Financial statements are almost never delivered to the HOA board by the due date set by Ironstone itself. Moreover there have been many issues with the accuracy of the financial statements, such as charging the HOA for services that were never delivered or even requested. And as always Ironstone refused to reimburse HOA for their mistakes. 3) Communication with Mr. Eisenstein is non existent. I have never in my life met a business owner who so blatantly ignores and disrespects his customers. He never-ever returns phone calls or emails, and he is nowhere to be found. 4) As far as providing property maintenance support, even there they are completely incompetent. Numerous time I asked them to provide vendors for certain tasks. They never responded in a timely manner, and most of the times I had to remind them. 5) They are grossly understaffed, it can take weeks for them to get back to us for very simple requests that would probably take a few minutes to respond. 6) They have a very high employee turn over ratio. It appears that ever few months or so the old staff quits and new staff gets on board, alas as incompetent as the old one. That to me is an indication of a really unorganized and unprofessional working environment and of a company that is falling apart. Sadly the only thing that Ironstone is good at is collecting their own fees. So do yourself a favor and stay away from this company. Dealing with them will only bring your frustration and you will end up spending a lot of time and money fixing their mistakes. read more

We left Ironstone because it often took multiple call and emails to get things done, if they were ever done at all. Now that we have begun to transition to a new company, Ironstone is holding our reserve funds hostage (I call it that because they have not turned them over AND are non responsive). It has been two months. They also have half of the building's last HOA dues before our switch and have not turned them over as well. Since they pay bills late, we had several bills already late that are now in default, as we need our reserves and our dues to pay some larger expenses that we had assumed they had already paid. In fact, our earthquake insurance has lapsed because of them and we can't pay our premium because they have our funds. This doesn't even tell the entire story, but Dan and Julio refuse to respond to our requests for OUR money and our records. I am beyond livid and was hoping to part amicably, but they are making it impossible. Update: we are now forced to hire a lawyer in order to get our reserve funds and HOW documentation from Ironstone. read more

I have been living in an Ironstone Managed property for about 3 years now. The building is extremely well maintained, all concerns are answered promptly and all the staff at Ironstone have been extremely helpful. I am so happy that we swiched from our old management company to Ironstone, the difference has been night and day. I would highly recommend Ironstone to anyone who is unhappy with their current management company. After reading the post from the "silent yelper" I think most people would be happy to hear that Ironstone doesn't put up with tenants that don't take responsibility for their actions. read more

An absolute nightmare to work with. I don't think I've interacted with a worse business in my life. Phone calls and emails are regularly ignored and their accounting is in utter disarray. I also visited their offices a couple of weeks ago and it seems super sketchy, so much so that I'm looking into my legal options. I will never live in a building managed by them ever again. They are a joke. They have no idea what is going on in their building. My apartment was never cleaned before I moved into it, and it was FILTHY. Several different animals were living there, judging by all of the hair stuck to everything. It took me four solid days of cleaning to make a one bedroom apartment habitable. In the building I lived in, each tenant is allotted one garage space. One guy opts to fill his garage with stuff and then park in front of it, effectively blocking other tenants from using their space. Ironstone doesn't care. Their maintenance man left a mattress in the alley next to the garage for days, until it was lit on fire one night and burned down the garage, destroying cars, wedding albums and other stored items. Turns out they have no idea who is using which space, or even who is living in all of the apartments in our building. They offered no help to tenants to clean up or dispose of ruined items, and as far as I know, no reimbursement. read more

Professional,courteous and reliable. These are just a few adjectives used to describe my personal dealings with Ironstone. I am a condo owner in one of their properties. Our old company was a COMPLETE headache to deal with. As an owner of several condos in the Los Angeles area, I have dealt with over a dozen different property management companies throughout the years, and Ironstone is the WORST one by far. The only reason they manage our property is that the HOA president is friends with the owner. The list of incompetencies are so numerous that I am genuinely surprised they are still in business. As any service provider, communication to the customer is key, so it is quite perplexing why they do not return calls. They are happy to collect fees without doing anything. It takes a lot for me to express disappointment with any business, but I do not hesitate in recommending to stay away from this management company. read more
