If I could give zero stars, I would. My experience with The Metropolitan Apartments was appalling…read moreand blatantly discriminatory. I brought my elderly, disabled mother--who uses a walker and has dementia-- last week to tour an apartment to assess its accessibility. Despite providing my driver's license as her caregiver, the leasing agent demanded my mother's ID. I explained she doesn't have one due to her obvious disabilities, but the manager refused to let us view the property. The manager initially claimed it was a legal requirement. When I challenged this false statement and pointed out that it was discriminatory against disabled elderly persons, she abruptly changed her story and said it was now "company policy" not to allow anyone over 18 without an ID. I countered by explaining that I had toured at least 9 competing properties in the area, all of which accepted just my driver's license without issue. None of them demanded an ID from my mother, given her very visible disability and the fact that she could barely stand, even with a walker. Yet The Metropolitan refused to make any accommodation. This company's behavior was uniquely cruel and highlights their blatant discrimination against disabled elderly persons. Their lack of compassion or willingness to accommodate someone with obvious physical limitations is disgraceful. If you or a loved one have special needs, avoid this place at all costs--they clearly have no interest in treating people with dignity or respect.

The office staff and the majority of the residents are nice. However, to say this is a luxury…read morecomplex is a flat out lie. They charge Miami pricing yet don't give you Miami service or amenities. The herb garden they talk about is three grates on top of wood chips- it's not a garden. Our apartment is completely rundown while paying a premium of this alleged "luxury experience". They like to focus on the pool a lot which is a nice pool however it's always busy so if you want quiet time, you can forget it. There are a lot of shady characters roaming around quite often as well as people tailgating in the parking lot and breaking down the entrance and exit gates at least three times a month. There is no assigned parking, it's just a free for all. If you want a private one car garage you can rent one @ $250 a month which again is almost double what most buildings in south beach are charging. The building just really isn't worth the price or the hype via the website.

The picturesque views of the intercoastal waterways and the yachts passing by create a serene and luxurious atmosphere. With a welcoming leasing team and a general manager like Merideth Randar leading the way, it seems like a great place to call home. The pet-friendly environment and ample parking add extra convenience, while the added amenities such as a salon and coffee shop make for a perfect living experience. The guard-gated security ensures peace of mind as well. Overall, it sounds like a wonderful community!

We rented at Sunrise Harbor, managed by ZRS Management, and our early lease termination experience…read morewas unacceptable. We provided proper notice, paid rent through our agreed final occupancy date, and the unit was re-leased immediately. Despite this, we were later assessed additional charges totaling ~$2,500 - a complete phantom rent charge covering the standard turnover period in between tenants. The balance was then escalated to collections. For months, I repeatedly requested a written, itemized breakdown showing how this amount represented actual financial loss caused by our early move out. No meaningful accounting or even a reason at all was ever provided. There was no documentation tying the charge to specific damages or unique costs attributable to us. What occurred appears to have been a standard apartment turnover between tenants - something that happens regardless of lease timing. Yet instead of providing transparency or exercising reasonable discretion, management defaulted to rigid policy language and ultimately sent the account to collections. We paid the collections balance to protect our credit, not because the charge was justified. We were told there was "no discretion" due to policy and Fair Housing compliance. That explanation is difficult to take seriously given that large property management companies, including ZRS, routinely make adjustments for residents in other situations. In this case, there was simply no willingness to review or explain. The issue is not just the money (which was a huge fee for our family). It is the lack of accountability, lack of transparency, and automatic escalation to collections without providing clear justification. We acted in good faith throughout our tenancy and were extremely patient with neighbors frequently smoking marijuana which was pretty unpleasant especially with a newborn baby. We were really disappointed with the lack of flexibility and even basic decency to communicate about the nature of the specific charges - the way this was handled speaks for itself. To top it off they completely misrepresented the way they handled this on a Google review
