There are times that managerial incompetence, unethical business practices and having a complete lack of integrity are so egregious that it is incumbent on victims to provide written documentation to those perpetrating the events to stand as a record and evidence of contact regarding the multiple incidents. Such is the case with Paragon Equities, and your firm contractual obligations to Parkcrest HOA. This communique should come as no surprise as we have engaged Paragon Equities in good faith for many years and, as clearly evidenced by an embarrassing number (67 to be exact )of negative Yelp reviews, you, Paragon Equities, and your employees clearly have a reputation for being an unprofessional organization manned by questionable staff Paragon Equities has failed to pay or otherwise contact the following suppliers thereby putting our HOA in financial jeopardy and / or severely tarnished our good standing and reputation in the community: Failure to Pay gardening services which are contracted and agreed upon in our agreement Failure to Pay our contracted Entry System phone line provider Failure to Pay City of Long Beach utilities Failure to Pay Parkcrest HOA State Farm Insurance Failure to Prepare a 2024 Tax Return Moreover, the reason given by Paragon Equities for non-payment was that there were no monies available is dubious at best and likely slanderous as evidenced that not one attempt was made by Paragon Equities to any member of the Parkcrest HOA board to discuss the (apparent) shortcoming despite the fact that Paragon has full contact information and could have easily reached me. Both claims are false, unconscionable and likely illegal. Since you have chosen to ignore eight emails from Modern Community Management regarding the status of Parkcrest HOA general operating funds and disregarded two emails from our Attorney Amanda Portier demanding proof of the contract termination clause that you claim allowed Paragon to confiscate $2520.87 of Parkcrest HOA general operating funds without authorization; this tracked communique is our final request for the full return of monies illegally confiscated by your company to be repaid to Parkcrest Homeowners Association by Friday, May 23rd 2025. Should you choose to silently ignore this communique and / or refuse to return funds per this request, Parkcrest HOA will take legal action against Paragon Equities seeking civil damages for full and complete restitution of noted monies, costs and this email will be posted as a review on Yelp. read more

They manage the building for my HOA. I have not been able access my building since December. They are 100% unhelpful. They refuse to return calls or emails and I have yet to get my key fob replaced. They'd rather see my homeless than respond to a call or email of help me out. read more

In the case of our HOA, after we fired them for rank incompetence, these morons illegally took 10 MONTHS of additional HOA fees from our bank account, essentially paying themselves an advance for services that they would never render. This is the most technologically inept, uneducated, arrogant property management companies in southern california. They are very unorganized for a place dealing with hundreds of thousands of dollars a month. A simple document that anyone could email to an owner, renter or board member instead costs anywhere for $20-100 and you must go down to their offices. And whoops when you get there they can't find it. They'll still charge you and treat you like a nuisance instead of a dinosaur of an company operating as if they're in 1995. "Reverend" Barby treats her co-workers almost as badly as she does the "idiot" board members, owners and renters she has to deal with. I know a lot of these reviews can only raise the level of skepticism people have in researching companies to do business with. Everyone clearly has had different experiences for their personal perspective about Paragon Equities Inc., with some being on polar opposites of the Good/Bad Service spectrum. With everything in life, peoples opinions need to be taken as a grain of salt. Obviously if there is an exponential difference of Bad to Good, then maybe there is actual merit in the reported collective experiences. For myself, being bluntly honest, my initial experience with Paragon Equities Inc. as the Property Manager for the Ocean Garden Apartments HOA in Long Beach was a little rough around the edges so to speak. However, I being a Trustee for my Father's Living Trust, and not being fully read into the frustrations that my Father has conveyed and reported to me; I can sincerely state that his expectations were utterly unrealistic of Paragon Equities Inc., and his discontent of service was more at the hand of the HOA Board creating barriers and resistance. There are a lot of variables for that back story that I'm not going to get into about. Myself personally, have since then only experienced wonderful customer service support and experiences from Paragon Equities Inc., and more specifically Property Manager "Malena Clare" and Administrator "Betty" to name a couple. They are hired help for managing an HOA, but most of the points of friction that Property Owners experience are due to the fellow HOA Board Members not working together fluidly and in conjunction with the collective demise of every Property Owners best interest. Meaning that HOA Board Members can mismanage the priority list for which HOA Fees are allocated too, that can create the divide between fellow Property Owners. I'm not trying to claim that all HOA Boards are potentially corrupted, I'm just trying to delineate that there is in fact a difference between the HOA Board and the Property Management Company that is contracted. This potential lack of clearly delineating the difference between the two separate entities, can make the Property Management Company the easy target for directing blame and holding accountable of the faults within the HOA. Something else to consider, is that Property Management Companies such as Paragon Equities Inc., are legally limited in their ability to provide support services if it is contradictory to the HOA Boards directives. So, if you're personally dealing with points of friction, you might want to Re-Vote on who serves as the HOA Board Members, and what positions they hold for serving the best interests of the HOA constituents. If I could give a negative 10, I would. They are the worst -- extremely poor communication, horrible accounting, financials are a mess and before you realize the descrepancy it is months later. They are rude and condescending. Management is a zero but taking your money is a 10+ as that is about the only thing they do well!! Avoid at all costs. They have been reported to the Dept of Real Estate in California for unscrupulous accounting practices and commingling of client funds. If you want to do the same, Paragon's DRE license number is 00278514. Go to dre.ca.gov to log onto the site and wage a complaint. I'm having a leak coming out of my window. I asked Paragon Equities to send out a roofer to access the problem and I wanted to be present so I could show the person where the leak is coming from. I received an email out of the blue from Paragon that they were at the property and they were trying to get a hold of me, but I didn't receive one call. I spoke to Paragon they stated the roofing company was going to send a report on what the company would need to do to fix the issue. Over 3 weeks later I have heard nothing from Paragon. read more

I served on my HOA Board for the majority of the 20 years I owned my condo in Long Beach. Paragon Equities was our property management the majority of the time i served. I found them easy to work with and reasonable. The accounting dept was up and down with problems but they were usually easily remedied when found or reported. I found working with Paragon the easiest over the years we were with them. in some cases they would go above and beyond to assist with urgent matters. Always pleasant!! HOA boards are not in the business to be friends with their neighbors. Their volunteer position is to maintain finances, upkeep the property and to uphold the CC&Rs. I will admit people who find it difficult keeping their HOA dues current and up to date , have multiple infractions, or just have issues with living in a communal living always seem to have an escape goat or reason for issues with management And their boards. An HOA board is a board of individuals who vote into action sometimes unpopular decisions in the best of the community. It is not ran by a single board president or manager. All actions require majority votes for any action. Pointing out a single person and degrading them on Yelp is not helpful nor the platform for airing personal issues or agendas with a single manager or even a single board member Boards act as a majority for actions. Managers are hired to help the bird and owners keep up finances, maintenance and uphold legally binding. CC&Rs. This company is currently managing our property and they are doing such a terrible job. They never answer the phone when you call, never respond to emails, don't have their accounting in order, make promises they don't keep, etc... The one star reviews here and on Google are accurate. I'm surprised this company is still in business. As a homeowner, I would rather pay a higher HOA monthly assessment than to deal with these lazy and unresponsive people. AVOID!!!! How this places remains in business ceases to amaze me. They don't deserve even one star. Finally after 20 years, our HOA is free of their terrible service. We have had so many property managers over the years that I simply cannot count (many did not even stay a month... that should be your first warning). They once had a property manager who lived lived in Arizona manage our Long Beach property! Arizona? And they tried justifying it. They are incompetent, unresponsive, rude, take forever to schedule a repair (btw, they use some incredibly high priced vendors), and are terrible at record retention. After 20 years of service, they simply handed me a 9x12 manila envelope with a few receipts! They said they could not find them and then quit communication with us thereafter. Good grief. I would give Paragon ZERO stars if I could. I live in one of their buildings as a renter. The owner of my unit is wonderful and pays HOA fees as that is how the building is managed. EVERYTHING must be HOA Board approved and Paragon will not speak to a "renter" regarding any issue in the unit. They will only speak to the owner. Since moving into the building, I have had so many problems that are NOT specific to my unit for which I would just deal with my owner. All of my issues are whole building issues. There is a master boiler for the water system for the whole building which happens to sit on the roof over one of my bedrooms. Constant issues with the boiler...no hot water, no water pressure. I've taken so many cold showers. Now there is a leak on the roof that has leaked into my ceiling. A month ago, the leak shorted out my fire alarm mounted on the ceiling. It was reported to Paragon then....they did NOTHING to investigate or fix the leak. Now, the leak is worse, has spread and caused severe water damage to the ceiling. I now have three holes in the ceiling where they had to dry out the walls and now have to have them patched. But oh...guess what? Paragon has not yet fixed the leak in the roof!!! And as of now, rain is expected in the next day. During one the leaks, the water dripped and pooled on the floor when I wasn't home and caused the wood floors to bubble and now they are soft underneath in that spot. My owner is LIVID with Paragon. I have reported termite evidence and damage to the building. NOTHING has been done. There are cracks and soft spots on the upper floor balcony. I'm just waiting to fall through one day. The lights are currently out in the laundry room. And Paragon puts a note on the door saying "keep door locked", yet it's open every time I go to use the room. Why? Probably because THERE'S NO LIGHTS! The washers work, but not well, and water pools on the floor. I've almost slipped a few times walking in. Someone somewhat cleans the property....sweeping the stairwells but yet they leave all the spider webs and crap on the walls of the stairwells. If you're gonna do one, do the other too. The few times I have spoken to someone at Paragon, they are not very nice and they are condescending to me because I'm the "renter". My owner does not live local. I am the one living in the unit and dealing with the problems and my owner feels terrible because it's neither my fault nor hers. This is a building maintenance issue and Paragon SUCKS at taking care of it's buildings. And to think they charge HOA fees....it's terrible. Even as the owner, she has trouble getting them to respond to her. My unit is nice on the surface. My owner has provided me with a nice place with good amenities but Paragon is destroying that by not maintaining the building to adequate standards. Now my owner and I are paying the price. I am an elected member of the board of directors of the Northview Condo Association and have ample evidence to prove how this company operates. I am also a licensed general contractor and independent inspector who is entrusted by state of California. As such, I have been certified by a government entity to honestly represent clients and their personal property. I am thereby officially aware of several clearly dishonest business practices and legal issues with their performance. This management company is corrupt and racist and operates under a clear double standard.I am a busy business owner and despite that, have opted to take my little free time to create this review to warn future association boards so that it's publicly revealed how they treat our property and its residents. As a licensed General Contractor/resident owner, I was elected to become part of the board because of a request I had from my beloved neighbors who care about the property. A group of my neighbors- also condo owners- asked me to go in and monitor their behavior. So far in the last 5 months I have not seen anything besides a disorganized, unprofessional and in disciplined company who lies to their clients regularly. They don't realize the influence of internet and media reviews these days which can show their real cards. Since last election on Nov 2019 In just five months we have had 3 new reps unaware of the history and circumstances surrounding our building operations. For the past 5 months as an independent inspector and a General contractor and part of board of directors in Northview condo, I have requested a copy of the master key to voluntarily conduct a free inspection of all common areas such as the roof and garage cages and all of the HOA properties including the club house. I have repeatedly been refused the key by the board president (who had given mixed messaging regarding providing me the key) and Cheri Lea and her employees. Based upon the professional qualifications- and lack thereof of both the board members and employees of Paragon Properties- there is not a more qualified person other than myself, a licensed Contractor/Inspector, to possess and utilize that key- particularly to perform a free safety and building inspection on behalf of our property and it's residents. What's more, a certain board member acting as "key holder" has created safety concerns by not only being inaccessible when needed, but also by losing sets of keys repeatedly- 5 times at last count. The board President continues to procure new keys for this board member instead of changing the locks. Who knows who may now have access to our residents' common areas and property!? The management company doesn't know or turns a blind due to the Board President and Cheri Lea's illegal actions against the Davis sterling Act We had tabled a discussion to the next board meeting, but after the executive open meetings all of sudden the president reopened the table discussion outside of the parameters of official Robert's Rules of Order. I was against this and the meeting minutes suspiciously omit the fact that the case was tabled and opened again. We had conference call with board member Duane discussing the master key. I had been told I will get the key, but suddenly the next meeting they all said we don't remember that discussion and this too was omitted from to the minutes. Dear neighbors and my beloved homeowners, our board is not run by or representing CA HOA law nor the Davis Sterling Act. They have made racist comments and have shown a clearly biased attitude against me because I am not a white born American and consider me and residents like me as second hand Citizens... They spent over a quarter of a million dollars in construction and repairs without even bringing it to my attention- or others who know about construction- to see if the bid is legit or if the repairs are even necessary. I had offered to donate my expertise and knowledge without any expectation of compensation as a board member, but they don't even discuss these issues and instead hold hidden board meetings against the Davis sterling act I have been told by one the board members who left this property that whatever we want we can do and nobody in the building can do anything about it- Former board member . I have also been told from board member when I was complaining about the noise coming from his unit to my unit "why don't you move out". In 2006, a board member spent over 16,000 of community/board funds to repair his unit due to noise. He was thereby ejected from the board. Since then, anyone who complains is ignored. With all that said, I do not recommend using Paragon Entities to represent your Board or Residents. read more

My insurance company needs a copy of my HOA's rules and regulations for a claim against a neighbor. Currently I only have the physical 100+ page paper copy that was given to me when I purchased my condo. I ask Paragon for a digital copy that I can send my insurance company and they respond with, "That'll be 40 dollars." It's just a PDF... Why are you charging $40 for a PDF that you could email in 2 seconds, much less one containing the rules that you want everyone in the complex to follow? You'd think that making sure that is as widely distributed as possible to make sure all the residents remain in compliance of them would be free. I could understand if I was asking for another physical copy and they wanted to charge for the ink, paper, and mailing, but since I'm asking for a PDF there is literally no costs associated with the request that they could be charging me for. P.S. I asked if the fee for a paper copy was the same as a digital one, and the confirmed that it is. That makes even less sense. read more

Our assigned associate was Barbie. Was NEVER able to speak with her. Only responded by email... the responses were all vague and never related to my issue. Will not help you at all. This is a recurring problem with this mess of a management company. Who cleans this place? It's not the woman who walks around pushing a cleaning cart or the woman with the blower. The building is filthy! You call the experts at the management company, and they act like you are the problem. That is if you can reach them. They call you for money, but won't call you back if you need their help. Barking rat dogs (all night), screaming brats (all night), and extended families (Leaving Trash in the Elevator) have taken over Willow Ridge...To them, this must be normal! Paragon Equities Management Co is trash on February 6, 2024 I have notified them regarding my water window leak and they have not done nothing about it . Valerie Arguayo apparently is our go to person for our condo building issues and never returns my calls or replys to my emails. On February 08, 2024 I filled a claim with my insurance and provided him with Paragon emails and phone numbers. My insurance adjuster contacted them requesting some documents from the build insurance and they turned around and send him a bill for payment on those documents he requested. Now Helen Morales is involved and she has done nothing about my window water damage I've emailed her and ask her to please work with my insurance company and waive those fees . I got no reply . I think I'm just going to look for a lawyer. Because they are very impotent. read more

Please do not rent with them. I lived in a rental that had for 2 years, they were fine at first but after we had changed landlords like 20 times they became rude and unprofessional. Towards the end of our tenancy our fridge broke and was broken for a full week in the summer because the didn't place an order for a new one until Monday, we called on the Friday before. When they ordered the new one it did NOT fit into the slot even though I did tell Rosa I could give her the measurements to ensure the right size. Lilia was the manager and always helpful.. accounting department needs work...but that goes back to the owner of paragon putting money into her business and updating software and adding staff. The front counter team was always helpful as well. Any billing issues Lilia had corrected and resolved. Our HOA has been through about 10 management companies in 20 years and although no one was 5 star...paragon was the best to work with. Others cause the HOA thousands of Dallas in litigation and bad contractors. Wow, I wish I had read these earlier...thought it was personal but I can see now, they are just bad, I'll trained and I'll informed. Stephanie Aiello refuses to follow CA civil code and email me my HOA meeting agenda and minutes. When my rep asked her how garage remotes were being distributed she told her to "ask Tish". When I told her I was filing a complaint she wrote a self serving email about how many units she had and I was the only person who "made her email". The civil vide permits me to receive all my communications via email, so shes not doing me a favour, it's her job and I pay my HOA fees. After that she writes I've created a hostile work environment for her and now they have ceased sending me my notices altogether. Stay away immature and unprofessional. read more

UPDATE: after 3 months of going back and forth with Lilia and Vanessa at Paragon equities (who were both very arrogant and rude to me the whole time) we have a big problem on our hands. I explained the situation to them multiple times, submitted the architecture request with pictures of the broken door explaining that a faulty knob caused us to have to break into our house late on a Friday night, from the very beginning I was looking for guidance as to what we should do. They said if I submit an architecture request form, they can replace it like for like at the cost of the HOA. They got the replacement approved by the board and finally replaced the door but they did not replace the door knob which was the cause of the entire problem. When I contacted them again about this saying we needed the knob replaced and I wanted a certain deadbolt and door knob they said the board had approved a $100 replacement and anything over that would be my responsibility. Ok, no problem! Then just one day later they email me saying quote: "Jennifer, the Board approved to replace your front door like for like per your request as you reported the door was broken. However, as part of the ARC review, the front door was inspected and it was determined that the damage to the front door was not from normal tear and ware. For this reason, The cost for the door replacement and hardware will be charged to your account to reimburse the Association for the expense." Are you serious?!? You had the pictures prior to having the door, it was obvious in the pictures that it had been broken in to and I explained it was all due to the door knob malfunctioning. If it was not going to be covered I would have gotten a different door and made my house more my own. I was never not willing to pay for the door but they advised me that it would be paid for. I am livid and don't feel that it is right they can now just remove the funds directly from my bank account because I pay the HOA fee via ACH. Please see attached pictures. It's pretty clear this isn't just normal "tear and wear" as Lilia said and it even was clear in my description of what happened. They led me on for 3 months, barely communicating to me at all, they replace the door, and then after all that they are going to charge me for it? No. I feel like getting litigious!!!! read more

Complete waste of my time. The woman working today was most certainly brain dead. Refused to give me keys to look at a place because it was "after 11am". It was, in fact, 10:57am. She begrudgingly gives me the keys after I hand over a $20 cash deposit. I get to the property and the keys do not work. I had 2 other people try and they were the wrong keys. I return the keys and tell her they are not the right keys. Her response: well I don't know what to tell you. I told her to give me my $20 back. Who has time for inept trolls like this?
